    Posting an updated review after 9 months of living here. I have required minimal maintenance and they usually show up in 1-2 days. I really appreciate the cleaning staff regularly cleaning trash rooms and vacuuming carpets. Only complain I have is downstairs neighbor is slamming doors and cabinets and I can clearly hear the noise but that's not the managements fault. Keep this in mind if you are sensitive to noise and loud bangs. Package lockers are very secure and mail room as well

    As others have stated recently...DO NOT MOVE HERE! Crime, mismanagement, neglect, understaffing, grime & low value being top reasons not to. We lived at Elements for 10 years, one of the longest tenants and I saw it all here. Long story short, these "luxury" apartments have steadily declined over the years from neglect, high turnover, budget cuts, mismanagement & general apathy by Greystar. COMMUNITY: property has steadily declined since around 2018...they loosened the qualifying rules, the amount of people who can live in an apt (frequently saw bunk bed boxes in the trash areas) and just no sense of community...it seemed to attract renters who thought it was just OK to let their dog poop in the hallway, and someone else will just have to deal with it...you can't make this crap up. MGMT/STAFF: new "community" manager about once a year, and one time this person confided that the assignment is a way to get a promoted from a junior position because everyone knows its Greystar's dog poop property. The relationship between front office & renters always felt adversarial. MURDER & CRIME: after gang members moved in 3 doors down, a drug deal went bad which resulted in a shooting and dude got murdered at Elements. Constant car break-ins, bikes stolen, petty theft...mgmt promised to install security cameras years ago but never did. HOMELESS HIGHWAY: I once caught a homeless person bathing in the jacquizzi, and when I notified the front office it took them an hour to respond & confront the person. Renters would frequently report catching homeless camped out in the trash rooms or stairwells smoking that meth. The property is between the VTA and recycling center so this route can attract some unsavory types, in addition to folks just trying to get some extra cash. SMOKING: allegedly a non-smoking property yet zero rule enforcement when proof was presented to mgmt. Recently I witnessed residents openly flaunting the rules smoking on their balconies & even common areas like the pool. APTS: are fine but starting to seem dated in comparison, just your typical cookie cutter layout with little character. VALUE: property is 10+ years old now and shows it, yet they still charge $3K+ for 900 sq ft. one bedroom....you can do so much better. Again, do NOT live here...unless you're 23, have Mommy & Daddy co-signing, don't give a crap about rules and love to party.

    2 stars because 1 is the lowest and I have had a positive experience with some of the staff and the location is pretty good. If you're expecting a luxury apartment living experience though, look elsewhere. The perimeter is littered with broken glass, trash, cigarette butts and huge dog/human turds that no one bothers to pick up or clean. Mexicans throw huge parties every weekend and litter shared areas with cigarettes, beer bottle caps and garbage. They walk through the grounds smoking and drinking and treat the place like they own it and no one keeps them in check. My car was broken into twice in the parking garage as homeless people frequently wander in and steal things or use the hot tub as their bath tub. Try to use the gym at 11 PM though and security will come and harass you and force you to work out with the lights off. Management doesn't seem to care at all about the state of this place as long as they have renters. This place has gone downhill this past year and probably will get worse. Will not be renewing my lease with this disgusting place.

    They only maintain areas they regularly walk prospective tenants through around the office. Ask for an ENTIRE property tour.

    Don't move here. Period. Management doesn't care about the state of the property. And apparently neither do the owners. Maintenance does what they can but can't keep up. Trash rooms are constant problem, halls reek of dog urine, the carpets are always stained (office has been promising to replace them for years), and the quality of the tenants they rent to has dramatically decreased. Please see photos attached as these are regular sights you'll always see around the property while living here. Be prepared to be embarrassed to have family or friends over. All this can be yours for over $3k a month. Also, the boarded up door in the photos is where an altercation started between gang members (do they even screen tenants anymore?!). That altercation ended in someone getting shot and killed on Parkmoor (google for articles). They didn't even communicate this with residents until several people voiced safety concerns. They also fail to communicate car break-ins and other safety issues regularly. Until multiple residents complain, nothing gets said--and we've lately been seeing homeless people in the property regularly. Lovely. This lease will be our last at elements. Also: avoid mosaic and the standard as well. They are owned by same people and managed by alliance as well. Both of which are awful.

It's reassuring to know that when something comes up, our concerns are taken seriously and addressed promptly. The staff is also very responsive, friendly, and easy to communicate with. I wish I could write a better review but I'm so disappointed by what was previously a great place to rent. The buildings are quite dated and the updates that have been made are of the cheapest quality. The old carpeting in the buildings was replaced last year...we all thought what had been placed was the liner and the installation people would be returning to lay the actual carpet. No...the carpet is just that thin and it causes sound to reverberate through the halls. The vinyl flooring in some units is cheap quality and poorly installed, so that it's constantly lifting. They continue to permit cigarette smoking on patios and balconies, and public areas around the site, which means there's smoke coming in through the windows, patio/balcony doors, and vents, regardless of whether you smoke. The complex spent three years and a lot of money to update the property, with the pool and hot tub, bbq area, and clubhouse were all unavailable during this time. The big reveal after all the work reflected that the only thing changed for residents was a nicer bbq area. The pool and hot tub, and all the chaises, tables, and umbrellas are the same that have been there since my initial residency. The clubhouse, which is only open during the management's working hours (unless reserved for a private event), is gorgeous but the main change is a remodel of the office space. The management and facilities staff are the only people who use the "clubhouse," and in great part due to the hours it's accessible as well as the fact that whenever someone goes in there, it feels as if you're interrupting the office staff having their breaks, hanging out and snacking, etc. All the parking spots were redesignated this past year as "assigned" spots, in a clear attempt to increase income for the management company. Residents must pay an additional fee monthly to reserve a spot, covered or not, and there are virtually no unassigned spots for additional resident cars or guests. The office staff regularly "patrol" the parking area for parkers who aren't "registered" and when discovering someone, send an email blast to the entire community calling out the car's identifying details and threatening to have the vehicle towed within a certain number of minutes if it's not moved. During weekends, the Springwood staff tend to park in the spots reserved for "new residents." Management sends email frequently admonishing residents that they've "been told" they cannot have anything on their balconies/patios, hallways, lobbies, etc. as if the residents are young children. I don't like when people break rules meant to ensure people's enjoyment of their rented home either, but there's a way to do this respectfully and a way to make people feel bad. When there are problems with the laundry room machines, the office staff will not assist. The response is that they haven't been trained on how to use the equipment or its software and residents have to contact the vendor (which never seems to result in a response). A dryer has been non-functional for months but despite numerous requests, the management staff have done nothing to ensure that it's repaired or replaced. With only 4 washers and 4 dryers per building, having one out of order creates a difficult situation for residents trying to do their laundry. On the plus side, the maintenance staff are without exception friendly and responsive. The apartments are in a great location and the people living there are generally quite nice, but there are few amenities and the management staff sometimes make residents feel like interlopers.

Most of the apartments I found in San Jose are newer (which is fine!), but I wanted something with a more loft-y, artsy vibe to it. Twohy doesn't disappoint. The walls are super thick, too; I never heard my neighbors...only sounds from the street outside. Also, bonus: it's a small community, and management is very attentive and responsive. Everyone I ever met there was friendly and helpful. The location is fantastic. So much to walk to. Safeway's right there for groceries, plus tons of bars and food in all price ranges (from cheap mexican to expensive steakhouses) it's all right there! You also have a movie theater right next door and MUJI across the street, not to mention VTA literally right outside your front door. Amenity-wise, included in rent was a parking spot in the Safeway parking lot (not a guaranteed spot, but I never had to park on the street even during the busy Christmas season), a gym membership at the gym across the street, and water/sewage/garbage. There are no laundry hookups in-unit, but there is a laundry room in the basement which is nice. The units have a small but lovely kitchen with decent appliances and nice fixtures in the bathroom, wood floors (YAY), tall ceilings, and huge windows which means lots of light. It's not a huge space, but then again I didn't need much space, and preferred to live in a great area of town vs having a ton of room. Overall I adored living there. If my job hadn't taken me up to the north end of the bay, I wouldn't have left! I highly recommend Twohy to those looking for a unique space in downtown San Jose.

The building is pretty old and has nice charm. All the units are studios of various sizes and include a real kitchen (with fridge, sink, dishwasher, stove, oven microwave)... something not all studios offer. Not to mention AC which is great. Overall the places are nicely remodeled with hardwood, high ceilings and big windows. Only problem is the windows are single pained, letting in a LOT of noise, especially on the VTA side. Another drawback is the TV situation. They are not wired for cable (comcast or ATT), dish network is available but wasnt wired down passed the 4th floor... and direcTV is available but NOT in HD...good grief! The rent is not cheap, i think the cheapest (when I moved in) was around $1280 and I believe that was with some discounts for a 12 month lease. However, my rent came with a Bally's membership (right across the street) and parking at the 2nd/San Carlos garage... not bad. If it wasn't so expensive I'd give it 4 stars. Add some dual pained windows and Comcast or ATT cable lines (or direcTV HD lines) and it could be 5 stars. Overall its ok, location is great but there are some drawbacks.

My wife and I really love the place, and wanted to renew our contract when it is time to. That is until today. I'm not a great cook but I'm adequate and know my way around the kitchen. I tried to fry a scallion pancake with an egg today, and turned on the range hood under the microwave, that is also above the stove to the lower setting; like how I always have done over the years for the same food. It's not deep fry, so normally no need to turn it to the biggest setting. A few minutes later, the fire alarm rang. I looked up and saw light white smoke, which the range hood should have sucked up. My food was just turning a golden brown color, which means it's perfectly cooked. I am really pissed off that the range didn't do its job and that in turn made the fire alarm go off. This is just one of those things that makes or breaks the experience. Why the hell would you have a gas based stove paired with such a low suction powered range hood?! It's common sense that when you have a lower powered range hood, you should pair it with an electric stove top. When you have a gas based real fire stove top, you need to have a higher powered range hood. Who designed this shit for the apartment!? That individual/company need to be fired! That is just unsafe practice and a lack of common sense.

What made The Meadows so great was the combination of the people, the property, and the location. The management and maintenance teams were wonderful throughout my time here, the community was friendly, and the grounds were always exceptionally clean and beautifully maintained. There's a ton of greenery throughout the property, and it always felt like the people taking care of the community genuinely cared about making it a nice place to live. That experience started before I even moved in. The leasing staff took the time to understand what I was looking for and helped me find a unit that fit my preferences. They were even gracious enough to work with me on getting a better deal. Looking back, that first interaction was a pretty good indication of how I'd be treated over the next three years. I also really appreciated how reasonable management was when it came to renewals. Even with the rent-control limits on annual increases, my rent generally went up by less than what they could have charged. I never felt like management was trying to squeeze as much as possible out of existing residents, which unfortunately isn't something I can say about every apartment community in the Bay Area. Maintenance was excellent too, although, honestly, the fact that I only had a single maintenance request in more than three years probably says something on its own. When I did need help, everyone I interacted with was friendly and helpful. The Meadows is also easily one of the cleanest apartment communities I've ever seen. When I moved in, it was obvious that they had put real care into preparing and cleaning the unit. As someone who is pretty particular about keeping my own home clean, I appreciated that. I noticed the same attention to detail when I moved out and saw the cleaning checklist they use to prepare apartments for the next resident. It was surprisingly close to the kind of checklist I'd make myself. My apartment had wonderful natural light and became an incredibly cozy home for me. I faced the expressway, and while there was a small amount of road noise, it was never enough to really bother me. More than anything, I loved coming home every day. That may be the simplest and most important compliment I can give a place where I spent more than three years. The location was great as well. There are restaurants and grocery stores nearby, plenty of good routes for running and walking, and it's incredibly easy to get onto highways. The property itself also has great amenities, and I particularly appreciated how well the gym was maintained. Despite being so conveniently located, the community always felt comfortable and safe. I never felt uneasy living or walking around here. There were also community events throughout the year that brought residents together. I certainly didn't go to every one, but I appreciated that they existed and that management put real effort into making The Meadows feel like a community rather than just a collection of apartments. Even moving out was surprisingly easy. Everything was handled professionally and straightforwardly, without unnecessary stress or surprises. It was nice that my last experience with the management team was just as positive as my first. The only reason I moved was because I wanted to live in a different part of the Bay Area. It had nothing to do with The Meadows itself. Over the years I visited plenty of other apartment communities where friends and coworkers lived, and I honestly never came away wishing I had chosen somewhere else. It's rare to leave an apartment feeling genuinely sad to go, but The Meadows really became home for me. I looked forward to coming home every day, and I'm incredibly happy I stayed as long as I did. At the end of the appointment we talked through some of the initial observations that were making my home inefficient and he followed this up with a detailed report and phone call to explain what I should prioritize and why. The value is worth it if you feel your house is inefficient as it will pinpoint the problem areas(everything was backed by clear data vs. 5 second observations from HVAC contractors that would lead to $5-20k spend.). The end to end process was extremely smooth and one of my favorite interactions with a contractor to date. I would highly recommend.

Fast forward to the present, the HVAC company we selected for a new heat pump and ducts uses Elem3nts to do the required HERS testing AND handle applying for the homeowner's rebates from Silicon Valley Clean Energy and TECH Clean (very convenient). The entire process was smooth - quick and painless. The Elem3nts team was on time, professional, and left the house just as it was after they were finished. They're very experienced and knowledgeable about HERS testing. Communication around scheduling was excellent, and one rebate has already been received and the other is on its way. Highlighting a few key points about this complex: Management/Maintenance: Michael Abundiz has been very responsive to any issues in the complex and sends out update emails to everyone. Maintenance team is very friendly and quick for repairs. You can submit things on the portal to notify them. For example, I've submitted requests to change out the bulbs in some of the lamps when they die out around the complex since I walk my dog frequently at night. Dog Friendly: It's super DOG FRIENDLY and my pup loves playing with all the neighborhood doggos during our walks. I feel safe walking my dog here since it's a gated community, even late at night when I've had to walk him at 1am or 4am. There's also plenty of grassy areas to bring him to potty unlike other complexes where you have to go down several floors to a small dirt patch. There's also a very large dog gated park you can drive to about a few minutes drive (Watson Park) you can bring your pups. Accessible Location: All the major highways (680, 101, 880) are easily accessible. It's also close to everything you'll need - There's a huge Safeway a few streets down, Costco about 5min away, and down the street are gas stations, 7-11, Starbucks, and the Bart station. Target, Lowe's, Sprouts, H-Mart, post office are about a 10-15min drive away street route. Japantown is 5min drive to downtown. Amenities: In-unit washer/dryer, AC in the living room, heater in the bedroom, pool, hot tub, small gym, patio/balcony, 1 covered carport and 1 additional pass for an open parking space, electric chargers in select spaces, etc.
