I have been living at River Terrace apartments since 2016. Best apartment complex I've ever lived in. Hate to leave honestly. The maintenance and leasing office staff are amazing. Very helpful and have gone above and beyond for me over the years. Garret the full time maintenance technician is so kind and communicative. Ever since he got hired I have seen massive improvemens in the property. He cares very deeply about the property and all the residents who live there. River Terrace is very lucky to have him. He is commited and a hard worker. Always there to help at a moments notice and always has a solution. I trusted him with my home fully. The leasing office staff are welcoming and professional. I love that they do monthly acitivites, food trucks and events for the residents. It makes everyone feel at home. Marissa is always very helpful, communicative and kind. She plans out all the events and puts a lot of love and care into property. Anytime I have questions or need help its very easy to reach her, she is ontop of her game. Things I loved: Private and quiet inside the apartment Great layout Spacious, high ceilings Cental heating and cooling Allows pets At&t fiber internet super fast and reliable Smartlock door and thermostat Parking garage, outside parking as well! I was interested in living at River Terrace, but unfortunately it's been over a week and I have had zero response to any message/email/no answer to phone calls. So yeah~ I applied somewhere where they actually answer the phone, got me in same day for a viewing and a same day or next day latest response on if had been accepted or not. BEWARE Hard to find a person to talk to. Only txt and email. They will ask for the deposit right away even though it's not final yet. And it's NOT REFUNDABLE!!!!!! When you don't want to continue the lease. RED FLAG! They will not allow you to see the apartment, it will be available in the date of move in date. So if there's a lot of mouse and Roches inside you will be SURPRISED!!! They will give you a hard time, you can't request for your credit score, they don't do that. We've been living here since 2021. There are pros and cons. Pros: - Convenient location, close to Safeway, park, a few restaurants, library - Has a pool, a gym, and some community areas that can be enjoyed for free or rented -High ceiling which we like; living area and bathrooms are spacious enough (for our 2-bedroom unit) -The maintenance staff are very friendly and responsive Cons: -Safety concerns: Packages and bikes (in the parking lot on the 4th floor!) get stolen. Although I am shocked to see robbery mentioned in another comment. -Pretty loud plane noise even when windows are closed -Loud gatherings around the pool area into late hours at night on weekends (not always, but quite often) -Pool is not cleaned very often, not warm enough to use unless on very hot days -Floor is never swept, or it seems that way... -Generally, old buildings and old appliances/systems I guess. Air-conditioning never makes the master bedroom cool enough before making the second bedroom freezing cold. The stove uses gas. - At renewal, they grossly overcharge existing tenants compared to their listed market price for the same layout, which is quite disappointing. They offered us a price that was $300 over their listing prices, after some negotiation, they gave us a new offer that was about the same as the listing prices I saw, so we signed, only to notice in a few days that their listing prices for other comparable units dropped further and are $300~700 cheaper than what we signed for. Imagine if we had accepted the first offer??!! If you only want to live here for one year, this might be a good deal! read more

Having a big dog is very hard to find a place comfortable without stairs that hurt my senior dog joints. I am so happy to find one spot open lower level for my dog. So far this complex have dog. We fit right in. No body care about barking. Perfect for people with pet like myself. read more

DO. NOT. LIVE . HERE. You have been warned! Between college and moving around to start my life after- I have lived in a total of 7 apartments. This was BY FAR the worst experience I've ever had renting. I read bad reviews before we moved in but thought, "only mean people write reviews, it will be fine". We moved state's so I flew here to CA just to view apartments. Here were the issues after we signed the lease and once we arrived: 1. When touring, they showed me one much nicer unit than we got- and never disclosed that information to us. So upon move in, I was very disappointed with the outdated version of apartment I moved in to. When I brought it up, they said "that's not true we are always very careful about that". Accused me of lying. I brushed it off and decided not a big deal. Although I was paying A LOT for a "luxury apartment" and didn't feel good about the way they handled the situation. 2. The apartment was filthy when we moved in. Not cleaned from the tenant before us. I'm talking, like dirty toilet..... 3. We took pictures of everything to document it, scrubbed it clean and then moved our stuff in after a 16 hour long drive with a UHAUL. 4. Before our lease was up, we notified that we would not be renewing. I sent them all the photos of the dirty apartment, time stamped from move in day and made sure they knew that we SHOULD NOT be charged extensive cleaning fees upon move out, as it was not even cleaned for us. They agreed *so I thought*. 5. We moved to Los Gatos (rented a house cheaper than this 1 BR complex by the way) and when we got our move out statement in the mail, I was floored. Not only did they keep our entire deposit, we owed SEVERAL hundred dollars for cleaning fees. I will note that we did clean before we moved out and it was in better condition than the day we moved in. I talked to the managers who said "whoopsies, since the bill was already made, you need to talk to so and so" to get it deleted. 6. Talked to the billing person who said "I totally understand and I definitely don't want you to feel taken advantage of, let's fix this. I thought phew, this was just a mix up. Well I was wrong. 7. After the billing person going totally MIA for over a month, we kept getting notices of an outstanding bill, which was making me nervous. I called the number on the bottom of the bill. That sent me to the property manager head quarters in CO. 8. The property management company proceeded to pass me around and around, with more people making me false promises and then denying it. I couldn't believe it! I even had someone scream at me on the phone. It was the most bizarre behavior I have ever experienced, which is saying something because I am a middle school teacher... 9. They sent the bill to collections, which we are now disputing. This has honestly been the WORST experience ever. Please believe me when I say this place is shady. It felt rotten, like they were trying to take advantage of me and even steal from me. DO. NOT. LIVE . HERE read more

River Terrace - Shower head on move in day - Apartments Near Me - Santa Clara, California

The property is beautiful but the experience with applying has been absolutely horrendous and its impossible to reach anyone in the office because all staff is remote. The only way to get into contact with any staff member is to text because they do not have a valid phone to call and connect with an actual person. If you call you will be given the option to text only which takes a seemingly long time for a staff member to respond and correct any issue. I asked for documents on my clients behalf and they were very slow in responding in a timely matter with those items and had to be reminded several times. My client applied and needed assistance to remove a cosigner from their app to continue their application submission. Due to the unresponsiveness of the staff, my client lost out on 3 different apartments. Now all of the units are out of price range and unfortunately, they have to with drawl the application. The client deserves a refund of their deposit of $500. I do not recommend applying here because, if this is how they respond to new incoming residents, imagine living there and needing assistance with something only they could take care of. I'd give zero stars if possible. read more

(at the cost of constantly hearing maintenance work). Can't hear anything in your apartment when airplanes are flying over. Charges for every little thing are excessive. My wife and I are current residents of River Terrace and we are very unhappy with our experience here. We had a 1 bedroom apartment on the first floor which was burglarized when we were on vacation. The patio doors are very feeble and apparently very easy to break in to. For 3-4 days it wasn't even noticed that the apartment was broken in to and robbed! We only found out about it when our friend went over to check in on the apartment. The patios on first floor apartments are very easy to enter. There is no fob restricted access what so ever. We would strongly advise against getting an apartment on the first floor here. For a building advertised as a gated community, there is no security what so ever. They did let us move to an apartment on the second floor. But, when they sent us the move out bill for first apartment, we saw some extremely absurd charges. We were in the apartment for only 5 months and they charged us an exorbitant amount for carpet cleaning and paint even though there were no damages. This has been a very unpleasant and an unhappy experience for us and we can't wait to move out of here. read more

I made the mistake of of completing a CONFIDENTIAL survey and unfortunately complained candidly about the "tenant" above me. Well it just so happens that the tenant is the property manger (VIDA) who's been nothing but nasty including leaving inappropriate notes on our front door not to mention her steroid boyfriend physically confronting me. [Written on behalf of my boyfriend and myself] Good afternoon neighbors, We hope your residence here at River Terrace hasn't been as traumatic as ours. Last Saturday was the second time we've been robbed since moving here in June. On August 8th, my motorcycle was stolen out of Garage B. It is a Red Kawasaki Ninja with a custom plate ("RSPLNDR") that was parked behind the space barricade. On September 8th, my boyfriend's Subaru was broken into and his backpack was stolen. It is a green North Face Recon backpack with yellow zipper lines and contained the following: - Microsoft Surface Tablet with a red detachable keyboard - Kindle Paperwhite with a cover print of Van Gogh's Starry Night - Leatherman Charge Ti - Swiss Army Camper Knife - Black Fischer Space Pen - Water Bottle - Clean Canteen 40-oz with stickers given by family/friends - Black Notepad Binder - Yellow "Rite in the Rain" Weatherproof Notepad (4" x 5") Most of these are sentimental presents or items we've worked/saved for... he works for a nonprofit and I work from home, so this has been absolutely devastating emotionally and financially. We both feel very violated and are concerned about our safety here, even after having lived in much more questionable neighborhoods in Southern California, or even Richmond (where the motorcycle was left out on the street/driveway for months without concern). We moved to Santa Clara under the notion that River Terrace was a safe and wholesome community. We've met some wonderful neighbors and are really having a hard time with this... we're writing this in hopes that anyone who knows something about the thefts might come forward to help. Since these incidents have occurred twice in the span of a month, we assume that others are also experiencing break-ins, or that we are being targeted. We sincerely hope that others who have had similar issues in the past are encouraged to voice their concerns. We were informed by management that that cameras would be installed in January 2019, but the installation of security needs to be expedited, given the severity and frequency (management: if only for the sake of UDR's public reputation in garnering future residents). There should really be a security patrol monitoring the grounds/garages until security cameras are installed. We are concerned that our vehicles will be vandalized on a monthly basis, or that thieves will start escalating to apartment break-ins. We have lived in river terrace apartments for 2 years now. We love the neighborhood and have enjoyed our time so far. Maintenance is very good and timely. Apartments are in good condition. My biggest complaint is with the leasing office and rates. As many people have pointed out move out is very expensive. They try to lure you in with lower rates but increase rate a lot with every renewal. We were told that we were being given rate better than market rate for our renewal, then we saw a similar apartment in the community with a better view than us actually being offered for a lower price. When we bought this up and tried to negotiate the renewal offer they threw a brick wall saying it is determined based a lot of other factors, never specified what. So what you see in the leasing office are soft spoken polite people who are friendly but are not going to help you. In short - they 'are' going to make money no matter what you decide -- renew or move out! If you are thinking of leasing here keep the above in mind. read more

I am currently living in this community since March 2020. I have lived in TWO other UDR communities and never had issues. Here I have had painters look into my windows while I am washing my dishes to get my attention, I have had the same guy who lives here repeatedly see me walking my dog or waiting for a food delivery outside pull up to me and harass me for my number and get mad at me when I say I am married. I never complain if I can deal with it. However now I am complaining because I have lost $2000 in items that grew mold because the unit I live in the humidity stays at about 70 throughout the day. One if the bedrooms for the AC or heater to work in that room you have to close all the other vents. The bathroom had a vent problem and was not working, it continues to grow mildew, which I am allergic to mold. They said they'll fix the bathroom as a COURTESY for free like that is my problem but for the humidity issue that should not even be an issue that keeps causing my personal items to grow mold when I have NEVER had that happen anywhere they told me to just keep running the AC, running up my bill and being cold in the Fall and Winter to keep it down so my personal items don't grow mold and the humidity is my issue alone and if I want to switch units or move I have to pay to break the lease. I have never had this issue anywhere else. DO NOT RENT HERE. I pay almost $4500 to live in a place that I can't even use the amenities in the community the whole time I have been here because of COVID. Never even tried to get my rent reduced or anything but let me keep giving you my money for a terrible living space. UPDATE: We broke the lease which of course they want us to pay to break even though they have a black mold issue. Upon moving out we found more mold in the bathroom and kitchen sink. Same sink that I told the maintenance about and he said to just continue to poor bleach down it to keep the mold smell away. Mold is everywhere. Also mold on the ceiling in the master bedroom closet. We have been in our new apartment since Saturday and our rashes, headaches and nausea are all gone and our dog is no longer lethargic and is running around again. Our health was severely compromised and they could not care less. We even were contacted from another tenant that has mold in their unit as well. Do yourself a favor and stay away. read more

I've really enjoyed my stay here the last 2 years. I unfortunately can't afford living here anymore as I've taken on a few extra bills for my mother. Marissa, the maintenance manager and another super sweet guy (I forgot his name starts with an R I think) they have all been so helpful! I love the pool area and how clean the complex is. As a previous tenant who lived at this community for almost five years, I can give an honest and forthright rating of our experience living here. Did we ever experience break ins? Yes. Our storage room was broken into and my car, which was parked inside the gated garage. I reported it to management, but as you've read, they do very little to help. They just ask you to file a police report and to be vigilant when you see suspicious people lurking around. One of the staff also told me, "it is to be expected considering you live in a luxury apartment and that outsiders looking in just see money" (at least something to that affect...) That was neither comforting nor reassuring. Another gripe: Since we moved in, we saw a charge for everything starting to pop up every year. They used to have four free parking spots in each level of the garage, then one year, they decided to only give the first floor level the free spots and charge $50-$75 (depending when you signed up) for an additional parking. Then, they got rid of that all together, and charged $25 for each parking. They no longer offered free parking in their garage. Dealing with the office is also a pain in the neck. They say one thing and then they never accomplish what they've said. I'd rather not list examples down, because this review would be a novel. And, we lived here long enough to see the high turnover rate...staff coming and going. It was hard to keep up with who said this and who did what and so forth. Despite some of the terrible things that have happened though, we did semi enjoyed living there. It was near the freeway, near Safeway, near parks and nice walking trails, it had a nice outdoor area to lounge at, and also after hours secured mail boxes for you to pick up deliveries. Trying to increase my rent from $2500+ to $2800+ at the beginning of the global pandemic while other big management companies were offering flexibility during this difficult time. After I gave notice to move out, they texted me offering $500 Visa card and another time one month rent free if I would cancel my notice and continue let them increase my rent. After I moved out and thoroughly cleaned up the apartment, they took $430 out of my $500 deposit. BEWARE! Lease at your own risk. This community has so much potential with it being in a great location and having a garden vibe. Unfortunately, they failed at any level of property management. When you call to lease an apartment, you are automatically routed to an off-site call center that seems to take the calls of the entire umbrella of residential chains the property belongs to. There is no follow up whatsoever. After my 4th inquiry, I finally got contacted by the on-site management, yet it was solely through text massages.... Madeline would write me every other day, with single line answers, after asking her over and over again to please call me. She led me on for days with these - empty - text messages. Then by writing "are you ready for a call?" and when replying "yes", was left ghosted. When I called the phone number again the call center would "relay the message". My experience was annoying, disappointing, sloppy, unprofessional, time consuming, and rude. This is no way to start someone's lease, I can't even imagine living at River Terrace. Blessing in disguise, I suppose. Huge red flag when someone won't even return your text messages, little own, ghosts you. Why is their communication even text anyway?? It's incredibly impersonal. Renting an apartment is VERY personal experience - something that should be handled with care. Felt more like dealing with a doozy tinder swipe than property management. read more

0 rating if I could. In July my roommate and I viewed Rivermark Terrace. There was no one present to walk us through a tour, which was kind of creepy and eerie. We received an automated text for a self guided tour which gave us an access code to an apartment. We liked the unit and put down a $300something deposit to hold the unit for us for 24 hours, which we were told was refundable as long as you cancel before 24 hours(apparently not). Within a few hours we found a better unit we loved. I called Rivermark to remove the hold and get a refund of my deposit. After sitting through an automated message for over ten minutes trying to find a person to talk to, I finally spoke to a man. I told him I was canceling withing 24 hours, but he told me he couldn't find my deposit but that when it went through, they would MAIL me a check. I could plainly see the payment pending on my card, so I decided to dispute the transaction and cancel it rather than waiting for it to go through and then wait probably a few weeks to get my money back by snail mail. Well, long story short. The bank didn't cancel it and after numerous emails with their billing department and their manager, it's now January 2023 and I will probably never see that "refundable" $300 deposit again. Terrible property. Terrible management. I'm so happy we didn't decide to live there. Don't live here. Our land manager at our new apartment is super responsive and even gave us some of our rent money back when our refrigerator broke. Again. Don't live here. read more

This is an update to my review back in July or so. My daughter and I moved into this community in June 2017. I toured many places and chose River Terrace because it was gated, clean, and had the flavor of a summer resort in Newport Beach that I love to frequent. However, my experience in the last 5 months has been similar a mudslide. I started noticing the garbage that tenants would leave out at the recycling area in our covered garage (which by the way you are charged an additional fee for parking??), from mattresses & boxsprings to broken chairs, couches, etc. People this is recycling area is meant for cardboard and paper, its NOT a dump!! I started noticing the pool wasn't being kept up, the dog waste receptacles overflowing with feces bags, tenants leaving items outside their front doors (headboards, boxes, junk, etc.) for weeks! I have a service dog and I pick up after her, there have been times that I have inadvertently stepped in another dogs poop because their owner was too lazy to pick it up! The last time I was in my Ugg slippers!! More recently it happened to my daughter who unknowingly stepped in some and then slide on the concrete sidewalk and fell on her bottom injuring her lower back that required medical attention. I have seen so many tenants loading up their outdoor patios (which are so visible to the community) with a surplus of junk! I'm sorry, but I just feel I'm paying WAY TOO MUCH to be living in a community of filth! I liked the fact of the gated community, however the gates are left open half the time or don't work! There have been numerous break-ins to apartments as well as the mailboxes. I placed an maintenance request (Jan. 15th) to have the range repaired. I was told a part needed to be ordered and I also received an email same day stating my work order had been put on hold until Jan. 17th upon receipt of part...Uh hello? Today is 2/1...where is the part coming from?? Needless to say, I'm very disappointed with the results of my decision to move here and sign a one year lease...I can't wait to get out of here! I love living at River Terrace. The apartments are beautiful and look more like condos than apartments. They have huge soaking Roman tubs in each bathroom. The pool area is also beautiful. My neighbors are quiet. The staff helps me promptly if I ever need anything. Recently, the apartment staff surprised us all with free smart home upgrades! Now we have key-less entry and smart thermostats that use their smart rent system. We can control our AC and monitor our homes from our cell phones. The location is good to. We're a short walking distance to a grocery store and close to many large tech companies. read more

If you are reading this and need a short review - STAY AWAY FROM THIS PLACE! Even if the rent/move in special looks like a good deal, they will make it up with the move out charges. Cons.. where can I start, I have lived in many other apartments in neighboring communities and have always kept an open mind - but this apartment community is the worst of all!!!! 1. Anything and everything is charged here - parking spot (even upto 75$). The funny thing about their parking structure is they promise you a spot in same level as your apartment and after signing lease, they say the spot is already taken and will be given a spot in the 4th floor. Basically, you are charged anywhere between 50-75$ to park your car beneath a small shaded (almost 1/4th of your car rear will be outside in the sun) place which is more like parking outside. The car gets dirty real quick because of this and we used to take it for wash atleast once in 2 weeks. After 6 months of complaining, they agreed to give us a parking spot on same floor but with additional charges - that is when we knew we are not renewing our lease here for sure! 2. In order to enter parking, you have to point your fob to the gate which is a narrow passway. This is very inconvenient - especially when it rains. Also the entrance is very small and you need to be really careful while driving in - else you will hit the pillars. It is difficult for two cars to pass through at the same time. 3. There are no security cameras anywhere in the building. 4. Very small gym space - limited equipment 5. If the apartment is facing Montague expressway, it becomes pretty noisy. 6. Recently they introduced Smart assist - I don't finding this very useful though. If it gave an alert every time the door was open or someone was at the entry, that would have been helpful. Currently, it is only to lock and unlock doors and control thermostat. 7. Few days before our move out, they messed our parking spot again. It happened 3 times during our stay here (in 12 months). They double-assigned the spot and we had difficult time resolving with the leasing office. They even marked our car for towing when our car was parked in the spot assigned to us - as the other tenant complained it is their spot. 8. It is very difficult to get hold of a leasing office manager - the office is closed almost all time - or they have a temporary staff who is just for helping future residents with availabilities. 9. They charge you extra for locker services - but even with that, many of our packages were left in front of door step. 10. Now the worst experience of all - the MOVE OUT. You get charged no matter what! We stayed at this place for 12 months and the place was pretty clean - there was no damage to walls or carpet. When we got the move out notice, I saw they charged for carpet cleaning fee along with painting - they mentioned it was just touch up and still charged us 250$+ for painting alone. Our total bill came upto 500$ and when we questioned, leasing office (as usual) redirected us to the billing department of UDR. They were not ready to explain the charges or provide detailed bill (what was the labor or material cost). The only reply we got from them is "Amount is correct and charges will stand". When i mentioned carpet cleaning should be part of normal wear and tear and should not be charged to tenant, they mentioned they can charge whatsoever because in the lease it is mentioned apartment should be left in same condition of move in. read more

I like living here. I give the complex and management five stars. The staff is very helpful and have actually gone above and beyond for us. My daughter and I were not able to move in for a few weeks. My packages had really started to pile up. Staff were great moving them into the flat and clearing out any that had gone into the package lockers. They were also really nice about the fact that I had messed up and had a package of fresh food delivered into one of the lockers. I didn't know that this had been delivered so it turned bad and stank up the package lockers. My only complaint is that it's a secure complex. That is normally not a downside, but it means that it's impossible to get takeout delivered to your door. I was really looking forward to takeout! The aforementioned package lockers are great, but it means that one has to go to the business center to retrieve them. I'm lucky that I'm in a ground-floor flat! I feel very sorry for anyone above me. There are no lifts. read more

The management here is just terrible. There recently 2020 was an elevator broken for almost 3 moths. They charge for EVERYTHING. The manager is very discriminating against a group of friends who live here. The manager is just mean to people. Very glad to be leaving. read more

I have been living in River Terrace for the past 2-3 weeks. So far, I am very impressed. I think that the main qualities of an apartment complex can be broken down into the following categories (no particular order): 1. Apartment -- 4 stars 2. Communal areas (pool, gym, lounge, etc.) -- 5 stars 3. Location -- 5 stars 4. Community -- 5 stars 5. Staff -- 5 stars I think that River Terrace is exemplary in all of these fields, as I elaborate below. 1. We love our apartment. The price per square footage was the best we could find on Zillow/Apartments.com/etc. in our price range. All of the basics checked out (good water pressure, clean at move-in, working appliances, etc.). We had previously lived in a slightly larger, townhouse-style apartment, so we did initially feel a bit cramped in a flat. However, we've been more than able to make a living space, dining area, kitchen, and virtual reality play area without feeling cramped at all, so we've decided that we're quite pleased. Our only complaint is the noise. We are inconveniently situated right up against Montague Expressway, so we hear a lot of loud cars. This is especially annoying in the evening, since leaving the bedroom window open gives the auditory illusion of sleeping in the middle of a highway (and my enormous, misshapen ears don't work with any ear plugs). Be mindful of the location of your exact apartment! The apartments are great, but the location can have these small downsides. 2. I am a big fan of every communal area. a) The pool, with its wide assortment of insanely comfortable lounge chairs, is straight out of a resort. The grilling areas are conveniently located right next to the pool, with plenty of tables, so it's a great place to spend a weekend. b) Hotel and apartment complex gyms are notoriously bare, but River Terrace's gym is one of the most well-stocked I have ever seen. They have a stairclimber, treadmills, ellipticals, 5-45 pounds dumbbells, cable machines, assisted pull-up/dips, yoga mats, etc. If I ever don't feel like trekking all the way to my normal gym, using River Terrace's is a wonderful backup option. c) The speakeasy-styled lounge is beautiful. I've only had a chance to check it out once so far, but it was absolutely gorgeous. If I ever want to have some friends over without making use of my apartment itself, the lounge will be a perfect choice. 3. Location River Terrace has a great location. Rivermark, directly across the street, has tons of restaurants and shops, as well as the Santa Clara Library. There are a number of nice parks within walking distance. I don't drive, so it's nice that there is a light rail station just a 5-minute bike ride away. 4. Community The community is really great. At my previous location, I met very few of my neighbors in the year that I spent there, since no one was really out and about that often. However, within just a couple of weeks of moving in, River Terrace held an AWESOME movie night at the pool area. They had an enormous projector screen (one of the inflatables) and plenty of seating, but most importantly, they had a ton of awesome food. They ordered in dozens of pizzas, ice cream tacos (I didn't even know they existed), and assorted beverages (alcoholic and non). Before the movie, Infinity War, started, I had a chance to talk to a few of my new neighbors, which was really nice. River Terrace also has a great community social board online, and looking back, it appears that they do a community event like this every month or so. I'm already excited for the next one, whatever it may be! I also really enjoy that there IS a social board. It's cool to see what some of my neighbors are up to, and they even organize clubs and the like (which I have not yet looked into, but it's a great idea.) 5. Staff The staff are very friendly. Our leasing agent was Jomel, who was very helpful while we were deciding where to move. Some leasing agents focus exclusively on making you commit, but I always got the impression that Jomel was being direct and honest with us. At the movie night, I also got a chance to meet the assistant manager, Kristina, who was very kind as well. When my roommate and I first moved in, we broke the rules and set up a ridiculous and awesome tea party (pictured) in an alcove outside of our apartment. While they (reasonably) made us put it away, Jomel and Kristina were very polite about it and seemed to get a laugh out of it. In general, I am very satisfied with River Terrace so far! I will update my review in the future if I encounter any problems, but that doesn't seem very likely at this point. read more

River Terrace - Apartments Near Me - Santa Clara, California

I lived here for 11 months, and it was overall really comfortable, and nice. The location is great, and the shopping center across the street, is super convenient. The unit itself was ok- not fully updated, but not super old either; the central AC, and in-home W/D were useful. The few cons I found: the noise from the airport and Montague Expwy, people not always picking up after their dogs, and charges for everything. The noise: this is out of the apt complex's control, but forewarning that if you're facing Montague, the traffic noise is pretty loud, but the planes taking off and landing, are even worse. I've lived near Caltrain for a long time, but the planes are so much worse; you can't hear your tv if the window is open, and planes are coming/going. Another thing out of the complex' control is the amount of lazy dog owners that don't pick up after their pets. As a dog owner myself, it was really frustrating having to dodge other dog poop, when there are multiple waste bins and bags provided. Lastly, the charges were kind of annoying- parking has a monthly fee, and you'll get charged for things like a new water filter for your fridge, as well light bulbs. The parking situation is horrible, so you definitely need to spend the extra $ per month, to ensure you get a spot. The free-for-all parking is always taken after 6pm on weekdays, and basically all weekend. Overall, living here was a good experience, and everyone keeps to themselves. I only moved out because I found a brand new complex, that has a dog park, so it was a better fit for me. read more

My boyfriend and I have been living at River Terrace for about 2 years now and are very sad to be leaving. Apartments: The apartments here are an amazing bang for your buck. Although units may differ slightly, all have a great, open floor plan, in unit washer and dryers, dishwasher, microwave, large balcony, walk in closets, spacious bathrooms with a tub, and double pane windows. Our first year we were in the "casual" floorplan in a unit 216, which faced montague expressway. although the outside noise was somewhat loud, this wasn't an issue for us because the windows were thick enough to significantly block out the noise. We didn't like that the unit was so dark though. Our second year we were in apartment 207 which faces Safeway which was the larger 800square foot floorplan which was very spacious. We loved the second door off the bedroom that leads to the balcony. Units facing this direction also received much more light in the morning. Amenities: what sold us on River Terrace was their pool area! We have definitely enjoyed using the pool, barbecue area, and renovated clubhouse. The pool is reminiscent of a resort in Palm Springs. There are often parties that take place at the clubhouse or you will see others using the bar area outside the leasing office. Gym is also a decent side with a good amount of equipment. Location: conveniently located next to Safeway, Red Robin, chipotle, Jamba Juice, and many other eateries. There is also a police station next door as a lovely library. The surrounding neighborhood is also extremely pleasant. We frequently enjoy walks or runs through the neighborhood, parks, and Guadalupe river trail which is nearby. Very safe, quiet, tree-lined neighborhood. Love this area. The staff: Jomel is always extremely friendly and helpful. We recently had a new complex manager how has been great as well. There have been many more community events including movie showing, paint nights, and mimosas for Mother's Day! Great job management! Maintenance requests are responded to quickly. We once had termites present and the issue was addressed very promptly. Negatives: the only true negatives come from the other tenants themselves - people can be unclean. We see others who may not pick up after their dogs or leave trash piled in the trash chutes. Management has done a good job at sending friendly reminders when this happens though. The only other negative to consider when picking your apartment is street noise. But as mentioned previous the windows do a great job at blocking out sound. If you are looking to fully utilize your balcony, however, I would recommend not getting a unit facing Montague. We are so sad to be moving closer to the city because it means no longer living at river terrace. * note- units also are not rent controlled. Unit prices often increase a good chunk each year. read more

Let this be a warning to all working professionals who want an apartment that's a quiet place to recharge. This is not it. I moved in a year ago thinking this place was going to work out because of the great location. But that is all this place has going for it to be honest. A year later I can't wait to move out! This place is LOUD! Right at 6AM, every day, we wake up to the roar of airplanes. This lasts until around 10PM. The apartment staff cannot control this (obviously), but what they can control are the constant parties that they throw. I don't understand why there is a different event held every weekend. The noise echos and booms for the poor people who live facing the pool. On the weekends, I just want to relax, but it sounds like I'm in college again... but this time the noises include kids screaming! These events are not just once a month either, they are quite frequent, about once or twice a week (especially in the summer). They need to regulate this noise because it is absolutely ridiculous and incredibly inconsiderate. They charge $2700+ for a single 700 square foot apartment, and, let me tell you, it is so not worth it. I cannot wait to move out of this place. There are much better options around! Btw the keyless entry is more annoying than helpful. read more

Apartment: +5 stars Rent Hikes: -1 star Move-out charges: -1 star We lived in River Terrace apartments for over 3 years. The complex layout is pretty good; each floor is connected to the parking garage and you get your parking spot on the same level as your apartment. We stayed in two different floor plans and both had spacious bedrooms. Another plus point is that they recently installed smart locks, smart thermostats, and smart leak sensors. Some apartments may have bad lighting depending on the location. Rent tends to increase significantly each year. For us, it increased a total of ~21% in last 3 years. The move-out charges are horrible. We went through the move-out process twice (switched to a different floor plan), and both times they deducted apartment cleaning fee and carpet cleaning fee, even though we spent several hours cleaning to perfection. They will charge you carpet and apartment cleaning fee regardless of whether you clean or no (more than $300). My suggestion is to not waste your time cleaning during move-out. Overall, we loved our stay here and would have stayed longer if it was not for the rent hikes. read more

Very unpleasant experience. The move out charge was about $825 (don't expect to get any deposit back). There are a lot of unclear charges and I requested photos and explanation about the itemized statement. By law the management team need to provide invoice within 21 days from the date of vacating, along with any remaining deposit. I already moved out 22 days, besides keeping sending me bills and asking me to pay the remaining balance (about $225) . I still didn't get any explain where those charges come from. read more

The toilet flush in our bathroom was not working. We put a service request at the middle of the night and they fixed it the very next morning. Not only that, our window blind got broken but the service provider said he will replace it without charge since the blind was old. Very good and timely service. The service person is very friendly and approachable. read more
