CALIFORNIANS, BEWARE OF EDGE HOMES! THIS IS NOT A CATALOG HOME... I deeply regret buying my first home with EDGE Homes. Coming from California, I wanted a new, ready-to-live-in house and trusted EDGE's online catalog and reputation. I chose the Caleb A model, but what I received was not what I selected -- a spec home I didn't like. Worse, the house wasn't habitable upon arrival. Just days after moving in, we discovered the basement flooded with sewage -- the plumbing hadn't been connected to the city system. Repairs tore up the front yard, blocked our moving truck, and caused delays, expenses, and health issues for my girlfriend, who has a serious autoimmune condition. The smell, fans, and noise destroyed our sleep. A week later, the basement flooded again. EDGE blamed the city, but the city confirmed the issue was still construction-related. Workers admitted this had happened before in similar homes due to poor hiring and shortcuts to cut costs. One even warned they might have to break the basement floor if it happens a third time. We haven't been able to settle in. Our basement remains damaged and the insulation unreplaced. Our wedding plans changed because we can't safely host anyone in the house. Customer service has been dismissive, and we've been told no refunds or corrections will be made. I'll now seek legal representation -- not just for me, but for others who trusted EDGE and got burned. Their slogan says "Designed for Life" -- but this experience has felt more like designed for disaster. I will never buy from EDGE again. I hope this helps others avoid the pain we've endured. Worst company ever! Steer clear peeps!! They use shoddy equipment and contractors!

I bought a condo built in July 2024 from Edge Homes in Saratoga Springs. When the upstairs I reported soundproofing issues in January 2025. All new multifamily homes have to follow the 2021 IBC §1206 soundproofing codes. I explained that the amount of noise coming from the upstairs unit was beyond excessive. I asked them to perform acoustic testing by a third party to confirm that the building was up to code. They refused. I was well within warranty at time of complaint. They told me that the building passed inspections. They said the building was designed to meet soundproofing standards and passed inspections. I explained that the inspections focus around safety and typically do not test for soundproofing (they likely knew this). I also explained just because it was designed to meet the standards it doesn't mean that it will and there could be easily be a defect or poorly installed framing causing this. I asked them to send me results of soundproof testing from the inspection if they have it. They have not and have refused to perform testing to confirm the building is up to code. This has been a nightmare scenario. I work from home and hear loud banging noised throughout the day from upstairs neighbors walking/moving around. I bought noise cancelling earmuffs with bluetooth and wear them throughout the day. I can still hear loud noises coming from upstairs. I get regularly awoken during the night and my work meetings get interrupted by loud noises coming from upstairs unit. Do yourself a favor and avoid buying anything from Edge Homes. They somehow cut corners and completed the home months late. Within the first year we had problems with the installed furnace that needed repairs and 3 years later are needing it to be fixed again because they installed the incorrect furnace for the zone system they set up. Additionally, they did not register the furnace with the manufacturer so it was a pain to get parts replaced under warranty. We have also had issues with the garage door and the landscaping, to a lesser extent. To put it simply, I will never buy an EDGE home again and feel guilty about the fact that if I ever can move out that I will have to sell this home to someone else with all of its problems. They did earn the one start for supporting repairs over the first year but considering how many repairs are required for years after that, it is but a drop in the bucket. read more

Terribly built homes, terrible service, they care more about taking quick money than they do the people they are building for, they ruin communities, and the owner is a crook. Take a look at all the Reddit pages and neighborhood pages and see all the issues this builder has. I also do not support their decision to tear down the redwood drive in, but edge doesn't care about anyone but the money the owner can pocket. read more

Don't build with edge. They are even aware that their quality of construction is so poor that they had a "6 foot rule" rule in our final walk through that they wouldn't repair anything If you noticed it less that 6 feet. We have all of our "level 3" carpet buckling and it is a tripping hazard now. We have to get all new carpet now. We have had the warranty come out dozens of times to put more and more straps on our downspouts because when the wind blows it vibrates the entire house. They don't do any trouble shooting to find out the real cause of issues. They just do the absolute bare minimum. We are well over the one year warranty and even though we have proof it was never fixed, now Steve says that I have to deal with whatever is causing my vibration issues even though email correspondence is showing otherwise. For reference, I'm not the type to write reviews, good or bad. I'm a calm, go with the flow, glass half full type of human being. But I've frankly grown very tired of my situation with Edge and my agent. I wanted to logically gather my thoughts and professionally, politely, yet directly express my thoughts. I initially walked through a property at Wildflower to get a sense of what there was to offer. My wife and I felt great about the property, the area, etc. Quickly talked, took the leap, and put in an offer. Mind you here was the first mistake, an offer was put in on the wrong unit. I discovered this days later, we had to come back and walk the property to confirm we wanted to keep the offer in on that unit. We accepted the mistake for what it was, a mistake, our offer was accepted and we were underway! I was updated through the app during the construction process, communicated with our Edge agent asking the occasional questions and getting answers. Construction was completed 4/20/23. I was notified I had an Orientation to walk through my new home. My wife and I were ecstatic, we scheduled it and we're counting down the days until move in! Days before orientation was to happen, we ran into a road block. We are going with an FHA loan and upon my own discovery from my lender, we needed an FHA Certification. I had never been alerted to this until now. Why wasn't my loan type asked about by Edge, to either First Colony (a preferred lender of Edge mind you) or myself? What's the point of having a preferred lender if there's no communication between them? To clarify, First Colony were the ones who brought it up to me. I was renting a property, had a lease that ran through June 2023. Had I known I needed a certificate back from a government entity, I NEVER would have told my landlord when I'd be moving. I'd have waited it out until my new home was done, the certification back and closed. But I went off of that timeframe from what I was hearing. I have since stayed in a friend's guest room with my wife and three young kids for the past three weeks. Unfortunately, that option is coming to a close here in a week as well. Now what do I do? Since finding out I need the FHA Certification, I have heard nothing from Edge, my Edge agent, or anyone affiliated with Edge. I have driven every moment of communication in an attempt to get answers. Key phrase attempt. I have messaged my agent, because as I'm told by the Corporate Office, that's who my communication has to be driven through. I, as the customer and buyer, am the one instigating conversations. I'm chasing answers, timelines, etc but I'm not getting any real answers. I'm in sales myself, I'm being put off. Which I can't begin to detail how off putting that is. When I ask direct questions, I have to repeat them to get answers of, 'I'm not involved, so I don't know'. No ownership or attempt to find answers for me, just deflections. The last interaction I had with Edge was 21 days ago for orientation. Again, that was fantastic. Since then I have been looking for answers and have gotten nothing. How much longer do I wait? My life has been on hold basically with a wife and three young kids. I've got everything I own in a storage unit and have been living at a friend's home for four weeks. And now I need to leave. Headed to a hotel to continue to wait. Edge's lack of communication or clarification during the home buying process, is costing me money and forcing me into a situation where I'm still at the end the only one being affected by it. I don't want to walk away from what I'm trying to purchase. But I feel backed into a corner with no real choice. If I back out, I get to start at square one again. I emphatically don't want to do that. But if I wait who knows now much longer if be waiting. Having the son of an owner as my agent should make me feel like I'm a VIP, but I don't. I'm doing the chasing, I'm asking for information instead of it being given to me. What if I wasn't willing to do this? Again being in sales, I have to earn the sale and see it through until completion. I as the buyer should in no way have to be the driver of this conversation. Once the building of my home was done, I've heard nothing from Edge. Until it was time to ask for a review on my orientation (who was fantastic by the way). I have chased and chased and I'm frankly tired of it. I feel no other way to get progression than to take my feelings, thoughts, and experience to a public forum for others to consume. I am in no way saying that the whole process has been a negative experience. The quality of home I'm buying, the attention to detail, the app access throughout the build with pictures, the orientation, has all been stellar. I'd recommend that part to everyone, the rest of it. I don't know. If Edge was waiting on me here I feel like I'd be getting pressure or charges for delays. I can't say the same for them. Actions speak louder than words. We have had the worst time with Edge Homes. Long story short we have had a nightmare with flooding and gas leaks. Our backyard is 2,000 square feet and fills up with water whenever it rains due to no drainage solution from all the homes that are sloped towards our house. I have to use a sump pump each time it rains to help stop our basement from flooding. Edge Homes initially said they would fix it but then said it was "Too expensive and we should sue our neighbors....." On top of this nightmare my wife started getting migraines constantly and finally we had edge come look for a gas leak, there was a loose pipe right next to our furnace that had been leaking since we had moved into the home almost a year earlier. Homes looks great but they don't care about their customers once the homes are built poorly. They just pump these homes out and will leave you high and dry. read more

We have not yet taken possession of the townhome we are in the process of purchasing so this will be updated further later. Our salesperson has been top notch. She has been easy to get a hold of and helped us through the process. Past that the contractors have been dificult to get a hold of and lack updates. It took forever for a designer to reach out to us and she made several mistakes along the way which was frustrating and almost cost us thousands of dollars. The timing of completion has fluctuated several months which has made it very difficult to plan anything. I will update this review with a final review of the home soon. read more

BEWARE OF THEIR CONTRACT! We are relocating to Utah next year & fell in love with the Suncrest area (Draper, UT). After lots of looking, we fell in love with a lot in the Hidden Canyon Estates Community and wanted to build the Vincent floor plan. My husband is an attorney and did a thorough review of their contract and we were shocked and disappointed at just how unfriendly it is to the buyer. We requested changes but Edge refused to even entertain our requests. Our concerns with the contract: -Once you take possession of the home, Edge is not responsible for any fixes - you must go through the third party home warranty. Not a big deal, except after reviewing the home warranty so much is excluded! For example, nothing on the exterior of the home or the driveway. -Non disparaging clause. If you enter under contract with Edge, you cannot say ANYTHING negative about them. Verbally or written or you're fined $2500 AND your home warranty becomes VOID. Not sure how often they reinforce this, but the fact that your home warranty can voided for giving honest reviews is appalling. -They do not guarantee the quality of their work beyond what is required by law, which is basically a roof & running water. We've built a home and realize that these builders are going at a fast pace & things won't be perfect, but Edge's contract removes them from ALL liability and at the end of the build process, they can deliver whatever they want. It hurt my heart to have to walk away from such a beautiful community and I'm leaving this review in hopes of future buyers educating themselves & pushing back on a Edge. They will continue to take advantage of people as long as their homes are selling! Their contract is the absolute worst out of multiple other builders we've met with. read more

Housing is falling apart after two years. The bathroom upstairs is leaking through the ceilings. I contacted Edge Homes " Built For Life" and I was told I am out of warranty and I need to contact the Plumber ( their contractor) to check the issue. They not even care to put me in touch with the Plumber when it's an urgent issue. That's how terrible their customer support is. This builder is a completely joke and has the audacity to advertise that they are " Built for Life" when in fact they don't build even for the first 5 years. read more

The process of building our home was great; however, the minute that we closed is when everything has gone downhill. My wife and I feel that once we closed on the home EDGE has basically just crossed us off their list and its almost as if we're dead to them. Let me save you some money. I spent $1000 on a real estate lawyer after going through the contract, seeing poor reviews here and other websites, and looking up Edge on BBB (they have a D-) The contract had several things that seemed fishy. SO glad I did NOT just sign blindly and got a lawyer to explain it all to me. All the issues people are describing are due to a contract which exclusively protects the builder and gives you little to no recourse if they make a mess of your home. These complaints are major structural issues...not little stuff. They'll tell you that this is a standard real estate contract (it's NOT even close). They'll tell you it's because they take all the risk (they don't...they place it all on you) They'll flaunt some big homebuilder crap and that BBB can buy ratings and that there are all these other people who aren't complaining. After they get you to sign that contract and get your money....those repairs? Well, that contract also states that you agree to their terms of repair or they have the right to file to forcefully buy back your home from you. They of course will deny and sugarcoat the wording to make it sound pretty and reasonable. Just remember those nice sales guys are working for Edge and not you. They want an easy buck and don't want to mess with someone who has a lawyer. The company doesn't want to spend any time or money to re-write that contract because it doesn't benefit them and they are sure they will find someone who will sign that contract without even reading it. Don't let that person be you. Don't believe me? Spend a little dough and protect yourself before you spend half a million bucks on something you may regret. read more

Moved into my townhome with Edge about a month ago and I LOVE it. I looked almost everywhere and felt like Edge had the best combination of price, location, quality, and all around honesty as a builder. The build time was about 6 months, but I planned on that and was able to move in with equity in my home. I would build with them again in a heartbeat. read more

We looked at a LOT of builders in the area and Edge had the best combination of floor plans, price, location, and options. We were pleasantly surprised that we got most of the options we wanted without going (way) over budget. Naturally we had to compromise some things like the master bathroom in order to get the kitchen we wanted, but overall we're pretty excited. We were really hoping to get the black windows to go along with our white farmhouse exterior but they ended up being crazy expensive, that was a bummer. Nothing has happened since the design session, but we've been reassured it's coming along on schedule. I'll try to remember to update this review as we move further along. read more

I have purchased two homes from EDGE. The process was smooth and easy both times. I highly recommend them. I also think that their floor plans are better than the competition (DR Horton, Lennar, etc.). We had previously purchased a pre-built (quick move in) house from Edge in 2011, and built with them this past winter (Dec 2014). In both cases we felt like their communication with us was not sufficient (when we were building, the builder thought the house was a spec home with no buyer for the first three months). We didn't feel like we were kept aware of what was going on in the construction schedule or where we were in the process. The build quality is medium quality. It looks very nice, but insulation, finish quality, electrical, etc is not very impressive. It has taken them over two months to fix some of the "walk through" issues that were found right before closing. In general I think that what you get for the price is reasonable, but not amazing. UPDATE: After having been here for a few months, I am going to leave my review the same. There have been several warranty requests that we have had to put in. The warranty requests have all been handled acceptably, but not necessarily in a very timely manner (sometimes a few days, other times weeks). read more

My wife and I just bought an edge condo, and we had a great experience. Our sales agent was great to work with, enthusiastic and very responsive. We absolutely love the layout of the condos - they are spacious, beautiful, and well designed. We were able to pick out our own color scheme (it included flooring, wall paint, cabinet color, etc.), and were really pleased with how it turned out. There isn't anything we would change about our condo! We had one issue with our faucet in one bathroom only putting out hot water, and Edge customer service took care of it very quickly and efficiently (it was a quick fix; the line was kinked apparently). Our experience has been overwhelmingly positive, and we won't hesitate to build with Edge again in the future! read more

I've had to tell myself "it could be worse" way too many times in the short time we've lived in our Edge home, less than 6 months. At first things went smoothly but once we moved in we really noticed how poorly the quality of the home is. Our dream of building a home quickly turned into a pain in the a**. I never thought we'd be filing so many 'Customer Requests' in a brand new home. Our windows didn't come with screens so we had to remind the contractor multiple times that we didn't get any, once they were finally delivered we had to install them ourselves, the garage door had a 2" gap around the frame allowing wind and snow to constantly build up in the corners of the garage, when we asked for someone to come fix it, Edge's response was "that gap is normal and we won't send anyone to fix something that meets code". What's the point of an insulated garage door with a gap around the entire door? Some mornings we had 4-6" on snow inside the garage. The sub floor has shifted in the living room so a large ridge is felt underneath the carpet which has gone unchanged even though a Customer Request has been submitted and the carpet company came to make sure it wasn't the pad or the carpet, there are 4 puddles inside the cold storage room from water dripping from the ceiling and down the walls...I could go on but the point is, we paid $$$$ for a home that feels like it was built by the Boy Scouts for an Eagle project. My wife and I joke that Edge's motto should be "Spec homes for a custom price" read more

We were super excited to build our first home. First I will say that I loved the options that were available and that I love our home now. They did cut so many corners, for example we replaced the light fixtures in our home right after we moved in when we took their light fixtures on there were no electric boxes which is extremely against code when we contacted edge about this they brushed it off and said it was not against code. I have had multiple home inspectors tell me how illegal this was. It makes me nervous to think about how many homes have code violations in them. There have been multiple things go wrong with in the first month of living here. We have had two plumbing leaks, our furnace has gone out, our lights flicker, or plaster on the outside is cracking, and they've had to rip open one of our walls and still have not fixed it. They got paint all over our porch so now it looks like a mess. When we contact the warranty customer service the lady is extremely rude and put out that you have problems to fix that should've been done right in the first place. We spend almost a half $1 million on a home and expect things to be done right and people to be kind and that's just not been our experience. If we would've known what we know now going into it we would have gone with a different builder. read more

I have a mixed review. The floor plan was the best around but the building process was a bit shaky. In most town home communities they build in succession beginning with phase 1 and then transition with phase 2 and so on, but in this community they build all over the place. They even completed homes in the 4th phase before completing homes in the 1st phase. Their estimate on completion was two months off. We are happy with the end product but getting there was a long and tedious. As of today the construction staff and quality control individuals have been very helpful and professional in completing our issues. Just don't believe them when they give you a date of completion. Their answer for continued delays is to blame their subcontractors and the subcontractor's employees of walking off the job to work with another sub for more money in the middle of the job. My answer is if they have this many issues with subcontractors they should hire dedicated subcontractors, which would levitate them from having this many issues. read more

Buyers beware!!! There is a reason they are one of the fastest growing home builders in Utah. They build cookie cutter homes that are all the same. They build a lot of houses as fast as possible and are low quality homes. We know 3 families who have had large problems with their homes and edge not honoring their warranty. They try to get your deposit from you as soon as possible and continue to get more to make you feel like you are locked in. DO NOT BUY A CONDO ON FIRST OR SECOND FLOOR!!! They are built out of paper. The noise levels are ridiculous! We expected some noise but we were ensured the floors were insulated extra and that the noise levels were better than 5 star hotels. This is a lie. Our neighbors aren't excessive. They live a normal life and even normal every day activities sound like an earth quake in our home. We own our condo. It is where we live and will live for a few years. It's extremely unfortunate that we have to have so much anxiety and discomfort living in our own home that SHOULD be inviting and comfortable. We have talked to Edge and the HOA and we have basically been told "too bad!" We have been told to talk to the neighbors above and ask them to be quiet. We shouldn't have to ask our upstairs neighbors to walk on eggshells. It has nothing to do with excessive moving/pounding and everything to do with cheap construction. It's not worth it. We recently moved into an Edge Home community. The sell and initial build process were excellent. When finishing details started, that's when our good experience turned sour. First, the paint job was despicable. We had paint splatter on carpets, runs that had to be completely repainted - twice, missed areas. Tape was just painted over. Next, we had a pipe leak inside the wall. The drywall was replaced, but Edge Homes refused to replace the warped baseboard. They told us painting over it was fine, but paint does not cover permanent bubbles and misshaped material from the damage. For the carpet splatter, Edge Homes told us to use a Goo Be Gone to remove it with no offer of fixing the issue. They also forgot to caulk an entire section of one bathroom. Of course, they use multiple companies for each detail. As a result, on more than 6 occasions after we moved in, we had to call and coordinate with each company to schedule a fix. This meant staying home for several blocks of hours waiting for the repair person to come. On more than four occasions, they didn't even show up or call to reschedule. This meant lost work time. For the caulking, I finally told the tile company to just leave a can of caulk at our door so we could do it ourselves as they didn't show three schedules in a row - leading to total of twelve hours of missed work just for the no show caulk repair. The person at Edge whose job is to coordinate and schedule these things gave us a cold shoulder and made us feel like crazy people for even bringing these issues to the table. Plus, he asked us to make the calls ourselves. This is only a brief summary of the negative details. At this point, we are dealing with the landscaping. First off, when Edge Homes tells you that all Landscaping is included, the word "landscaping" is an extreme misuse. Every house whose yard was put in last year prior to our construction now owns at least one dead tree and half a yard full of weeds in place of grass. The other half is yellow and brown. I had to jump through hoops to find out how many bushes and trees are included. Turns out for each entire yard, two trees and three bushes, plus grass and drip lines. Secondly, there's no communication about what plants you get, where they are placed, or where the sprinkle main box will be. The landscapers show up, and you get what you get. There is no one at Edge who tells you when they are coming, what they are doing, nor are you given a person's name to call to discuss any of these details. If you ask, you will be treated like a ridiculous person for caring. This may seem nitpicky, but when a tree which will grow large is placed right in front of the most incredible view of Mt. Timpanogos and the Provo Mountain range - one of the top selling points of the house, you are bound to be upset. The back yard cement patio is so small, our bbq is the only thing that fits on it. We understand it's a spec home. Naturally, there is space for us to extend this patio in the future. But... when the landscaping happened, they placed the main sprinkle box right in the only area where we could extend the patio. Basically, expect to repay for landscaping as you will have to redo the entire job Edge Homes provides. And, if you want to use your own landscaping company in the first place, Edge Homes will not allow you to do so - even if the HOA tells you otherwise. Edge Homes has many areas of specialty, some of which are great, but each area does not work together. As a result, expect to find issues, place many, many, too many, phone calls, to several different people, in order to resolve an issue that could have been avoided. PS: you'll get the run-around, only the hear: "we can't help you, but we are sorry." Don't be sorry. Just do it right in the first place! As the owner of an Edge home I have a lot to say to those of you looking to build with Edge. In the beginning we had petty complaints things like the lighting wasn't lined up, studs were broken, then it got to the point that lights are falling off the walls. Plumbing was not centered and the toilet is less than 8 inches away from the bathtub on one side and 24 inches away on the side that the vanity which makes it really hard to reach toilet paper. I was shorted lights I was not given the upgraded carpet pad that I was promised, the house is poorly built. I don't believe any of the contractors the job owed a tape measure, nothing was even or level. First year we had over 69 repairs some as major as a roof leak which left us with mushy sheetrock some as minor as double sinks were not set in the cabinets an equal distance from the front edge of countertop. Myself and many of my neighbors have more complaints than Yelp has space on their webpage for , so buyer beware. However I guess it's sturdier than a blue tarp under the freeway. read more

Very Disappointed! We were very excited to build our new house with Edge Homes in Draper. We mentioned exactly what we wanted in our home, color, upgrades, location and price point. We were reassured many times by sales agents they could build exactly what we wanted so we put money down on a lot and awaited an appointment to go to their design center to pick our options and colors. Being one of the fastest growing home builders in Utah, they were booked up for 4 weeks to get in... Once we made it to our design appointment we were told first thing that our neighbors had already picked the style and color of home we wanted so we would have to start over and pick something different. Ridiculous. We were told up front we could not have the same floor plan as a neighboring house but were never told anything about colors or elevation! We didn't know this was the case and wish we would have been told from the beginning. We tried to move on from that but after being told no on many other options we had been set on from the beginning such as windows, yard, and other trim we knew this wasn't going to work and needed to look into other builders. We asked for our deposit back since this was not our fault, but since we had past their 14 day window for refund because 'their' design center was booked and forced us to wait 28 days to get in there was nothing we could do. Definitely a bait and switch business model. Bad customer service! Very high markup on design center options. For one of the fastest growing home builders in Utah I was very unimpressed! read more

They only care about their bottom line not keeping their word or doing quality work. I have been trying for 11 months to get them to fix major issues they said they would fix and that they admit we're not done up to their standard. Every time I have talked to their representative he admits it was poorly done and says someone will come out to fix it but it is yet to be fixed. I had other contractors quote me $9,000 to fix these issues.They also charged me for something I have in writing they said they wouldn't ($300). And then on another item their representative said he made a change we requested on a color but when it was installed they only did the color change in half of it so they charged us $1,400 to fix it. Bottom line is they don't follow through with what they say and all discrepancies go in their favor even though my issues were created by their employees saying something and changing it later. read more
