We had an excellent experience working with Rebecca Kelly and Michelle Gailey at Eaton Realty. As first-time homebuyers, we had a lot of questions and wanted to be thoughtful and thorough throughout the process. Rebecca and Michelle were incredibly helpful from start to finish. Rebecca brought a tremendous amount of experience, practical guidance, and market insight. She helped us think through offer strategy, negotiation, inspection concerns, contract terms, and the many details that come up between going under contract and closing. Her advice was direct, knowledgeable, and valuable at each step, especially when we needed to make decisions quickly but still wanted to feel confident. Michelle was also wonderful to work with. She was kind, responsive, patient, and consistently helpful throughout the process. She made communication easy and helped keep things moving smoothly, which made a stressful process feel much more manageable. Together, Rebecca and Michelle made a great team. They helped us find a home we love, guided us through the moving pieces of the transaction, and made sure we felt supported all the way to closing. We always felt like they were looking out for us and helping us make informed decisions rather than pushing us in any particular direction. We are now moved in and very happy with the home. We are grateful for all of their work and would absolutely recommend Rebecca and Michelle to anyone looking to buy a home in the area. read more

Rebecca (Becky) with Eaton Realty is exactly what you want in your corner when selling a home--action-oriented, detail-focused, communicative, transparent, and highly market-savvy. We went from listing to sale in about 5 months--faster than many comparable homes in Fishhawk Ranch. Becky understands that it's you vs. the market, and she knows how to position you to win. I always recommend meeting multiple agents for a decision this important--but Rebecca should absolutely be one of them. This comes from someone who has both sold homes and trained real estate agents. We've also worked with Eaton on the property management side, and the experience has been just as strong. They maintained the home to a high standard through every phase--residence, rental, and eventual sale--over a 4-year period. Communication was consistent (same or next day), and work orders were handled quickly and professionally. Their fees may be slightly higher than some competitors, but the value is clear--you get what you pay for in this business. Eaton Realty is the complete package. Highly recommend. read more

My home was flooded and completely gutted after the Hurricane and I decided to sell and move off the water. We have looked on and off for a few years for land with Alie. This past spring, we had given up on that dream until she took one last chance to show us a property that had come back on the market! Alie effortlessly walked and worked with us thru this entire overwhelming process. There is no way that this would have happened without her guiding and mentoring us, almost daily, thru the sale of our home and purchase of our new home. Amazing Real Estate Agent that is truly vested in helping all of her clients. read more

So far so good halfway through our current rental experience. They have been quick to respond to all communication and work orders.

Prior to working with Eaton, I did not have a good experience with a few agents referred to me through friends. So I decided to look on Google and found Matt Grieser. He had good reviews so I went with him. There are numerous things about Matt that stood out from the rest. 1) He offered to look at a few homes without me present while I was at work, and gave me his honest opinion if it was worth scheduling a showing. 2) He is patient. He never made me feel pressured. My previous experiences with the other agents felt rushed. They acted like I should close on the 3rd house they showed me. I started looking for a home towards the end of 2018, but ended up waiting a year to start looking again. 3) He is personable and sincere. He visited with my 76 year old mother who is afraid to sell her home of 40 years. He took the time to sit and talk with her about the property/market and explain to her that he will hold her hand throughout the entire process. My mom has yet to sell, but when she finally decides to do so, I'll be contacting Matt again. Finding my property was the easy part. After a year of looking online, I knew exactly where I wanted to live. I just had to wait for the right unit to come available in the complex. Once I found my unit, Matt working diligently to get things moving quickly. He educated me during the initial process and provided frequent status updates. He always tried to accommodate my schedule when we had to meet. Whether you're a first time home buyer or not, I highly recommend working with Matt Grieser. I, not only finally met a great agent, I gained a friend from the experience. read more

Eaton Realty has served as a trusted partner and advisor during my search for a suitable residential property -- and it has been a pleasure to have a business relationship with them.   If I were to single out a key factor that exemplifies the professionalism and dedication I have seen?   My property manager Jose -- he has been an essential partner in working to make certain that my business relationship with Eaton Realty is exactly that -- a relationship.   He is enthusiastic, upbeat, trustworthy, and conducts every communication -- via phone, email or in person -- with the kind of rock-solid character you wish you saw daily in the business world.   He serves as a credit to the business -- where I consider myself lucky to engage with on a regular basis.  Any business that has the good sense to hire and retain a stellar professional like Jose deserves a hearty recommendation -- which I am happy to give.  You would be well served to work with Eaton Realty. read more

I'm an out of state property owner. After a long history with an inept property management company, I found Eaton Realty. Working with Lisandra Kauffman at Eaton Realty exceeded all of our expectations. We were looking for a rental property after relocating to the Tampa area for work. Coming from out of state, we initially spoke with Lisandra via email and over the phone. She was extremely polite, responsive, and listened to exactly what we were looking for. Once in town, we met Lisandra at the Eaton Realty office. Although our trip was only a few days, she managed to show us numerous properties in FishHawk and gave us a full tour of the entire community and all of its incredible amenities! She was very knowledgeable and was quick to answer any questions we had. We were also interested in some properties a little farther away from her such as Wesley Chapel and Westchase. Although we ultimately decided on FishHawk, Lisandra was more than willing to go out of her way to show us those properties if needed. On our last day in town, she managed to find us a lovely home and we couldn't be happier with our experience. We wouldn't hesitate to work with Lisandra again or give her anything but our highest recommendation. Thank you Lisandra! read more

If you are currently renting or looking to rent with Eaton Realty please STOP and take a moment to read our horrible experience! We moved to the area 17 months ago and rented a house through Eaton Realty with the goal to purchase a home in Fishhawk if things went well.  Given the fact that we never intended on staying long in the property, we were meticulous about maintaining the home.  We do not have pets, there are 4 of us (2 adults 2-14 year olds), did not hang any curtains, and with the exception of hanging a 35" LCD TV, we only hung 4 picture frames on the walls no heavier than 2 pounds (used small picture hanger nails).  Again, always planning on buying a house and not rent long.  After a year we decided to start looking to purchase a home and reached out to Eaton as they stated they had a program for renters that will help with the transition from renter to homeownership.  We worked with a fantastic realtor (Sissy Martinez) whom is no longer with Eaton Realty.   Sissy was able to find us a home we loved so we decided to purchase AND this is when the nightmare began... Suddenly the "Win win  program"" was confusing and not clear... Basically the renter is responsible for the rent up to 3 months or until they find a new renter. Not sure who was winning here, especially since this was based on us buying a new home from them. This was not clearly communicated by the office, but luckily Sissy was able to smooth things out for us (again she is no longer with Eaton). Enter Bill Hague, he was our transition coordinator or something like that. From the beginning he mentioned about the property needing to be move out ready and that they provide "courtesy" pre inspection and recommended professionals (of which we would have to pay out of pocket).  We had the entire home and all floors professionally cleaned (Eaton's vendor list) a hefty expense that we were willing to pay to ensure all would be ok. But despite all our efforts to get our full deposit back, Eaton still found issues with the home at the end.  The initial courtesy inspection and pre move out check was done by a gentleman named Britt (no longer with Eaton, hope you're seeing the pattern here...). Britt came out and stated that the property was in great condition and that we shouldn't have any issues receiving the security deposit.  A few weeks later we receive a notice that they will be sending another gentleman for the pre inspection and he pointed out a few minor things of which he said he was going to send a follow up email (never received the email).   Bill Hague then sends an email with a long list of things to fix of which none were mentioned during ANY of the inspections.  We tell him that none of what he is pointing out (by the way Bill never came out to the property) were things we did. He mentions they have " a thousand" pictures of the property showing the move in condition. However, none of the pictures he sent had a digital time or date stamp and when I questioned when they were taken he stated he had made a mistake and had sent us pictures that were taken 4 months prior to us moving in! There was another family living in the property at the time that those pictures were taken. In that moment I realized I was being scammed.  Obviously we did not take pictures to refute their pictures because nobody takes a thousand pictures prior to moving into a house.   In the end they deducted over $700 from the security deposit because they stated that there were  entire walls that needed to be fixed.  Although we used the touch up paint left in the garage by them.  I've had conversations with other renters and they have experienced similar issues with other renting companies so not sure if this is a strategy the leasing companies use, but I can tell you that we were certainly scammed out of $700. This is the first time I write a negative review for anyone, but felt compelled to WARN anyone looking to rent from Eaton Realty.  Last bit of advice take videos of everything before and after moving out so you can at least have some kind of evidence.  Otherwise they will decide to take from your deposit to fix things that were there prior to you moving in and use undated pictures against you. We were their clients in the past year and here is our experience: Good: very responsive to emails and text messages, have good contractor list if repairs needed, have nice properties Bad: moving out is a PAIN! we had professional cleaners and painters doing patching and cleaning, we had pre-final walk through and were able to correct all the items right after, however final walkthrough is done only by Eaton and we got smashed with additional cleaning fee and bunch of other things including admin fee of $85. Just be aware of that if you are renting with them. read more

We are a military family and had not yet made it to the area to actually view the property. Matt G. scheduled a tour to view the property to make sure the photographers were not "magicians." I was a renter with this company for two years and I will say that if there was a issue with the house they fixed it pretty quickly. My main issue is that what I have found out is that with military personnel they will most like make you do a double security deposit (verified by a buddy of mine who uses them too and had the same problem). Upon vacating, we busted our butts cleaning the house and fixed everything on their "pre inspection". Checklist. After we left they charged us $3,500 in repairs to the carpet and blinds when the blinds were not brought up during the inspection and the carpets were able to be cleaned but the agent in charged stopped the cleaner from attempting to clean them. So my suggestion to you is look for another company since they will most likely not give you any of your money back from the security deposit. If you do use Eaton Realty, at least the ladies up front are nice. The rest of the company is just out for your money. read more

Rebecca Kelly is BY FAR THE BEST realtor I could ever recommend! We knew nothing going into the process of selling our home. We also had a timeline that I thought was absolutely impossible! But, Rebecca quickly came over and told us exactly what we needed to do to get our home "show" ready and how to get the best price for it. She has an amazing photographer as well! She worked so very hard, got our house on the market, sold, and closed in 10 DAYS! She negotiated everything perfectly and the sale went flawless! Rebecca was there every step of the way, late into nights, making sure we understood everything. She immediately responded to every text, email, phone call, and came in person any time we needed. Her knowledge, experience, and expertise blew us away! She was always calm and collected which was great because I was so nervous... She did an incredible job being candid, making sure we knew everything that could happen... There is so much to consider with inspectors, offers, buyers... Rebecca made sure to explain all the pros and cons of each offer that came in. Again, she KNOWS EVERYTHING, so you never have to worry. After we closed on our home, in record time, we found out the builders where we were looking did not choose us for the home we were hoping for. She then, kept working for us trying to find a new home that would be perfect for our family. I ended up calling to tell her we made an appointment with a new build sales girl who had 3 lots left and had to meet right away. She hopped in her car and met us with only 25 minutes notice. She also has lots of connections and actually knew the sales woman! Rebecca wrote down everything and explained to us everything we needed to know. This was a very quick process and Rebecca was so very helpful and always made sure we were looking at things from "every angle." Things I would never have thought about, she brought up to make sure this home was perfect for us. And it IS! We are having our dream home built! We could not have done this without Rebecca Kelly!
