These people get property owners to sign over their real estate for "management" then fill their empty houses with squatters. We have two of these schemes in our community -- at least. The squatters walk up and down the street, asking for money, small appliances, food, alcohol, and rides to the nearby convenience store from which they buy daily stuff and fill plastic bags they can carry back to the nice house they are staying in. Then they go back to the house and bathe in the swimming pool. Either the owners are complicit in this scheme, or Hoffman is collecting taxpayer or other money to house these people. They are unsupervised and are the same people begging from you at stop lights...but they live amongst us. Multiple calls to the company have gone unanswered for 6 (SIX!!!) months. Haven't had water all day due to the property owner not paying the water bill (his responsibility, per lease). A notice from the City of Tampa was hanging on the door. I've contacted Hoffman multiple times today and have not heard one word back from the office (I imagine it's in retaliation for this 1-star review, as all repairs and communication have taken even longer since I shared it). Absolutely ridiculous to be dealing with this as a tenant. At least this situation is covered under Florida statutes. read more

Many things to consider when looking to rent a home. $99/applicant fee is twice the industry standard in the market. If or in my case when they performed a background check & make an egregious error & then you do the leg work to prove they made an error don't worry they'll be happy to keep your application fee as it's non refundable even if they & ACUTRAQ admit they made the error. In my opinion utilizing a more professional & thorough company would be in your best interest especially when looking to rent more top end properties such as what I was considering. read more

I contacted Hoffman Realty's call center/office and the property agent Nina several times regarding the property 10669 Lake Montauk Drive. Nina kept forwarding my phone calls to voicemail. I finally spoke to her via phone to verify the rental requirements and I also verified with her that there were 0 pending applications ahead of mine. I completed my application after viewing the property (which was a hassle to even do because I had to go back and forth with Nina via text about not being able to request an agent viewing on their website). She did not provide the gate code, and nonchalantly told me to just follow a car into the gated community. I went ahead and completed the application and When I called to check on my status, the call center representative told me to wait 1-3 more days. I texted Nina to follow up and she called me back with the most nastiest and attitudinal tone as of I was annoying her to have her do her job. She told me that I needed to wait until tomorrow or the next day for a decision. She called me back less than 10min later and said the owner wanted to deny my application because he pulled my Credit Karma Vantage 4.0 score via Transunion and it did not meet the 650 requirements. This was one of the details I throughly reviewed before even applying. #1) when you're "pulling" one's credit score, you should disclose ACCURATELY which score you're pulling, hard inquiry or soft pull, and DEFINITELY warn the perspective tenant that your "owners" are allowed to deny an application based on the worlds most known inaccurate credit reporting site. Furthermore, deny an application based off of one's ACTUAL credit score. The fact of the matter is, I do NOT believe my application was even considered or processed. Due to the story changing so quickly and misinformation given prior to applying. The nasty and impatient attitude of Nina is also a red flag that you guys simply denied my application by choice/discrimination and wanted to take my application fee regardless. This is a piss poor way to do business. Nina needs coaching on how to deal with the public if she's going to represent your company. & for gods sake, PLEASE give applicants the correct information prior to applying. It makes it seem like the company wants to suck in as many application fees without processing applications. *UPDATE* Nina attempted to call me and smooth things over after the owners of Hoffman notified her of this review. She offered me a property before listing it, and claimed she was contacting the owners to see if they would accept my application & guess what? That application fell through too. Instead of her coming to me to tell me, I caught on after 3 DAYS of waiting (Not even including the weekend). I went ahead with an application from a VERY reputable broker, Sparrow. They ACTUALLY pulled my true credit score and didn't require double deposit, no rude and shady employees and my approval came the SAME day I applied. Since then, Nina has texted my phone TWICE asking for me to edit this review. So here you go Nina, here's your edit. Screenshots included for proof! Stay away from Hoffman. End of story. read more

Unlike others I would disagree with the level of service, professionalism, timeliness and ownership of managing the property I'm renting. Hoffman owners are not engaged whatsoever on the day to day operations as it took 2-3 months to get answers on several major repairs for garage, water line in fridge and cutting of grass. When confronted with the issue that was not being addressed the owners of Hoffman had not a clue about the issues going on for several months. From there it was my responsibility to be here, away from work, 3 times with only first time visits from repairmen. I would advise home owners to think hard if you want this team managing your property. For any company it's tough to hear poor service and delivery news but even worse if you pretend it didn't happen and blame the home owners. Poor management and owners only out for the dollar. Update 11/1/2018: Apparently the owner of Hoffman Realty has decided to double down by having one of their office team members provide slanderous details about their inspection visit and mishandled the information in email. Have offered to talk with Hoffman Realty owners on multiple occasions without any reply. According to the email update, from their office team, it alarmed them enough where the Hoffman Realty group had to follow up with an email stating I'm maintaining his house appropriately. I'm not out to get Hoffman Realty, contrary to email, but hold you accountable for your lack of responsibility as landlord and not taking actionable recourse. read more

This realty company is awful. My bf and I were approved at one of their property and told by an agent that she would send the link to secure our deposit. A few hours go by and we don't receive anything. We follow up the next day with no response. We become worried and start to call persistently. We finally get an answer and we're told that they gave our apartment away because another agent rented it out first. They made us put in several applications (fees included) and told us we were approved. We were initially told we were the only people putting in an application. We have lost everything and these agents don't care about anything. I hate that they own as many properties as they do because they should be avoided at all costs. read more

Hoffman Realty had a house on the rental market for 38 days with no applications. Linda, showed me the property on Sunday, November 8th and I was interested. She advised me that there were no other applications on the house and diligently contacted me all day to get an application submitted. I filled it out, and paid the fees. Linda texted back on Sunday, that she received it and the processor Nina would follow-up the next day. Nina called me on Monday to advised me that she received my application and 2-3 other applications after mine. Nina stated f she processed my application, I would have to compete with the other applicants and the $150 application would be non-refundable or I can back down now and be refunded the $150 application fees. I really think that this is just another Real Estate scam to collect multiple application fees from unsuspecting buyers. This company has lost all credibility with me. I am taking the time to report these unscrupulous practices to the Better Business Bureau, leave negative reviews and report them to the Florida Department of Business and Professional Regulation and the Florida Board of Realtors.  After researching the rental property address 6412 S. Lois Ave, Tampa, FL 33616 with Hillsborough County Records, the property is owned by Mascotte 6, LLC, with the owner being Maryann Hoffman, of 3900 W. Dale Avenue, Tampa, FL 33609. In other words, Hoffman Realty owns the property through their LLC, they list the property as a Real estate agent, manage the property and create market competition to reject applications and collect more in fees. read more

I Just made the biggest purchase of my life! And... I Used a Real Estate Agent... I wasn't going to use a realtor, but as the buyer there is no additional cost in doing so. Also, my research and all the advertising claims noted services such as; more extensive MLS searches, market knowledge and strong negotiating skills. This all seemed worthwhile. My number one reason was that a purchase this big required a knowledgeable and experienced professional when it came to negotiate an offer price. The realtor I chose offered none of this. I did get the home of my dreams. I located it, researched market comps, and even determined my offer price. My realtor thought the home was great and she urged me to make a full price offer which I decided against. Following counter offers (which I also handled), my final purchase price was 22k less than the asking price! She also suggested I utilize a loan officer she knew from a local bank which is contrary to the best practice of utilizing a mortgage broker that can shop competitive rates across many financial institutions. This proved to be a far better option. At this point, following her last suggestion, I decided to choose my own home inspection company. Even still, my realtor missed several critical findings from the report submitted to the seller's realtor. As a realtor, details should be her specialty, sadly they were not. Due to a pending transfer for the sellers, the purchase included an agreement that the seller would rent back the home for a period of two months. I agreed to this and assumed that Hoffman Realty, a group which specializes in property management would handle this rental transaction. They chose not to. I have provided only the big picture here as I do not want to nitpick. Lets just say there were several other items that frankly should have been handled more professionally and efficiently. Bottom line, purchasing a home is one of the largest financial decisions of one's life. In many cases, it is a happy and sometimes emotional time as well. Partnering with a relator should make the process smoother, alleviate concerns, and provide guidance through the many unknowns and potential hazards of the buying process. Unfortunately, the realtor I chose lacked basic business acumen and professional etiquette. Ultimately, her shortfalls created more work for me to do on my own and caused far more stress for me than necessary. If I could give zero stars I would. After scheduling a viewing, it was then cancelled by agent Nina citing I needed to call to reschedule. Upon calling the agent, Nina was unprofessional and not well spoken. Condescending in manner and rude. She stated that I needed to be qualified for rental prior to showing so it didn't waste her time showing the rental. She then proceeded question me that if I was interested in viewing the property then why did I schedule several days out with any regard or compassion that it may have been the first day I was able to due to a high demand career. I am a HUGE fan of Hoffman Realty and it started from the moment they helped me get into my rental in 2016. I was traveling for work to NYC and during this time I was approved for my rental and they needed all paperwork signed along with the deposit. Being away in NYC they put everything on hold for me until I returned 3 days later. I knew from that point on that I was going to be in good hands and treated properly. They certainly didn't disappoint. Whenever I needed something repaired their maintenance team was on it fast. Filling out the maintenance request through the online portal was a breeze and they would follow through with updates to make certain all the work was repaired properly. The lawn care was included in the rent and maybe a handful of times I would request through Hoffman that the lawn guy hadn't shown up yet and the yard was rather long they would make a call and the lawn was mowed either that day or the next! No hidden fees with Hoffman, your rent fee is what your rent fee is. Others I know sneak in online payment fees, or processing fees. Not with Hoffman. The Move out process was seamless as well. They worked closely with me in obtaining my initial deposit and for that I am grateful. I spent two years in this Riverview home and Hoffman Realty certainly made it a breeze for me and my two little ones. I only moved out because the owners had elected to sell the home and Hoffman was right there sending me new rentals in the surrounding area. Nothing to sweat here with Hoffman Realty. They were awesome to have as a property management company and I HIGHLY recommend them to anyone looking to rent in the Tampa area. read more
