My wife and I decided to shake up life a little and leave Houston to live somewhere we enjoyed vacationing. We decided on the Tampa area after multiple 4-6 day vacations. We narrowed down our options as best we could and began searching for a realtor that could meet our long-distance buyer requirements. I spent several hours scouring all the review sites and narrowed it down to a very short list of three. Philippa's reviews were enough to make me want to call her first, and we never looked back. My wife and I are pretty laid back, but we don't care for padding the fall, softening bad news, or tip-toeing around feelings. We want reality. Harsh truths. This process is tough enough in a seller's market, so let's get to the point! We made this clear to Philippa in our first couple of phone calls to her and she happily obliged. While we got lucky and ended up closing on a home within a couple months of searching, Philippa definitely had her work cut out for her in this market. When we showed interest in a home, Philippa would get back to us within 30 minutes to a few hours at worst, and included more details than we imagined she could provide in such a short amount of time. She steered us clear of areas she knew we wouldn't appreciate, pointed out minor imperfections that we would have definitely missed from photos alone (remember, we did this 90% from afar), and was as brutally honest with us as we asked her to be. This process could have been much more of a nightmare than it turned out to be. We truly believe that Philippa turned down our stress levels several notches, and for that, we couldn't be more grateful. If you're looking local or looking from a distance, do yourself a massive favor and at least speak with Philippa over the phone for 10 minutes. I believe you'll find yourself at ease immediately, and you should. Philippa will keep your best interests in mind throughout the process and is always very responsive. You'd be silly not to give Philippa a chance. Philippa, we can't thank you enough for catering to our needs from a distance and being more than we could have asked for in a realtor. You absolutely crushed it! read more

I can't say enough great things about Philippa. I am no stranger to real estate having bought and sold homes in several states and can honestly that Philippa is the most engaged Realtor I have ever worked with. I live in Ohio and unexpectedly found myself in need of a realtor after the death of a loved one in Florida. After an in-depth search on Yelp, I chose Philippa based on the glowing reviews. From our first conversation, I knew I was in good hands. Within an hour after my initial call, we made an appointment to meet when I arrived in FL and determined a ballpark sales range for the properties. She was also gracious enough to forward a variety of reference materials and comparable MLS listings to prep me for the process. Because we communicated a few more times before our meeting, it felt like I had known her for ages by the time we met. During our first meeting, we reviewed the contract and process before she conducted a thorough review of the properties. The listings went live on a Wednesday, with photos from a professional photographer, and by Friday, we had our 1st offer! She then held 2 Open Houses over the weekend which generated multiple offers. Upon settling on an offer, she worked closely with the Buyer/Agent, Home & Pool Inspectors, Title Company and Buyer's Lender on all the necessary steps. She kept me well informed along the way while managing many of the nuances behind the scenes. I am happy to report that both properties transferred ownership 28 days after being listed. If you are looking for a Realtor who is a 'go-getter' and passionate about all aspects of their field, I strongly suggest Philippa Main. Her knowledge, skills, experience and enthusiasm will make the experience pleasurable and memorable. read more

I contacted a number of mortgage loan officers and realtors before finding Philippa, who I was intrigued to by her stellar google recommendations. When I first contacted Philippa, I was initially in search of a realtor. Although I was disappointed to find out that she didn't cover the area in which my fiancé and I were interested in moving to, we were pleasantly surprised to discover that she is also a local mortgage loan officer. She was courteous to recommend a realtor that specializes in the area we were interested in. On the loan side of things, Philippa was fantastic to work with. We communicated via texts and phone calls even after regular business hours for the entire month prior to closing. She is very thorough and kept in touch with me at every stage of the process. She was always really on top of things, so there was never a moment when I needed to check in with her. Philippa has a wealth of knowledge and was always accessible to answer any questions I had. The fact that Philippa is available around the clock and acts in the interests of her clients, definitely sets her apart from mortgage loan officers who work for banks. She even came to our early morning closing to ensure things went smoothly. I briefly believed that an issue with our homeowners insurance would prevent us from closing on time, but Philippa went above and beyond to make sure that we did. My fiancé and I can't thank her enough for her exceptional customer service and dedication. I highly recommend working with Philippa and would definitely work with her again in the future. read more

Phillipa Main is an exceptional realtor. I was impressed with her level of knowledge and the amount of data she had about the market. Phillipa Main was ALWAYS available for any questions and responses during a double probate process. Her responsiveness was incredible. She always called back immediately when a request was present. She kept the process moving forward, allowing for the closing of contracts in a short time. I chose Phillipa as my realtor after reading the reviews of others' experiences and I am glad I had. I was unsure whether any realtor could handle a unique probate situation of multiple properties that included 2 probates She did an incredible amount of information gathering about the process, especially wanting 2 probates to move through the process simultaneously. The delivery of the information was straightforward: present the info and talk about pros/cons/strategy for moving forward. She always had our best interests in mind. Phillipa Main will work with you to make your desires a reality. She is also very well-versed in dealing with other real estate agents. She was patient and worked through some challenging situations without stressing. Herr cool, calm mindset kept my anxiety and level of stress at a minimum Her promptness, knowledge of the market, strategic mindset, kindness, and positive energy made a potentially chaotic of several properties through the probates process simple. When I am looking to buy or sell again, I will not hesitate to contact Phillipa Main. read more

I was hired by a family member (a NonFlorida resident) to probate the estate of her late father, so you can imagine how difficult it is for the family during this time. My client decided that it was in the family's best interest to remove the inherited property from Probate, so that they can sell the home in a timely manner and avoid all the issues that Probate entails. When searching for Realtors in the local area, they were looking for someone who understands Florida probate and Florida homestead property laws.....Enters Philippa. One of the few Realtors I've met who understands Florida Probate, Florida homestead, and selling inherited property. To make a long story short, the home was sold in no time. Mind you, my client closed on the sale while back in her home state. Philippa, not only understands selling homes, but inherited property in and out of Probate! Lastly, but as important, Philippa is very compassionate. When you represent clients who have recently lost a loved one, like she does in her real estate practice, compassion is extremely important. Philippa is a wonderful person. So, for anyone looking for a Florida Realtor who is compassionate, can sell inherited homes like no other, and understands Florida Probate and Florida homestead property laws, I recommend Philippa! Philippa, I thank you! read more

Let me tell you about one of the most dedicated agents in the Tampa real estate game. PHILIPPA MAIN. We utilized Philippa to sell our home in the summer of 2020. To start, Philippa helped to determine what we needed to do to prep our home for photos and getting the listing in tip-top shape. We did everything that she suggested (which was great that she came into the home saying 'I suggest XYZ' rather than saying 'you MUST do XYZ to sell'). Once ready to list, Philippa teamed with a wonderful professional photographer who captured the home beautifully. She made sure that we had a listing that buyers would be anxious to come and see. The day came for the house hit the market. We had 12 showings and 8 offers on day one. While, yes, the sellers market helped with those numbers, I truly believe the hard work Phillipa put in on the back end is why we had such high results and so many offers on the table. Within 22 hours of the listing going live, Philippa utilized her amazing negotiation skills to secure us an amazing offer. So, moral of the story: Phillipa Main is the agent you need to use if you want a great home selling experience. Because Philippa is a FULL TIME agent, not someone who does this on the side, she can dedicate all of her time and energy on her listings and selling homes fast. read more

After nearly nine years in our first home, the truth settled in that our family had outgrown it. Thus, it was time to sell. I reached out via email to the agent we worked with on buying the home. A few weeks passed, yes, weeks, and no response. I did some online research and found Phillipa Main. I contacted her through her website and about an hour later I had a response. She was actually apologizing for her delay! We arranged a phone conference, discussed the current state of the market as well as details about our home and area. We discussed strategies, she answered many questions, and ultimately, we came up with a plan to enter the market. A few weeks later, after moving out and sprucing up the place, we were listed. Within days, we had several great offers (above asking price) to choose from. Now, as I write this, we are scheduled to close, one week earlier than originally planned. Throughout the entire process, Philippa was exceptional with her communication skills and response time. She exudes great dedication and professional knowledge and made the whole process a smooth success. We cannot thank her enough and would highly recommend her to anyone looking to buy or sell a home in the Tampa/St Petersburg area! read more

We recently relocated from Texas to Tampa and Philippa helped us throughout the entire process of finding our new home. I found Philippa on Yelp and decided to send her a message. Immediately the next day she called me to find out more about what are needs were and put us in contact with a mortgage broker to get us pre approved. Since we were still in Texas, Philippa would send us houses by email to review and would go visit our favorites. For the houses she would go visit for us she would send us pictures, videos, and a very detailed written description of everything she saw to included strong smells and noises. We flew once to see houses in person and fell in love with one of the houses. Philippa was instrumental in working with seller's agent to ensure everything was in order for our closing date. She is very knowledgeable about the area and realistic to your needs and budget. We are very happy with our home and neighborhood. Philippa was so kind to being g us Champagne at our closing. She also had a custom address stamp made for us and an ornament of a key to hang on our Christmas tree. Truly an awesome realtor. I would totally recommend her. Thank you Philippa! read more

Recently I was put in the tough situation of having to sell my mother's home in Arlington as, due to some health problems, she was unable to continue living there nor was she going to be able to manage the sale by herself. As I live out of town, I was very worried about how to make this process work, but then I saw on Philippa's website that she helps people who are in similar situations. I reached out and from the very start, Philippa was compassionate, understanding, kind, professional, and great to work with. She connected me with a local lawyer who helped me get a power of attorney for my mother so that I could legally be in charge of selling the house for her in Virginia. She listened to all of my concerns and helped me make a gameplan that would make my mother feel comfortable while also helping me navigate the sale while I was out of state. She took the time to listen to our concerns and make sure that everything we did aligned with what was best for us. Whether you are selling a family member's home or your own home, if you are in the Northern Virginia area I highly recommend you reach out to Philippa. read more

If you're reading this review in search of a good realtor, look no further - Philippa is exactly what you need! After my father passed away, I was left with trying to figure out how to sell his townhouse that wasn't in the best shape, which made me very nervous in a quickly-evolving housing market. I honestly could not have done it without Philippa. Philippa helped me in so many ways, including helping me make sure I had all of correct paperwork I needed in order to sell during the probate process; figure out what was worth my time & money to repair in the home prior to selling; pricing the home at the exact right price; and so much more. She was in constant communication every step of the way & always made sure I understood what was going on. She made a very confusing process simple. I had an offer for asking price on the home within 24 hours after listing, which we ended up accepting & successfully closing within a month! Thank you again, Philippa, for everything you did to help me during a difficult time in my life. I truly cannot recommend Philippa enough! read more

I knew Philippa before she became a realtor, and I remember thinking when she got her license that she would be the only person I would want to work with to sell a property. She is smart, committed to excellence in her field, thorough, and displays initiative and drive in everything she does. When I was ready to sell a house I inherited, I quickly learned that even my already high opinion underestimated how great a realtor she is to work with. She shared her deep market knowledge to guide me through preparing the house and selling one for the first time. She explained the entire process and what to expect, answered all my questions patiently and thoroughly, and ultimately sold the house within the timeline I'd hoped for at above asking price. I felt confident going through this process with Philippa's support and regular communication. I will turn to her again when I need to sell my current house or buy a new one. I'd strongly recommend anyone looking to buy or sell property in the Tampa Bay area contact her. You will become another delighted client. read more

As an insurance broker, I work with a lot of Realtors. Philippa is not only at the top of her profession in terms of her dollar volume and closed sales, but more importantly as an advocate for her clients, a knowledgeable resource, and a proactive agent . She takes the time to learn from every transaction she works on, often reaching out to the other parties involved (like mortgage, title, insurance) to find out if there is any way the transaction could possibly go more smoothly for her client. By staying genuinely interested in all parts of real estate, she makes sure her clients are taken care of on every front. If she sees something she can help with, even if it's not her responsibility, she will step in to make sure it happens for the good of her client. She is extremely proactive and doesn't wait for problems to arise. I think most of her clients probably don't realize how hard she works because they only experience the successful transaction that leads to a very smooth closing, not everything she is doing behind the scenes. read more

We were relocating from NYC to Wesley Chapel, FL and wanted an agent with out of state relocation and new construction background. We wanted someone young and energetic but not too new to the business. I did my research and based on her background in the industry I felt Philippa would be a great match. It doesn't hurt that she literally knows Tampa inside and out. She is a BEAST at what she does. We had to adjust expectations during our several months search and Philippa was quick to do the research on our behalf and come back with a new action plan . She was constantly checking in to see if we had any questions or concerns. When I needed recommendations on home inspector, home insurance, pools, etc she was there solid recomendations. If you want someone who has your best long interest term interest and who will be brutally honest (which is what you need when making such a big investment) then Philippa is your go to. She comes with our highest and heartfelt recommendation! read more

Philippa is incredible! She is extremely knowledgeable about not only real estate in general, but also about the local real estate market in the greater Tampa Bay area. Additionally, she is extremely professional, courteous, and patient, and went the extra step to make sure I understood the process of buying a house every step of the way (I was a first time home buyer). My situation was unique because I was looking to buy a house in the Tampa area while I was still living up north. I found Philippa on Yelp, and I'm so glad I did! She worked with me every step of the way. I flew down to Florida a couple times and she was able to work around my schedule to show me as many properties as she could in the time I had to work with. She answered all my questions, and when she didn't have an answer, she contacted the person she knew who would. I completely respect Philippa's opinion and advice, and she's the ONLY realtor in this area I will contact if I want to buy/sell a house. read more

My husband did an online realtor search and found Philippa Main. She had over 80 five stars excellent reviews. We called Phillipa for an interview and chose Philippa to be our realtor because she has a dynamic and honest personality. With Philippa, the process of selling our house was quick and easy. She gave us a realistic sale price and walked us through the process. She is very knowledgeable in the real estate business. She is an assertive negotiator who got us $25,000 above the asking price. Phillipa was always attentive to our needs and extremely helpful in answering all our questions. Even though we were in California, Philippa always had time for us. After selling our Florida house, and now buying a new property in California, I still ask her for advice, and she immediately answers all my questions. We highly recommend Philippa Main to be your realtor because of her level of responsibility, honesty, and dedication. Thank you, Philippa, for all your great work! read more

I worked with Philippa to purchase a second home in Clearwater during what is probably the best sellers market we've ever seen. Philippa helped me through the process despite the fact that I was only in town occasionally. She bent over backwards to help me find the right house at the right price regardless of this crazy market. I really believe it would have been impossible with another agent. I've purchased and sold a number of homes, but I've never worked with an agent that worked so hard for me. She was incredibly responsive. She was very clear when she thought that I was potentially making a mistake, always ensuring that I understood the context of her concerns and made an informed decision. It would have been much easier for her to push me forward just to get to a close like many other agents. But she was truly representing my interests. She's the best agent I've ever worked with and would recommend her to family and friends. Phenomenal support and guidance. read more

I stumbled upon Philippa almost by accident and thank goodness I did! Within a few minutes of talking to her (I emailed a random inquiry and she called me right after I submitted my request - on a weekend!) I knew we had to hire her! My husband and I had never sold a house before and she walked us through every step - preparation, staging, what needed to be done before listing (and what didn't!), showings, negotiating offers, inspection, closing, you name it! She knows the market so well and listed us at just the right price to get a ton of traffic for showings/open houses and a huge number of competing offers - which led to us getting a better than expected price for our house! She also stepped up in in the midst of all of this and acted as a go-between for us with our the builder for our new house to protect our interests there. Philippa is a rock star and I highly recommend her for anyone looking to buy or sell in the greater Tampa area!! read more

Philippa is incredibly good at her job, and I am thrilled that I had her in my corner throughout this process. I was a first-time homebuyer, and she took care of absolutely everything from beginning to end--and then some. She is thorough, organized, honest, responsive, and extremely knowledgable about every aspect of buying a home. She provided nuanced input and guidance on what to look for in a home and red flags that she saw in every property I was considering. Her expertise and attention to detail is tremendous, yet she has the patience and ability to explain it all to an inexperienced buyer like me...without ever trying to upsell. I cannot say enough about my experience with Philippa, I am extremely happy with the home she helped us find, and she made the entire process completely stress-free (and downright enjoyable). I will recommend her to everyone I can. read more
