Rebecca brought a tremendous amount of experience, practical guidance, and market insight. She helped us think through offer strategy, negotiation, inspection concerns, contract terms, and the many details that come up between going under contract and closing. Her advice was direct, knowledgeable, and valuable at each step, especially when we needed to make decisions quickly but still wanted to feel confident. Michelle was also wonderful to work with. She was kind, responsive, patient, and consistently helpful throughout the process. She made communication easy and helped keep things moving smoothly, which made a stressful process feel much more manageable. Together, Rebecca and Michelle made a great team. They helped us find a home we love, guided us through the moving pieces of the transaction, and made sure we felt supported all the way to closing. We went from listing to sale in about 5 months--faster than many comparable homes in Fishhawk Ranch. Becky understands that it's you vs. the market, and she knows how to position you to win. I always recommend meeting multiple agents for a decision this important--but Rebecca should absolutely be one of them. This comes from someone who has both sold homes and trained real estate agents. We've also worked with Eaton on the property management side, and the experience has been just as strong. They maintained the home to a high standard through every phase--residence, rental, and eventual sale--over a 4-year period. Communication was consistent (same or next day), and work orders were handled quickly and professionally. Their fees may be slightly higher than some competitors, but the value is clear--you get what you pay for in this business. Eaton Realty is the complete package. Highly recommend.

Completely shady and zero transparency…read more If you are an out-of-state buyer, I strongly recommend avoiding **Becky Sigler, The Sigler Group, and Vintage Real Estate Services**. Our experience destroyed our confidence in their representation and cost us considerable time, travel, inspection expenses, and frustration. Here is the chronology. **1. The Buckhorn "TLC" walkthrough** Because we were purchasing from out of state, we had to rely heavily on Becky's FaceTime walkthrough of the Buckhorn property before deciding whether it was worth flying from Missouri to Florida. She characterized the property as essentially needing some "TLC." What we were shown remotely did not prepare us for what we encountered in person. During the FaceTime walkthrough, the focus was largely on the attractive features of the home. When we finally arrived in Florida, we observed visible conditions that caused immediate concern, including water staining, a cracked window, deterioration around the front entrance, and exterior conditions that appeared potentially consistent with water intrusion. These were not conditions that required us to tear open walls to notice. They were visible. Based upon the impression created during the remote walkthrough and the listing photographs, we spent substantial money on airfare, hotel accommodations, a rental car, and inspections so that we could evaluate the property ourselves. **2. We specifically insisted on seeing the property ourselves** Before the inspection, I put in writing that a FaceTime walkthrough and inspection report could not substitute for physically seeing the property. We therefore protected enough inspection time to fly to Florida and personally walk the home. Becky herself knew exactly why we were traveling. She communicated with the inspection company that we would be flying in to view the home and attend the August 1 inspection. Yet when inspection day arrived, Becky did not attend. We were told she had plans involving her niece. Once we physically saw Buckhorn, the disconnect between our remote impression and what we encountered firsthand was immediate. We terminated the transaction following that visit and inspection. **3. The August 3 Gentrice kitchen conversation** Two days later, while viewing another property on Gentrice Drive, I confronted Becky face-to-face in the kitchen about the Buckhorn walkthrough and what I believed had not been adequately shown or communicated to us. Rather than acknowledging why an out-of-state buyer might reasonably expect plainly visible conditions to be shown during a remote walkthrough, her response was essentially that she was somehow "limited" in what she could disclose or point out. Her explanation made absolutely no sense! There is an obvious difference between diagnosing the technical cause of a defect--which I would never expect a real-estate agent to do--and simply turning the camera toward a visible stain, damaged area, cracked window, or deteriorated exterior condition so that your own client can see it and make an informed decision. I expected transparency. I received what was deflection! **4. The Gentrice transaction** Despite what happened at Buckhorn, we attempted to move forward with a second property at **4305 Gentrice Drive**. The inspection process identified serious concerns involving the roof and electrical system. The roof condition created a homeowners-insurance problem, and we required a written repair addendum addressing replacement of the roof before we were willing to continue toward closing. Instead of receiving the contractual certainty we requested, days were spent relaying verbal explanations and information about roofing estimates while our inspection and negotiation deadlines continued running. I repeatedly made our position clear in writing: obtaining estimates was not the same thing as the sellers contractually agreeing to replace the roof. We eventually reached the point where we were no longer willing to continue operating on verbal assurances. **5. We terminated and fired the representation** After weeks of problems across two properties, we terminated the transaction, demanded the return of our **$6,000 earnest-money deposit**, and ended our relationship with Becky Sigler and Vintage Real Estate Services. By that point the issue was no longer one house. It was a complete loss of confidence in the accountability and transparency of the representation. And frankly, it was not long after dealing with **Vintage Real Estate Services** that I began putting the pieces together. The recurring lack of transparency, the way communications were handled, the involvement of third-party vendors, and the repeated need for me to force clarity in writing caused me to question whether I was receiving the level of candor and buyer representation I should have been able to expect. I have no interest in telling any agency what conclusion to reach but this WILL BE exposed!

    No attention to detail! There is caulk and paint in a good amount of the grout in our tiles,…read moreespecially in the bathrooms. Also on the schluter in our bathrooms, there is so much paint and caulk all over . At our final walk thru before we settled on our home, we mentioned to the superintendent that there was putty and stains on all of the trim around our windows. Just had our 60 day warranty walk and that item is still on our list to be fixed. I feel like they rushed to finish our home( even though the market is very slow) and didn't pay any attention to the small details. These details listed above are just a few of the many examples of not caring about details. Also, at contract we added stone to the exterior of our home. Then two months later was told we couldn't have stone. Due to them telling us we couldn't have stone, I asked to change the exterior color of our front door, since we originally selected the color based on having stone. After I wrote a letter to upper management they finally agreed to let us change the front exterior door color. Guess what! When we did our final walk thru before we settled the never changed the color of the front door. I wrote a letter to management four days ago, regarding other issues( bath tub and exterior stucco cracks) and have not received a reply yet. Our 60 day warranty list is very long , so hoping all of these issues are fixed soon. If you are looking for a builder, that could care less about details, then William Ryan is the builder for you. We have built with three other builders in both VA and FL and I can honestly say William Ryan Homes is at the bottom of the list for their attention to detail. Dominick , our sales counselor and Daniel Wilson, our design studio consultant were very knowledgeable.

William Ryan home is NOT a good fit if you have a family or are planning to have a family. I had issues with gas lines and sewer lines linked to my washing machine. Construction rod sticking out in the garage. Missing molding around the front door and more. Different color countertop. My neighbors' yards are flooded with every heavy rain. All the warranties are out the door after you close. Run, Run, Run. This is my 3rd William Ryan home and the worst. I didn't have these issues before with the previous properties but the quality lately is non existing and the response to concerns is seriously lacking. Even the cooperate office is useless. Take my advice Run.
