During our tenancy, we have documented ongoing concerns relating to property condition, maintenance response, and access coordination that we believe implicate statutory landlord obligations under Florida Statutes Chapter 83, including: * §83.51 - Obligation to maintain premises in compliance with applicable building, housing, and health codes * §83.53 - Notice and limitations regarding landlord access * §83.56 - Failure to cure noncompliance * §83.67 - Prohibited practices and interference with quiet enjoyment * Applicable provisions of the Federal Fair Housing Act (under review) Concerns raised during tenancy have included: - Reported HVAC conditions involving possible mold concerns - Incomplete or unsafe stair access affecting safe ingress and egress - Second-story railing deficiencies presenting safety concerns for minor children - Delayed installation of represented safety features and window protections - Non-functioning appliances, including microwave and dryer - Front gate security not operational as represented at lease commencement - Repeated access disputes and contractor arrivals outside expected notice protocols - Installation and operation of surveillance equipment raising privacy concerns Deborah Coolidge, who operates in a principal leadership role within the company, has been directly involved in management decisions concerning this tenancy. These matters are being formally documented and reported to appropriate oversight and regulatory bodies for review, including: * Florida Department of Business & Professional Regulation (DBPR) * The Florida Real Estate Commission (FREC), if applicable * The National Association of Realtors (ethics review, if applicable) * The Better Business Bureau * Local building and code enforcement authorities We are long-standing professionals and active members of the local community who entered this lease in good faith. Our expectation is straightforward: contractual performance, statutory compliance, and safe conditions for our family. Prospective tenants are strongly advised to carefully review lease terms, confirm maintenance and entry procedures in advance, and document all communications in writing. If other tenants have experienced similar concerns, we encourage them to seek independent legal counsel and document their experiences appropriately.

Safety should be top priority. Washer and dryer damaged as well but refused to replace but trying to charge to maintenance when it needs replaced.

They mask the landlord yet want to be held harmless in all litigation no way to file a complaint through them. Our agent was good the lease was the main issue. I would just make sure you have an attorney review the lease prior to signing it. Not only was the unit delivered in atrocious condition with AC broken, Sink Broken, Stains all over the ceiling in garage, Previous tenant trash, chipped and scratched everything, the condo was filthy and that was an understatement not sure if pigs lived there prior to us or human beings TBD. I sold real estate in the past and like these companies do not care at all they represent the landlord and will take your money if they get their hands on it. They soaked us for security deposit, extra month rent, $600 in fees and a ridiculous plumbing charge that was existing. I am teetering on just going to court about it for the mold present in the unit at time of lease commencement. They also sent uncertified workers out each time so watch out if you're home alone you will have no recourse is something occurs since they're held harmless. Won't communicate unless written by hand via snail mail, nice 1930's principle to boot. You all suck and Paul you're a thief, wishing you the worst of luck with your trash business. Lucky I don't come down there and start a property management company to wax your trash agency.

I have been a tenant of this organization and they have lowered their standards and increased the…read morerent consistently every year. I have rodents and they refuse to fumigate, they will only perform the bare minimum due to cost. Meanwhile they have consistently increased my rent every year. They blame tenants for trash in the yard, when they refuse to provide a dumpster, they'd rather just put multiple trash cans in front of the complex that blow over and are horrible curb appeal. Maintenance doesn't respond in a timely manner to requests and frankly their properties are outdated with old fixtures. I have to replace a long halogen kitchen bulb as a tenant without maintenance. Who has those in their kitchens any longer? Property Management is actually providing management services. Vintage provides" property avoidance" services. They constantly request paperwork for pets, monthly fees for filters that aren't needed and can't be reached to be changed anyways. It's just another way to nickel and dime the tenant. Meanwhile when something needs repaired they refuse to do it, or claim it's the tenants responsibility. Take my advice, worst place I have ever rented from. I wish I could break this lease, but they're so money hungry they would certainly retaliate. This organization is absolutely awful and deserves negative stars... They should be ashamed to have tenants knowingly living with rats and to do the bare minimum due to costs. It's not about tenant satisfaction with Vintage it's about getting your money despite your satisfaction. Run do not walk away from this organization. Horrible place! I can't wait to walk away from this organization. Please do yourself a favor, go elsewhere, I truly wish I had!!!

My tenants wanted to extend, they seemed happy. Only we were coming back from overseas and moved into our 'forever home' that Vintage took very good care of in our absence. Thank you Vintage!

We've also worked with Eaton on the property management side, and the experience has been just as strong.
