I loved the look at first but, the office has poor communication and customer service which made the place less pleasant. They do not care about the residents just the money. Maintenance picks and choses when they want to come into your apartment when you're not home. The management team is highly unprofessional with poor attitudes and blame the residents for issues rather than holding any accountability. Not to mention the staff especially the property manager Ashlee sleeps with people on the property! Traffic leaving the community is insane and not worth it. The location has gotten heavily populated so if you have to commute be weary.

Extra lightbulbs for my headlights were broken and scattered on my drivers seat. Nothing was stolen someone thought it'd be fun to break in and damage my car. Steal it I don't know. This isn't the first time either,a couple months ago my car door was flung open nothing stolen, everything where it's left. My partner thought he possibly just didn't close the door the night before ? And I didn't really question it. And now that I look back at my car door being open, being the only vehicle towed "for no tag" (yet there were other vehicles not tagged in resident parking) my car all the way at the back of the community was picked out to be towed. And now my ignition starter being ripped out and lightbulb glass scattered on my seat. I'm a stay at home mom, I don't talk to anyone or come out! Who hates me this much to do this and before Christmas. I filed a police report. This place doesn't seem like it has cameras. Its 11am but for other yelp people, I'll take a picture about how the night lamps that they have posted DO NOT WORK back here. Two of them are out and it's been like that for months now. It's dark as hell to be walking to my apartment with my 8 month old. And you know what All im probably going to get is sympathy's from the office and a snarky comment from the manager like she left previously. Just how FREAKING UNFORTUNATE.

I have lived here for over two years. I can completely substantiate other people's negative…read morereviews. My wife and I have had to deal with the same exact issues for over two years. There are certain residents that get treated very well and certain one's they harass nonstop. The roach infestation is out of control. The pest control company they use, more or less, just spray water around saying the problem is handled. It's not. The only reason we have stayed here is because we have been in the process of buying a house. Now that Amaranta "Uri" Alvarado, the property manager, has found out, she has made false allegations about one of my support animals. I still can't even get an answer as to which one is accused of the behavior they are alleging. So basically one of my dogs is facing the death penalty, that I rely on everyday for support, over false allegations. Be warned, stay as far away from here as you can. The property manager hates people that don't look like her and hates your pets to the point that she has no problem lying to get them removed and possibly euthanized. Don't believe the five star reviews. That is their own employees and their family members putting those up. The property management company spends more time on getting negative reviews removed then they do meeting their actual obligations to their residents. Sameera bribed us to remove a negative review right before moving in. She drug her feet getting the approval done even though both of us were more than qualified to be here. Our credit scores were way over what they required. You could cut my income in half and I would've still been qualified. This place is not good.

I have had a sugar ant problem, which has yet to be resolved, however Daphenie checked in with me weekly and continuously stayed on the pest control company to help reduce the ants. She's super friendly, helpful, and always has a friendly hello for me and my dog. Working with her has improved my happiness with the complex in general. The maintenance staff is also very helpful, friendly, and readily available. The complex is undergoing a renovation which is exciting. My only complaints and reasons for not giving 5 stars are the terrible pest control company the complex uses and the other residents who don't pick up after their animal and/or leave bread everywhere for the ducks which is (a) bad for them and (2) obnoxious for dog owners. Overall, I would recommend the complex, and especially working with Daphenie and Ashley in the leasing office. They provide a warm and wonderful duo, and loosing one of them would be a detriment.

The apartments are fairly average overall, with no carpeting and a somewhat dated feel. Many of the appliances are either outdated or not very reliable. For example, refrigerators tend to break down (though they are replaced when they do), sinks clog frequently, and the toilets are old and often don't drain properly. The surrounding neighborhood is also a concern, as police presence is frequent, which doesn't contribute to a strong sense of safety. The gym is another downside. It's not well maintained--dumbbells have been missing for nearly a year (likely stolen) and haven't been replaced. The equipment is limited, and some machines are out of order. On the positive side, the view is great, and maintenance requests are generally handled. The manager, Olivia, is responsive and helpful, which makes a difference. Overall, these are decent apartments, but they don't justify the current pricing. Given their size, condition, and age, a one-bedroom should be closer to $1,200 and a two-bedroom around $1,400. At roughly 800 sq. ft., the units feel quite small and somewhat cramped. If the rent were lower, the apartments might be worth considering, especially for the view and basic functionality--but at current prices, they feel overpriced for what they offer.

My family and I moved in January 2024 and had signed a year lease. When we chose Oasis, it was mostly due to the Flex Pay option they had available and advertised on their website. We did it at our last apartment and it was a breeze! You break your rent payments up into 2 payments and it helps build credit simultaneously. Anyways, everything was great for the first 6 months, no issues! Fast forward to June when new management takes over, we were served a notice of eviction within the first week for not paying the full rent payment on the first, when we had prior arrangements to pay twice a month, as that is how our finances were set up for the past 6 months from already doing so. The very next day I was delivered an "introduction" paper "introducing" the new manager Cynthia Hearns, but had been dated a few days prior. Within the paper it stated that partial payments had to be made with her. We rush to speak with Ms Hearns and the first encounter my partner had with her was harsh and not very communicative as she was short and snappy and had blamed the notice of eviction on the prior management even though we had no troubles with them for the previous 6 months. The second meeting was better as she seemed to have heard us out, so we were under the impression everything was fine. Within this time frame, coming up on the 4th of July we informed Ms Hearns that we would not receive our checks until after the federal holiday. She simply said "okay!" Giving absolutely no impression that it would be an issue with being late and paying the associated late fee. The Monday following the holiday we brought in our rent payment to which she sent back with the maintenance man to deliver it. Instead of calling us to come pick it up. Along with a sticky note attached saying "we no longer accept partial payments your eviction will continue" We contacted the manager yet again to arrange additional payments and she said plainly "the property managers and I do not want you here" We have been great tenants. Paid our partial payments on time, we never had any complaints, we don't smoke or have pets, we've never disturbed anyone.. and within a flip of a switch we are treated like we have done everything wrong. So despite having had this arrangement prior to new management, it was not honored. We are a family that has multiple children, that now has an eviction on our record in Tampa of all places, who knows when we will be able to find a new place! We filed for a motion to the clerk of courts, and had not heard a thing since! It wasn't until my partner and I had to fly to CA for a business trip, weeks later, that we received the notice of a hearing regarding the eviction, to which we obviously could not attend. This was suppose to be a new chapter for our family and Ms Cynthia and her superiors have made it a nightmare. Update: now they're trying to say my name is not associated with their company, I stayed in 6232 S dale mabry unit 8, my name is on the paperwork along with my partner Philip, if you actually look. Also, they claim they do not partake with flex pay after an eviction has began, but we were issued an eviction DUE TO MAKING OUR 2 flex payments. We made the first one for half of the amount and before we could give our second payment we were issued an eviction because they "no longer accept partial payments" when in her introduction packet she sent out, stated that partial payments could be arranged with HER. So yeah, I'm not surprised that no one wants to take accountability. When I tried to email the support agent that commented back to this review, I was told she was not in office from the 19-26th and was given an alternate email, but conveniently my emails were blocked from sending and all my reviews are being removed.
