I was a resident here long ago for a few years. I loved my apartment. When I moved in everything was ready and good to go, no problems. If ever I needed something repaired, it was fixed pretty quickly. The staff has always been kind, and if I ever needed something, I knew I could call and get an answer. The parking is ample, no assigned parking and garages are available for rent. The property is well maintained, clean and lush. The pricing is about right for the area, in terms of a nice apartment. It's been the same management company for a long time so no rules changed while I lived there. The location is perfect, right in the middle of it all, close to everything that you need. If you're looking for a nice apartment complex in Brandon, this is definitely the place to be. read more

I have lived here for over two years. I can completely substantiate other people's negative reviews. My wife and I have had to deal with the same exact issues for over two years. There are certain residents that get treated very well and certain one's they harass nonstop. The roach infestation is out of control. The pest control company they use, more or less, just spray water around saying the problem is handled. It's not. The only reason we have stayed here is because we have been in the process of buying a house. Now that Amaranta "Uri" Alvarado, the property manager, has found out, she has made false allegations about one of my support animals. I still can't even get an answer as to which one is accused of the behavior they are alleging. So basically one of my dogs is facing the death penalty, that I rely on everyday for support, over false allegations. Be warned, stay as far away from here as you can. The property manager hates people that don't look like her and hates your pets to the point that she has no problem lying to get them removed and possibly euthanized. Don't believe the five star reviews. That is their own employees and their family members putting those up. The property management company spends more time on getting negative reviews removed then they do meeting their actual obligations to their residents. Sameera bribed us to remove a negative review right before moving in. She drug her feet getting the approval done even though both of us were more than qualified to be here. Our credit scores were way over what they required. You could cut my income in half and I would've still been qualified. This place is not good. read more

My son and his wife are being harassed daily by the leasing office all because of their ethnicity. A hate crime lawsuit has been filed.

Moved out in October. never received security deposit back, never given a reason why. Florida statue states they are required to return deposit within 15 days or in writing provide a reason as to why they are keeping it or returning a portion of it. The former tenant then has the right to refuse their claim. Absent of that, after 30 days they are required by law to return the full deposit if they did not provide proper notification. Management had my contact information including a forwarding address. They also had my wife contact information. When I did call had to leave messages that were never returned was by luck I managed to speak to the manager after a month. She could not provide an answer as to what happen or if the check had been mailed. and had to look into the matter but then never followed up. I had to follow up again leaving unanswered messages till finally getting a leasing consultant. In 5 minutes she had the answer that they were keeping the deposit as we would only be getting $36.00 out of $1880. Claiming damage to the carpet. The carpet needed a cleaning, and they waited till we were out to do an inspection. They knew we were moving out of state and had a time frame. They still failed to provide proper notice to us as required by Florida law as to why they were keeping the deposit. Per the same law they are required to return the full amount of the deposit if they do not send notice. During the times I spoke with them not once did they state they tried to mail us the notice but it was returned. meaning no notice sent. Looking at possible legal action if the matter is not resolved. read more

I applied to live in this community and the approval process took over 30 days. I have great rental history and lived at a home for 10 years. My credit wasn't the best as I had a bankruptcy back in 2014 but my and my husband have stable work history having been at our jobs for 10 and 12 years same company, a local hospital. Maria who was the one who assisted us kept giving me the runaround that they are waiting to hear back from our current apartment, or our paystubs because they refuse to use the job number because they get charged and will not pay. Ok, they request paystubs which we have for years but no now they require our taxes for the year that I didn't complete because my husband and I got an extension till the fall. They tell us within five days of moving in we got approved but after this experience I declined as we have to make sure so we are not left with nowhere to go. The previous week I applied at a different apartment and got approved within 72 hours so we decided to take our losses and move on cause if this is how they treat residents we want no part of that. read more

I edited I recently moved into my new apartment in July 2024, and I have mixed feelings about my experience so far. On the positive side, Sameera, the leasing consultant, has been extremely responsive and helpful throughout the process. She has been pleasant and great to deal with. The apartment itself is beautiful and has great amenities, including a gym, pool, and tennis court. However, there are significant issues with the apartment that I must warn you about. Within two days of moving in, I reported a roach and ant infestation. I was informed that pest control only comes on Mondays, so I had to wait until then. Pest control visited as scheduled but did not provide any instructions on maintaining the apartment. Unfortunately, the infestation persisted. By Tuesday, I still saw roaches and ants. I explained that I mostly see the roaches in the evening, at night, and early morning, while the ants are present regardless of the time of day. When I reported this to the management office, they did not conduct an inspection. Instead, I was informed that pest control would come a second time to address the initial issue with a deeper cleanse of the infestation. I am anxiously waiting for pest control to visit for the second time, as I continue to see them crawling on walls, ceilings, and counters. I made a call a third time in hope of management office assistance because I've felt at a loss and was concerned for my health, but when I spoke with another leasing consultant, Maria and she told me that it was out of their hands and that I had to wait until Monday for the pest control visit to address my initial infestation. Then she informed me she was going to check the schedule to make sure I was on it. I told her at the start of the conversation that I spoke with Sameera and she already placed me on the schedule. Then Maria, the leasing consultant suggested that I go to Walmart to buy something to deal with the pests. I informed her Massey Services inc whom they use as pest control/extermination stated in the notice that Sameera gave me on Tuesday, the notice prior to my upcoming extermination states "DO NOT USE DO-IT-Yourself Pest Prevention Products " and I initialed that I would comply with their instructions. I told Maria it was unreasonable and unfair for me to have to purchase bins to store my Items after I recently unpacked them and cannot even reuse the boxes that I initially used to transport them to the apartment. I also informed her that I had to delay the delivery of my sectional and bedroom furniture because I'm afraid of the pests getting in them. Additionally, I feel embarrassed that I had to enlist the help of a family member to assist me, and now they are also dealing with this situation, since she has to fly home. I feel helpless and frustrated with the lack of effective solutions and support from the apartment management. Overall, the fact that I am spending my own money to address a problem I walked into is distressing. There seems to be little urgency or ability to resolve the issue. While the apartment itself and amenities are great, I don't know that I could recommend living here without caution. Normally, if I read or hear a at least a few bad reviews about an issue with a product or service, then I am normally cautious and hesitant about the product and service. Please do Not move into Hamlin lakes Brandon Florida. The management is horrible, they do not make it a priority to fix any maintenance requests. There has been 3 break ins to the mailboxes and multiple cars broken into over the course of the last three years. My apartment has been INFESTED with roaches and I have called multiple times for this issue to fixed and NOTHING has been done. Please do not move into Hamlin Lakes. read more

I have lived at Hamlin at Lake Brandon for 9 years, I just wanted to take a minute to recognize the office staff and maintenance staff for an AMAZING job. All of you have tough jobs, but I truly feel that you are trying to make a difference in this community. I recognize that leadership starts at the top, so I want to take a minute to recognize apartment manager Uri Alvarado I have spoken to Uri on numerous occasions about concerns and issues and I must say that she has responded professionally with class, kindness and results. I have seen great changes in this community since she has been Manager. In closing I have to say that making my decision each year to stay here, has a lot to do with the staff and leadership... and right now we have a well-oiled machine. For the amount they charge for rent, they could fix the front gate that is constantly broken. There have been thefts from the mail area and random people are always coming and going in the middle of the night. Saying that the place is gated is false advertising at this point. Otherwise probably the best community in the area. read more

Update. Nothing changed here still have roaches, they do there mandatory spraying after they leave a few days go by and I see roaches everywhere, in the bathroom, the bedroom they come out the ac vent ,and the kitchen. The place constantly smells of Indian food, its like living above a indian restaurant that's open 24 hours. Also the people that live here are dirty and have zero respect for were they live, the tenants here are turning this place into a ghetto. Our hallway were I live there is constant garbage in it because people walk through with there garbage bags dropping things and dripping all over the place and they just leave it for someone else to pick up. The gate in the front of this place is pointless, the people that dont live here will wait off to the side until someone that actually lives here scans there card to open the gate they sneak in behind that person, also if they cant get in the in way of the gate they'll wait until someone leaves and drive in the out way. And if you have a pet this place is not ideal for a pet, there pet walk is like a 3 foot wide section that cars park there it's pretty useless, so if you wanna walk your pet you'll have no choice but to walk it on hot blacktop. All they want is that extra money every month for the pet fee, this place dont care about yours our your pets well being. The people that live upstairs from us are super load banging there feet around slamming things on the floor all day and night, I complained a bunch of times and it dont do anything. Great customer service and staff! Michele Rivard, assistant manager, deserves a metal! She is the kindest and most helpful person I have ever encountered! She responds to emails and phone calls immediately. She goes above and beyond to help and assist with ANYTHING that is asked of her! Her customer service is incredible! The apartments are specious and the grounds are clean! They have beautiful 1, 2, and 3 bedroom apartments with a balcony! They have great flexibility on the length of your lease! The location is amazing and this apartment complex is the only one that I feel comfortable recommending! I currently live here and just renewed my lease. No other renting experiences for me, but it's hard to imagine it being much better than it is at Hamlin. Everyone on the staff is very friendly and accommodating no matter what your needs. I've thankfully had very few maintenance issues, but when I have they've always been fixed in a timely fashion and without issue. The grounds are well-maintained, though I wish the lights were a bit brighter. Not that I feel unsafe, but it's a bit dim at night. Haven't played tennis or enjoyed the pool recently due to the weather but both are always nearby. The fitness center is 24 hours and has a pretty decent amount of equipment, including free weights. Love my apartment as well. Just a shade over $900 for an 860 sq ft 1/1 and I have no complaints whatsoever. Appliances are all new-ish and they don't hesitate to upgrade - case in point, the kitchen faucet had sprung a leak and the new one they installed was better as opposed to a lateral move. All in all, definitely a place I'd recommend living! read more

We moved here from out of state, with no idea where to go or what areas were "good". We came across the Hamlin and decided to take a look. Not only are the apartments HUGE (we went to several others that were asking for less for a higher price), but the area is in a perfect location (5 minutes from the selmon- giving you the option to travel to Tampa fast). The staff is amazing- we have had such a positive experience with everything. They actually had 0 apartments available when we came to look, but they were able to call a couple who had expressed interest- who ended up not wanting the apartment- they gave it to us, and let us move in that day! They make sure whatever you need fixed or replaced is done so immediately. I truly can't say enough about the property. The staff is amazing from the front desk to the maintenance workers, to the carpet cleaners to the grounds keepers, to the population in the complex itself. If you're looking around for an apartment in the area, make the Hamlin be your first stop. read more

Not really sure were to start about this nasty place, first the grounds in this place is extremely dirty, mold, mildew, garbage, dog crap, constant trash and garbage all over the ground around the dumpster, and even the other day I was walking around and there was a dirty used maxi pad in the parking lot. I have to say that the residents that live here are pretty nasty. At night this place also runs the irrigation so long that the whole place floods making it impossible to walk on some of the sidewalks and the place smells like low tide. For the parking situation here, from parking my car in this lot I have numerous new dents and scratches in my car, which is terrible because I just bought the car pretty recently so that's pretty upsetting . Now for the neighbors, I have one guy living next door that everytime hes goes in and out of his appartment he finds it necessary to slam his door so hard that it rattles my whole apartment. Also the upstairs people have kids that all they do is let them run all over the place and it is ridiculously loud, I went up there plenty of times and they dont care it keeps happening. Now the office personnel, Christina is sweet, but michelle and the other short lady in there are very condescending, rude. How does a business hire a manager that is like this? Do your research before moving here, most of the bad reviews are true. Moving to this place was a terrible idea. Also one more thing there are so many indians that live here I feel like I'm living in new Delhi, at least 3 out of 4 people here are indians. Rent here at your own risk. read more

I read Mike D.'s review from a month ago and I totally disagree with his observations of this beautiful apartment location. The staff are amazing caring people and all maintenance requests are resolved usually the day of your request. Every time you report a pest control problem, they have a professional come to your apartment and treat the issue. We live in Florida folks, so you are bound to see a roach! I have no issues with flying insects (gnats) when I enter/exit my apartment. None! As for the noise from the trash compactor early in the morning....well there are rude people everywhere. The staff can't control the noise when the office is closed. I love this place! I have made new friends, it's close to everything: shopping, restaurants, doctors.... I told management that I am not renewing lease just 2 weeks before my lease expires. They asked me to pay extra 15 days of rent for short notice. I agreed and they told me to wait for 15 days for final statement to generate. Once we receive final statement, They deducted my rent from my security deposit and even then they charged late fee as I have not paid in advance for the 15 days. Everything will be fine during stay, but when we moved out, we had a very bad experience. When we question they will say (warn) you have to take care of it if not it will got to collections.
