    I edited I recently moved into my new apartment in July 2024, and I have mixed feelings about my experience so far. On the positive side, Sameera, the leasing consultant, has been extremely responsive and helpful throughout the process. She has been pleasant and great to deal with. The apartment itself is beautiful and has great amenities, including a gym, pool, and tennis court. However, there are significant issues with the apartment that I must warn you about. Within two days of moving in, I reported a roach and ant infestation. I was informed that pest control only comes on Mondays, so I had to wait until then. Pest control visited as scheduled but did not provide any instructions on maintaining the apartment. Unfortunately, the infestation persisted. By Tuesday, I still saw roaches and ants. I explained that I mostly see the roaches in the evening, at night, and early morning, while the ants are present regardless of the time of day. When I reported this to the management office, they did not conduct an inspection. Instead, I was informed that pest control would come a second time to address the initial issue with a deeper cleanse of the infestation. I am anxiously waiting for pest control to visit for the second time, as I continue to see them crawling on walls, ceilings, and counters. I made a call a third time in hope of management office assistance because I've felt at a loss and was concerned for my health, but when I spoke with another leasing consultant, Maria and she told me that it was out of their hands and that I had to wait until Monday for the pest control visit to address my initial infestation. Then she informed me she was going to check the schedule to make sure I was on it. I told her at the start of the conversation that I spoke with Sameera and she already placed me on the schedule. Then Maria, the leasing consultant suggested that I go to Walmart to buy something to deal with the pests. I informed her Massey Services inc whom they use as pest control/extermination stated in the notice that Sameera gave me on Tuesday, the notice prior to my upcoming extermination states "DO NOT USE DO-IT-Yourself Pest Prevention Products " and I initialed that I would comply with their instructions. I told Maria it was unreasonable and unfair for me to have to purchase bins to store my Items after I recently unpacked them and cannot even reuse the boxes that I initially used to transport them to the apartment. I also informed her that I had to delay the delivery of my sectional and bedroom furniture because I'm afraid of the pests getting in them. Additionally, I feel embarrassed that I had to enlist the help of a family member to assist me, and now they are also dealing with this situation, since she has to fly home. I feel helpless and frustrated with the lack of effective solutions and support from the apartment management. Overall, the fact that I am spending my own money to address a problem I walked into is distressing. There seems to be little urgency or ability to resolve the issue. While the apartment itself and amenities are great, I don't know that I could recommend living here without caution. Normally, if I read or hear a at least a few bad reviews about an issue with a product or service, then I am normally cautious and hesitant about the product and service. I implore you to do your research!

    My son and his wife are being harassed daily by the leasing office all because of their ethnicity. A hate crime lawsuit has been filed.

Maintenance picks and choses when they want to come into your apartment when you're not home. The management team is highly unprofessional with poor attitudes and blame the residents for issues rather than holding any accountability. Not to mention the staff especially the property manager Ashlee sleeps with people on the property! Traffic leaving the community is insane and not worth it. My partner thought he possibly just didn't close the door the night before ? And I didn't really question it. And now that I look back at my car door being open, being the only vehicle towed "for no tag" (yet there were other vehicles not tagged in resident parking) my car all the way at the back of the community was picked out to be towed. And now my ignition starter being ripped out and lightbulb glass scattered on my seat. I'm a stay at home mom, I don't talk to anyone or come out! Who hates me this much to do this and before Christmas. I filed a police report. This place doesn't seem like it has cameras. Its 11am but for other yelp people, I'll take a picture about how the night lamps that they have posted DO NOT WORK back here. Two of them are out and it's been like that for months now. It's dark as hell to be walking to my apartment with my 8 month old. And you know what All im probably going to get is sympathy's from the office and a snarky comment from the manager like she left previously. Just how FREAKING UNFORTUNATE.

During my time as a tenant, I paid rent on time and maintained the apartment responsibly. Upon moving out, I was hit with excessive and unjustified charges totaling over $1100, including fees for repainting and duct cleaning -- despite already paying a $250 cleaning fee at the beginning of my lease, which was never clearly outlined as "basic" only. They stated my apartment was "beyond normal wear and tear", and refused to apply the deposit towards cleaning. Essentially, they stole my $250 on top of my $350 security deposit, and are trying to bill me for the remaining $800. They claimed pet odor required deep duct sanitization, but I had the air filters regularly replaced by maintenance -- the last time being a week before I moved out. I was not provided with detailed invoices for many of the charges, and they ignored my repeated requests for clarification, including what their standards are for "normal wear and tear." They also replaced basic carpet with low-quality material, then blamed "irreparable damage" without providing evidence beyond vague photos. This is the same management that once threatened eviction over a dog DNA "match" last year without camera proof. It's a pattern of intimidation and arbitrary charges to take more money from tenants on their way out. This is based on saliva samples and not the actual stool itself. If you decide to live here, be warned about submitting to Poo Prints. You are not just paying rent here -- you're paying for their discretion and total lack of transparency. I felt powerless throughout the process and was treated like a second-class citizen by corporate. Be cautious and document everything if you choose to live here. I already filed a complaint to the BBB. I hope that more people become aware and decide to spend their money elsewhere.

Before that they were closed almost every weekend with a different excuse. Gym is only open during office hours, roach infested and even though you pay monthly for pest control you have to request they come, property is not maintained by landscaping, surrounding fences are still damaged from hurricanes, bat infested roofs and nothing being done about it, and so many other issues! The lady at the office told me that I didn't need to go crazy trying to clean up the place. She said that as long as I get all of my stuff out of there and don't leave any debris or garbage behind, I would get my deposit returned to me. And sure enough, she was right. I just received a check for $900, the entire amount of my deposit. If someone is looking for an apt in Brandon, I would recommend that you give Brandon Oaks a try.
