A group of friends stayed at Eagle Eye Ranch over New Years 2015. We had an amazing time. Staying at Eagle Eye Ranch was like going back in time with all the modern conveniences. The ranch is very close to Winter Park Ski Resort and an hour or so drive away from Vail. We skied both mountains over our four day stay at the ranch. Each day our group of friends returned from a long day of skiing to cook meals together and sit by the massive fire. We joined three others couples at Eagle Eye Ranch Sept. 5-12, 2018 and had a wonderful time. The ranch house is 100 years old this year, and yes, it is rustic (meaning kept true to its period), but it was clean, comfortable, had everything we could possibly need. The kitchen was completely stocked with everything needed for meal prep and serving, a large butcher block table in the kitchen made meal prep so easy and everyone could sit around visiting while preparing meals or eating breakfast. A comfy dining room with fireplace made our evening meals warm and relaxing. A huge fireplace in the living room welcomed us every time we entered the house, and we all loved sitting in there and reading, visiting, napping and watching football on the big screen TV. There are games and movies available. Plenty of split wood for the fireplaces is stacked on the porch. The bedrooms are small, but clean and comfortable, and since we were not interested in sitting in the bedrooms, they were not an issue to us. There is a fantastic big sauna on the third floor which we took full advantage of before bed most nights. Outdoors, a huge porch with rocking chairs welcomed us and a lot of good conversation occurred out there while watching the wildlife and listening to the aspen leaves blowing in the wind. They were changing colors and were beautiful. The house sits on a high hill overlooking a valley, and the river and train track are about a half mile away. Yes, we could hear the train in the distance, but it was no problem for us. A huge butane fireplace and comfortable chairs was another outdoor area we took full advantage of. A large bbq is around the corner on the porch and the guys grilled several evenings. There were NO BATS or any other critters in the house. The caretakers do live nearby, but other than warmly welcoming us the first day, the only interaction with them was instigated by us. The husband is an accountant in Granby, but the wife is home and they have two small children who were never seen outdoors and never invaded our privacy. Their 1 dog goes to work with the husband, and was in their house otherwise. Most of our time was spent at the ranch and we walked to the main highway several times which is a mile round trip. The river offered beautiful photo ops. Several day trips included, Grand Lakes, Estes Park, Winter Park and Silver Creek Ski area which are all nearby. Granby has a nice grocery store. My personal opinion is that the person who wrote such a negative review was expecting a very modern home, not a 100 year old piece of history. For us, it was just what we wanted and expected and gave us a chance to spend quality time with friends from Texas, California and Arizona. We hope to return again. read more

I concur with Harrison's post. Eagle Eye Ranch is breath of fresh air amid the modern boom in architecture. This is a rustic palace with history and character. Located twenty-five minutes from Winter Park and one hour and fifteen minutes (if you know the short-cut) or one hour and fifty minutes (if you don't know the short-cut) to Vail, the ranch fosters a fabulous environment for a ski trip with friends. Following a long day of skiing, guests enjoy an open living room with a great sound system, TV, living & dining room, open kitchen, huge fire place, 21 beds (ranging in size), steam room, and just enough bathrooms to accommodate the group. Moreover, the ranch is located on a beautiful piece of property in a quiet environment. The Colorado river runs through the property, and the caretaker is always attentive and makes you feel safe. The ranch is also located fairly close to Fraser Tubing Hill, which is a must do if rising the area. Eagle Eye Ranch is great reprieve for a large or small group seeking time together for conversation, games, fun, relaxing, skiing, hiking, or fishing (depending on time of year). Make sure you have a car for transportation. Hope you enjoy Eagle Eye as much as we did. read more

Eagle's Eye Ranch is a great place for large groups or families to spend quality time together and enjoy all that the nature of Colorado has to offer! I can't ski anymore, so while the rest of the group was out skiing Winter Park, I hung around the ranch house. It's fabulous! Eagle Eye provides a great escape from the hustle and bustle of everyday life. Outside it's so serene and quiet--definitely take a walk around the property no matter the season! Inside, the fireplace is probably my favorite feature. It's in the great room where everyone would gather at the end of the day to catch up, play games, and watch movies. The satellite TV worked great and I had no problems with the internet. Overall the house is rustic and charming--there's great memorabilia showing the history of the property, and tons of bedrooms! There's also a large kitchen meant for cooking for a group, no matter the size. It's equipped with a standard size refrigerator, and a great gas stove with a griddle top--perfect for making pancakes! There's also plenty of mixing bowls, cooking utensils, and a dual coffee pot! On the third floor there's a great steam room where you can relax after a long day of skiing/hiking. I agree with Brent that the caretaker made you feel safe, but also was not intrusive at all. We only saw her two times and each time she was very friendly and made sure we knew where we were going when we went to Vail or back to Denver. Definitely put Eagle Eye Ranch at the top of your list when you're looking for a great place for your group to stay--you'll make many great memories!! read more

Hi my name is Beth from Denver, Colorado! This may be a long review but I hope you'll read it. :-) Kelly at Eagle Eye Ranch and the facility itself were truly amazing! Kelly really came through for me and my family in July this year. We were having a 10 year celebration of life for my dad and had planned to camp at Weston Pass. Unfortunately, Westin Pass was on fire the weekend we were supposed to be going. After 6 months of planning this event, I was suddenly faced with having to change plans within 3 days. I found Eagle Eye Ranch on vrbo.com and sent a message to Kelly through the website. She replied that evening and actually called me like I asked. It was great! I explained our situation and she happily obliged to every tiny thing I asked for that was within her control. I had many questions! She always answered the phone or at least returned my message within a couple hours. Customer service was excellent! As far as the ranch goes, it was beautiful! There were 24 of us and the house slept all of us with no problems! There was plenty of room to park and a huge kitchen and dining area for all of us to hang out in. Not including the huge living room with a beautiful fireplace. We were able to show the slideshow of my Dad's life on the TV because it has an HDMI input that we could plug right to the computer. I had purchased a projector and a screen to show the slideshow in the woods! Lol! This was much easier :-) The time spent at Eagle Eye Ranch with my family was precious. Kelly and her brother made every accommodation they could and really made us feel at home. I would highly recommend staying there if you are in that neck of the woods. I'm going to put the worst part first to save you the time of reading the rest of this review - this house is infested with bats. And I do mean infested. There were at least 9 bats in the course of 4 nights inside the house. First night it was 2 in the same bedroom. The caretaker wanted to spray ammonia around the room and put painters' tape over the crack in the wall to keep them from coming in again. Finally convinced her that ammonia is not good for people (especially the small child staying in the room), and she used peppermint oil instead. We taped over it again ourselves, as well as other cracks in the walls and window screens so we felt somewhat safe sleeping there. Second night was 1 bat in the living room. Orkin shows up to "fix" the problem on the 2nd day - sprays ammonia outside the house and puts screens over their entry points. This results in more bats trying to get "out" by coming into the house. Third night was 3 bats - 2 in the living room and 1 in a different bedroom. We cut our stay short, but there were 3 more bats in various rooms the last night of our rental period. They were not near being gone either - you could hear a lot of them in the wall along the stairs going to the 3rd floor. June and July are breeding season, so I'm guessing the issue will only be getting worse with lots of baby bats soon to make their appearance. If you're even still bothering to read on, here's the rest of the misinformation on their website: Eagle Eye Ranch does not overlook the Colorado River. It overlooks the train tracks that run next to the Colorado River. You'd have to take those out, as well as a row of trees, to be able to see the water, and it's not an impressive river at that point. Speaking of trains - they run every few hours, day and night. And because there's a crossing for the access road, you hear the bells warning of the train, and the train itself sounds its horn a minimum of 3 times, even at 3am. The trains themselves aren't quiet either, as most are very long and hauling large loads of coal. It has not been renovated any time recently. The windows are the old single-pane glass, paint is not recent, fixtures are dated. The caretakers being on-site are a nuisance, not a benefit. They leave their dogs out all day (and they have many). They had guests over, and their kids were allowed free reign of the outdoor spaces that we were utilizing around the rental property. There is a gravel driveway and a horseshoe setup, but no lawn or other open space. It's really 2 houses, right next to each other, and not a ranch setup at all. GPS and Google don't know the address. The directions they have on their website are awful. What they call a "hitching post" is really a house with "hitching post" painted on the side, and you actually turn left onto County Road 57. After you pass over the river and train tracks, CR 57 turns to the left and if you stay straight, it becomes CR 578. Follow that to get to the gate, then go around the caretakers' house to get to the rental house parking area. No cell service unless you're at the top of the hill in Granby, so if you get lost you're out of luck. Especially since no one in town has ever heard of the place (rightfully so). Let's go down their list of amenities: - "Six individual bedrooms on first two floors": 2 on first floor, 4 on 2nd. Only 5 of them have a queen or king bed, 1 has twin bunk beds and is really the size of a walk-in closet (and has no closet - hence not a bedroom). - "Three Bunk areas on the third floor": 3 twin beds in a room with 1 window and low ceilings; 5 sets of bunk beds in 1 room with no windows; Double bed in the hallway at the top of the stairs and right next to the bathroom. - "Three full bathrooms": This is a flat out lie. There is a full bath on the first floor, half bath on the second, half bath and shower/sink rooms on the 3rd floor. The full bathrooms are carpeted. The third floor shower doesn't have enough water pressure to function when someone is washing dishes in the kitchen. The toilet leaks in the second floor half bath. - "Fully equipped Commercial Country Kitchen": Should read commercial stove in poorly renovated country kitchen. Cabinets and drawers are very old and not in proper working condition. Fridge, dishwasher, and sink are all standard size. - "Large Dining Room with Fireplace": standard dining room with non-functional fireplace. - "Very Large Living Room complete with River Rock Fireplace": I'll give them this one. Except that this fireplace is also non-functional. - "Dish Network Satellite Television": Took several tech-savvy people a while to figure out how to actually turn it on, but eventually it did work. - "High Speed Wireless Internet": Nothing high speed about it. My guess is that it's their router in the house right next door, and they just leave it unprotected so guests could use it. Super super slow. Save yourself the trouble and skip right over this place. read more
