I highly recommend this resort. I'm visiting from New York. We stayed in a unit with double rooms. The unit is well equipped if you want to cook! The fire place a nice to cozy up to after a long hike. Oh, it may be a small thing, but the shower had excellent water pressure. It soothed my aching muscles after a hike to Dream Lake... It so close to the Rocky Mountain park and Estes has many wonderful shops and restaurants. The glass blowing shop was very interesting to watch the artist create vase right before my eyes. Kids would love it. Oh did I mention the hot tub.... The staff are very kind and accommodating. They bent over backwards to make our stay the best. We had a "incident" with the fireplace... totally our fault but the staff was so kind, understanding, and very helpful. We will be coming back!!! read more

We have stayed here on 3 separate occasions and are always impressed. The check in/out is simple and done through text messages. The rooms are awesome and have fire places. Your right on the river and the sound of the running water is very peaceful. Each time we stay, elk have come onto the grounds. Estes Park and Rocky Mountain NP are both about 2 miles away. From start to finish no! Misrepresentation in photos to start, construction at the back door and that's your scene large equipment and beeping all day! The room is subpar and smells! The lady at the front was super nice and patient with me, helped me check in early and had an ionizer but really no other option to move us away from the noise. If you want to relax you have to stay away from your place! Parking is no good and no good access to the room to bring luggage. This is def an overpriced disappointment. Being in a Paramedic I just needed to get away and relax. This definitely feels like a complete rip off . read more

3 days of complete relaxation. Not that there aren't many things to do in Estes Park, Co but after a two week road trip sitting on a porch watching a river flow was exactly what we wanted. The "cabin" was super clean. The kitchen came supplied with enough coffee and condiments for a week. The kitchen is complete. I cooked 3 meals and didn't feel like I was missing anything. There is a grocery store just 10" away. Gas BBQ outside each unit. Laundry is so convenient. You pay at the front desk and detergent is included. No search for quarters. These are home machines so no over heating dryers like commercial units. During our stay there was no daily maid service but clean towels are easily accessible. This is a family owned resort. Everyone was so friendly. Even the DVD choices are on the honor system. If you plan on coming make your reservations early. They haven't had a vacancy since we arrived and there are NO VACANCY signs all the way up the canyon. read more

Check-in/out was easy, the staff was friendly and helpful, and the binder included in the room easily answered any question we had (e.g. wifi, hot tub, free DVD rental, laundry, check out porcedures, etc). Our place and the amenities were so nice. We loved the inlcuded coffee, silverware, and dishes, plus a grill on the patio; close to town and hard to beat! I absolutely loved this place so much to the point where I almost cried when I had to leave!!! So clean and has everything you could ever want! They had a grill with grilling utensils, bowls, plates, coffee maker, coffee. Tea, popcorn, board games, microwave, refrigerator, dishwashing soap, paper towels and so much more! It was like having our own condo. So peaceful! The view was remarkable and it is not far from the downtown estes park area so it's a quick ride for groceries, shopping, etc. Pleade consider staying here! You will not regret it! read more

I took my husband and son up for the weekend and decided to stay at this resort again because we had enjoyed our last stay. This stay we weren't so lucky. The room was filthy, I wiped down the couch as I had spilt some water on it and the picture below is the rag after wiping it, yuck. There were holes in the walls and everything pretty much looked like it needed to be updated/repaired. The final straw was I pulled out several plates that had food stuck on them still. I tried to go down to the office to mention the issues and see if we could maybe get a different room and due to COVID was never able to talk to anyone until we were leaving. When checking out, I told a gentleman who worked there about our the cleanliness of the room and his only response was "we must have missed that stuff during the deep clean". What deep clean? It looks like this place hadn't been cleaned in a long while. read more

If you're going to be visiting RMNP, I would highly recommend this place to stay. It's about two miles from the entrance to RMNP. The rooms are cozy. The staff was very friendly. We showed up a couple of hours early and our room was ready. They have all the amenities necessary for a long stay, full kitchen, dishes, utensils, and cookware were all there. The room was very nice and clean. Fireplace is there to be used, and wood is supplied when you first get there, but if you want more wood you're going to have to purchase it. They have books in the room that tell all that's happening and even give suggestions for hikes in RMNP. You can do laundry there for $1.50 a load. There's a hot tub, that feels really good on a cool day, especially after going on a hike in RMNP...boy do the joints feel good and what a sleep you get after. There's free movies you can borrow from the front desk, there's a gas grill outside of your door. You can hear the river run as you relax on the patio. It's conveniently located so, stores like Safeway are near to you. read more

- It was a clean cabin right when we came in. It didn't seem like a cabin, but more like a hotel-room feel and service with a nice kitchen. There was a vaulted ceiling on our second story room, and the fireplace wall was painted brown. It was just perfect, and the dishwater (clay and very clean) and reminded me of cabin life. - We overlooked a river, which was always full of great cut throat fish. My husband caught 6 one day! Bathroom was clean, and the sink space was super helpful for two people getting ready at the same time (long, big mirror too!). - We kept our bedroom window open at night and the river was the most perfect white noise we could ever ask for! - On our deck, there was outdoor metal furniture, but it could've been better. It was clean but not comfortable or good-looking compared to everything else. - No animals bugged us except for the cute magpie bird family in the tree by our deck! - We found that there was no iron or ironing board in the room, but they do have two ironing boards and irons, as well as two washers and dryers, on the complex close to our room. - The hot tub was open 10am-9pm. It had some dirt on it but was super hot (105 degrees) and had jet streams for back massages that were nice. - The movie collection is awesome and the location is only 5 minutes from Safeway Grocery and downtown, and 3 minutes from Rocky Mt National Park. - The bed and pillows are very comfortable, soft yet firm, and the shower head is nice and has good pressure! I will say it's hard to get the right temperature, it's either too hot or too cold and you have to adjust a lot to get it warm. read more

Been staying here for the last 4 years and will keep coming back! Rooms are wonderful with everything you need to stay a night or a week! The beds as perfect to boot! Nice option to have a grill with each place and the river makes for a nice place to sit next to in the morning. Hot tub is a nice addition to use after a long day of hiking and a fireplace to sit next to that night! Friendly staff and truly feels like a family ran business. P.S. Woodlands On Fall River was the perfect choice for our Estes Park vacation. Booking was easy as well as checking in. We arrived early and they gladly let us into our room. The rooms are all equipped with a full size kitchen and are plenty big. Fall river runs right outside the rooms with seating areas to enjoy the view. Our room also had a fireplace which was perfect for the cold evenings. Woodlands was perfectly located about 2.5 miles from Downtown Estes park, and a few miles from one of the entrances to the Rocky Mountain National Park. I would recommend anyone making a trip to Estes Park to stay here. read more

We stayed with several friends in the homestead house for 4 nights recently. It was just the perfect place. It's halfway between Estes Park & the National Park so location is great! The house is beautiful & very spacious. It is well stocked with everything you would need for a large group. All appliances are high end & all the furniture is really nice quality. There's a fire pit table & gas grill on the large deck. The beds were very comfortable & there are plenty of them. Did I mention the theater room, the second kitchen or the large laundry room?! I highly recommend this home for any large family or group. Really this place is amazing! read more

Very nice place to stay, just outside downtown Estes Park. Easy to find. Comfortable, clean, and cozy. The river runs right outside your front door, and the setting is beautiful. We walked to the downtown shopping area one day, about 2.5 miles away. Not a bad walk, but you do have to walk for a little while on the side of the road until you get to the sidewalk. WOW! A bit long but a must read if you're thinking twice. This was my family's first time driving through the four corners. I did my research and decided to spend most of our time in Estes Park - one night at the Stanley for the full feel, but also wanted to relax and take in the glorious Rocky Mountains. After some research I found the Woodlands on Fall Ricer and I couldn't be happier. Checking in on a Monday, staying three nights (which we extended an extra day) and loved every minute. Felt like I had a summer cabin of our own - full kitchen, cute living room with an balcony overlooking the river. The bedroom was a great size with thee most comfortable bed I've ever slept in. I'm actually sad to go back to my own bed and I love my bed. It's far enough away from crowds but, close enough to the village and market. The managers (owners son and daughter-in-law) were awesome and very accommodating. I was fortunate enough to check in a bit early and even let us stay an extra day (4 nights total)thank god the next check in was Friday. Only issue was propane tank for BBQ grill was out but a simple call fixed that wonton minutes. I'll end with - we are planning to return every year for our spring break! This was a great place to stay! My husband and I came for our anniversary and really enjoyed the place. It's close to town and to Rocky Mountain park. The only thing I would change about our stay would be if the hotel would provide 4 large towels instead of just 2. This was our first trip to Estes Park and this was a great place to stay. We wanted a cabin feel but didn't want a stand alone house in the middle of nowhere. This was perfect! It is located minutes from both the RMNP entrance and all of the shops in Estes. Our room was right off the river and it had a fully equipped kitchen. Everyone that works there was so great. They also have a great selection of DVD's that you can borrow for free. Great after a day of hiking! read more
