I love the location which is on the River. You can hear the water rushing. It's so soothing. Stayed in #14. Here's my pros & cons. Pros: It is very quiet The bed was very comfortable The bedding was very nice and cozy The tv in the living space was easy to navigate The microwave was excellent The refrigerator was nice & clean Relatively new dishwasher. I didn't use it however, I just washed my dishes. Cons: The fan in the shower and commode area was obnoxious. It automatically came on when you turned the light on. No freezer. No teaspoons, only tablespoons The sofa as very FIRM The throw on the sofa was dirty Overall the interior is used and worn. For the price of this place, Fri $335/Sat $350, you can find better. We stayed in one of the spa suites and it was perfect. Very quiet place, especially being close to the road. Super close to the entrance of RMNP. Clean hot tub and rooms. Really enjoyed my stay! The rooms are a little pricier but you get a one bedroom apartment that has a kitchenette, deck with views of the river, and a jacuzzi tub. We stayed in apt 10, The apartment itself was great, we didn't have a stove but the small kitchenette area included a mini fridge, microwave, toaster oven, and coffee pot. It was perfect for bringing back & reheating leftovers. The coffee provided worked fine. The jacuzzi tub was nice and relaxing and perfect after a long hike in Rocky Mountain National Park. Enjoying coffee on the deck every morning was peaceful. The bed was comfortable. The apartment was clean and they took necessary COVID-19 precautions. We also checked out jenga and movies from the front desk and had a nice night in. read more

Wow! Just wow! We definitely look forward to going back. First, the scenery was amazing, and, I know, Boulder Brook really had nothing to do with that, but we're talkin' location, location, location! It was beautiful snow, sunshine, moonshine, or wind, which were all experienced. We stepped outside and listened to the stream outback in the middle of the night. It was so serene and breathtaking. Second, the cabin was cozy and comfortable. We enjoyed being able to make dinner and just spend the night enjoying each other's company. Everything appeared clean and crisp. We also enjoyed the spa tub. All that being said, privacy is an issue. There is a road about 50 to 100 feet off the back. The neighbors are exceptionally close, as well. While I think we picked a prime time to come, any warmer (say late spring and into summer) there would be a lot of foot traffic and a lot less privacy. When we come back it will for sure be in the winter months, but we will come back. It was truly beautiful! read more

We stayed in #9 (2nd floor) for one night in June 2016, and it had everything we were looking for after an afternoon hiking in Rocky Mountain National Park: tranquil setting, gorgeous view of Fall River, spa tub in our suite, soft king-size bed. We didn't get a chance to enjoy the outdoor hot tub, but it looked nice. This property is right on Fall River, and the rushing water sounded like nature's perfect white noise to me. The only negatives I can think of are that the bedroom door stuck a little when you shut it, and the pullout sofa bed wasn't very comfortable (but, frankly, how many are?). Also, there is no air conditioning, but the main room had a ceiling fan and there was an oscillating fan for the bedroom, so we were quite comfortable at night. Leaving the windows open also helped, as long as you don't mind the white noise of the river. We would definitely come back here if we revisit Estes Park/Rocky Mountain National Park. read more

Great room, great view, great people. Beverly at the front desk was very nice and helpful, also a fellow LSU grad so we felt even more at home. It was uncharacteristically snowy and cold for the end of May, but I enjoyed it since I had never seen snow before. The river is beautiful, and the location is perfect. We were a 5 minute drive to town and all of the stores and restaurants. We were also a quick drive to the gates of RMNP. I wish we could've stayed more than two nights here, and I don't see us staying anywhere else if we return to Estes Park. read more

My wife and I recently stayed in room #10 (2nd Floor). It was quiet, relaxing and had a wonderful view of Fall River! The unit was well appointed with big screen TV's in the living room and bedroom, both with DVD players and cable. The kitchenette had everything you might need for basic meal prep including a small refrigerator. They do expect you to leave the kitchen like you found it. The bathroom had a whirlpool tub which my wife tells me was delightful! The King bed was very hard and we found it difficult to get to sleep/stay asleep. The hide-a-bed couch was uncomfortable to sit on. The pricing seems high, but we were able to get a Groupon deal that made it a bit more reasonable. Staff were friendly and helpful! read more

The room itself is pretty basic, like your standard motel 8 room plus a full kitchen. They provide cable TV (one in the living room, one in the bedroom), DVD players, DVDs, magazines, board games, a gas fireplace, mini fridge, shampoo, conditioner, towel, soap, and everything you need in a kitchen minus spice and oil, (they even have salt and pepper). It is on the side of a river, but it's also on the side of a major road (busy traffic), and lots of trees, so not much views there (maybe I am just be harsh). The indoor hot tub is nice, and they give you some kind of fragrant liquid you can put in your bath (I first thought it was lube...it really looked like the lube package :) however, the jets and the bathroom fan make too much noise it's hard to enjoy taking the bath. I wasn't even gonna give it four stars if it wasn't for their outdoor Jacuzzi. That thing blew my mind. They don't charge you extra for using it and they also lend you free robes and extra towels if you are going to use the Jacuzzi. Just make sure you put the cover back on after you use it. You can use it any time of the day. There is nothing like sitting in a Jacuzzi and gazing at the stars on a chilly night. read more

This is a nice place. You get what you pay for so there's things that could be better, but I think this place really makes an effort. There's lots of little touches. Benches lots of places to sit and enjoy the view. The walks are stone nicely laid out. The owners clearly care about the facilities. Rooms have a nice TV, DVD player (and large library to borrow), and very nice iPod player. Kitchen has everything although its a half fridge with a tiny freezer. read more

Celebrated our Honeymoon here 20 years ago and recently stayed to renew our vows 20 years later. We were worried the place may have changed and were pleasantly surprised to find it just as quaint and idyllic as we remembered! We were on the back side of the property this time and found those rooms to be more secluded with spectacular river views. I am unsure when the team cleans the room and maintains the property - but we never saw them once - yet every attention to detail was take care of... Beverly, from the front desk took amazing care prior to our trip and during. She is a gem of a hostess! Five stars for an awesome appointed room; romantic sitting (fireplace and jacuzzi) area; full kitchen, and spacious bathrooms.... Hope to see an outdoor gas fire pit on our return. We stayed one night at Boulder Brook on Fall River. Our experience was good except the room was cold when we arrived and took hours to heat up. The room was clean and attractive. We especially liked the double shower. There are lots of big windows facing the stream and woods, which was lovely. The outdoor hot tub was well maintained. The floor was veneer, not solid wood, which creaked badly when walking on it. Overall we felt it was a good value and will be returning again. read more

Boulder Brook is a lovely little inn on Fall River in Estes Park. My husband and I stayed there awhile back for a mini-vacation and had a total blast! The nice innkeeper loans dvds for free (there's a dvd player in every room) to everyone staying at the inn. The bed was super comfy and they used high-quality linens. Also, there was a HUGE spa tub in our room (we got one of the spa rooms) that was the BEST for bubble baths (I prefer to bathe in tubs where everything's covered except my head, and I'm definitely not short! haha). We also enjoyed walking around the area near the inn because of the gorgeous scenery. We'll definitely go back, and I recommend this place (and the spa rooms for sure!) to anyone & everyone! Oh, and their prices are much better certain times of the year, so definitely check and see when you'd like to visit. Just a tip! read more

I got this as a living social deal and, WOW, we got way more than we anticipated! We arrived late but our suite was ready with special wine and chocolates! Even at 8:00pm, we could tell how beautiful the place was in the day. It is an older cabin from 1992 but beautifully cared for and still holds it appeal. I am giving it only 4-star because the bed is uncomfortable. This was more than enough space for our family of four which includes a 2 yr old and 6 yr old boys. The location is great for visiting town and for enjoying nature. We can't wait to return. read more

Me and my boyfriend found this place on Groupon and seeing how neither one of us had ever been to Estes Park we decided to give it a try and have a little two-day "staycation". DD, who works the front desk, is awesome!! Very kind and friendly, willing to help with whatever you need. This is definitely one of the better places to stay in Estes Park. Especially along Fall River... It is absolutely gorgeous and secluded. You get to see beautiful scenery from all angles and DD at the front desk is a great host. She informs you of local places to eat, things to do, and of course-what elk poop looks like! It is extremely exciting watching the wild life you encounter and it is worth the extra trip to Rocky Mountain National Park as well. Lots of things to do and see, but staying at Boulder Brook was the cherry on top. Extremely homey and inviting... Anything you could possibly need. We stayed in one of the spa suites, which is a collection of little row-house rooms away from the main lodge. The spa suites run along Fall River, and include a HUGE indoor jacuzzi tub in the main living/sleeping area and a small kitchenette. The room was nicely decorated, and the bed was very comfy. However, i had to take a star of for the way the window blinds are set up. In the marketing photos, it appears that the spa suites are on the 2nd floor, overlooking the river. Much marketing talk is made of how romantic it is to sit in the jacuzzi tub with your sweetheart and watch the snow fall. However, that really isn't possible on the weekend when other guests are around -- the spa suites are on ground floor and people walk by your windows along the river. So, if you want even basic privacy, you need to lower the blinds all the way. In which case, there's no way to see the pretty scenery outside. Top-down / bottom-up blinds are widely available these days ... Boulder Brook should invest in them! That would enable guests to cover the bottom half of the windows so passers-by couldn't see in, but enable guests to see out the top half of the windows. Another issue we had was the doors slamming. Any time a neighbor opened/closed one of the many doors to their unit, we heard the banging. There was a TV and cable, but it oddly didn't include any music stations. And the little boom box radio didn't have a jack to enable us to plug in our iPods. So we had to listen to music off our tablet PCs. Luckily, the free wi-fi was super-fast, so we were able to stream Pandora. So, in summary, the place has a lot of potential, but there are a couple of little details that could really make the place great. Until those details get fixed, i don't think it's worth $200/night and i don't see us rushing back. read more

We stayed at Boulder Brook this August. It is in a GREAT location. Only 5-8 minutes to Rocky Mtn. National Park and 5-8 minutes to Estes Park. We had a one room suite room. The bedroom and living room are both large. The bathroom has a new large air tub in it which was very nice. The Fall River is just about 20' from the room. We love sitting in the comfy chairs they have out near the river (more like a large stream) and they have chairs right on the deck too. The area is beautiful and I LOVED just sitting near the river with my eyes closed enjoying the sound of the river and the sun on my body. It is a wonderful location near the city and park and the beautiful scenery. It was very nice staying there. read more

We stayed here for a girls weekend and stayed in the one bedroom suite upstairs. Even for FIVE girls it was amazing! Outside of our balcony we had this amazing stream that we could listen to forever! The suite had a full kitchenette, the only down fall was there was no stove. Other that that it was equipped for everything we needed! The bathroom was spacious and the spa tub was so nice. It has plenty of sitting areas with heat lamps during the cold temps and also a hot tub available! The owners obviously put personal touches included as well- when we arrived their was games, cards, books, for entertainment in addition to bottled water and popcorn! Very sweet! Absolutely among the best places my wife and I have stayed in, and we travel a good bit. Starting with the reservation and front desk, April was as pleasant and accommodating as we could ask for. She certainly set the tone for the stay. We reserved the Aspen suite, which turned out far nicer than even depicted on their website, which usually isn't the case. Roomy, comfortable, nice big tv, full kitchen. Really - just couldn't be better. Bathrooms roomy and well appointed. No elbowing each other for sink space. Now, for the bedroom. Perhaps THE most comfortable bed outside of our own we've ever slept in! No matter how great our trips are, we always come home and remark how nice it is to get back to our own bed. Sometimes lousy beds, even those in expensive hotels, have reduced the enjoyment of a trip. However, this bed was absolutely awesome! We slept with the windows open. Even though the Aspen suite is closer to the road than the other cabins, the road leads to the park entrance with basically nothing in between, so no car noise. The only sound is that of the river outside the window. Nature's sound machine. In the afternoon, as we were sitting on the balcony, several bighorn sheep from a larger herd across the road wandered down to the river below us to drink. Don't get much of that in north Florida. Finally, the view is, well, exactly what you'd expect being a mile from the RMNP gate. Fantastic. This isn't the least expensive place in Estes Park but if you want cheap, you get cheap. In my view, you get what you pay for. Boulder Brook is now our official Estes Park destination inn. Can't recommend more highly. read more
