As was the case when I was on the market as a buyer, Rachel is easy to work with and very knowledgeable about the market and the neighborhood. I really appreciated that she was transparent about the how/why of her pricing recommendations and listing strategy (taking the time to talk through every detail if that's what I needed) and I trusted her completely. A few other 'perks' that I didn't realize to look for in a realtor but were invaluable in my house selling experience: - Rachel has been doing this a long time, and has incredible insight on what types of updates to consider/prioritize that will increase the value and interest in the house (which was very helpful for me because my house needed some major refreshing, but with a very tight budget) - she has a list of recommended trades persons for any work you need to hire for (and will even recommend different shades of white paint for that fresh coat that you may want to apply before listing!) - she is SO responsive! No waiting around for a reply when you have a question/concern/need... she gets back so quickly and manages to thoroughly address the question/concern/need in the simplest way. - she is approachable and easy to work with, and also really savvy and strategic on getting the best possible outcome for her client I loved working with Rachel, and highly recommend her and the Philly Home Girls team for your real estate needs! Well this time I'm actually following through, because Capri was/is a godsend. She came into our lives at a time when we were pretty hopeless about selling our Philly house. The only reason we tried again is because of Capri-magic. She calmed us, coached us and called us through the whole process. She never lied to us about our prospects, but also gave us enough hope to keep pressing forward. We ended up with an offer better than we could of imagined. Capri was probably happier than we were; that's how invested she was in making it work. Thank you Capri and team. Because of this miracle, my wife and I are in a better place to have a family.

She and Courtney are also so organized and helped us stay on track and on task for the whole laundry list of things that happen when you buy a house. They gave us a beautifully organized binder at settlement with all the docs we will ever need along with notes about what to do when (e.g., if you don't get a mortgage bill by this date, follow up, etc). Plus Capri is just really fun and kind and a joy to spend time with, and is clearly very invested in the Philadelphia community and supporting other local businesses. Liz patiently walked us through everything from the local market, to finding the right lenders, and even guided us through an offer we needed to make within hours of seeing a house. She's who you want on your team when you're figuring out what you need and how to get it in a market that's constantly changing. And she's not just great at understanding what buyers/sellers are thinking - she gave us detailed information about construction, helped us think through layouts, and just generally provided a deeper level of knowledge than other realtors we met. She was especially great at breaking down the differences between buying in the city vs suburbs and understanding the Mt Airy/Germantown area! Even better, she was a constant cheerleader for us!     We have had issues since day one with our new construction rental property with Ferraro Properties…read more First for about a week upon moving in our property had a dysfunctional central air system, leaving our apartment at about 100 degree's in the midst of a heat wave. The unit's brand-new microwave also did not work and was not replaced for about a month. To keep the list going the alarm system also did not work. Our frustrations continued with Ferraro Properties in the coming months as we experienced our doorknob falling out of our front door, leaking toilets, and water damage eroding the ceiling. Lets keep in mind this apartment was "new construction". We filed service requests with Ferraro Properties to correct these issues only to have the leaking toilet begin to spew water from the valve upon "repair". The water damage was only corrected on the roof of the property leaving the eroding ceiling unfixed to this day. The issues with the leaking toilet continued as it was "repaired" again only to have it start running this time with our water bill sky rocketing to 3 times it's normal amount. A third service request was made to fix the issue of sky-high water bills when we only use a normal amount of water. Nothing was done about this issue for 2-3 months while Ferraro Properties had us paying $200 water bills, but that isn't their problem. Finally when the property was checked for leaks only a temporary fix was made, leaving us with yet another service request to be filed on the same toilet when another issue came up. To add to the list of issues our doorbell, alarm system, and camera monitoring unit have been broken for several months with no action taken despite several requests. This is a major concern to me because a home intruder was shot inside of our neighbors home 2 doors down and ended up on our doorstep. The staff at Ferraro Properties are what many would call negligent and unresponsive to their tenants concerns. They do not respond to email, texts, and phone calls in a timely fashion. I would not choose Ferraro Properties in the future.

    Foyle & Foyle - The roof had a huge hole in it which leaked mold, mildew, rats, mice, and birds. I will never understand why they would let this happen.

    TENANTS BEWARE -- OUR LIVED EXPERIENCE…read more We had major safety and health violations and the only time we saw any response from the landlord was after we paused rent payments. After weeks of daily calls and maintenance requests, that finally got someone out--though the repairs were minimal or nonexistent. It is absolutely the only way to get these slumlords to do anything. I truly cannot believe these people are not in prison as their behavior is criminal. We had a house full of broken windows, dishwasher, toilet, washer and dryer from day one. We had foot long (!!) rats crawling on our bed while we were sleeping in the first week. There was a ginormous hole that opened up in the roof from which water, mold, rats, snakes, and birds came though frequently. I can see they are advertising this as useable space. I am including a pic. I cannot understand why they would not want to protect the structural integrity of their building, even if they don't give a damn about their tenants. Our basement had standing water in it during our entire stay with water leaking from the ceilings in multiple rooms and paint bubbling off the walls. There were open holes to the outside everywhere and we watched many snakes slide across the floors. Our stove/oven did not work for over 6 months. Our heat never worked and it's cold in Philadelphia. The only way I could get a visit (in which little was done after weeks of calling every day) was to pause my rent until they had maintenance out. Despite reporting these issues repeatedly, maintenance was unresponsive for long periods (months!). If you're a current or former tenant of this landlord, you may not be alone. I have extensive documentation, including photos and messages. Feel free to reach out if you'd like to connect or compare notes on Foyle and Foyle's Rat Palaces. Then they reposted saying new carpet was installed, however there are no photos of the 3rd bathroom, that was the most concerning in the original photos. We finally were able to schedule a tour which was confirmed with both my partner and I separately for Saturday at 11. We arrive a little before 11, and attempted to approach the property only to be met by multiple other people who were also told to be there at 11 for a showing but informed us that no one was there yet to show it. We then proceeded to wait 45 minutes and still no one showed up. We each emailed and called the only number, which was an office number to which on one of course answered on a weekend. We left voicemails and it is now two days later and we have still not received any follow up. I guess a good preview of what we are not missing out on. Piss poor communication.
