    Please also note.... that when I was moving in to the unit/apartment in December of 23....... as we…read morewere minding our own business moving my stuff in to the unit, the neighbor right next to me introduced herself to me, ( a very nice kind lady) said to me and I will never forget " I am surprised that you are moving into this unit/place so quickly." I obviously had asked her why she made that remark to me, she quickly replied with confidence and concern that the residents before me that lived there had to "move out because they were getting sick." When I was moving into the unit/apartment I did smell a "musty" smell in the unit, but I chalked it up as it had been emptied for a while, NOT THE CASE. After talking with the neighbor for a while, I knew that I had gotten myself into a situation that was not good or livable. In April of 24 the unit leaked so badly. I walked into my closet and the carpet was soaked with rain water through out the closet and bedroom carpet. There were MULTIPLE leaks throughout the unit when it would rain. The owner would not replace the carpet. it was literally making me sick the smell of mold was out of control. I approached the owner and when I did he rebuffed everything about the unit that was wrong with it and would not replace the carpet. I have never been treated with such disrespect it came down to me telling/informing him "fine I will pay for the replacement of the carpet, but I will not pay for it all at once." Yes.....I was been treated so disrespectfully by the owner and I was so desperate to get that smell out of the unit that I offered to pay for carpet that got rained on inside of the unit. He would not even take/accept that offer. I was getting so sick that I came home from work one night and cut the carpet out of the master bedroom closet and through it in the dumpster, then when I did that the smell was gone instantly and my symptoms went away. After offering to pay for carpet that got rained on, them not accepting my offer, I cut out and removed the carpet in the master bedroom closet. I could not win with these people at HOMETOWN PROPERTY GROUP. I was being rebuffed in every way, shape and form. After cutting out the carpet I received a nasty message from the owner stating that I would be "evicted if I ever did anything like that again." As time went on it got worse in the unit with water leaks, bugs, the smell, so I confided in the neighbor and she said to me "please do not talk to me anymore" " they are watching us talk" I said... "I am so sorry may I ask why" she told me that the owner knocked on her door" and told her "not to talk to me anymore about the problems in the unit." (our unit/apartment was close to the leasing office), the leasing lady could visibly see us talk through the window of the leasing office and that is how they knew we were talking. Long story short the owner knocked on her door and said "do not talk to Tanya anymore about the unit or you will be evicted." My former neighbor was an elderly lady who lived by herself, she had no reason to lie to me. She told me that she came right back at the owner and said " hey, I know Tanya should not be living there and it is wrong what you are doing" He came at her aggressively and she came right back at him.... she was not going to let him talk to her like he did me. Imagine moving into a unit that cost $1300.00 a month and offering to pay for moldy wet carpet that you should not have to pay for. HOMETOWN PROERTY GROUP knew that the unit was unfixable and were not willing to even try to fix it. Once I did cut out the carpet there was a HUGE crack on the concrete of the master bedroom closet going form one end of the closet to the other. The crack measured approximately 6 feet long may be 2.5 inches wide. The only thing on the crack was construction tape that was coming off. After a ton of back and fourth the owner did get a construction company to the unit to actually "fill in the crack with cement" so he said, but it still leaked MULTIPLE times after that. It took wat to many emails and texts to even get the owner to get a construction company out there. The unit is NOT FIXABLE and the owner was to busy swallowing his pride to realize he was not being a normal human being and not being honest. Never saw the work of the construction company, because at that point I was warned multiple times that I would be "evicted if I ever "messed with the unit again." If a so called "construction company" can not fix a crack there is a PROBLEM. Please note that it was not easy to get the construction company to the unit to fix the crack.....It took tears, stress like no other, and me feeling sick to the point to where I felt like a walking zombie. If you are a relatively healthy person like myself, I am active with running and the gym, so to be exposed to mold, when it gets in your system it is shocking and extremely overwhelming. At one point I truly felt so sick that I could not even walk or function.

The pool was our favorite spot to be at during the summer. Management was great to work with. Maintenance was always on top of things and grounds were always looking great. Management always tried to engage with their tenants by having tenant appreciation days, craft days, Halloween parties, etc. We always had a great time meeting our neighbors at those events. I would recommend Canyon Club to anyone and we will actually miss living here. A huge shout out to Sabrina, Tierra, and George. You all made Canyon Club a great place to live in!

Zero insulation between floors, I could hear phone conversations the ppl above me were having. The parking lot loaded with more semi trucks than a Walmart parking lot. Management difficult to deal with on most issues, always an excuse, then they raise the rent over $300 a month with nothing in return. The pool on the weekend was filled with so many kids yelling and screaming you couldn't stand to be there. My first year was decent with the exception of upstairs noise, thereafter it was all down hill. On a positive the apartment has a ton of storage, something hard to come by.

Don't get me wrong, the apartments are spacious but these "upgraded apartments" are not worth it. They half ass "upgrade" them to charge you an extra $400 a month. When I moved in, NONE of my appliances were working and I didn't have water for the whole weekend. This wasn't an "emergency" so my daughter and I had to go without all weekend. Monday arrives and the maitnence guy comes to "fix" said water problem but instead, floods my apartment soaking my belongings and destroying our family photos I will never get back. I was told while I was at work and the office staff said it was just "a little water" and everything was fine. I decided to leave work to check on the situation and I am so happy I did. They left all my stuff in water including my brand new, handmade, wood table. I turned myself around and went right to the office. How did they help me you may ask? They told me to contact my renters insurance and gave me three rolls of paper towels. They had three industrial sized fans in my apartment for a week, using up my electricity I had to pay and I complained about this. They DID give me a $100 gift card to compensate for this but this was the first and last thing they actually have done right. The apartment was never cleaned before I moved in, it wasn't repainted properly etc etc. I had to do a lot of stuff myself to get the apartment in a decent condition. The flooring still has yet to be fixed from the flood that was said to be in the works of having "contractors" come out four months ago. Bathroom fixtures kept falling down, the towel rack was "fixed" four times before it was done semi properly. When the maintenance person came to finally connect my ice maker he ripped up the flooring while putting it back and just left it like that. The electrical has a short in it in the master closet and now no longer works but I'm so done reporting stuff because it takes forever, they never fix things properly and they seem to have it out for any resident who report problems. I had to go help my neighbor get her fire detector down to fix it because it had been days and still no one from maitnence had come to fix it. I could go on and on but what you really need to know is to look elsewhere. Save yourself the money and time, and go somewhere else. The staff is super nice and welcoming until you sign your lease and move in and then you no longer matter. You are also right by the sewage plant and a lot of nice days you can't open your windows from the smell. If you don't pay your rent on the 1st, you are charged a ridiculous $80 late fee. Read the contract, seriously. Even if you die by their hands here they are not liable for it. Shady as hell.

They keep us well informed on changes and the improvements that they are working on. I have been struggling for the last 5 months due to situations out of my control. They been working with me as much as they are able to. The office management team has been amazing. The maintenance team has been amazing as well. This past Tuesday I was getting ready to leave for work when smoke started coming out of my air vents. I called 911 they came out, luckily it was not to serious but it could have been. Due to past jobs done in my apartment that was not cleaned up like it should have been. Residues left started to smolder but due to the fast response from the fire department it did not get worse. I called out emergency maintenance line to inform them that I needed them to come to my apartment and why. They called back I explained what had occurred and they said they would be here asap. They found what needed to be taken care of and fixed it immediately. Not to mention when I informed the office staff of the situation with some of my windows they were to my apartment within the week and had that taken care of. I can say with out a doubt that this team is the best we have had in the 3 years that I have been living here.

The maintenance crew does a fantastic job keeping the complex clean. I feel like they are always checking in to make sure that everything is running smoothly and kept in the absolute best of shape. Recently we had a package that was delivered to the wrong address. Jessica and Africa went above and beyond to make sure we were able to track it down. This hasn't been the only time they've helped as well. We absolutely could not have asked for a better apartment community to move to. The proximity to everything is fantastic and the trail around it has been awesome for a relaxing stroll or run. Our apartment is beautiful and more than enough space for the two of us and our cats.     **WARNING** **THIS IS WORTH READING** I lived here since…read morethe place was brand new Building 6 apartment 204. (796 sq ft.) I was forced to move out after 5 and 1/2 years. Starting in Nov. 2023, Marijuana Smell from my neighbor filled my apartment every Sunday night. Leasing office will NOT help due to Marijuana being an illegal substance. They will tell you to go through law enforcement. I've had 4 Avon police reports where offices detected Marijuana in my unit. The police flat out told me there is nothing they can do unless they visually see someone using illegal substance. The police recommended that I "move out". Leasing office will not let you terminate lease and move out even though there is Marijuana users in their building. The police will NOT help you. The leasing office will NOT help you. My clothing started to smell like Marijuana. I would have to open all my windows at 2:00am in the night to try and get the smell out of my home. Honestly, I am not trying to be a Karen here. I tried working through this with the leasing office and police for 8 months. I went through every possible channel to handle the situation appropriately and no solution was reached. I ended up becoming an annoyance rather than a tenant trying to get Marijuana smell out of the building. There is also a smoker on the 1st floor of building 6 that has been there for 3 years and they have not been evicted. This place used to be nice and clean before JMV management took over Satori Flats. It has gone downhill since then. Pet urine stains all through the hallways. They keep trying to clean the carpet squares when they really should be totally replaced. The 1st floor in the main building (building 6) gets sprayed with fresh cent to cover up smells from smoke, fish frying/curry, and pet smell. They raise the price of rent every year. They claim to use an AI to determine your rent price. I have to suspect the AI is biased. It raises your rent based on your income, credit score, and number of on time payments. New tenants can move in and pay around $1450/month. I was offered a renewal price of $1818/month minimum. and that was for a 12-15/month lease.. prices go up even more if less than 12 months. I didn't even have a 2 bedroom apartment. I had the 1A Sydney floorplan (796 sq ft.) So a new tenant can move in next yo you and smoke Marijuana. There's nothing you can do about it. Good luck to the next tenant in Building 6, APT 204. I really thing this is an issue that can be reported to the BBB.
