Here is the story of what happened to me: I was extremely excited to apply here. I went as far as applying without visiting the property, but the issue was that Woods of Castleton did not have the unit I wanted available for a mid-June move-in. I was told that if I wanted to apply, I had to be put on a waitlist for that unit (1 bed/1 bath with loft at 830SF). I started the application and noticed that there was no option to select the unit I wanted to apply for/ to be put on a waitlist for the unit I wanted. I called and spoke with Dakota. Dakota said to go ahead and apply since she knew that I wanted the unit I mentioned earlier. I placed false trust in Dakota, and it led to me applying to be put on a waitlist for a 2X1 unit under the assumption that it would get fixed by Dakota and I would receive an updated application that showed the unit that I wanted to be waitlisted for, but I never got it. It is unfortunate to say this, but it is all about money at Woods of Castleton. Woods of Castleton took the over $200 payment for the application fee and held my place in line. Woods of Castleton put that money in their pockets. As time went by, I noticed that I had not heard from Woods of Castleton. I began to worry about my place on the waitlist and whether it was corrected by Dakota. I ended up looking for other apartments in the area and found a much cheaper option that was in much better shape than the walk-thru that Woods of Castleton provides on their website. I spent another $200 to apply and hold my place at this new apartment complex. The time came to ask for my money back from Woods of Castleton, but it did not prove to be easy. It is easy for them to receive money, but difficult to give it back. When I called Woods of Castleton, I again spoke with Dakota. After some conversation, she understood that I wanted my money back. Dakota put me on a brief hold and came back offering me a different type of 1 bed/1 bath unit. When I declined the offer, she put me on hold again and said the only amount I could get refunded was $150. She then transferred me to her boss, Brie. After a cordial conversation with Brie, I noticed that she began to raise her voice. At that time, I let her talk as much as she wanted. After all, when someone feels cornered and has no argument, they begin to go in circles and raise their voice. It does not make the situation better to raise my voice at Brie and engage in child's play. I heard her the numerous times that she said that my application fee of $50 was non-refundable, but here was where her argument fell off. The contract does not mention, at any point, that being waitlisted for the wrong apartment (remember I said there was no option to select the unit I wanted?) was not refundable. Brie reached her breaking point and hung up on me after saying that I was going in circles. However, the person repeating the same words over and over despite different arguments thrown at them was Brie. Brie is unprofessional, careless, and is quick to anger. Please keep this in mind if you decide to apply and are lucky enough to speak to Brie. Woods of Castleton's application is generalized and not specific. Even if Woods of Castleton makes a mistake in forcing you to be waitlisted for the wrong unit, they will gladly keep any funds that they can in their pockets. I would like the remainder of the money I paid back, but Woods of Castleton is making it difficult. My goal in sharing my story is not to get back at them. Rather my goal is to caution others in the same position that I was in. You may be looking for your next home, but understand that if the person in charge (Brie), treats you with utter disrespect and lack of professionalism, you will be stuck paying for an apartment at a complex that cares more about retaining as much funds in their hands than caring for the people that live there. Please pay attention to how the staff treats you as a potential client, and understand that it will not get better once you are under contract. I understand that Woods of Castleton will reply to this review, and this next part is for Brie and her staff: Nothing you say will justify how you treated me. I originally lived here some years ago for about a year when I first moved to the area…read more I moved out due to roommates leaving, and hopped from place to place having horrible experiences every step of the way. I had no idea the bar was so high when living here. The maintenance is unbeatable, they resolve every ticket within 72 hours, and are willing to come out for any emergency even during a weekend (thank you, Mariano). The architecture is beautiful and well built. The area has great access to downtown. The amenities are outstanding and practical (the grill is well used in my household!). The management is very friendly and attentive to all needs. Everyone we have met during our time here so far is unbelievably friendly. The parking is alright, you just need to be a little more intentional of what time you run errands or go out if you want to have a gated spot. (Pro tip, parking in front of Eskenazi has proven to be the safest spot instead of directly in front of the apartment) We have found a handful of bugs in our unit, but it being over a century old this is expected. They spray regularly throughout the season, so each bug we have found so far has been since dead. Overall this is a phenomenal apartment and I highly recommend it!

As a renter for a year and a half now (and continuing,) I'm happy to report that I have had a very…read morepleasant experience residing at Grand Oak Apartments. PROS: Management is very attentive and maintenance is always spot on. I'm lucky that I've had very few needs, but when I have, they were always met immediately. The cost of rent is a bit lower than most other complexes. I love that these units are all one story and there is nobody stomping overhead. Also, the walls between the units must be somewhat soundproof because I rarely hear any noise from adjoining apartments. Parking is more than adequate, with two spaces allowed per unit and they are marked and immediately in front of your own unit. There are more than adequate visitors' parking spaces and they, too, are marked as such to avoid confusion. For my needs, I appreciate that there is a high percentage of older citizens in this community, which makes for a nice quiet neighborhood. There are also, younger single men and women and some families with young children, but I believe the older people have just lived here for a long time because it's so comfortable. Also, there are only one and two bedroom units, which would not accommodate larger families. There are units with one, one and a half and two bathrooms available. The master bedroom is a good size and has a large walk-in closet. I love that these units come with a full size washer and dryer and you do not have to provide your own or have to go to a laundromat. The laundry room is large and has lots of room for storage. The other appliances included are all full size (and not small apartment sized) refrigerator, stove/oven, dishwasher and microwave. Mini blinds are included on every window in your apartment, even the back door. Each unit has it's own small patio and grassy area with privacy fences between yourself and your neighbors. The buildings are well maintained, I like the brick exterior, and the roofs and windows seem to be updated and new. The trash dumpsters are emptied regularly and are adequate and not overflowing. I love that your water and sewage are included in your rent and not an extra monthly bill. I also like that snow is plowed and shoveled quickly and exterior lawn, trees and flowers are maintained well and always look nice. There are several nice ponds with fountains throughout the community which are also well maintained. Please note that there is no fishing or swimming in these ponds. I do enjoy the ducks, fish and turtles which these ponds provide. There is a nice, small swimming pool at the clubhouse, which is also well maintained. The clubhouse is well appointed with tables, chairs, bathrooms and a nice kitchenette, and available for a very nominal fee if you should have need for your larger events. One of my favorite things about this complex is that it is in a good location and I always feel very safe here. CONS: The main reason I cannot give a five star rating and the biggest negative of this apartment complex, in my opinion, is that it is in need of interior updating (at least in my unit): appliances, cabinetry in kitchens and bathrooms, carpeting in living rooms and bedrooms, vinyl in kitchen and bathrooms, although all are adequately functioning, just not the best looking. Also, and this may not be a negative for some people, I personally would like to have overhead lighting in each room and was sorry to learn the bedrooms do not. This is not a problem for me because I am a cable lover; however, I know there are some people who like their satellite TV and I learned it is not allowed here and, therefore, wanted to mention it for those who care. Also, for those people with pets, dog lovers will be sad to learn that no dogs of any size are allowed in this complex (which is ok with me because I hate that a lot of dog owners do not clean up after their pets and this is probably why this complex has this rule); however, an indoor cat or two is allowed with a pet deposit and a small additional monthly fee added on to your rent. Your cat is not allowed to roam outdoors and must be contained indoors. Overall, I absolutely recommend Grand Oak Apartments because, as you can see, the pros definitely outweigh the cons and I have enjoyed my year and a half here and look forward to continuing my residency. HUGE RENT INCREASES. Lived here three years and the last two, they hiked the rent for everyone by…read more$100 a month the first time and $75 a month the next time. Owners don't care about doing right by people. Nothing changed in apt, no upgrades, old, stained carpet, drafty windows make electric bills high. But the rent increases in 2024 and 2025 were insane. I and others moved out because the owners hiked the rent so high, stay away unless you can afford $75-100+ rent increases for no reason.
