This review is for the Raleigh: Pros: -Decent rent prices -Some friendly office staff (edit: communication is lacking. The best staff members have left for other jobs or moved away and the manager is rude and unhelpful). -Very pretty updated apartments -Gym and facilities within a block -Beautiful view of downtown from some of the apartments. Cons: -allows smoking in the building -Elevator breaks about once a month -Paper thin walls. And I mean paper thin. (I can hear my neighbor talk, cough, and I know he has a girlfriend) -Barking dogs, dogs off leashes. -occasionally frustrating maintenance requests (but responses to requests are good) -Tenants leave stuff like cigarette butts and trash in the stair wells and elevator (e.g. A container full of watermelon left in the elevator. But why?) -Someone let their dog pee in the elevator and never cleaned it up (things like this happen often. Edit: still happening.) Maybe it's the best for the the price (although they upped my rent $75 this year) but if you can afford a hundred or so more in rent a month, I would go for a different place. read more

I've lived in Spink for 3 years. Initially I loved it. Prices weren't bad, good location. But in the last 12-18 months it's gotten bad. Packages getting stolen from our mailroom. Halls smell like smoke all the time. Trash in the lobby. Front door not in good working condition. But the most frustrating thing is the complete lack of communication and response from staff. I've had to reach out on issue several times and it take at least 3 calls to ever get anyone to answer and or respond. Their communication is poor on work being performed in the building. How it will affect you, and for how long, this information isn't your concern apparently. Not responsive to Email. It's just very frustrating. Unless they fix their communication with tenants, I'd recommend a different company. I used to recommend them, but I certainly won't in the future. read more

Be prepared for very steep raises in rent when it's time to renew your contract. Close to $100+/month each time. This is not a normal practice for apartments in downtown, but they'll try and tell you it is. They are very greedy and they definitely don't care about loyal residents who have lived here a while. read more

I really loved living at the Raleigh building on 13th and Pennsylvania. It is an older building, but it has been renovated beautifully. From the stainless steel appliances, to the granite countertops, and the huge bay windows; the Raleigh is hands down the nicest apartment I have lived in. The location is convenient as well. It's on the north side of downtown, so you have to walk or drive a mile or so to get to most of the downtown attractions, but it was also nice to be a little bit away from all of the noise and traffic that comes with living downtown. We moved out after a year, due to our rent increasing almost $100 a month, which is the only bad thing I have to say about Circle City Apartments. We would've stayed if we could've afforded to, but it was already at the top of our rent budget when we moved in, so it just made sense for us to move to a more affordable place outside of downtown. However, the rent is actually very reasonable for those that can afford to pay premium prices to live downtown, and priced much better than some of the newer, luxury apartments downtown. Overall, we had a positive experience renting from Circle City Apartments and I would absolutely recommend them to a friend looking to rent in downtown Indy. read more

We have lived here for 4 years. We moved in right after renovations were completed after these properties were purchased from Zender. Over this time we have always had great customer service with all office staff. The amenities/upgrades to buildings has continued to surpass expectations. The rent here is affordable for downtown living. The buildings are typically older, but I believe they have all been renovated. Maintenance is very response and has always come to fix problems the same day a request is made. Including recently when our air conditioner wasn't working and a request was made at 2:30 on a Friday afternoon. They had it fixed before they left for the day! read more

I'm in the Richelieu building - be advised that Circle City Apartments runs 7 buildings, and I cannot comment specifically on the conditions of other buildings. I was a bit concerned my first day in my apartment when I noticed several things were wrong. The shower had a small leak and I couldn't control the water flow to come out of the bath or shower. It came out of both. There were a number of other things, all pretty minor. After calling in several orders with the maintenance crew though, they fixed everything and I am happy about it. I think it's a huge plus that maintenance fixes the issues that arise, and they do it fast (every time it was on the same day I put in the order, for me). Seth at the front has also been pleasant / nice / professional, and generally I've felt very good about being with this company. Given what I know about the Indianapolis area, I feel that prices are fair. Unfortunately, fair for this area is pricey for many people. If you are in the situation I was in, where you want a good apartment, and you want or need it fast, this is a good company to check out. Again, they have 7 buildings so they are likely to have several rooms open for you to look at in your price range and with the amenities you want. Btw, if you have concerns about what some of the negative reviews have stated, I recommend contacting this company directly - they have been open and honest with me about any questions I've had. Minus for me (maybe a plus for some of you) - smoking is allowed in the buildings, which I would like to see changed. In this era, we know second hand smoke kills, and smoke travels through ventilation, so I don't think the health of renters is worth risking. In reality though, I haven't noticed any smell of smoke, so perhaps not many people smoke in this building presently. I'm staying here forever!! (well... until I buy a house). Historic charm, awesome renovations, great location and price. Love the new management. I've lived here for 4 months and have 0 complaints. *Pros* PRICE - great for the amount of space / new updates / location LOCATION - walking distance to mass ave, parks, downtown RENOVATIONS - brand new stainless steel appliances, granite countertops, modern wood cabinets & flooring, new paint, tiling, lighting, carpet in lobby/hallways SECURE - very secure. Key fob entrace, guests buzz in PARKING - surface lot parking. Altho no assigned space, I've had no issues so far w/ non-residents taking up spaces. QUIET - I barely ever hear my neighbors and there are 4 other units on my floor FRIENDLY STAFF - Excellent, very attentive AMENITIES - on-site laundry (can receive mobile texts when laundry's done), main building has game room, gym - not paying for over the top amenities, so rent is kept low *Minor Cons* FIRE STATION NOISE - my building's on the main firestation route. It's not incredibly horrible, maybe hear trucks twice a day. Minor. BAR NOISE - building is next to a bar. It can sometimes get loud on summer weekend late nights, but that's what I expect w/ downtown living. Minor. CURB APPEAL - Outside fencing, sidewalks, grass need some TLC. Hopefully updates coming in the spring :) Minor. WINDOWS - weren't updated during renovations. They're actually a lot better than I was expecting in an older building, but still aren't the best at being energy efficient. (Note: review written in middle of winter) Minor. read more

VAN DYKE BUILDING. When we moved in we found out we had MICE and MOLD/MUSHROOMS in our apartments that has been there before we moved in and they knew about it. We went on a tour to see the apartment and there was no mice traps and then we moved in and there was mouse traps everywhere and thousands of mouse droppings in the kitchen! The whole apartment was a mess and dirty in general and wasn't cleaned before we moved in. For months we have asked them to permanently resolve the Mice and mushroom problem but they do the bare minimum to temporarily fix it and mice and mushrooms come back every week to two weeks. I have gotten a bad skin reaction for more than a month now and after doing lab tests we have found out that I am extremely allergic to the toxic air I'm breathing in from the mushroom/mold and probably the mice too.. we had a meeting with DOUG (property manager)and his assistant ANDREW about this and explaining our concern once again. Come to found out the next day that Doug and ZACH (Regional manager at Barrett and Stokely (Owner's of CCA)) couldn't care less. My dermatologist gave a note saying we need to move out of the building ASAP. We asked if we can move into any available apartment they have in another building for the Same rent but they said no(having other apartments available.) They won't help my husband and I move into the another building and they won't help pay for the medical expenses that their conditions have caused me to have. I expressed to Doug how we are concerned about families and other tenants living in this building and he didn't care. This company doesn't seem to care that people are getting sick because of their poor living conditions. Money is more important to them. The pictures below for some proof and the picture of my skin with the stitch in it is proof of what is has done to my health and the lab tests I needed to get done. We have contacted the person that lived here before us and she said she was concerned for her health and her pets health because the apartment was so infested with mice. read more

The best deal downtown in apartment living. I've lived up and down Penn/Talbott for the last 8 years in Indy and The Spink is the best bargain I've found. Yes, there has been construction going on to some degree (lobby, facade, entrance) since I moved in but for the price I'm paying for a one bedroom downtown it has been a minor inconvenience and I think they've covered a lot of ground in 6 months considering they are doing 4-5 bldgs at one time. During this time maintenance has been very responsive, I've never had an issue not get fixed within 16 hours and the staff at Circle City is very friendly. I'm in one of the rehab apts so all my appliances and cabinets are new too. Only two odd things I would complain about. For some reason our lobby hallway was only painted halfway for like 3 months. Not sure why they didn't just knock it out in one day or come back the next day (or at least later that week?? Month?? Really odd). It just was completed though. And that same hallway doesn't appear to have any vents and there is a pointless door at the end of the hall so all the air gets trapped and the smell can range from freshly cleaned to curious to dog pee. I do think they are aware of the issue and addressing it because I believe I smelled air freshener in the hallway recently. Please find a way to air it out or get rid of that door and let the space breathe. They have a new gym and game room/arcade a block away for all their properties to use too. I appreciated the creative solution since our building doesn't have the space to house amenities. There are two great coffee shops, a yoga studio and Tinker Street which is one of the best restaurants in the city all within a block or two. All in all a great bargain for the location with a few minor inconveniences while they work the kinks out and make the upgrades. read more

Simply the best landlords I've ever had. They are incredibly helpful and communicative if there's ever an issue or maintenance issue. My rent has gone up over the years, but has remained relatively reasonable (especially for my location). Worth every penny to rent from them. read more

LOVE our very spacious and affordable apartment! After searching for many months, we were completely sold on CCA because the apartments were larger than any we had seen and were within our price range! Our unit is super unique as were all of the spaces that we looked at. We feel safe as well which was very important for me being downtown. I love the Old Northside neighborhood! CCA is awful across the board. Dealing with health issues and hoping they can be fixed by doctors. Our unit in the Van Dyke building is infested with mice and I've heard from other tenants they have the same issue. On top of that, mushrooms are growing in our unit! The floor boards underneath the carpet are rotting and mold is everywhere. CCA insists this is from us showering but the evidence is clear that is not the case. They just don't want to admit that they have an awful building covered with issues. City Health inspector has visited and made several citations. If you are a resident at CCA, I strongly recommend you have your space checked by a health inspector. IT IS TOTALLY FREE OF CHARGE SO WHY NOT!!?? Don't bother wasting your money here. More importantly, don't put your health at risk by choosing CCA. PS, the photos of the mice traps were left behind from the previous resident. CCA didn't even have the courtesy to clean behind the refrigerator before move in! THE NERVE AND LACK OF EFFORT. read more

I lived in the Winterhouse for a year, and couldn't wait to get out by the end. The building is beautiful, and the apartments are really nice at first glance. But as time goes by, you realize just how cheap the renovation process was. So you're stuck paying $1,000+ a month for an apartment full of crap that doesn't work. I even had the maintenance workers tell me that they weren't going to fully fix an electrical issue that I had because it would be "too much work." Astounding. The two men that work in the office have the rudest attitudes, and made me dread having to collect my mail or ask any questions. To top it all off, they kept my security deposit for issues in the apartment that were caused by THEIR shoddy construction. If you're wondering why the prices seem so affordable for downtown... there's a reason. Avoid if you can! read more

i was supposed to move in as soon as the renovations were complete but i was continually pushed off. my credit, according to them, was great. i filled out all the paperwork but still had to constantly follow up with them. i offered to give whatever deposit they wanted but they refused. then they rented my place to someone else. i am asian. i met them face-to-face. i could tell they didn't want to rent to me and so they didn't. read more

I picked this apartment for its excellent location and have had a year of misery. The building went through a change in ownership a few weeks after I moved in, and the new owners made grand promises of upgrades and renovations. First we were promised new Windows, which took about 9 months longer to arrive than we were told. Installation in my apartment has taken three weeks, and the installers informed me my windows were completed but when I arrived home that day I had holes in the walls, the blinds were falling down, and there were shards of plaster everywhere. Did I mention I had to move all of my furniture four feet away from the Windows? FOR THREE WEEKS?! The management company did nothing to rectify the situation, and is still charging me full rent despite the massive inconvenience. I've been asked to resign my lease, but at an increase of almost $200 after new "fees" and inflated rent due to the "improvements" I will not be doing so. I do not recommend living here. read more
