    There is multiple things wrong with this place, including the violence and drugs that go on, but…read moreone of the most annoying things is the UNSUPERVISED children. The other day, I was letting my dogs out at the dog park when a group of children opened up the gate, letting on my dogs out. Of course I had to chase them get them back inside the gate because the kids also had a little dog. Then I had an angry parent show up on my doorstep, screaming at me, not to yell at their kid. If people would watch their kids, there would be a lot less problems. There's maybe 40 kids under 20 that run around here, in the pool, and other amenities alone. I've also seen them leaning up against peoples cars. It's just disrespectful WATCH YOUR KIDS!

It was brand new and the management at the time was awesome. They kept the grounds clean and everyone could not move in. They were particular about who they let rent here. Now, everyone can live here, there is dog poop everywhere even though there is a dog park, unsupervised kids, TRASH EVERYWHERE!!! Lets not talk about management.....they change like the wind and the nothing gets done. The ONLY reason why we are still here is because of the housing market. They call this place the Avon projects!!! Please do not move here. Our days are numbered for sure!!!

Don't get me wrong, the apartments are spacious but these "upgraded apartments" are not worth it. They half ass "upgrade" them to charge you an extra $400 a month. When I moved in, NONE of my appliances were working and I didn't have water for the whole weekend. This wasn't an "emergency" so my daughter and I had to go without all weekend. Monday arrives and the maitnence guy comes to "fix" said water problem but instead, floods my apartment soaking my belongings and destroying our family photos I will never get back. I was told while I was at work and the office staff said it was just "a little water" and everything was fine. I decided to leave work to check on the situation and I am so happy I did. They left all my stuff in water including my brand new, handmade, wood table. I turned myself around and went right to the office. How did they help me you may ask? They told me to contact my renters insurance and gave me three rolls of paper towels. They had three industrial sized fans in my apartment for a week, using up my electricity I had to pay and I complained about this. They DID give me a $100 gift card to compensate for this but this was the first and last thing they actually have done right. The apartment was never cleaned before I moved in, it wasn't repainted properly etc etc. I had to do a lot of stuff myself to get the apartment in a decent condition. The flooring still has yet to be fixed from the flood that was said to be in the works of having "contractors" come out four months ago. Bathroom fixtures kept falling down, the towel rack was "fixed" four times before it was done semi properly. When the maintenance person came to finally connect my ice maker he ripped up the flooring while putting it back and just left it like that. The electrical has a short in it in the master closet and now no longer works but I'm so done reporting stuff because it takes forever, they never fix things properly and they seem to have it out for any resident who report problems. I had to go help my neighbor get her fire detector down to fix it because it had been days and still no one from maitnence had come to fix it. I could go on and on but what you really need to know is to look elsewhere. Save yourself the money and time, and go somewhere else. The staff is super nice and welcoming until you sign your lease and move in and then you no longer matter. You are also right by the sewage plant and a lot of nice days you can't open your windows from the smell. If you don't pay your rent on the 1st, you are charged a ridiculous $80 late fee. Read the contract, seriously. Even if you die by their hands here they are not liable for it. Shady as hell.

The pool was our favorite spot to be at during the summer. Management was great to work with. Maintenance was always on top of things and grounds were always looking great. Management always tried to engage with their tenants by having tenant appreciation days, craft days, Halloween parties, etc. We always had a great time meeting our neighbors at those events. I would recommend Canyon Club to anyone and we will actually miss living here. A huge shout out to Sabrina, Tierra, and George. You all made Canyon Club a great place to live in!

Zero insulation between floors, I could hear phone conversations the ppl above me were having. The parking lot loaded with more semi trucks than a Walmart parking lot. Management difficult to deal with on most issues, always an excuse, then they raise the rent over $300 a month with nothing in return. The pool on the weekend was filled with so many kids yelling and screaming you couldn't stand to be there. My first year was decent with the exception of upstairs noise, thereafter it was all down hill. On a positive the apartment has a ton of storage, something hard to come by.

    I recently moved into these apartments and this was by far the worst leasing experience I have had…read moreto date. Not only does the staff not have their shit together enough to get you going in a timely manner, but they also try to screw you during the process. Two of the three people I've had to deal with are shysters and they have the mental acuity of a brick wall. The other gal, Heather, is nice but probably can't be trusted either as I think the principles of lying and thieving are ingrained in them during their training. After making it clear, multiple times, that I only intended to sign a short-term lease, the gal still printed out a long-term lease contract and tried to get me to sign it. I originally gave her the benefit of the doubt and assumed it was a mistake. That was until it took her 5 times to get the lease document to contain accurate information. Every time she came back she had the lease dates or the financial amounts wrong. After her fourth attempt to get me to sign an inaccurate lease, she chuckled and said "you're good." She had clearly given up her charade of trying to hustle me. After that, she finally got the information correct. Make sure to carefully read your lease or they will try to hustle you into signing a lease completely different from that you discussed wanting. Also, don't bother trying to view an apartment before signing the lease. They refused to show me the actual apartment until I actually signed the lease. This included the morning of my scheduled move-in. If I had not needed an apartment so direly, I would have told them to stick it where the sun don't shine. After finally signing the lease and getting to view the apartment, I got an apartment that was poorly taken care of. The place stunk of cigarette smoke so bad that you could smell it down the hallway if the door was left open. There were also cigarette burns all over the carpet. This would have been fine had they just acknowledged that a smoker lived there prior to me. Not the case. She opened the door to the overpowering smell of smoke and said "Wow. It sure smells like carpet cleaner in here. I really don't like the smell of the cleaner they used." Really? The aroma was nothing near that of a carpet cleaner. To top that, she pretended to not know what the cigarette burns in the carpet were. Pretending that she didn't understand why "those stains" didn't come out when they cleaned the carpet. Well, Smarty Pants, maybe that's because they were caused by embers and not oils. The apartments themselves aren't terrible and it could actually be a decent place if the leasing staff had their shit together. I don't have any issues with the neighbors or the location but I take issue with people who can't do their jobs correctly. They offer an online rent payment system that they are suppose to set you up with the first day. I was told this information was included in my info packet. I, naively, believed her until I tried pay rent from halfway across the country my second month there. Turns out the gal didn't bother to actually give me this information so I was faced with a $65 late fee for being a day late. Yes, you get charged for their incompetence. When I tried to bring this up to another member of the leasing staff, she had the audacity to try to lecture me like I was a five year old. After dealing with her for a while, I finally got her to agree to waiving the fee but it was a process that took much longer than it needed to; especially since it was their fault I couldn't access the information like I was suppose to. If you do decide to sign a lease here, invest in purchasing a washer/dryer set. The apartments come with hook-ups for them. I say this because the on-site laundry facilities are laughable. For such a large apartment community, they only offer 4 sets of washers and dryers in their laundry room. Inevitably, at least one of these is always occupied with someone's stuff that they leave in the machine for hours after their cycle has finished. This means that the only time you can reliably access unused machines is during the middle of the day or in the middle of the night. The lack of machines shows their lack of preparation when constructing the property. I have heard good things from people living at other Flaherty & Collins properties; however, this place has been too much a headache for what it's worth. I would not recommend this place until there is an overhaul of the leasing staff. There is no reason this process should have been this sloppy and they definitely didn't make themselves look good by trying to constantly screw me during the lease-signing process. Thankfully, I signed a short-term lease to see if I liked the place before signing a long-term contract. After this mess, I'm glad that I won't have to put up with them for that long. Do yourself a favor and live elsewhere.

    If I could give zero stars, I would. This property continues to bill residents for valet trash…read moreservice that is rarely, if ever, picked up. We're paying for a service we're not receiving -- and management does nothing to resolve it. On top of that, residents are being forced to switch to AT&T, with no assistance or flexibility for canceling existing contracts with other providers. It's completely unfair and inconsiderate, especially with no warning or support for the financial inconvenience this causes. Worst of all, there is a rodent infestation due to an open cutout in the building structure that maintenance admits they "can't seal." Instead of taking responsibility, they leave residents to deal with mice in their homes. It's unsanitary, unacceptable, and in clear violation of basic habitability standards. No solutions, no accountability, no respect for residents. Avoid this place unless you're okay with paying for services you won't receive and living with pests.

The payment systems we've switched over to are horrendous; with our old system, we were able to see a detailed list of our bill, and were able to see the cost before the due date on the 1st. With this new system, it doesn't give you that opportunity. They have also just placed "permit parking only" on all of our parking lots, when that was one of the major perks to living here... free parking for you and guests! The last management team was so thoughtful, considerate, and professional, and this new team is definitely not that. Excluding management, the complex itself is very homey, very safe, very well kept, and is in the perfect area between Avon and Speedway. The rent itself is very affordable compared to other apartments in the area, especially split between two people (current 2 bed 2 bath is around 1200 per month). We have loved our time in our apartment, but do not plan on living here much longer if the management keeps up the unprofessionalism.
