The 90 year old home was completely stripped down to the studs and renovated by Pittsburgh Property Guy. After living in the house for nearly a year, I can attest to the very high level of quality and craftsmanship that he put into this home. The home inspector even commented to me prior to purchasing that he's seen a lot of renovated homes, and this one was clearly done right. He used high end finishes like Brazilian Cherry floors, granite kitchen counters, and marble in the master bathroom. He also took the time to have the brick cleaned on the outside of the house, exposed and restored original woodwork, vaulted the 3rd floor to create even more livable space. Everywhere you look, you can see that time and thought was put into the final product. It's been so nice having friends and family comment on the beauty and quality of the renovation too! Aside from the quality craftsmanship, Pittsburgh Property Guy himself provided top notch customer service to me when I had questions or minor issues that I encountered. He worked with me directly via phone and email, and was always very quick to respond. It was clear that my happiness as his customer was important to him, and that's not something that should be overlooked! If you're thinking about buying one of his properties, you're in safe hands.

I've lived in a Steiner apartment for four years, and it has been the best experience I've ever had. They truly go over and beyond. The maintenance team immediately fixes any issues that may arise (they take amazing care of their properties, so there aren't really any issues to begin with!), the folks in the office really take their time answering any and all questions, and they truly care about their renters. I moved cross country for the first time in my life, and the folks in the office really made the whole process easy for me. If I could live in this apartment forever, I would. They are super nice, informative, professional, hardworking, and overall outstanding. Even my introverted cats who are scared of everyone except my wife and I LOVE the maintenance team, so that says a lot. Everyone at Steiner Realty truly deserves a raise, in my opinion. I've worked as a Leasing Agent before, so I have extremely high standards- Steiner absolutely went over and beyond my standards in every aspect. The quality of my apartment is outstanding, and I have been absolutely blown away by how amazing my time has been while living here. They keep everything super clean- they even salt the sidewalks and parking lots before any storm, big or tiny. They always answer the phones immediately when you call, and they take their time with you. If someone was in my parking spot, they would have them towed immediately for me. One of my light bulbs went out, and they came and replaced ALL of my lights, and even gave me extra bulbs. They even email you after you get maintenance done to make sure you are happy with the results. They all truly go over and beyond. I could go on and on. More people need to know how amazing Steiner is, and how amazing their properties are too.

Leah was really helpful and kind which is rare especially when you learn about how bad other property managers are in the same area as this property. Leah was really patient with us as we tried really hard to find other girls to join our house but it always fell through with some of these girls. Leah recommended the 4 bedroom side to us and even went out of her way to show that side of the house to 2 of the girls since I was really busy with a final for a class. Leah has been nothing but kind and respectful. She wasn't up our butts about paying for the deposit and she was really understanding when we had an issue with finding people. I'm glad this company took over for the property that we found instead of the prior one due to how it feels so frat like and how the property management is changing it. I highly recommend this company if you're looking for a place and heard bad things about other property management.

This company confirmed our townhome showing multiple times, including the day of the appointment, only to cancel via text five hours before our scheduled tour because the property was "no longer available." There was no phone call, no meaningful explanation, and no attempt to offer another available property. Had we been notified sooner, we could have scheduled another showing instead of losing valuable time during a short relocation trip. This showed a complete lack of consideration for our time and left us with very little confidence in how this company conducts business. Based on our experience, we would not recommend them.

In my experience, once you submit the application and pay the required fees and security deposit, you have very little flexibility if you change your mind. I was told that the security deposit would not be refunded if I decided to withdraw the application. This can be a significant concern if you are still unsure whether the apartment is truly the right fit for you. My advice: be absolutely certain before submitting an application or paying a security deposit. If you have any personal or family circumstances that could potentially change your plans, or if you are not completely satisfied with the apartment, make sure you fully understand their refund and cancellation policies beforehand. Unfortunately, I also found the level of professionalism and helpfulness to be very disappointing after the application was submitted. The experience before applying was very different from the experience afterward. In my case, the customer service became extremely frustrating once I was already committed to the application. Another major concern is the true cost of living in these apartments. The monthly rent may initially appear reasonable, but the actual cost can be significantly higher once utilities and additional charges are included. Everything, including heating and the stove, is powered by electricity. During the winter, the electric bill can be shockingly high, making the apartment much more expensive than the advertised rent might suggest. There were also additional charges that I did not fully anticipate when initially considering the apartment. The maintenance experience was another major disappointment. In my experience, the maintenance team was extremely inflexible and unprofessional. Be very careful about authorizing repairs, and make sure you clearly understand what work is being performed and who is responsible for the cost before anything is done. I was concerned about being charged for issues that I did not cause. These are older buildings, so maintenance issues are bound to happen from time to time. That makes responsive, transparent, and professional maintenance even more important. Unfortunately, that was not my experience. I am giving two stars primarily because the properties are located in convenient areas. However, a convenient location does not make up for poor customer service, high utility costs, unexpected charges, and a frustrating maintenance experience. If you're considering one of their apartments, do your homework before signing anything. Ask detailed questions about every fee, utility, maintenance policy, and potential charge. Carefully review the application, lease, refund, and cancellation policies before submitting an application or paying any deposit. Don't make your decision based solely on the advertised monthly rent. Make sure you understand the true monthly cost and what you could potentially be responsible for paying.

I moved to Pittsburgh from another state and rented a studio apartment sight-unseen. I based this decision on the listed rent and the location of the building. The leasing agents perform shoddy service across the board. The very first one was the most obsessed with my current credit score and didn't care if I could pay a whole year's rent in advance. (I understand now this is because the monthly expenses fluctuate due to their inability to provide upfront information on the actual cost of renting.) Where to start? I have some documentation (see photos below) of the ways in which Lobos is the worst leasing company in Pittsburgh. It's a shame because they're everywhere in the city. I can recognize their rental signs, and it pains me to realize that there might not be that much choice for folks, but please weigh your options and avoid if possible. 1. Undisclosed fees, added costs - My base rent went higher than I had anticipated mostly because of the high monthly water/sewer fee. I did not pay with a credit or debit card, but that would have cost me 2.99% fee. I unfortunately paid for a laundry card since the leasing agent with whom I signed my initial paperwork pressured me into this; turns out, the washers were cash only in my building. Lobos told me that the laundry cards for non-refundable, so I lost $35. I paid $125 for offstreet parking monthly. No one else in my building used this, so I'm not quite sure why the fee was so high. The monthly water bill fluctuated month-to-month, but the photo below shows an "average." 2. No quiet enjoyment - If you're looking for a place that allows you to rent and enjoy peace and quiet, Lobos is not it. They will announce spot checks out of the blue (called "inspections") where it feels like a college dorm R.A. looking at everything you own. The first one said that I needed to wipe down my stovetop. It was very clean already which signaled to me that you need to have your apartment spotless to the point of what most landlords expect when you move out. If you're busy or not home very often, you feel like you have drill sergeant inspecting your bunk when it's time for them to breeze through and critique. I gave my notice of nonrenewal on my lease since they were raising the rent by $30. They ask for renewals SIX MONTHS prior to the end of the lease. Lobos immediately came in to take a video of the apartment and start making showing appointments. Showing appointments were made the day before and canceled the day of occasionally. There were constant requests to show my unit with the vague request to have it ready between 10:30am - 5:30pm. 3. Lousy maintenance - Your mileage may vary, but I had a leak in my unit from the closet. I photographed it and added to the Resident Portal. You will get constant texts from Lobos asking you to report leaks because water leaks account for higher water bills! I reported this on a Sunday, and Friday morning before 9am, I got a knock on my door. Friday was my only day off from work, and I couldn't believe that they delayed coming for so long. They had all week! The carpeting on my floor was wet but had dried by the time they showed up. Upon my move-out, I did notice lumpy/bumpy parts in the wall that looked like old water damage. That's how they deal with this issue. Last thing I'll mention is that my in-wall heater/AC unit was very inefficient. During my first winter, the electric bill was crazy high and the unit would shut off before it provided any real heat. It wasn't broken, but just inefficient, I thought. The next summer, the unit would shut off before it cooled the room, and the bill was skyhigh. I actually removed the outer cover to find out that the unit HAD NEVER BEEN CLEANED. I got rid of the grime and dirt accumulated over G-d knows how long, and finally, it worked just fine. Cooler/warmer, lower bills. I have so many more issues, but these are the major ones. Others: smoke detector fell off the wall the day after Lobos installed it. I had at least one package stolen from near the mailboxes (found the empty box in the building's trash). Lobos advised me to file a police report. Mailboxes not secure; my key caused the whole row to open up. They installed cameras in the entryway and the laundry room without any announcement. Do those use facial recognition or not? Who knows. Front door of building constantly broken due to tenants slamming it. At one point, you could enter and leave without unlocking the door. I reported this and all they did was shove the hardware back into the door. It needed to be replaced at the very least, but I guess that would be too expensive. Last photos outline excruciating slow snow removal. They left the snow in place for so long it iced over and became harder to remove. You must pay to have your carpet cleaned before move-out (more $$$ out of YOUR pocket.)

It's been 24 hours and a total nightmare move-in! My new place is absolutely inhabitable upon move in-and there is zero concern from Claudette, my property manager, who has been dodging my urgent correspondences. Before my lease began, I repeatedly asked for early access to the property and several updates about the garage. Claudette, assured me that early access wasn't possible because the team was still "working hard" to deep clean the home and that it would be completely move-in ready on July 1. I relied on those assurances when planning my move. When I arrived with a vehicle full of my belongings, the home was nowhere near move-in ready. The cigarette odor throughout the house was so overwhelming that it triggered a migraine after only a couple of hours inside. The walls were drenched in sticky nicotine sap that my body absorbed just by being in the room. The home still needed extensive cleaning, the garage was not even accessible, and the kitchen was in an alarming condition. The cleaning company's own report later documented heavy dirt, grease, biological contamination, and the removal of rodent feces from the kitchen cabinets and drawers before they could even be disinfected. That should never be the condition in which a home is turned over to a new tenant. Instead of unpacking, I spent my move-in day begging desperately for human communication with RPM, documenting the property's condition, communicating with cleaners through a language barrier, trying to determine where I would stay, and being sent maintenance requests asking me to coordinate repairs that should have been completed before I received the keys. The biggest disappointment, however, was Claudette's communication. Despite multiple emails, photos, videos, and requests for updates, I was largely ignored. I repeatedly asked for a phone call but was instead directed back to the maintenance portal. At no point did she ask whether I had somewhere to stay after it became obvious I couldn't move into the home, nor did she provide a meaningful timeline or clear plan for resolving the situation. I chose RPM because I believed I was renting from a trusted, professional property management company. Instead, I was left without a move-in-ready home on my lease start date, wondering where I was going to stay, while trying to manage problems that should have been resolved long before I was handed the keys. I cannot WAIT for the next 364 days to be over!!! DO NOT RENT FROM THIS COMPANY. This experience fell far below the standard I expected from RPM, and I sincerely hope management reviews both the condition of this property and the way this situation was handled. Based on my experience, I cannot recommend renting through this company. DO NOT RENT FROM THIS COMPANY!!!!!!

The first few months of my new renter in the property was fine, however, the last 4 months of the renter being in the property it got to where they were falling behind. First it started as the renter only paying partial, yet the management company kept their 10% of what was paid, I feel they shouldn't have withheld anything until FULL payment was received as they didn't do their part, which was to collect the FULL rent. If you allow pets in your property they charge the tenant a monthly fee, that isn't passed along to the owner so that's pure money for the management company. If the tenant is late on rent the management company collects and KEEPS a late fee, which should go to the owner not the management company. In your agreement with them you allow them to complete work orders up to $300, but the kicker is that they then charge you not only the amount you have approved up to but also 15% on top of the total!! And when they close the work order they don't provide you with a detailed invoice so you have no clue what you have paid for. My biggest complaint about them, above all the fees they charge the owner and how they withhold their money before everything is collected, is that the property managers who manage the properties are never in the office to answer your questions. So when you call in or email to speak to them it goes to voicemail, you get an out of office message that they will be out for 2 WEEKS, and then they never respond back to you when they are back. In my opinion just manage your property yourself or find a different company. If you're a renter go find another property to rent that isn't by this company. I have worked in property management before and should have management my own property myself.

    Do not be fooled by the fresh coat of paint in the lobby, this building is managed poorly at best…read more Common area are never cleaned, the elevators and stairwells are crusty, the hallways and laundry rooms do not get cleaned by anyone but desperate residents. It almost always smells like cigarettes inside because they allow smokers to stand directory in front of the entrances, which allows smoke to come in the doors, but will also pollute your unit if you dare to keep your windows open. The gym is new-ish, but not cleaned or maintained - there's dust on every surface, hasn't been swept in the year I've been using it, and the machines are not serviced once out of order. They've been pushing a newly renovated social room, but it's locked and restricted to use only by paying $100s for a rental few. Maintenance requests go 30+ days without being responded to. Have an emergency? Good luck. Nothing short of a fire is going to get "management" to answer or return your calls. There is ZERO accountability between management and maintenance, let alone corporate and the building itself. Since they shady fired the most recent property manager, I tried reaching the regional property manager in the corporate office and he hung up on me, then left me a message saying he "got the gist" of what I was saying. Absolutely rude and unprofessional, zero empathy, and I'm left with zero resolution on an ongoing maintenance emergency that's going on day 3 as I'm writing this. Save your money and rent from a more reputable company who will treat you like a resident and not a cash cow - you work too hard to give your money to people who aren't accountable to their end of the lease.

We have laundry in each floor so that helps me a lot to go fast to live the clothes in a while my baby is taking a nap. Also the building is safe because the main door is always lock and no one can come in if you don't let it. I hope my review help you guys, I know how hard is to find a dream home to live.     Very disappointed with this community management association. They completely fail at doing basic…read moreparts of their job. After snowfall, the roads and common areas were left fully covered in snow and ice, with no one sent to clean it. It was unsafe, especially for families with kids. What's frustrating is that they have no problem increasing fees every year, but when it comes to actually maintaining the community, they disappear. Snow removal and safety are basic responsibilities, not extras. Residents are paying more and getting less. Poor management, lack of accountability, and no concern for resident safety. I would not recommend this association to anyone.

When I attempted to notify the police and his father of the code ordinance violations (the building itself as a tenancy when he is rarely conscious there -- as a foul tobacco-spitting night janitor at RMU who needs to sleep ten hours a day), I somehow got committed to a mental hospital to an involuntary psyche commitment, and he and his best buddies Scott and Katie Zanella had a good laugh about it -- since Scott works for Howard Hanna, sold Mike this house, handles all the software so my email never goes to the right people, and even invited him specifically to their daughter's graduation party last sunmer. As for me, I missed my daughter's graduation ceremony as the police hauled me away when I showed them the house. Without an actionable step to prove I was "a danger" to my ex husband, the 302 was not even legal. But then again, who cares about that in North Fayette when child predator Anthony Saveikis's local magistrate sign still hangs (county ordinance violation), so no one can quite tell just who the local judge was who signed that last order.

They attached a sentence that stated "remove nails screws 3m tape patch and repair as needed paint to match as needed replace burned out or missing light bulbs cleaning as needed". My property manager then refused to answer my calls or emails requesting a cost breakdown since this is a large deduction. I have yet to hear from them and it's about a week later and 20+ calls across the company and I found no one who can help me or answer any questions. Below is the disposition as well as a quick move out video, emails and text messages that show a history of poor communication.

When we moved in, the house was already dirty and had multiple damages that we documented and reported during the move-in process. Despite this, when we moved out they kept our security deposit and claimed we were responsible for those same pre-existing damages. Their reasoning was that because we did not specifically request that the issues be repaired, we became liable for them. This makes the entire move-in inspection process pointless, even though it is required in their own contract to document existing problems. Maintenance was also a major issue. Our refrigerator was not working properly from the beginning, and we were told appliances were "not their responsibility." When it finally stopped working completely, they refused to fix it promptly and we had to live out of coolers for almost two weeks. Communication was another ongoing problem. Emails and messages often went unanswered, and it was extremely difficult to get clear responses about repairs or concerns. Overall, this company was very slow to address maintenance issues, poor at communication, and ultimately kept our deposit for damages that were present before we moved in. I would strongly caution anyone considering renting from them to document everything very carefully and think twice before signing a lease.
