The 90 year old home was completely stripped down to the studs and renovated by Pittsburgh Property Guy. After living in the house for nearly a year, I can attest to the very high level of quality and craftsmanship that he put into this home. The home inspector even commented to me prior to purchasing that he's seen a lot of renovated homes, and this one was clearly done right. He used high end finishes like Brazilian Cherry floors, granite kitchen counters, and marble in the master bathroom. He also took the time to have the brick cleaned on the outside of the house, exposed and restored original woodwork, vaulted the 3rd floor to create even more livable space. Everywhere you look, you can see that time and thought was put into the final product. It's been so nice having friends and family comment on the beauty and quality of the renovation too! Aside from the quality craftsmanship, Pittsburgh Property Guy himself provided top notch customer service to me when I had questions or minor issues that I encountered. He worked with me directly via phone and email, and was always very quick to respond. It was clear that my happiness as his customer was important to him, and that's not something that should be overlooked! If you're thinking about buying one of his properties, you're in safe hands.

Pros: - They take care of all repairs and let me know about any unexpected costs as they happen. - They scheduled extra work (termites, fall maintenance) when I asked for it, took care of everything. - I get a monthly statement about income. When the statements look confusing I email RPM and they always explain the charges/income. - Direct deposit to my bank account. Cons: - It took them a few months to replace the garage door on my house, which didn't affect me much but might have made the tenants a bit unhappy. - Sometimes it can take a few days for my property manager to get back to me via email.

    I waited to publicize this review, but I can't wait any longer…read more I have been in one of their properties for the last 6 weeks now and I am disappointed in the team. When we moved in, the unit was left unlocked and anyone off the street could enter the home. That was the first red flag. As we moved our stuff into the home, the AC was completely unusable and the temperature inside exceeded 85°. Now they did address this and fix this quickly, but we still moved into a home that was not ready. For the first 2 weeks living here, we had to deal with leftover trash and debris that was never cleaned up entirely, I had to fight the maintenance team to send someone out to collect full trash can, full bags of trash, and assorted contractor material. There is still trash and debris on the property that was never picked up, even after someone came out. After our gas was set up, we discovered that the washing machine and dryer were both broken and unable to be used. It took weeks for a new unit to be delivered and there was little to no communication from the property management team. Within that time, the basement flooded and we had to move our stuff we had stored down there. This issue was addressed within a 2 day period. Now we are dealing with a broken oven that I communicated 3+ weeks ago was broken and could not be used. I have not gotten any updates from the management team, even after having a tech come over and work on the unit. It has now been over a week since that visit and I don't know if they are repairing or replacing my unit. I have sent multiple messages asking for an update, and only the appliance company has provided any update. From Day 1 this property was not move in ready, even though it had been vacant for months leading up to us moving in. I would strongly recommend if you are looking to rent from RPM, please find a unit that is already in working order and tread carefully. I feel like when a property is being listed for rentals, it should be move in ready and not be a dumpster fire for the new tenants to put out. RPM did not do their diligence when listing this property and dumped all the broken appliances and issues onto my wife and I. To RPM, please do better with your management of these properties. Yes the home is old and is going to have quirks to it, but I shouldn't have to beg and plead with your team to get work done and completed. Things can and will break, that's just the nature of property management, but when everything I have listed is broken at Day 1, that is disappointing and doesn't paint you or your company in good light.

I've lived in a Steiner apartment for four years, and it has been the best experience I've ever had. They truly go over and beyond. The maintenance team immediately fixes any issues that may arise (they take amazing care of their properties, so there aren't really any issues to begin with!), the folks in the office really take their time answering any and all questions, and they truly care about their renters. I moved cross country for the first time in my life, and the folks in the office really made the whole process easy for me. If I could live in this apartment forever, I would. They are super nice, informative, professional, hardworking, and overall outstanding. Even my introverted cats who are scared of everyone except my wife and I LOVE the maintenance team, so that says a lot. Everyone at Steiner Realty truly deserves a raise, in my opinion. I've worked as a Leasing Agent before, so I have extremely high standards- Steiner absolutely went over and beyond my standards in every aspect. The quality of my apartment is outstanding, and I have been absolutely blown away by how amazing my time has been while living here. They keep everything super clean- they even salt the sidewalks and parking lots before any storm, big or tiny. They always answer the phones immediately when you call, and they take their time with you. If someone was in my parking spot, they would have them towed immediately for me. One of my light bulbs went out, and they came and replaced ALL of my lights, and even gave me extra bulbs. They even email you after you get maintenance done to make sure you are happy with the results. They all truly go over and beyond. I could go on and on. More people need to know how amazing Steiner is, and how amazing their properties are too.

    word of advice. don't co-sign a lease for anyone with these guys…read more even if the lease expires and gets renewed they will still hold you to it unless the renter has a credit score of around 650. this is probably fully illegal and never heard of such an arrangement.

At times there has been no heat, which is unacceptable, especially during cold weather. Heat is a basic necessity and tenants should never have to worry about whether their apartment will be warm enough to live in. There are also ongoing safety and management problems around the property. The dog has been allowed to run around without a leash, which makes the environment uncomfortable and unsafe for other residents. It shows a lack of basic oversight and enforcement of simple rules that protect everyone living here. The most concerning issue, however, has been the bedbug situation. Furniture seen to be infested with bedbugs was dragged out of the building. Bedbugs were dropped everywhere in the entrance and in front of the building. All is visible around the furniture outside. Instead of being handled quickly and professionally. Despite these ongoing problems -- lack of heat, safety concerns, and the bedbug issue -- we have asked to be released from the lease and have not been allowed to leave. At this point, it feels like tenants are being forced to remain in a situation that does not meet basic living standards. Everyone deserves a clean, safe, and properly managed place to live. Unfortunately, that has not been our experience here.

They put in one-time use led light fixtures. They all started going out. I spent two years trying to get them to replace them. I finally opened a ticket stating fire was emanating, don't worry, they came two weeks later. They feign incompetence, use turnover as an excuse to cover their mistakes, and refuse to correct them. I have in writing that they were going to issue me a $15 credit. They never did. They have continued to try to charge me $15, and tacked on a $50 late fee. I spent 2 months trying to contact them through email and phone. When I finally did reach someone they failed to do their job, resulting in ongoing billing issues. There are holes in the floor, they do not have proper gfc outlets in the house. The only thing consistent about the electric is $$$$$$$$$$$ and tripping the breaker. You can literally see the floorboards sagging through the ceiling from the front room. We lived there for many months before the city knocked on our door to inform us that the owner failed to file an occupancy permit, and we did have the right to reside there. The bathtub was cracked and it again, took many months and multiple flooding events of our kitchen for them to fix it. The house is run on electricity instead of gas, so in the winter our electricity bill can run as high as $2000. During the winter we have to keep multiple space heaters going, even with the heat on, to keep the house warm, and the pipes from freezing. The entire top floor doesn't get heated at all without the space heaters. J The backyard is really messed up. It looks as though they dug the whole thing out, and then just dumped dirt and gravel, and called it good. The backyard floods whenever there is rain because of the issues with the backyard. The doors don't work, we had to put hooks on our bedroom door so we can keep it shut, and the door to the basement and garage has to have something blocking it to keep it closed. The carpet was disgusting and torn all over, and should have been replaced before we moved in. The bathroom has 0 ventilation and causes constant issues with black mold. Their response? Leave your bathroom window open at all times, and it's not their problem. They did something to the garage door, and ever since it has had a hard time working, it shakes and rattles, and it's quite concerning every time I have to open the garage. They painted the house before we moved in, and did the worst job I have ever seen. They put in cheap laminate flooring that warps as soon as it's wet on the landing of the doorway, the bathroom, and the kitchen, all three areas that are impossible to keep dry (see notes above about bathtub flooding the kitchen). They have continued to increase our rent, in spite of an endless loop of problems that don't get addressed.

We rented for a year and regularly ran into…read moreproblems: - The refrigerator was broken when we arrived - they took days to repair it, so we had to discard our perishable food - The key they gave us only fit the front door, not the back one - We were charged more than $300 in electric for a month before we had even moved in - On multiple occasions their automated system double charged us rent - One of the two washing machines for the building broke and after weeks of ignoring repair requests (it wasn't until I sent an actual video of it eating my quarters that they responded) they decided that they would just leave it broken - The garbage disposal/dishwasher were broken for two weeks before they came to repair them (at some point they even cancelled our repair request without doing anything) - For more than a month in the winter the heating system could not bring the apt above the mid 50s at night (well below the legal minimum). It was b/c they hadn't changed the filter for ages, which meant that the system was constantly running without providing any real heat, so we also got slammed by multiple massive electric bill. It wasn't until we threatened legal action that they would partially cover the heating expenses. Now that we've moved out, they charged us $280 in cleaning fees (We left the apartment clean - far better than when we moved in.), and $100 for replacing two blinds that were not there when we moved in (we had to buy curtains ourselves). We have emailed several times requesting that they explain why cleaning charges were invoked and that they reimburse the $100 for blinds, but they have repeatedly ignored our emails. We always paid our rent on time and followed all of the rules that they had laid out for the building. They were unresponsive, and resistant to meeting the most basic requests.

I respect others religions, but when you're a landlord, you cannot just turn your phone off for every holiday you have. I eventually had to get him to give me a phone number of someone else to call. Our oven was broken for almost a month before that got fixed. Things he said he would take care of before we moved in didn't happen--so get that stuff in writing! Also in the lease it said the landlord would provide lawn maintenance, but that was never done and the plants out from over grew the porch. I was so frustrated and sick of the dysfunction of dealing with these people, I would never rent from them again.

One, our stove caught in fire, completely blamed us, even though it was perfectly clean and I was boiling water. Just water. Stated that since it's "not on fire anymore" they won't replace it. Next, a little over a year into the place, the center of the living room floor began sinking in. They did a shoddy "repair" job if that. The floor was truly never fixed and felt like it would cave in at any time. They also tried to blame it on us stating our cat water fountain must have leaked and caused the damage. It's never leaked, and any spilled will cleaned up immediately. My roommate had part of her bedroom ceiling fall on her because it was rotted. Took them multiple days to come to fix it then processed to leave a huge mess on her bed and through her room. They never bothered to paint the drywall they had replaced so it was just a large unpainted eyesore for two years. They also don't know the laws regarding deposit returns. Saying they can "return it" i.e. just mail it out 31 days AFTER you leave. Which in PA law is not legal. In PA, a renters deposit must be RETURNED within 30 days of move out. My roommate and I moved out July 31st. It has been 31 days since we've moved. And we most likely won't even get the deposit until 35 days since move out. See attached photos as proof HHP assumes they can take advantage of their tenants and then get p*issy in the phone when they are called out for it. Also the lady who sat i front of the ugly cow photo in the office is honestly the rudest lady on earth. If you hate customer service so much, don't work in it ma'am. Additionally, it seemed like the entire time we lived there, they were doing renovations. Which while is nice as they did a great job. It was a major inconvenience at all hours of the day. To make matters worse, the older handyman decided he's allowed to stroll into the apartment at anytime he wants and leave both the building entry door open and the apartment door open. Despite us repeatedly telling him and HHP office we have a cat that will run off if the door is open. So if you have a pet and need maintenance work, pray you don't get him because he won't close the door. Overall you could do worse. But you can also do a heck of a lot better. Former roommate got off the phone with the nice receptionist who fully admitted they should have sent them out two days ago so they would arrive by 08/31. So there ya go! One receptionist blatantly lied about the laws and the other blatantly admits they are 100% in the wrong!! Good luck!

Communication overall was minimal to nonexistent. Calls would always go unanswered. Emails were typically short, rude, and generally unhelpful. Maintenance was another major problem. The house was poorly maintained and cheaply patched which lead to multiple major issues including hot water tank replacement, roof leaking, water damage, etc... my maintenance requests were often ignored or forgotten. including one that caused my water bill to spike over $700. Then when contacted about it, they seemed to have no record of the maintenance request or the worker that came to check out the issue to never return to fix it. It felt completely disorganized and unsafe for them to have no idea who had been to the house, when they came, or what work (if any) had been done. and when the issue was finally resolved, it took another three months for them to reimburse it. There were also instances that felt completely unprofessional & unethical. Especially when money was involved. I had a minor automatic payment issue, something I wasn't even aware of. Instead of contacting me about it, I came home to a court summons taped to my door. No warning, no communication, nothing. When I finally reached someone about it, the issue was fixed in minutes. Their explanation: "Sometimes if there's a money issue, they just send it to the lawyers." To me, that was unnecessarily aggressive and incredibly scummy. Overall, this company showed a pattern of poor communication, disorganization, unreliability, and unprofessional behavior. I would strongly recommend looking elsewhere for property management.

I came across a beautiful 3 bedroom home for rent and it's just me and my dog. The ad stated dog allowed so I thought this was great! So I sent a message with all the questions I had. This morning I received a call from a woman stating she got my message, and we began to discuss the home. She asked about my dog and I told her he is a 4.5 year old Pit/black Lab mix. She state it was state law that they could not accept that breed. I told her it not a state law, maybe your agency doesn't accept them but it's not state law nor did you put that in your add. She became very rude and not happy that I later asked for what specific law states that I can not rent with my dog. I stated that I've viewed and applied to several location and brought my dog along and this places didn't mine specifically 201 Stanwix..... she then called me a liar..... She became very nasty and hung up on me. This is not how you conduct yourself when you are a business that deals with people. I have never dealt with such nasty rude and disrespectful people. If she would have just said it's their company policy then fine. That's reasonable whether I agree or not that's an reasonable and professional response but telling me it's the law, which I'm well aware it's not is just stupid. I was looking for an entire house with yard for my dog instead of a luxury building but I guess I'll stick to places that treat people with respect.

Maintenance came and gave us little dollar mouse traps from home depot. my boyfriend had to buy mouse traps to kill the mice because management did not care. The rugs were disgusting when I moved in, it look like they didn't touch the floors at all due to the animal hair and brown marks as if the last tenant maybe had a dog or cat. Long story short they didn't touch those floors before I moved in. I would not move in here. They don't fix anything. They keep your deposit charging 500 dollars for a cleaning fee another 200 for carpet and 200 dollars for paint. That is utter ridiculousness!! what paint charge 200 dollars a can of paint is how much??? We had chipped walls in the bathroom, the toilet had the most horrible rust ring around the toilet. tenants got their mail stolen. Our garage door would just open up in the middle of the night due to an electrical error. each year the rent would raise 100 dollars. The heat was controlled by the weather it would not come on unless it was below 60 degrees outside. it was so cold And the heat would not come on.. it was miserable. Cheap blinds that broke just from touching them. i will never stay in another one of thier apartments ever again! I had a horrible experience Rent was literally 1400, when I fell short never worked with me. Management threatened to go to the magistrate every chance they got, I couldn't keep up because of the yearly increase. I beg of you please go somewhere else. it's not worth it. The best part about the apartment was the location but it was supper noisy due to the nursing home next door.
