I was the first one of my friend group to find a property that is owned by this company. The agent we were presented with is Leah and my friend and I toured the first side of 6 bedrooms. Leah was really helpful and kind which is rare especially when you learn about how bad other property managers are in the same area as this property. Leah was really patient with us as we tried really hard to find other girls to join our house but it always fell through with some of these girls. Leah recommended the 4 bedroom side to us and even went out of her way to show that side of the house to 2 of the girls since I was really busy with a final for a class. Leah has been nothing but kind and respectful. She wasn't up our butts about paying for the deposit and she was really understanding when we had an issue with finding people. I'm glad this company took over for the property that we found instead of the prior one due to how it feels so frat like and how the property management is changing it. BEWARE OF DESANTIS PROPERTY MANAGEMENT COMPANY As a loyal customer since DeSantis Property Management took over from F. David Sylvester many years ago, I have watched the quality-of-service decline substantially. Here are just a few examples of my experience: I was charged more than $1,200 for snow removal on three separate occasions when the work was never performed nor needed. It took numerous phone calls and a significant amount of time before the company finally acknowledged the error. DeSantis charged a $100 monthly pet fee. However, when I terminated their services, they retained the accumulated pet fee funds, even though those funds were intended to cover pet-related damages to the owner's property. The company appears to rely on a single contractor rather than obtaining competitive bids. In my experience, the pricing was substantially higher than expected and the quality of work was questionable. For example, I was charged twice to clean the same gutter within six days, with what I considered to be an inadequate explanation as to why. My assigned property manager frequently failed to respond to phone calls and emails in a timely manner, if at all. When I raised these concerns with the owner on several occasions, the lack of responsiveness was largely dismissed as normal because employees were often "in the field." If you decide to sell your property, DeSantis requires the use of its exclusive listing service. Unfortunately, the listing broker assigned to my property was often unresponsive to phone calls and emails and failed to provide timely updates. Out of frustration, I ultimately removed the property from the market, only to be charged a $500 fee just for asking for updates and other related questions. When questioned the owner stated we had to do a lot of work on this. After terminating my contract, tenants informed me that DeSantis was often unresponsive to repair requests. When work was eventually performed by the company's designated contractor, the property was reportedly left in poor condition, requiring the tenants to clean up the mess themselves. It also seems there are so many incompetents working there and you can never get a straight answer from anyone. In Conclusion: As a customer of DeSantis Property Management since its earliest days, I can no longer recommend the company. Based on my experience, the level of service, responsiveness, and overall value provided has fallen well below what I believe property owners should expect from a professional management company. I should have seen the red flags in the beginning when they tried to tell me I had to pay $250 extra to move in because of "bad credit" when i have never had bad credit in my life and had to get my own credit report to prove my actual credit score. Then I paid to move in 3 days early to get a email 3 days later about picking up keys to a apartment I already moved into. Then times moves on and I'm told to put all the utilities in my name ok that's fine i call and ask about a water bill and get told to call the water company when i RENT not owned so my bill should be added to the portal so i can pay simple right NOPE i had to continue to call and get the run around about paying my bills. Then 2 months later all of a sudden I get a knock on the door saying my balcony has to come down because code informants was never informed of me moving in with no notice no call no nothing. Comes to find out they were selling the building and squatter had been living next door, the garage wall needed restructuring, roof needs replacing all on a apartment I moved into 6 months ago that they claimed was "newly renovated" BULLSHIT. Then once the building was sold I asked to get my personal information removed and was told "if it bothers you that bad move it to your spam" just ridiculous. They not only never performed an inspection ( that was requested 2yrs in a row) that resulted in extreme damage to my property. 5 people and 9 animals were discovered by me, when 2 adults and NO PETS were supposed to reside . And I had to actually send them pics before they responded Their maintenance subcontractors are " like a woman going to auto mechanic" MY AIR MAINTENANCE COMPANY went to inspect my whole house air unit, after 3 estimates from Desantis quoted from $1500-2700. to repair, a wire was harmed, a $150. fix Nothing impair units performance after No major replacement needed When I pointed this out that those bids were unfounded and overpriced They informed me ,they had no control or profit from them NOT THAT THEY WERE RIPPING PEOPLE OFF! All they care about is getting their cut, not care of your property I went with them ( I live out of state) because they were family owned......not great choice! read more

But..if you fridge dies or water comes cascading in from above, or electrical issues occur...bugs or rodents? Just get ready to wait...and wait and wait.. but remember, The Pennsylvania Supreme Court has ensured that tenants have the right to a decent place to live. HORRIBLE COMPANY!! BENJAMIN WAS A NIGHTMARE TO WORK WITH!! Would never ever deal with them again. I am a young parent with a four year old daughter and we needed to move quickly. When I found a house through this property management, they told me whoever "won the race" of completing the application and getting accepted "won". I loved the place and I did the application the same day as soon as I left the property. Almost a week later I was told that I was approved. They said as soon as I make the deposit, it's mine. I immediately went on and made the payment($1700!). Not even 10 minutes later, BENJAMIN texted back and said sorry you actually don't qualify and we are going to refund you and cancel your move in! This was due to an issue with my credit. Which- THEY DID NOT VERIFY! They had me send a screenshot of my credit- my name and none of my info on the screenshot, which was completely unprofessional and in appropriate! So honestly, I could have sent a screenshot of anyone's good credit and they would've just taken it! The office manager DONNA told me since I am a student, I was allowed to have a co-signer. She told me they have to treat everyone fairly. After trying to get ahold of BENJAMIN for a whole day, he just kept telling me no. No i couldn't have a co-signer and no I was not getting this house. DONNA told me she would have my money overnight shipped back to me, but now I am being told they can't do that and it has to go through certified mail, taking even longer. So no, I was not treated fairly by this company, and now I am stuck waiting up to 3 days for my deposit back! All because they made a huge mistake.
