Very disappointed with this community management association. They completely fail at doing basic parts of their job. After snowfall, the roads and common areas were left fully covered in snow and ice, with no one sent to clean it. It was unsafe, especially for families with kids. What's frustrating is that they have no problem increasing fees every year, but when it comes to actually maintaining the community, they disappear. Snow removal and safety are basic responsibilities, not extras. Residents are paying more and getting less. Poor management, lack of accountability, and no concern for resident safety. I would not recommend this association to anyone. read more

My ex husband owns the townhouse at 102 Pine Valley Drive in Imperial, PA. Once I discovered that our three adult children had been forbidden from going into the basement or the access the fuse box, I moved my ENTIRE world back in to start helping with bills. When I attempted to notify the police and his father of the code ordinance violations (the building itself as a tenancy when he is rarely conscious there -- as a foul tobacco-spitting night janitor at RMU who needs to sleep ten hours a day), I somehow got committed to a mental hospital to an involuntary psyche commitment, and he and his best buddies Scott and Katie Zanella had a good laugh about it -- since Scott works for Howard Hanna, sold Mike this house, handles all the software so my email never goes to the right people, and even invited him specifically to their daughter's graduation party last sunmer. As for me, I missed my daughter's graduation ceremony as the police hauled me away when I showed them the house. Without an actionable step to prove I was "a danger" to my ex husband, the 302 was not even legal. But then again, who cares about that in North Fayette when child predator Anthony Saveikis's local magistrate sign still hangs (county ordinance violation), so no one can quite tell just who the local judge was who signed that last order. read more

Property manager is unresponsive with respect to upholding documented contractual obligations. Acri is required to provide monthly reports to our property's Board for inquiries, requests, and status regarding from all people for all supplier services Acri manages on behalf of our community. In the last five years they have failed to provide a single update. Our Property Board has made multiple requests which Acri simply ignores. It is a breach of contract giving the board reason to seriously consider seeking a different manager and canceling the Acri contract. read more

We got a foot of snow 2 days ago. A plow truck made 2 passes at 3 am afterwards but nothing else has been done. The residents have bee shoveling for 2 days now. No word whatsoever by Acri as to what will be done. Maybe they're hoping the foot of snow will just melt. read more

This company and another named Homewise Docs colludes to extort hundreds of dollars from homeowners when it's time to sell. All I needed was a statement indicating that my HOA dues are not in arrears, and was charged over $300! My Realtor said that the most she's ever seen charged for the packet that has this and other HOA docs is $100. Fair Market Value for document prep services is no more than $50/hour in western PA, and checking a file to confirm that my HOA payments are up to date and putting my name on a prefilled form takes a maximum of 15 mins. This property management group is a joke! I cannot get anyone to return my phone calls or answer a single one of my questions. Acri has been "overseeing" our HOA for the past couple of years and have not helped a single bit. They collect monthly HOA payments and send out bills, they have no idea how to help or manage a property. I have tried several time with no success to reach Ronaldo the owner and he refuses to speak with me and instead sent me an email to list my grievances. It has been well over a week and almost 2, he has not gotten back to me once with a single answer. Instead he just sent us all an email about reporting our HOA dues to the credit agencies, even though he has not been able to complete projects that have been assessed and paid well over 2 years ago. I guess I have no option but to report this company to the BBB since they cannot follow through with anything. read more

This company operates with a lack of any kind of budget management skills or the ability to project finances. The board is completely inept and does not see the problem with fees being approximately 25% of a mortgage. Most board members have likely paid off their homes, so this is not a huge issue for them. Approximately 10 years ago, the HOA fees were around $88 and have since risen to $250 a month (over 300% increase with no additional benefits over the years) with no amenities and only 57 units to manage. Responsiveness: do not expect promptness. Stakeholder meetings are held only once a year around the Nov-Dec holidays, so good luck attending and speaking your voice. read more

Whether we are working on a major construction project or completing routine maintenance, Tracy and Patricia are there to offer support. It is a pleasure to work with them on a day to day basis. The support staff for accounting and the website make managing our property very easy and it creates transparency for our HOA board and our owners. read more

ACRI Community Realty / Property Management is the worst management company I have seen/dealt with in my 8 years as a real estate professional. I have owned a condo in the "Walden Woods" plan that they manage, pay an inflated HOA fee of almost $230.00 a month, and these people can't even take the time to change a light bulb, keep up with the landscaping, or take care of issues that are brought to their attention. The security door on our front, entrance door has been damaged and does not lock. When asking ACRI to replace the door/fix the lock they respond with "In August 2021, we are starting the process of replacing the front doors. Your building is first". They are okay with risking the safety of their tenants for almost a whole additional year. There are single woman that live in this building that have explained to ACRI that they feel unsafe with the condition of this door. They have ignored these requests. There has been a loud clashing in the walls, which seem to be plumbing pipes shaking, which is disrupting sleep, causing stress and disturbance of people in this building. After two months of begging for them to come out to fix it, and even offering to get my own plumber out to take a look at it, they finally had a plumber come out. 2 months after the plumber came out, IDENTIFIED what needs done, we still do not have a resolution from ACRI. Instead, we get the classic response "we are working on it". I have even offered to personally meet people at the building to help them out. Isabella on our floor is a COVID nurse. We have explained this to ACRI and you would think that during a time in the world like this, they would find a way to help us so that she can get a full night's sleep. Instead, they've just found more ways to ignore us. Hopefully this gets their attention and most importantly, the public's attention to see how this company operates and treats paying customers. read more

I'm posting for my parents who reside in Parkview Estates. They along with at least one other homeowner have not received their HOA payment coupon books. Management says they mailed them twice (after a long delay they blamed on the printing company) and thinks the blame may be on the mail carrier. Voicemails have not been returned and only an email directing blame elsewhere was sent. Homeowners are charged $25 to even get the coupon book!! read more

She handles our residents' requests and complaints with objectivity and professionalism. She also is a gifted communicator, both orally and written. Acri does not return phone calls or emails! It doesn't matter who you call... no return! I've left messages with five people in one day (including the owner) and still no reply. My roof has been leaking for over six months and they have dragged their feet the whole time. Here we are in April and I have interior damage on all outside walls. I needed to put my unit on the market at the beginning of March and they have done nothing but stand in my way. Do not hire Acri to manage your property... it was the biggest mistake our HOA made!! I have given them a one star rating because Yelp will not allow me to leave a review without any stars. With Acri's lack of Customer Service, it doesn't warrant any stars! read more

I live at one of their properties located at Swallow Hill Place on Swallow Hill Road in Scott Township. We've had no gas for 12 days! A smell of gas was reported in the evening on 8/23/2019 and our gas was turned off at that time. There was no one from People's gas or South Side Plumbing here at all on that Saturday or Sunday. It was reported that there were no plumbers or gas company workers here that weekend because our management company, Acri Realty, "did not want to pay overtime". Therefore, we had no gas for two days. Myself and many other tenants have called multiple times to Acri with no return phone call. On the week of 8.25.2019, there were workers from South Side Plumbing, there were workers there and they did find a leak in one building but as of yet, have not found a leak in our building. As of today, 9/03/2019, we have not had any gas for 11 days!! We did receive an email from Acri 5 days into this that we could use a community shower at our pool. We have not been able to use our gas stoves, wash and dry any clothes or take showers for 11 days!!! This is unacceptable and we pay hundreds of dollars every month which includes money for our gas and water. We were told that this is not considered an "emergency'. So how many days does someone have to go without gas for it to be deemed an emergency. On a side note, not to mention that the property manager,, is unreachable and speaks down to you like you're a child! Acri should be ashamed of themselves. Would they like to live under these current living conditions? read more

I have had ACRI as property manager where I live for about the past 3 years. Our first rep "Jim" was a pompous A**. It was such a huge difference when Diane Bargiband came on board to our property. She is ALWAYS polite, professional, and prompt in getting back to you. Our homeowner's board has been a challenge with horrible people on it. This past January we got two new board members and I'm hoping pairing them up with Diane's expertise and professional attitude that our community can go forward. Between our last ACRI rep and the board members that Diane inherited she had her hands full. She has been diligent and between herself and the two new guys (TJ and Eric) on our board, she should soar!! read more
