The 90 year old home was completely stripped down to the studs and renovated by Pittsburgh Property Guy. After living in the house for nearly a year, I can attest to the very high level of quality and craftsmanship that he put into this home. The home inspector even commented to me prior to purchasing that he's seen a lot of renovated homes, and this one was clearly done right. He used high end finishes like Brazilian Cherry floors, granite kitchen counters, and marble in the master bathroom. He also took the time to have the brick cleaned on the outside of the house, exposed and restored original woodwork, vaulted the 3rd floor to create even more livable space. Everywhere you look, you can see that time and thought was put into the final product. It's been so nice having friends and family comment on the beauty and quality of the renovation too! Aside from the quality craftsmanship, Pittsburgh Property Guy himself provided top notch customer service to me when I had questions or minor issues that I encountered. He worked with me directly via phone and email, and was always very quick to respond. It was clear that my happiness as his customer was important to him, and that's not something that should be overlooked! If you're thinking about buying one of his properties, you're in safe hands.

    DO NOT RENT FROM THIS COMPANY. RED FLAGS IMMEDIATELY UPON MOVE IN CONTINUE TO WORSEN. I cannot…read morerecommend Real Property Management (RPM) based on my move-in experience. It's been 24 hours and a total nightmare move-in! My new place is absolutely inhabitable upon move in-and there is zero concern from Claudette, my property manager, who has been dodging my urgent correspondences. Before my lease began, I repeatedly asked for early access to the property and several updates about the garage. Claudette, assured me that early access wasn't possible because the team was still "working hard" to deep clean the home and that it would be completely move-in ready on July 1. I relied on those assurances when planning my move. When I arrived with a vehicle full of my belongings, the home was nowhere near move-in ready. The cigarette odor throughout the house was so overwhelming that it triggered a migraine after only a couple of hours inside. The walls were drenched in sticky nicotine sap that my body absorbed just by being in the room. The home still needed extensive cleaning, the garage was not even accessible, and the kitchen was in an alarming condition. The cleaning company's own report later documented heavy dirt, grease, biological contamination, and the removal of rodent feces from the kitchen cabinets and drawers before they could even be disinfected. That should never be the condition in which a home is turned over to a new tenant. Instead of unpacking, I spent my move-in day begging desperately for human communication with RPM, documenting the property's condition, communicating with cleaners through a language barrier, trying to determine where I would stay, and being sent maintenance requests asking me to coordinate repairs that should have been completed before I received the keys. The biggest disappointment, however, was Claudette's communication. Despite multiple emails, photos, videos, and requests for updates, I was largely ignored. I repeatedly asked for a phone call but was instead directed back to the maintenance portal. At no point did she ask whether I had somewhere to stay after it became obvious I couldn't move into the home, nor did she provide a meaningful timeline or clear plan for resolving the situation. I chose RPM because I believed I was renting from a trusted, professional property management company. Instead, I was left without a move-in-ready home on my lease start date, wondering where I was going to stay, while trying to manage problems that should have been resolved long before I was handed the keys. I cannot WAIT for the next 364 days to be over!!! DO NOT RENT FROM THIS COMPANY. This experience fell far below the standard I expected from RPM, and I sincerely hope management reviews both the condition of this property and the way this situation was handled. Based on my experience, I cannot recommend renting through this company. DO NOT RENT FROM THIS COMPANY!!!!!!

The first few months of my new renter in the property was fine, however, the last 4 months of the renter being in the property it got to where they were falling behind. First it started as the renter only paying partial, yet the management company kept their 10% of what was paid, I feel they shouldn't have withheld anything until FULL payment was received as they didn't do their part, which was to collect the FULL rent. If you allow pets in your property they charge the tenant a monthly fee, that isn't passed along to the owner so that's pure money for the management company. If the tenant is late on rent the management company collects and KEEPS a late fee, which should go to the owner not the management company. In your agreement with them you allow them to complete work orders up to $300, but the kicker is that they then charge you not only the amount you have approved up to but also 15% on top of the total!! And when they close the work order they don't provide you with a detailed invoice so you have no clue what you have paid for. My biggest complaint about them, above all the fees they charge the owner and how they withhold their money before everything is collected, is that the property managers who manage the properties are never in the office to answer your questions. So when you call in or email to speak to them it goes to voicemail, you get an out of office message that they will be out for 2 WEEKS, and then they never respond back to you when they are back. In my opinion just manage your property yourself or find a different company. If you're a renter go find another property to rent that isn't by this company. I have worked in property management before and should have management my own property myself.

I've lived in several apartments over my 15 years of adulthood and Equity has by far been the most frustrating and disappointment of landlords, showing little remorse and providing no recourse for their behavior. - Safety concerns: please see email below from October 17, 2018 to the former building manager and management company for which I never received a reply: Good evening- I returned to my apartment this evening at 7PM to find my door left ajar with no members of the apartment management nearby. Per a letter we received this week there was an inspection to be done yesterday and today before 9AM-4PM so I can only imagine that my door was left open for the past 3 hours. Erin- as you know this is just one of a number of frustrations I have had with my living experience at the Brix these past 3 months. This unfortunately simply adds to the lack of professionalism I have received from this building and it's management. I feel incredibly unsafe to have known that my apartment was left open with access to anyone. I have only begun to examine my unit to see if anything could have been taken and plan to file a report if there isn't any clarification received as to why my unit was left open. Thank you. Noise concerns: hope this message finds you well. I am writing to bring your attention to a noise issue that I have been managing throughout my time in Apartment 212. As you likely know, the 3 Minute Fitness center is located right below the building, and seemingly right beneath my unit. The classes in the fitness center are helf throughout the day, starting as early as 6AM with the last class after 8PM. Not only do the lyrics and bass of the music in the class sound and vibrate clearly in my apartment but even directions from the instructors in the class. Over the last few weeks I have tried a number of ways to deal with the noise- ear plugs to sleep with, noise-cancelling headphones to work with and even sleeping in a different room - none of which have been effective in managing the sound. I am particularly concerned as to how I will deal with this when working night shifts and having to sleep during the day. I understand that it will be challenging to change a whole fitness center's programming but I do hope there is something that we might be able to do to address this in a timely fashion. Cleanliness on move-in: please see email from July 16, 2018 to the previous building manager related to the condition I found the apartment in upon move-in: Dear Adam and Erin- I hope you had a great weekend. Thank you for all your help in making my move-in this weekend incredibly smooth. My family really enjoyed seeing the building and the neighborhood and I am excited to start the next part of my career here. On Saturday, I had briefly mentioned to Adam that there were a few items left behind in the master bathroom (i.e Drano, toilet bowel cleaner, a toilet bowl brush and plunger). Unfortunately when moving around the apartment a bit more we were disappointed to see that in addition to the cabinets under the sink in the bathroom, the majority of the cabinets in the kitchens were also quite dirty, left with food residue and stains. What was especially discouraging was when attempting the use the washing machine we noticed a rim of what appears to be black mold. I understand it might be challenging to get a cleaning crew in now that I have moved some of my furniture into the apartment but I wonder if it would be possible to have the rim around the washing machine either cleaned or replaced as we were unable to clean it off the mold ourselves. Unresponsiveness to maintenance request: please see message from September 19, 2018 re: ~2 months it took to respond to a maintenance request: Hi Erin- Thank you for your message. The sink works well and I appreciate Carl's help. As I mentioned in my note I had made this request prior to you being away last week (on August 28th) and actually before then I had sent a message to Adam back on July 17th about the sink. I would still like to know if I will be considered for a rent reimbursement check? 3-8 weeks without any communication was quite a bit longer than the 24-hour service response guarantee.

I emailed through the Zillow site twice that week but never received a return call or email. I reached out to the MRE agent, Diane Wheeler, and left her a voicemail directly. No response. Several days later, left a follow-up message. No response. Several days later called another representative, Samantha, and no surprise but no response. Another couple of days pass and I call again. A young lady answers the phone "Hello" as if I am calling someone at home. She says I have the right number and I explain the issue. She says she is on the way back to the office, will pull the information, and get back to me shortly. No response. Another call, another voicemail, and no response. In the nearly three weeks since this started, the property list price has been reduced $8,000. That's great for a potential buyer, but only if someone returns the calls. Unfortunately, if you're the seller the lack of concern and action just cost you $8,000 because you think nobody is interested when in fact your listing agent isn't returning customer calls. I've been in sales for 20 years. If someone calls you and tells you that they want what you have to sell, your RETURN THE CALL! It's easier to make a sale when the client reaches out to you than if you have to go blindly searching for potential clients. I don't know that I've ever had this much trouble trying to buy something that someone wanted to sell!

Our home was listed, and wanting to sell we decided to put the price at the lower end of his recommendation range, trying to ensure it would not sit. Within 4 days he wanted us to lower the price by $10,000 because of only 2 showings. We did not feel great about this and felt this was too soon, but he pushed, so we agreed to lower by $7,000. Within a week we had 1 awful offer and one for asking. We accepted the one for the asking price. Now it was time to find our new home. We picked a day we could both get off work. He said he couldn't show us houses that entire day because he was taking his 2 dogs to a grooming appointment. We found our home through a different realtor in his office. Bobby made the offer and it was accepted. Here's where things take a turn. He said he took care of our earnest money going where it needed to go. He didn't. He told us he got permission from our seller so we could move in up to a couple days early. He didn't. We told him when our movers were coming and he was pushing to have the sellers do our walk through at the same time our movers would be moving our belongings out of the home. Everything was in writing via text messages. When the messages were copied back to him, he spun out of control. Messages became rude and unprofessional on his end. We didn't know how to respond to him. We decided to have another realtor from his company intervene. John Perry stepped in and was very professional and completed the rest of the communication and tasks. We would not recommend using Bobby West as a realtor.

Scott guided us through he whole process was very patient with us and explained everything without over explaining. He helped us at every step of the way was always quick to reply and easy to contact and kept us informed. Scott also had great contacts through him he helped us pick a quality mortgage broker, home inspector and everything else we needed for the process. Scott was also extremely knowledgeable about the houses we toured and was able to point out things I never would have noticed or known to ask about. He was able to adapt as we figured out what kind of houses we were actually interested in and guide us to more like what we wanted. We toured a lot of houses and made two offers in our Journey and Scott was reassuring communicative and effective the entire way. Every weekend he would set us up to tour homes with an itinerary and a plan also including and getting us information on homes we found ourselves that we liked. Scott was a great Value as a realtor but more importantly to me he was just a very good person. I felt like i could trust him to actually have mine and my Wife's interests at heart. I never felt pressured by him and the man knew how to make us feel comfortable in the strange situation. He was easy to talk to without it ever feeling awkward or like an obligation even on our 10th or 12th house toured. He was fun to talk to while keeping us on track through all the tours and making good use of our time. He helped us weigh the pros and cons of the places we visited and helped us understand everything through his knowledge and experience. I'd highly recommend this group and Scott in particular if you are in the process of buying a house.
