    I started coming to Deer Park Resort in the late 80s and earlier 90s for ski vacations. Now, thirty years later, my family (me, wife, 2 kids) have been coming to Deer Park annually in the early Fall (usually the weekend before Columbus Day weekend) and sometimes the late Spring, when the rates are lower. The location is perfect for everything the White Mountains has to offer. Almost all of visits include a round trip across the Kangamangus Highway to Bear Notch Rd, left on 302 through Crawford Notch up to Twin Mtn, and then south via 3/93 through Franconia Notch back to Lincoln. Downtown Lincoln is picturesque in the Fall and has everything you need close by. We love staying at Deer Park rather than more traditional hotel/motel accommodations due the fact that they offer units with multiple bedrooms, a living room (with gas fireplace) and a full kitchen. The beds are super comfortable. The recreation building has a nice indoor pool and spa. My only criticism of the units at Deer Park is that they are quite outdated. They were probably last renovated in the mid-80s and it shows (carpets, laminate countertops, cheap cabinets). That's not to say that there are issues with functionality, but it would be nice for the owners to invest some money into bringing the look into the 21st century. We also had problems with Wifi on our most recent visit, but did appreciate the flatscreens TVs with HD cable. We will certainly be coming back to Deer Park for years to come!

    We love this place! It's perfectly sandwiched between Lincoln and Woodstock, but tucked away from the main strip. If we go out back, we can play in the river. Out front, there is a large activity green for the kids to skate or ride their bikes or whatever. There's an indoor pool and hot tub in the clubhouse, which is awesome for rainy days or winter days! In summer, the man-made lake is awesome!! It's clean, clearly marks off shallow areas for littles, has a floating dock to swim to, and then there's shark rock for the more ambitious swimmers. The clubhouse also has a hangout room for teens, racquetball and gym areas, and some general open areas. Outside, they provide beach chairs, beach, some BBQ areas and air for all your inflatables. The condos are fully equipped, very clean and well-cared for. Some could stand to get some updating, but I think that is largely up to the owners to determine when that happens.     We rented a condo from a woman and her daughter. From check in to departure it was amazing. The place was noticeably outdated but it was immaculate!! They left detailed instructions for everything from getting into the condo to using the pool and taking the trash to the compactor. It was so serene and beautiful. The private pond was amazing and you could hear the river behind the condo. The owners were very responsive and answered any questions via text immediately. We rented through Home Away and not the resort itself. We didn't have to supply a thing except for our food! Everything was taken care of! We are in the the process of finding a condo of our own to purchase because we loved it so much! This place makes you slow down and really just enjoy the people you're with! If we don't have a condo of our own by next summer we will definitely be renting from these same owners again!!!!!

The booking website seemed to hail from the AOL era, making me wonder if the grounds would be just as antiquated. But upon arriving, we were pleasantly surprised. From the front, the resort looks fresh and impressively sized. Service from check-in to check-out was seamless, and when we had minor complications with the air-conditioning in our space, they brought a maintenance person to help in good time. Our vineyard-facing unit offered beautiful views, and I cannot understate how helpful it was to have a fully outfitted kitchen in our unit. I made full use of the blender to make morning smoothies, we found cutting boards and spoons aplenty for small snacks, and it was just nice to have an ice machine right in our giant fridge. I could see this being a major convenience for traveling families. To call it a resort might be a bit of a stretch. In my mind, a resort is an all-in-one site, including full options for dining, recreation, and entertainment. True, there are two restaurants, a small winery, a decent arcade, and a decent pool on site. But there were no breakfast options, and the pool was frequently closed while we were there. There's a so-called playspace in the lower level that was somewhat sadly outfitted with a few coloring materials and a pretty glitchy interactive projection that kids were done with after trying for a few seconds. That said, there were curtained off areas of live construction that promise more fun things to come. If the posters in the elevator are to believed, there will be a gondola leading from the hotel to a mountaintop, which should make for a fun wintertime stay.

They bent over backwards to get us a room ready immediately when we needed to change hotels due to problems at the previous place. Probably one of the top five places that I have stayed anywhere! This will now be our go to lodging for the area!

We had a 1-bedroom standard unit, where the AC is only in the bedroom--but for that time of year, it wasn't an issue at all. If you book a deluxe room, there's AC units throughout the unit. The resort itself was great, and my family loved it. Since it was still early in the season, the outdoor pool wasn't open yet, but we made full use of the indoor pool. One thing that really stood out to me was how well they maintain everything. When the pool closed, the maintenance team came in right away to test and balance the water in both the pool and the hot tubs for the next day. It's little details like that that show how much they care about the property. A month later, we used the free week we received for attending the Vacation Club presentation and stayed at a nearby hotel. Unfortunately, that hotel didn't compare--limited amenities and a dirty pool. The big difference? As Vacation Club members, we were still able to use Pollard Brook's amenities during that stay. When we came back for day use, the staff was just as friendly and helpful, and everything--from the pools and hot tubs to the sauna and game room--was clean and well-maintained. Overall, I would strongly recommend both Pollard Brook and the Vacation Club. Being able to use the amenities at any of their properties as a member adds a lot of value and really enhances the experience.

    I adored Pemi Cabins…read more My husband and I randomly decided to venture into Lincoln to visit Franconia Notch State Park after a weekend spent exploring Maine. We had no plans and no place to stay since we drove in on a whim. After driving up and down the main road a few times, we noticed a vacancy sign at Pemi, so we stopped in. The kind woman working the desk gave us the keys to both units she had available and let us look at our leisure to see what might be a fit for us. She even told us she could recommend somewhere else to stay if we didn't like our options. As soon as we turned the key on this cabin, we knew it was the spot for us. The location is incredible. These cabins are set right along the river so you can hear the peaceful rushing no matter where you are on property. We slept with the windows open all night so we could enjoy it. Our cabin had chairs on the front porch, so we sat and had coffee in the morning. Though we didn't stay long and spent most of our time out hiking, we did appreciate that this cabin had everything we'd need for a longer stay to be comfortable. It has a kitchen with a fridge and stove, plenty of towels and toiletries in the bathroom, and a very comfortable bed. I love that all the windows could be opened. There's a trail that leads down to the river for you to explore at your own risk. There's also a barn that has a few games and is the perfect place to hang out. We fell in love with the area and if we're lucky enough to make a trip back to New England, we wouldn't hesitate to book here again. I'd love to stay in one of their cabins with a covered porch to enjoy the river even more!
