    4 Stars for being better than my average expectation in the area. Very nice. Room was clean and a/c was on when we arrived. TV, microwave, refrigerator, coffee machine, and all in good repair. Owners (?) very nice at check in. Great location for visiting the Highland games, Lincoln and Woodstock. Reasonable price. 12 motel rooms and 6 "cabins" w/ screened patios. 2 small things. Screen door is on a very tight spring and will whack you if you're not paying attention. Shower didn't get HOT - it's 85 degrees today so no biggie. Will be back if possible next year.

    This is a great place to go when you don't want to spend too much. It's close to all the NH resorts like Loon and Cannon, it's clean and has all the basic things. The reception is very nice and helpful.

    Gross. Worst part is customer service. Owner made it out to be like it was a favor he was honoring my booking. Claimed to be pet friendly but freaked out I had a dog. Cottage was unclean and gross. Great location but horrible managed. I checked in at 2 it's now 6 manager has been by three times so far making sure I am paying for my dog for big and asking if I can look for others that have pets that may not be paying for them. The harassment by management has got us looking for another place to stay. Great loacatiion. Managed by idiots. Cleanliness is horrible. Sweeping out our sheets. Ciggerttte burns on everything

    Absolutely LOVED our stay here. I'll be the first to admit that I wasn't expecting much since we were just going for one night but this will be our go-to place from now on. The gentleman at the front desk was very warm and inviting. He let us check in early and gave us a few tips on where to eat and go in the area. We requested a room facing the river and were NOT disappointed. Our room was perfect since one window was facing the river and the other was facing the woods. I'll be requesting that specific room from now on so I can't tell you which it is because it's too perfect, lol (okay, okay. It was room 7). It had a king sized bed, fridge, microwave, AC and was VERY clean. The river is directly behind the motel so make your way down when you visit and be sure to keep the window open at night so it can lull you to sleep ;-) Best of all- the price was reasonable, the location was beyond ideal (a stone's throw away from Franconia Notch State Park and Woodstock Brewery) and they accept pets!!

    I would say it's ok place for the price of $119 for the room with king size bad. I stay here for one night and it's wasn't too bad. This place look terrible from outside especially if you can see great hotels with pools and playground for kids across the street. Room has TV, nice and clean shower, phone ( was all in dust. Seems like they didn't clean it for long time) nice and comfy bad, some table and refrigerator ( was standing on floor?? look really bad and don't feel like putting stuff in it. They could use a small table. Would be much better) But no internet? Com on it's 21 century. Whole hotel is very old so it's has specific smell as soon as you enter inside. And it's really hard to find where to plug in computer because as I mention house is old and not everything works. The good part that this place is very close to Flume George and bus stop is right outside of the hotel And I just LOVE the view from outside of my window. Like a small river so when you leave window open you can hear the sound of water. Just beautiful. It's not the best place but it could be worth.     My first time staying here. The price is right, it's clean, smells good and the staff is friendly . The area is also beautiful.

First impression of the room was disappointing for several reasons but the main first impression was that it was not cleaned well nor do the owners care if it's cleaned well. The bathroom was the first real impression where a filthy shower mat hung on the towel rack, the hand towel had crust on it and a dried, unwashed blood stain on the comforter. iTrip, who is "managing" this place was very prompt about returning my emails UNTIL I responded to THEIR email asking about my stay. Crickets. I'll include photos. There are plenty of other gorgeous places to stay in Lincoln....don't give your money to Red Sleigh Inn.

Please read about the changes…read more We booked the Red Sleigh Inn seven months ago because we were planning a trip to the area and we love B&Bs and have stayed at many. What attracted us to this facility was its outstanding reputation. However, exactly one week (7/11/22) before we were supposed to arrive, we received an email that Red Sleigh was under new ownership and there were going to be changes. We could not cancel because it was less than 30 days. Here are the changes: 1. Nobody would be at the facility to greet you. Nope, no personal friendly greeting to welcome you like we were used to in the past. They sent you a passcode for the front door and your room. You have to call a property managing company if there is an issue. 2. You receive ONE set of towels per person for stay. We stayed three days and originally only got one washcloth, one hand towel, and one bath towel per person, until we complained and we each got a second set. 3. NO BREAKFAST ANYMORE!!! I guess they left off one B in B&B. They did give us a voucher of $20 a day for the Moon Cafe to get a small breakfast. I do not know if this service is going to continue. We got it because we booked before the change. The room was clean. There was a coffee station and candy station which were kept full by attendants who showed up daily to clean vacated rooms. If you like the AirBnB experience while sharing the facility with other couples, then by all means enjoy. We prefer the true B&B experience with the home cooked breakfast and somebody there to greet you.

We had a 1-bedroom standard unit, where the AC is only in the bedroom--but for that time of year, it wasn't an issue at all. If you book a deluxe room, there's AC units throughout the unit. The resort itself was great, and my family loved it. Since it was still early in the season, the outdoor pool wasn't open yet, but we made full use of the indoor pool. One thing that really stood out to me was how well they maintain everything. When the pool closed, the maintenance team came in right away to test and balance the water in both the pool and the hot tubs for the next day. It's little details like that that show how much they care about the property. A month later, we used the free week we received for attending the Vacation Club presentation and stayed at a nearby hotel. Unfortunately, that hotel didn't compare--limited amenities and a dirty pool. The big difference? As Vacation Club members, we were still able to use Pollard Brook's amenities during that stay. When we came back for day use, the staff was just as friendly and helpful, and everything--from the pools and hot tubs to the sauna and game room--was clean and well-maintained. Overall, I would strongly recommend both Pollard Brook and the Vacation Club. Being able to use the amenities at any of their properties as a member adds a lot of value and really enhances the experience.

We stayed last week (week after 4th of July), I am pleased to say the resort wasn't super busy and the weather ended up working out perfectly for the things we had planned, regardless of the rain. The staff was very friendly and helpful to our needs. They have two outdoor pools and two indoor pools, 2 hot tubs ( one for 21+ which I thought was a good idea) also a hot tub outside with a beautiful view of the mountains. They also had 2 game rooms but one of the rooms none of the games were working which was a bummer for our rainy day. The views were awesome and the best part about this resort is it's literally within 5 miles of most things, grocery stores, restaurants, ice cream, convenience stores etc. Also was not even a mile down the road from alpine adventures which was our main attraction. The only thing we didn't like was their recycling policy was a bit much, although I do appreciate the concern for eco friendly, it would have been nice to have someone come pick up the recycle and sort through it. Their policy is 3 different colored bags for 3 different types of recyclables and you have to sort it out and take them all out of the bag when you go to the recycling center, which I ended up driving too because I didn't want to walk that far with trash bags in my hands. But overall, the stay was great, the views were beautiful and the staff was friendly and they had a full kitchen and a pull out queen in the living room which was perfect for our stay! Also the air conditioning worked perfectly fine! Would definitely stay here again!

This place was built in the 1970's and nothing much has changed since. Not only are the rooms terrible, but the staff are twice as bad. The front desk is only open 50% of the time. Judging by their LinkedIn profiles it's their first time being management of anything. I'm not sure how they even got the positions. Fake it until you make it right? I've got this place on my Google Alerts to notify me when it finally falls apart. Don't even know how it has 3 stars, let alone the fake reviews you find on Google and other websites.

    I adored Pemi Cabins…read more My husband and I randomly decided to venture into Lincoln to visit Franconia Notch State Park after a weekend spent exploring Maine. We had no plans and no place to stay since we drove in on a whim. After driving up and down the main road a few times, we noticed a vacancy sign at Pemi, so we stopped in. The kind woman working the desk gave us the keys to both units she had available and let us look at our leisure to see what might be a fit for us. She even told us she could recommend somewhere else to stay if we didn't like our options. As soon as we turned the key on this cabin, we knew it was the spot for us. The location is incredible. These cabins are set right along the river so you can hear the peaceful rushing no matter where you are on property. We slept with the windows open all night so we could enjoy it. Our cabin had chairs on the front porch, so we sat and had coffee in the morning. Though we didn't stay long and spent most of our time out hiking, we did appreciate that this cabin had everything we'd need for a longer stay to be comfortable. It has a kitchen with a fridge and stove, plenty of towels and toiletries in the bathroom, and a very comfortable bed. I love that all the windows could be opened. There's a trail that leads down to the river for you to explore at your own risk. There's also a barn that has a few games and is the perfect place to hang out. We fell in love with the area and if we're lucky enough to make a trip back to New England, we wouldn't hesitate to book here again. I'd love to stay in one of their cabins with a covered porch to enjoy the river even more!
