    On a positive note, I absolutely loved our server Brian! He gave us exceptional service both mornings and was a pleasure to talk to. Josh and Chris the bartenders were also amazing and made our New Years Eve quite enjoyable! The restaurant manager, Ann Marie (I believe), was truly awful! As a guest I should not be privy to the inner workings of your job. She was openly talking down to and berating all of her staff members while loudly announcing to everyone in earshot that she was not only waiting tables and hostessing but also training staff from Peru. Guess what? No one cares! You aren't anywhere near as important as you want everyone to think you are! Maybe have a team meeting before each shift to address any issues and speak to your staff with respect. I've been in the food service industry for 16 years, and if my manager ever spoke to me in such a disrespectful manner I would immediately quit and report them to the labor board. I overheard several other tables who were also upset about the way she was treating staff. She took an otherwise enjoyable experience and ruined it. I understand that many of the staff were new and foreign, but that is far from okay. Get new management. That woman is awful! The food was decent, the bar was great and I very much enjoyed the New Years Eve entertainment. However, I was extremely overcharged for what I received. Having booked back in July my nightly cost with tax was locked in at $293.87 per night (reasonable), but because of the recently added NYE festivities I was charged an additional $184.45. That seems pretty steep for a buffet dinner, breakfast and a champagne toast! Not thrilled to have been raked over the coals like that. The rooms were clean but dated. I enjoyed the outdoor hot tub and pool. My stay was fun for a trip down memory lane, but I can't say that I will be back. Way too overpriced for what you get. Your staff are great, but get new management!

    Holy smokes what a dump!!!!!! Outdated, run down, funky smell. My wife wanted to come here as she had been here as a young girl. When we opened the door we both started laughing.... Did I also mention, the bed was horrible, have to cut vacation short and see the Chiropractor. One night and out of this sh#t hole. Good WiFi though.

    Had a maple Bacon Burger, Fish Tacos and an amazing view!! Outstanding!!! Will be back, great variety of Beer and Signature Cocktails. Josh and Chris the bartenders are super friendly. The Entertainment Travis Landry was so good! And so fun!,

    Staff was great, Mtn View cabin very dated and strong mold smell. We all felt sick by checkout on Sunday. One groundskeeper thought he was a bad @$$ Otherwise we liked everyone. Rehab it and we might be back. The bathrooms are in poor shape. I can't speak for other cabins, but this one shouldn't smell moldy with bad bathrooms for the money we paid. 4 out of 6 adults felt sick on Sunday due to the mold.

    It's a nice and beautiful place.. there was no interaction with employees as I rented an Airbnb which went very well

Check-in was quick and easy. One thing I wasn't told, though, was that your room key is needed not only to use the elevator but also to activate the lights in your room. Thankfully, I've stayed at hotels with this feature before, or I probably would have been pretty confused. The resort is huge, so if you're bringing a lot of luggage, definitely grab a luggage cart. It'll save you from making multiple trips. I also reserved a room with what I thought would be two queen beds, but it turned out to be one queen bed and a pull-out couch. After a few nights on the pull-out mattress, my back was definitely feeling it. Another thing to know is that the in-room refrigerator doesn't have a freezer. Luckily, I brought my portable electric fridge/freezer cooler, so I just plugged it in on the balcony and kept all of our food in there. The outdoor grills are a great feature, and we cooked steaks a couple of nights. Just be aware there aren't any grilling utensils provided, so bring your own if you plan on cooking. We also had dogs staying next door that barked almost nonstop, especially whenever people walked down the hallway. It was a little annoying, but I'm a dog lover, so I wasn't going to complain. My room also felt on the smaller side. If we came back during snowboard season with all of our winter gear, I think space would be pretty tight. Now for the good... The resort is absolutely beautiful, spotless, and very well maintained. There's really no reason to leave the property. Between the winery, the upscale Italian restaurant, and the pub-style restaurant, there are plenty of great dining options. Both restaurants offer outdoor seating where you can enjoy food and drinks by the pool. The food was excellent, and the prices were very reasonable. The pools and hot tubs are outstanding honestly, they're comparable to what you'd expect at a Disney resort. There are also tons of activities for kids, including poolside movies on a projection screen, arts and crafts, ice cream events, and guided hikes. It really feels like a place where families can make lasting memories. I don't usually work out while I'm on vacation, but the fitness center here is so nice that I had to use it. It's honestly the kind of gym I'd pay a membership for. I even took one of the spin classes, which was a great experience. The only thing I didn't see was a sauna. Maybe there is one somewhere on the property and I just couldn't find it, but if there isn't, that would be a huge missed opportunity especially during the winter months after a long day on the slopes. I'll definitely be coming back, and I could honestly see myself buying a timeshare here someday. The only thing that surprised me was that no one ever asked if I wanted a tour or gave me a sales pitch. I don't know if they just aren't pushing timeshare sales as hard as other resorts, but I was expecting to at least be asked. Overall: 4.5/5 stars. A few small improvements would make this place nearly perfect, but it's an outstanding family resort and one I'd happily recommend.

We had a 1-bedroom standard unit, where the AC is only in the bedroom--but for that time of year, it wasn't an issue at all. If you book a deluxe room, there's AC units throughout the unit. The resort itself was great, and my family loved it. Since it was still early in the season, the outdoor pool wasn't open yet, but we made full use of the indoor pool. One thing that really stood out to me was how well they maintain everything. When the pool closed, the maintenance team came in right away to test and balance the water in both the pool and the hot tubs for the next day. It's little details like that that show how much they care about the property. A month later, we used the free week we received for attending the Vacation Club presentation and stayed at a nearby hotel. Unfortunately, that hotel didn't compare--limited amenities and a dirty pool. The big difference? As Vacation Club members, we were still able to use Pollard Brook's amenities during that stay. When we came back for day use, the staff was just as friendly and helpful, and everything--from the pools and hot tubs to the sauna and game room--was clean and well-maintained. Overall, I would strongly recommend both Pollard Brook and the Vacation Club. Being able to use the amenities at any of their properties as a member adds a lot of value and really enhances the experience.

(Note to Hampton Inn managers - get decent club chairs that you can put your arms up on and relax. Not everyone likes to lie down in bed to watch TV. Otherwise, nice hotel. I can't say about breakfast because it started too late for me to take advantage of it (opens 6:30 on weekends).

I stayed in room # 402 and the bathroom had a major flaw - two heavy glass panel doors for the shower would not stay shut, no matter how I tried to position them. Both panels would slam open constantly - only options were to have the bathroom floor flood while showering, or try to shower with one hand while holding the door shut with the other. Not good - needs to be checked asap... if I had been staying longer than one night, I would have had to mention it for sure.

We stayed in one of the rooms with a king bed and a balcony, which has a view of the mountains. It was nice to hang out on the balcony and relax after spending the day out. The room also has a table, a coffeemaker, TV and air conditioning. There's also a restuarant attached to the lodge downstairs(The Grateful Skier), which is convenient if you're looking for something to eat or get some drinks. They had trivia night and live music night during our stay, which we enjoyed. Definitely check The Grateful Skier out while staying here. The lodge also has an indoor pool, which I believe is open all year long. The pool area is warm(you can feel the difference in temperature as soon as you step foot in the room). The pool is big and we enjoyed our time in it(we went in the morning and it probably helped that no one else was there lol). Overall, The Kancamagus Lodge is a great inexpensive lodging option if you're staying in Lincoln, NH. The prices for what they offer is a great deal. Besides the things I already mentioned, they're also a great location as there's many things to do in close proximity, whether it's restuarants, stores or seeing the gorgeous nature of the area(The Lost River Caves, The River Gorge, etc). This is our go to place whenever we're staying in the area!!

    I adored Pemi Cabins…read more My husband and I randomly decided to venture into Lincoln to visit Franconia Notch State Park after a weekend spent exploring Maine. We had no plans and no place to stay since we drove in on a whim. After driving up and down the main road a few times, we noticed a vacancy sign at Pemi, so we stopped in. The kind woman working the desk gave us the keys to both units she had available and let us look at our leisure to see what might be a fit for us. She even told us she could recommend somewhere else to stay if we didn't like our options. As soon as we turned the key on this cabin, we knew it was the spot for us. The location is incredible. These cabins are set right along the river so you can hear the peaceful rushing no matter where you are on property. We slept with the windows open all night so we could enjoy it. Our cabin had chairs on the front porch, so we sat and had coffee in the morning. Though we didn't stay long and spent most of our time out hiking, we did appreciate that this cabin had everything we'd need for a longer stay to be comfortable. It has a kitchen with a fridge and stove, plenty of towels and toiletries in the bathroom, and a very comfortable bed. I love that all the windows could be opened. There's a trail that leads down to the river for you to explore at your own risk. There's also a barn that has a few games and is the perfect place to hang out. We fell in love with the area and if we're lucky enough to make a trip back to New England, we wouldn't hesitate to book here again. I'd love to stay in one of their cabins with a covered porch to enjoy the river even more!

The shower floor is so spongy you question whether the floor will hold. The porch on the back also very spongy - rotted wood I would guess. There was no cable available on tv...no extension cord for the fan that is needed in the bedroom because there is not a plug in the bedroom and it's HOT. There is a teaser fan but no way to use it as there isn't an extension cord to plug it in. There is a delapitated discarded couch and chair outside with a "free" sign - next to the dumpster that you have to pass every time you drive in or out. News flash Pemi Cabins NO ONE wants that old busted up dirty furniture. Pay to get it removed! Never anyone at the "office" went several times door is always locked. Listened to an animal trying to rip through the bathroom ceiling for a straight hour, Missing screens and dinghy dirty looking quilts. Rugs in bedrooms need a good cleaning and vacuuming. Landscaping is overgrown and weeds almost as tall as the roof of the porch. It appears they don't care about the little things. Property doesn't appear as what you see in pictures. Not sure about these other reviews. They are questionable based on what we saw in Cabin 12. Another question: Where is the "friendly staff these other reviewers speak of. Apparently they quit because there isn't a one here.
