    RUN! You will be paying for their bugs long after you leave the property, most likely due to mold,…read moreleaking pipes or ceiling. They will take your money, demand more to fix their property. I've seen them straight rob my neighbor out of $4,500 to fix their roof that was already caving in. They threatened her with an eviction if she didn't pay. She had paid a year in advance. They did everything they could to keep that money, make her pay for roof repairs from their discussing rentals and kept ALL of her money. If you dare to dance with these greedy devils be prepared for bugs, mold, theft, threats of eviction for repair. Best do mark EVERYTHING on the walk through list (if they even do it). Tale your move in pictures and move out pictures to CYA. I had to fight them because they bought a property I was in. Luckily, my lease was coming up and I got as far away from them as possible. Years later when I went to purchase my home, I found out they had over $3,000. on my credit saying I owed it for damages. The place was cleaner/nicer than it was when I moved in and bug free for the first time in decades. I had it rent ready as I have done with each property I've ever rented. I won my case as they couldn't bully me. I had proof with my move in and move out pictures. YOU MUST HAVE VISUAL EVIDENCE for court because they have "buddies" on the bench they drink and play golf with. like The Page "men". Sad, sad & disgusting greedy "christian" crooks. For the past 20 years we…read morehave been a home owner until we sold both houses & became renters while our home is being built. When we questioned the low reviews we were told "oh those are just people that owe us money" Being in business & knowing how that goes we believed them. We signed a year lease at $1995 a month and I assure you we DO NOT owe them money. In fact we pay early! We were told the yard & roof would be cleaned up when we moved in. It wasn't. We were told the house would be professionally cleaned & the carpet would be shampooed. It wasn't. My husband is allergic to animals so he could tell right away the carpet had not been cleaned. I used a clean canister to vacuum one room & when the canister was half full I took it up there to show them. They did come out and shampoo after that. However because it was Christmas holidays I went ahead and cleaned the house myself & we paid someone to clean the yard. Immediately when we hooked the washing machine up water went everywhere because the drain in the wall was backed up. You could see that this has been a problem before, I could not do laundry for over a week. The dishwasher also would not work. I tried to run it, to clean it and it wouldn't run. We had to have them come out for that. The next month the garage disposal quit working. The bathtub in the master bath backs up. They have had a professional plumber out twice to fix it. The master bedroom and hall light had electrical issues. I could not have my flat iron plugged in the hall bath with out the light flickering. They had two different electricians work on that issue. One said it was all wired wrong. Several of the storm windows will not open. All of these issues were like this before we moved in & I suspect they knew. We knew we were going to be here a while and we wanted a nice neighborhood. These were all issues that we didn't know about until me moved in. Then came the big storm. Our neighborhood was one of the hardest hit. All of our neighbors has trees down. We were without power for 6 days! Without electricity we could not get in the house. The garage door opener would not work & the locks to the doors if both are locked can only be unlocked from the inside not out. In the middle of the rain & wind my husband used some force to get us safely back in but it messed the front door up. Where I am upset is when I reported it today the lady at the front said "we wouldn't have been able to get anyone out to you that day anyway because our guys couldn't even get back to the office". When the maintenance guy called he said" is this the first time you have reported this because we would have broken a window instead of a door, so you all will have to pay for the damage." I already had expected to pay for the damage. I didn't appreciate his tone, and really what else were we supposed to do? The lady already told me they wouldn't have came out that day?!?!? Instead of coming and seeing how minor the damage is and discussing it. He was rude and acted like we did something wrong. My husband wanted me in the house, out of the rain and we could tell by the damage in our neighborhood that the power was not coming back on. We weren't expecting them to cover the cost. I'm so tired of doing our part of paying the rent on time & honoring our year lease but when it comes to their end of the deal , everything is a hassle. Not to mention this house that we pay $1995 a month for is in terrible shape! I wish had we not been so rushed after selling the houses & the holidays, that we had taken more time to investigate. Find another company.

    Back when Tami worked in the office it was great. I live out of town and it was nice to have…read moresomeone who would look after my house and collect the rent. Since Tami left the office has gone down hill. They let the tenant stay in the house for two months and did not collect rent because they hired him and would rather not report that he was having issues paying rent. They did not tell my anything and now they claim that they evicted him and will not send copies of the court documents. We have NO IDEA what the inside of the house looks like. It WAS freshly remodeled before they chose this tenant to live in it. I see where he just had another eviction before they let him in, but I don't see the eviction that they claim that they filed, or maybe they just pocketed the rent. There is trash and old furniture that the tenant threw in the yard, grass not cut over a month and Halloween décor still hanging. Leach Property refuses to pick up the phone, refuses to tell owners what is going on with their own rentals. They have conflicts of interests by giving their employees that opportunity to rent units and when the employee can't pay their rent they will not tell the owner a thing so that their employee gets several months rent free doing god-knows-what on your property. Whom-ever is running the office now is doing a PISS-POOR job of it and I can see other reviews and court records where the owner was charged with theft ect. WOW! If you are an owner looking to lease out your unit there are ways without using these rip-off companies. I found a way if you want to contact me for info. These people suck and we and the assets we provide to rent do not matter to them. They have made that abundantly clear.

    We had a horrible experience when we "hired" Leach Properties to manage our duplex in Longview. We…read morelive out of town and needed someone to rent it out and keep up on the maintenance. We paid Leach Properties for a list of repairs they provided, over $1500 worth. They did have some of the work done by outside companies, but never paid them. Once it became clear to us they weren't paying the contractors, we fired Leach Properties, we have since completed the repairs and simply sold the duplex. We have been threatened by contractors with liens against the property for unpaid work, but I was able to show that we paid Leach Properties for the specific work performed. Leach Properties is still forwarding unpaid bills from contractors to us, some 8 months after the fact. We paid John Leach all this money and he simply pocketed it. If you're looking for a good property management company in Longview, let this be a warning!

We started our process last year buying investment properties and through only our fault, some deals never happens and she still stuck with us. We began the search process pretty uncertain of exactly what we wanted, and changed our search parameters more than once. However, Colette remained SO patient and graceful throughout our months of looking, and spearheaded our search with such perseverance and focus until she sent us...the one! She went above and beyond to do her due-diligence to make sure we were getting exactly what we wanted, while also making us aware of any potential issues she saw so that we could address them early on, to avoid any unwanted "surprises" down the road... I was impressed by her professionalism and vast knowledge of houses and resources, as well as her ability to see the "big picture" and keep us focused on the things that we told her were important to us in a home. Buying a house can be a stressful process, especially when you are looking for your "forever home," but Colette truly did everything she could to make our experience as seemless as possible--keeping us informed and at ease throughout. My parents and in-laws are both looking to move to this area and I insisted they work with Colette in their home search, since I only want the best for them and she truly is the best!
