RUN! You will be paying for their bugs long after you leave the property, most likely due to mold, leaking pipes or ceiling. They will take your money, demand more to fix their property. I've seen them straight rob my neighbor out of $4,500 to fix their roof that was already caving in. They threatened her with an eviction if she didn't pay. She had paid a year in advance. They did everything they could to keep that money, make her pay for roof repairs from their discussing rentals and kept ALL of her money. If you dare to dance with these greedy devils be prepared for bugs, mold, theft, threats of eviction for repair. Best do mark EVERYTHING on the walk through list (if they even do it). Tale your move in pictures and move out pictures to CYA. I had to fight them because they bought a property I was in. Luckily, my lease was coming up and I got as far away from them as possible. Years later when I went to purchase my home, I found out they had over $3,000. on my credit saying I owed it for damages. The place was cleaner/nicer than it was when I moved in and bug free for the first time in decades. I had it rent ready as I have done with each property I've ever rented. Believe the low reviews!!! We are in the process of building a house. For the past 20 years we have been a home owner until we sold both houses & became renters while our home is being built. When we questioned the low reviews we were told "oh those are just people that owe us money" Being in business & knowing how that goes we believed them. We signed a year lease at $1995 a month and I assure you we DO NOT owe them money. In fact we pay early! We were told the yard & roof would be cleaned up when we moved in. It wasn't. We were told the house would be professionally cleaned & the carpet would be shampooed. It wasn't. My husband is allergic to animals so he could tell right away the carpet had not been cleaned. I used a clean canister to vacuum one room & when the canister was half full I took it up there to show them. They did come out and shampoo after that. However because it was Christmas holidays I went ahead and cleaned the house myself & we paid someone to clean the yard. Immediately when we hooked the washing machine up water went everywhere because the drain in the wall was backed up. You could see that this has been a problem before, I could not do laundry for over a week. The dishwasher also would not work. I tried to run it, to clean it and it wouldn't run. We had to have them come out for that. The next month the garage disposal quit working. The bathtub in the master bath backs up. They have had a professional plumber out twice to fix it. The master bedroom and hall light had electrical issues. I could not have my flat iron plugged in the hall bath with out the light flickering. They had two different electricians work on that issue. One said it was all wired wrong. Several of the storm windows will not open. All of these issues were like this before we moved in & I suspect they knew. We knew we were going to be here a while and we wanted a nice neighborhood. These were all issues that we didn't know about until me moved in. Then came the big storm. Our neighborhood was one of the hardest hit. All of our neighbors has trees down. We were without power for 6 days! Without electricity we could not get in the house. The garage door opener would not work & the locks to the doors if both are locked can only be unlocked from the inside not out. In the middle of the rain & wind my husband used some force to get us safely back in but it messed the front door up. Where I am upset is when I reported it today the lady at the front said "we wouldn't have been able to get anyone out to you that day anyway because our guys couldn't even get back to the office". When the maintenance guy called he said" is this the first time you have reported this because we would have broken a window instead of a door, so you all will have to pay for the damage." I already had expected to pay for the damage. I didn't appreciate his tone, and really what else were we supposed to do? The lady already told me they wouldn't have came out that day?!?!? Instead of coming and seeing how minor the damage is and discussing it. He was rude and acted like we did something wrong. My husband wanted me in the house, out of the rain and we could tell by the damage in our neighborhood that the power was not coming back on. We weren't expecting them to cover the cost. I'm so tired of doing our part of paying the rent on time & honoring our year lease but when it comes to their end of the deal , everything is a hassle. Not to mention this house that we pay $1995 a month for is in terrible shape! I wish had we not been so rushed after selling the houses & the holidays, that we had taken more time to investigate. In Jan. 2017, I was approved for an all bill's paid unit in Kilgore - with conditions. I didn't quite meet the income requirements but, I was told I could sign a short term lease of 6 months that I could choose to extend if they rec'd no late payments during the trial period AND I had to put down half (3 months) worth of rent plus deposit. I agreed. When I toured the apartment, the place was filthy. There was a HUGE stain in the living room carpet. It looked like oil. When I brought this up during the paperwork, Marie Dowdy, one of the rudest people I've ever met, argued with me saying it had already been professionally cleaned. I assured her it hadn't. After going back and forth a bit, she had to swallow the hard truth that she was wrong. That seemed particularly difficult for her. I was due to move the following morning and couldn't reschedule. I already had the U-haul. The carpets were cleaned but, it was no use. They were still wet when I moved in so the stains just came back through. These carpets needed to be replaced. But, I didn't bother asking. I was just happy they were giving me a chance. The first month living there, there was always a rotten egg smell, something that told me there was a gas leak. I reported it but nothing happened until the City got involved. They had to replace pipes. That meant cutting through my floor, leaving a gaping hole that I had to hop over just to leave my bedroom. I was without hot water for a week. No one offered to put me up at a motel or anything. I had to shower at a truck stop. When the plumbing company came to work, it was Pilther or Plither, something like that. One of their workers sexually assaulted me by slapping my ass, pulling my hair and telling me things he wanted to do to me. I ran to my room and shut the door. I couldn't believe what just happened. I didn't want to call the police, though, because I was scared. After he came into my bedroom and did it again, I left my apartment until they were gone. I called Marie and told her what happened. She BLAMED ME! She said "You shouldn't have been in their world. You shouldn't even have been home. You should have just let them do their jobs instead of distracting them. You asked for it." It blew me away! I cried the entire weekend. I felt so dirty. How could another woman not take me seriously?? While living there, I paid for new carpet in my bedroom because I had ripped up the old after finding razor blades, nails, filth underneath when they pulled it up looking for the access to underneath the house. Turns out they looked in the wrong area but, by then, I had already seen the nastiness and knew I couldn't just throw the carpet back over it and pretend it wasn't there. They replaced my flooring in my hallway and bathroom but, just sent workers over with a key and didn't notify me. I woke up and I was glued in to my room, with no way to get anywhere unless I crawled out the window over a bush. Then, my stove quit working. They replaced it with a new one. Kudos for that. However, I never got my heater replaced the entire time I lived there because they couldn't find a model that would fit the couplings or whatever. Another bad thing that happened is I had to pay for a broken window that I didn't break. AND I HAD RENTER'S INS! And, I had to pay it in full. After living there 4 months, I got extremely ill - gravely so. A friend offered to let me move in with her. Since I couldn't give 60 days notice as required by lease agreement, I paid them 2 months extra rent. And, I left the place in way better condition than it was when I moved in. I sent them the pics of the clean up and the keys. However, in Jan, I got a notification from a place called Tenant Tracker saying they had sent me to collections for un-paid rent. They had mailed them an unsigned copy of the "lease agreement" that was your standard 12 month lease. NOT the lease I signed! I sent proof of my claim but, they wrote back saying "Reliable's claim was re-verified." If you're poor, you're going to get taken advantage of. I had PROOF of everything that happened while I was there. I document everything after going through a few circumstances where money wins over the truth. I still can't track down a lawyer who will help me fight. Now, I have this on my credit history and other rental places won't accept me as a tenant until I've paid it off. And, even then, it's a gamble. I don't owe them anything! I did everything right and then some. It seems that a lot of property managers are taking advantage of people these days. Be careful with this company. I rented for 3 years straight with no issues. They refused to give me any deposit back until after i was half way across the country and it took them 3 weeks to do it. On top of that they will scam you if they can. I had a lady walk through the place before I left and she told me I needed to clean the tub again thats it. When I got my deposit back they charged me 125$ for cleaning, and 275$ for touched up paint which is a joke because I cleaned that place up way better than the way that I found it. I agree with all the reviews. At 5:00 p.m. they took a deposit and application fee. At 8:00 am the next day, I called to say I wanted to see the property I was going to rent again. I was told "No" not until I was approved. I said cancel my application(not even time to do anything on it) and I would come get my deposit and app fee back within the hour. I got there before 9:00 and was told my checks were taken to the bank but I could come get them at 4:00 as the owner would bring them back. I had forethought to stop payment on the deposit but not the app fee. They cashed it, of course, without doing any work. This company is shady! I rented a house, site unseen...I was happy with the house and the neighborhood for most of the time I lived there. Then problems with the house began...just the typical a/c went out, hot water heater busted, water leak in the front yard, old pipes need replacing but couldn't do it because of the neighbors, so a gaping hole was left in backyard...a/c drain plugged and leaked all into the hall causing the tiles to buckle...I had first signed a years lease then renewed and wanted to continue to renew after that...had been told they would send lease renewal, they didn't. So after four months of renting without a lease, I moved out. I sent them an email with my notice and explained that I enjoyed my time in the house and apologized for not cleaning but had run out of time. I never received a reply - nothing! Then several months later, I get a letter from a collection agency stating they'd turned me over for nearly $3000 - no explanation of charges. I never received anything from reliable saying I owed them for anything and they had my current phone number, email, and work number. Terrible service. Over priced rental properties. They get in a hurry to take your money but, never in a hurry to return it... Lived at a place for over two years. Initially they wanted three months rent up front plus a deposit to rent to me, even with good renters history AND above average credit. Totaled over $4,400. So, I put it up. Now, still waiting weeks later for our deposit back. Our house wasn't even liveable when we initially moved in. Not a single plug or switch in the house was grounded. The place was an electrical fire looking for a place to happen. All in all, just beware. There are MUCH better places to rent from. This company will lose a lot of renters because of Tammy. She's rude, lazy, and has now concern for her renters. She doesn't return phone calls and if you call her about a issue she forgets to write a work order. My move-in was bad, the house wasn't cleaned completely but Tammy didn't know that because she didn't walk the property before I picked up the keys. The move-out was horrible also. I was told I didn't cleaned the house which was not true, she claimed that pictures were taken but the pictures Tammy showed me were of another house. Which tells me she didn't walk down the house after the move out. I was charged for dog pooh in the backyard but conveniently that didn't get cleaned up as it should have. I was charged for the removal of "trash" which was in a storage building that we never used because it was rat infested. This is the worst experience I have ever had with a rental company and I've NEVER had any problems getting a refund on my deposit. Please be aware I promise you it won't be a good experience and it will take you forever to get someone to resolve the issues, if you can get them to call you back!!!! read more

They DON'T return deposits for illegal reasons according to the Texas Tenant rights. I requested a walk through, when I moved our in August 2018... which I was never given and then got a letter stating that they were keeping my deposit (500.00) and charging and additional 30.00 that I still owed. When I moved in 3 years ago there were 3 blinds missing and a few that were damaged, the oven was nasty and I had to clean it, the tub was also filthy, the kitchen counters were also dirty...however when I called about this things they were never addressed. Now they are charging me to replace all the blinds, even the ones that were never there when I moved in, for one spec they said I left in the oven, steam cleaning the carpets and touch up paint (which according to Texas Tenant right are not a charges to be taken at all form the security deposit). DON"T RENT FROM THEM I KNOW PLENTY OF PEOPLE THAT HAVE NOT BEEN GIVEN THERE DEPOSITS FOR SIMILAR BOGUS REASONS. I even provided pictures to prove the condition in which I got the property and left the property and I was told that they were valid charges...WHAT?! read more
