Visited a friend here recently and thought would share my review of the property…read more Maybe a bit unfortunate but the moment we enter from the backdoor, the smell of the trash room really was a bit off putting. Later on, as we were chatting in the lobby, my friend said we need to move because pets are not allowed in that area or any of the social areas in the building. The floor to his unit was spotless so points to the cleaners. The view of the park was decent but noise is definitely an issue. We could hear trucks, cars, sirens, police as they pass. Also got a whiff of mary jane through the AC went which was not pleasant. He does have a 2 door fridge which is solid. Last point to note is the elevator. There is only 2. There is no service. So if someone is moving in, you have 1 elevator for 18-20 stories (don't recall exact).

Second floor lounge area is kept really clean. Hallway is generally maintained spotless. Maintenance is quick to respond to issues. And here comes why I gave it only two stars. Others may debate if it deserves even lower. 1. random fire alarms during the night, including ones at 3-4am. people have begun to ignore it because it is always wrong that they had to email everyone to tell them to not ignore it. 2. when we first moved in pets were allowed in common areas such as lobby, second floor, rooftop. we got an email around the time I notified no desire to release that pets are no longer allowed in those areas. 3. just walk through the front door and back door and you can tell me what you smell from the trash room. a lot of people use backdoor to get to pet relief area and also from there to Downtown Stamford restaurants. the whiff of that cannot be good for your health 4. very weak sound insulation in the windows. you hear cars speed by, you hear trucks move along, and in the summer during July there is a festival. Every week from Thu to Sun, there is loud party music with heavy bass. Your unit becomes naked with noise till they shut it off at 10pm. 5. odd smells in the AC vents of dirty socks and sneakers and the way maintenance addresses is to use a perfume, febreeze spray. you literally have to leave the window open for a few days to clear that smell. if what ChatGPT says is correct, it's a structural equipment issue that's being covered up by the smell. what it is, I have no idea 6. gently pour some water on the kitchen countertop. try to mimic a small water spill. watch how the water slides all the way to the edge. yes. the countertop is warped actually. was frustrating to deal with for years here. thought my partner spilled stuff till we realized this. 7. if you ever use makeup in the bathroom sink, you will see exactly what i mean. the sink is made of some plasticky material that actually stains with makeup. i am not expecting a lot but the fact a simple water rinse cannot clean makeup from bathroom sink is disappointing 8. the walls. yes the walls. when we moved in. we saw all white and was so happy. a few weeks later. at night. we glanced at the walls. and thought. what is that bump. wait a minute, there is more. they use a quick wall fixer to patch up a hole and never painted over it. i get tenants patch up walls when they leave, small holes and etc. the least you could do is paint over all of it to have even tone. feels weird to see unevenness 9. closets have no shelving. you get a nice bar and that is about it. no shelves, no drawers, nothing. you have to buy everything so you can store stuff in the closets. like really? they could not have at least put in some generic shelving or places to hang stuff besides one long bar? 10. marijuana smell in the hallway and vents. comes periodically comes unexpected. when it does, it is very strong in the hallway and also can leak from surrounding units into yours. prob not as bad as second hand smoke but cannot be good for your respiratory system. they try to enforce it but it has done nothing

After looking at three other properties and a few homes, we chose Element One. The amenities are great, such as a roof top area to lounge, pool table, corn hole, full outside kitchen/grilling stations (2), free coffee downstairs, workspace areas, state of the art gym, etc. Our lady who takes care of indoor cleaning is absolutely amazing. Really keeps us looking beautiful. The location is great as we are in downtown with parks, restaurants, theater, bars, a target and mall are all walkable. Access to I-95 and the Merritt Parkway are easily accessible. Rent with confidence.

Justin gave me a tour and helped me find and select an apartment. He was so patient through dozens of emails and follow up questions and I'm now in an apartment I really love. Margaret and Dina at the management office have been great. They worked with me to have everything set up and ready for a seamless move the weekend after Thanksgiving. They all are super responsive to emails and are more than willing to answer any questions and concerns. My move into Canterbury Green has been surprisingly and thankfully low stress!

They will charge you $25 if you get locked out of your apt. The laundry machine breaks every couple of months, and you have to contact the company who own the machines to have them come fix it. If the fake wooden floors get wet, they will pop up and if you don't report it in time, they'll charge you for repairs. Speaking of repairs, when you move out they will nickel and dime you for every little thing they can. I didn't get back any of my $1750 deposit back, even I was there for 7 years and there wasn't anything wrong except for normal wear and tear. Stay far far away from this place, there's tons of other apartments in Stamford, any of them are better than this place.

The stand alone garage you can rent for $' looks like a lean-2 with tarp on the roof and definitely leaks all over the place. The road (highland) next to the building and the pay-for-parking lot (town) look like cluster bombs were used in an all day attack. Really bad. Highland is a disaster for a mile+ or so. One of the things I liked and found cool was the fitness room. Little did I know it is in disrepair (broken machines, missing free weights [which are limited to start with) and it seems that will never change.... Other people I've run into in the fitness room said they complained, brought their own attachments for the one pully machine there - but the only thing that changed for many months were "Broken" signs added- and a sign begging for the weights to return home..... They did plant some flowers in the courtyard.

I regret to say that my 4 months experience at The Highlands in RYE NY has been a filled NO RESPONSES to major legit tenant issues MICE! An appalling mice infestation has marred my stay here, management's shocking lack of responsiveness, plumbing issues and the concerning lack of security blowing off a robbery that took place just sending us tenants a "heads up email" making it an uneasy living environment for residents. Make note I am also paying an obscene monthly rent in a very small studio. Mice infestation is a constant and unsightly issue throughout the premises. * This makes for an unsanitary and unpleasant living environment. It is essential for any property management to take prompt action (21 days by the state of New York, it is past 21 days now) to address such health hazards, but despite numerous complaints, the problem has persisted for many of us, indicating a complete disregard for residents' well-being. o Calling the exterminator weeks later and not responding to tenants about how they are resolving the issue is another major issue. * I sent multiple emails to the management company - CAROL, EDWARD and MARIE they read my emails multiple times until a week later when they sent a response the exterminator would come. * On the Friday of July 4th weekend, I had mice running around my apt. I called the emergency number multiple times who shared they would reach the Super Stanley, NO RESPONSE. * I saw Stanly the Super on Monday July 3rd and asked why he did not get back to me? "My phone was broken "I made him come up and seal ALL the holes (THERE were MANY) it was done so poorly I have what looks like white clouds visible all over my apt where there are holes on the floor. * Mice have been seen in the entrance to C building, droppings have been seen in the entrance areas, and even in MULTIPLE apartments. Furthermore, the management's unresponsiveness was absolutely infuriating. I tried contacting them multiple times, whether through emails or phone calls, and received nothing but silence in return or sign up for the exterminator. It was as if they preferred to turn a blind eye to the problems rather than actively seeking solutions. This lack of communication is highly unprofessional and shows a complete lack of respect for the residents who trust them to maintain a safe and comfortable living space. Another major concern was the apparent lack of security at The Highlands. Doors being left open on the basement floor is an invitation to potential robberies and rodents. Residents deserve to feel secure in their homes, and this blatant negligence on the management's part is both alarming and unacceptable. The state of the recycling area over the weekends was another indication of the management's careless attitude towards maintaining the property. Trash and recyclables were left unattended, creating an unsightly mess that attracted even more pests. This level of neglect is not what one would expect from a property management company that supposedly upholds a certain standard of living. Lastly, the lack of response to emergency calls- having an emergency number is meant to provide residents with peace of mind in knowing that help is just a call away when they need it most. However, it became apparent that this service was merely a facade, as no one ever picked up the calls or responded in times of crisis. In conclusion, the grounds are beautiful, the people that live here are so nice, but make note management is not keeping up or caring about what was great place to live. The issues with mice infestation, unresponsiveness from management, lack of security measures and more make it a disheartening place to live. Save yourself the stress and disappointment and look elsewhere for a more attentive and responsible living environment. * I lost my mailbox key, and asked to pay for a new one the first week I was here in March its July 31, 2023 * My name has not been updated on the buzzer. * My front door I have to kick in my every time I open it, I was told this is normal. No Chris, how about you write them down or take note if you even cared about what we really needed for a home. It's pretty clear he's more about himself. For instance his " gift" for us was a cutting board/ cheese board with his " Chris Carozza" name right in the center for all to see. Can't help but think he did this to promote himself for if we use for parties and for people to see his name and ask questions. Don't waste your time with this clown.
