This is a team of work-from-home people spread throughout the metroplex. Their people will never actually step foot in your home. Only their subcontracted local vendors. They don't communicate or screen tenants. They allowed tenants to move into my property without paying a security deposit! Those tenants stopped paying rent, had to be evicted, and they trashed the house. I was under contract for 12 months, my property was occupied for 7 and I received rent for 4.5. They hired vendors to clean up, including a deep clean. My property sat unoccupied and full of crap (literally, dog crap) for a month before the vendors came. And they didn't clean. I sent pictures and videos detailing the incomplete work (large spots of washable paint that I could wipe up with water, animal fur and lint stuck to baseboards, cabinet faces splattered with food, etc) and asked that the invoice not be paid until the vendor came back. They paid the vendor anyway and said the vendor told them there had been "stains". So I ended the contract and had to do the work myself anyway. I lost a ton of money using this company.

They managed one of my investment properties and it was a complete nightmare. You have 17 different departments that would have to answer for any of your needs. One for billing, one for repairs, one for leasing, one for customer service etc.... You speak to a new person every time and they are hourly employees based out of another country. Yes, their door fee is great. $109/mo but they bring a new meaning to the word cheap. This is the biggest JOKE of a company. I promise you with all of my heart and soul..... DO NOT WORK WITH THEM. This company is temu property management. They lock you into a contract because and once you're locked in... you're stuck with the incompetence. There are no amount of words to describe my disgust with the employees, management and owners of this company. I have had to speak to every layer of this company to get things done. I do have ONE positive thing to say about this company..... You dont HAVE to sign with them. That is all.

I did not receive a refund for days I was unable to move in and the house was in disgusting shape. Every time I put a maintaince request in, it gets canceled. I moved in a month and a half ago and I still have not been able to get them to send a locksmith out to give me keys to access my own mailbox. They are rarely open and when they are, they don't often respond in a timely manner. I would suguest avoiding any property managed by them.

In the meantime, I wanted to rent it out but, as I live in California, I needed a local company to manage the property for me. Sad to say, I was lured in by SPM's website and their slick salesman who promised me a top-notch screening process and A+ management services. Let me begin by stating that I realistically acknowledge that there are no guarantees in this business with respect to the tenants a property management company places in your home. Someone could pass all the screening parameters and still turn into a nightmare. However, what their website promises is a far cry from what they actually deliver. According to their site, they "Specialize in RELIABLE tenant selection". To be fair, they found us a tenant very quickly. I was impressed. As a part of this process, I found out that as the landlords, they 'protect' me by not giving me any information about the tenant (the industry standard, I know) but assured me that, as it states on their website, their screening process includes "credit, employment, criminal, and past rental checks." As you can imagine, things did not go well. The tenant paid his initial deposit. Then I didn't hear from him again for over 2 months. No rent, no correspondence, nothing. I asked SPM to go out to the property to check in and find out what was going on. They refused. Then the HOA violations started coming in. With pictures. And what the pictures showed was that the tenant consistently had so many vehicles in the driveway that cars were parked across the sidewalk. I asked SPM to go out and find out what was going on and how many people were actually living in the house. Still they wouldn't go. After 5 HOA violations and as many requests for them to investigate, they finally sent someone out to do an inspection, that I had to pay extra for. The pictures I received from the inspection showed the house in complete disarray with broken windows, scratched doors, evidence of animal damage, garbage everywhere, etc. I had to fly out to Fort Worth myself to manage this situation. What I found when I arrived stunned me. The property looked like a crack house. There was garbage strewn across every surface including greasy bags of food left on the carpets. Holes in every wall. They stole my shower heads and my alarm system (why?!). Towels bars had been ripped off the bathroom walls. Cabinet doors were hanging off the hinges. There were grease stains all over the garage floor and driveway. It was thousands of dollars' worth of damage. Incidentally, when I checked the mailbox (and remember, this was my first tenant) there was correspondence addressed to 9 unrelated people - all overdue bills, collections, etc. There is no way that the man who rented my home, this animal who lived like a refugee from a drug den, could possibly have passed any legitimate screening process. It's inconceivable that this guy had good landlord references, a decent credit score, a responsible, well-paying job and a clean criminal record. When asked about this, SPM had nothing to say and would produce no evidence of their screening process. By the way, you can see a similar horror story on the Better Business Bureau website from a review dated 9/9/21 (maybe this is why they've dedicated one of the links on their website to their own blog telling you why you shouldn't trust negative online reviews). Add to that their negligence in doing any actual 'management' of the property and, in the end, I as the landlord, have to eat all the costs. SPM is nothing but a sham, from the buttery sales pitch for a product that they will never deliver to the incredibly inept accounting (they tried to charge me for the eviction twice and their monthly fees even after I fired them) to their refusal to do any actual work. The only thing SPM does well is take your cash. They've managed 2 of my properties…read morefor the past 3 years, and by my best estimate, I'll have lost about $13K because of them. The first $10K was because they let some lady with apparently high credit score and rental history rent the place. She ended up not paying rent for 6 months and then when she left, she stole my refrigerator, stove, and oven. I hired a lawyer and a private investigator. The lawyer and the PI determined she used a false identity. The PI told me that she used the identification information of a Hispanic male! That tells you how inattentive Metroplex (now Evernest) is. They just accept what the tenant tells them without verifying. So I not only incurred lost rent and extensive damages to a brand new home, but I also had to pay for a lawyers and a PI. All unnecessary and all because of this company's incompetence. The next $3K is happening now. I have a pending vacancy in a property and I have been emailing for weeks asking why it hasn't been listed and not getting responses. I tried calling the # on their website and it goes to a dead line. Everytime I call an employee directly, it goes straight to voicemail without even ringing. I finally found out yesterday that they now have a policy of not marketing the property until it is vacant and repaired. Really? So I have to lose money just so things can be convenient for you? They also couldn't list it anyways because they don't have non-watermarked photos to use. Really? After 3 years? They also said that if the home needed minimal repairs, they would need 2 weeks to fix. 2 weeks? That's unacceptable. That's because they want to do it in house and I have to get in line so they can profit off of the repairs. just imagine if it needs more than minimal repairs. I have just yanked the business from them and shifted over to Cole Property Management Services. Cole is going to start marketing right away, while the existing tenant is still there. That's how it should be done, with MY best interests in mind. Now I'm going to have all sorts of vacancy and lost money because of these guy's incompetence. I don't know how they put their pants on in the morning without struggling. I am so disgusted and upset that I can't see straight.

    We moved into this home with a 12 month lease. We were told that it would go month to month at the…read moreend of the lease. We asked if it would be possible to sign a longer lease and we were told they would only do a year and then month to month, but we could talk about it when the lease was up. The management company would only accept a month to month after our year was up. Or lawn mower was stolen by the drug daler that rented the house (from JLP properties) on the property that shared out driveway. He took down a hogwire fence on the side of the house we rented so he could " mow our yard because Shelley asked him to do that." We asked to put up a section of fence on the side of the house and we were told that it had to be professionally installed and we would be responsible for the expense.The next tenant that rented the house behind us (from JLP properties) next was a drug user who had an abusive boyfriend that fought and yelled and broke things regularly. She also stole electricity from me by running an extension cord to the outdoor plug during the day while we were working. The house was broken into and property was stolen on the side of the house we wanted to put fence on. A window was busted out, which we replaced along with the blind. We put up a $1250 deposit and $2500 first and last months rent. We were never late paying rent. Shelley complimented us on keeping the yard well keep and on the maintenance on the inside after the walk through. I turned in an email to them on July 16 via email. When I asked about the last months rent going towards August rent Shelley claimed she never received the email. I forwarded her a screen shot of the email with the time and date stamp. She said that it had to be mailed (this is not in the lease) so I mailed it. It came back because they had changed addresses since we signed a lease the year before. She told me that the owner agreed to give us 1/2 months rent back. Appreciated. We cleaned the house, replaced drip pans, walked baseboards, mowed the yard, swept and mopped the floors, wiped down counters, sinks, tubs, and toilets. Trash was put out and I went back by after work and put the cans back by the house after it was picked up. When I went to pick up my deposit I received a check for $870.70. JLP Property Management kept $1200 dollars staying they had to clean and deodorize, clean along the fence line, Hall off trash replace blinds. JLP Property Management is less than honest! I have pictures of how I left the home and will be taking them to court. We were good tenants and they were upset that we were leaving and they wouldn't be getting their rent regularly anymore. About them at all cost. It will cost you in the end.
