If I could give them zero stars, I would. I paid a rush fee to move in early and couldn't even move in because of a broken water heater that I found leaked all over my floor day one. I did not receive a refund for days I was unable to move in and the house was in disgusting shape. Every time I put a maintaince request in, it gets canceled. I moved in a month and a half ago and I still have not been able to get them to send a locksmith out to give me keys to access my own mailbox. They are rarely open and when they are, they don't often respond in a timely manner. I would suguest avoiding any property managed by them. read more

Warning to Landlords! I bought a home in Fort Worth at the end of 2020 with the hope of retiring there in a few years. In the meantime, I wanted to rent it out but, as I live in California, I needed a local company to manage the property for me. Sad to say, I was lured in by SPM's website and their slick salesman who promised me a top-notch screening process and A+ management services. Let me begin by stating that I realistically acknowledge that there are no guarantees in this business with respect to the tenants a property management company places in your home. Someone could pass all the screening parameters and still turn into a nightmare. However, what their website promises is a far cry from what they actually deliver. According to their site, they "Specialize in RELIABLE tenant selection". To be fair, they found us a tenant very quickly. I was impressed. As a part of this process, I found out that as the landlords, they 'protect' me by not giving me any information about the tenant (the industry standard, I know) but assured me that, as it states on their website, their screening process includes "credit, employment, criminal, and past rental checks." As you can imagine, things did not go well. The tenant paid his initial deposit. Then I didn't hear from him again for over 2 months. No rent, no correspondence, nothing. I asked SPM to go out to the property to check in and find out what was going on. They refused. Then the HOA violations started coming in. With pictures. And what the pictures showed was that the tenant consistently had so many vehicles in the driveway that cars were parked across the sidewalk. I asked SPM to go out and find out what was going on and how many people were actually living in the house. Still they wouldn't go. After 5 HOA violations and as many requests for them to investigate, they finally sent someone out to do an inspection, that I had to pay extra for. The pictures I received from the inspection showed the house in complete disarray with broken windows, scratched doors, evidence of animal damage, garbage everywhere, etc. I had to fly out to Fort Worth myself to manage this situation. What I found when I arrived stunned me. The property looked like a crack house. There was garbage strewn across every surface including greasy bags of food left on the carpets. Holes in every wall. They stole my shower heads and my alarm system (why?!). Towels bars had been ripped off the bathroom walls. Cabinet doors were hanging off the hinges. There were grease stains all over the garage floor and driveway. It was thousands of dollars' worth of damage. Incidentally, when I checked the mailbox (and remember, this was my first tenant) there was correspondence addressed to 9 unrelated people - all overdue bills, collections, etc. There is no way that the man who rented my home, this animal who lived like a refugee from a drug den, could possibly have passed any legitimate screening process. It's inconceivable that this guy had good landlord references, a decent credit score, a responsible, well-paying job and a clean criminal record. When asked about this, SPM had nothing to say and would produce no evidence of their screening process. By the way, you can see a similar horror story on the Better Business Bureau website from a review dated 9/9/21 (maybe this is why they've dedicated one of the links on their website to their own blog telling you why you shouldn't trust negative online reviews). Add to that their negligence in doing any actual 'management' of the property and, in the end, I as the landlord, have to eat all the costs. SPM is nothing but a sham, from the buttery sales pitch for a product that they will never deliver to the incredibly inept accounting (they tried to charge me for the eviction twice and their monthly fees even after I fired them) to their refusal to do any actual work. We've been living in our home for 3 years now with relatively few issues. Whenever something breaks, they contact the owner and request the repairs. There have been some big replacements...a new over the stove microwave, a new fence that was blown down in a windstorm, a new garage door spring...all fixed in a matter of days. It is true that we can't get a live person on the phone. I actually had to drive to their offices in Dallas (because the fort worth address is no longer accurate) to get a rental verification for a government program during the pandemic. But their maintenance has been fast and efficient for us. We have never been late on our rent and both my husband and I were thoroughly screened before taking possession. I realize that we are model tenants with good jobs and no pets. But we also have a stellar owner who approves our repairs quickly. SPM has been a good "go between" in that regard. read more

They have both always provided top notch service and are true assets to the company from a customer stand point. This property management company obviously does NOT care about the properties they manage or the tenants living in them. For one thing, you NEVER get a live person when calling the number they give for the office and the answering service are just that, they simply answer the phone(i am specifically speaking of the answering service for maintenance issues). They have no knowledge of the properties for which they are answering the phone for. Which really isn't a big deal for minor things but for major things, like what my mother in law is having to deal with right now, they are useless. For nearly a week now she has had raw sewage coming up through her toilet and tub and wheni mean coming up, i mean up and out and flooding the floor and it is the ONLY bathroom in her residence. I am trying to get her to file suit against this company for unsafe and unhealthy living conditions. I posted the previous review on Google and got a response from the company(which can still be seen under the reviews of the company) saying that the first time the plumber was sent out he was dispatched immediately at 11:11am, plumber did not show up till around 6pm, nearly two full days after initial request for maintenance and they continued to say that a plumber was dispatched today. The comment below is a response to their initial response which was at 6:57, it is now 8:53 and still no plumber. I wanted to respond to specialized property management response and the plumber you said was dispatched today NEVER( it is now 6:57pm) showed up. The toilet just exploded AGAIN so there is, once again, raw sewage covering the bathroom floor. And the tub is COMPLETELY FULL OF THE SAME. I have tried to upload photos but to no avail. There must be some sort of block to keep people from doing so. And the number You gave to contact is still an office number and no one answers after five and some people are unable to make personal calls while at work so still the problem remains and still NO plumber. Update on earlier review: It is now 8:15 am and the plumber never showed, what did show was another round of exploding toilet which has caused the sewage to spread across the bathroom floor. If it happens to over flow again, there's about a 99% probability that it will start coming out into my mother in law's hall. She really doesn't want me posting all this for fear of some sort of low key retaliation but their motto of "communication is the key" is not working. So my husband and i are taking it upon ourselves to speak with code compliance and an attorney this morning. read more

Worst rental experience ever. I now know why they ask their tenants to give them a review at the beginning of their lease. It's because they know the tenants will have a bad experience once they become tenants. This company is horrible. They don't come out to fix anything, but do somehow manage to drive by and take photos of the front of the house you're leasing, then send nasty emails if there is something they don't approve of. If by chance they do fix something, they try to find a way to say it's the tenants fault, so they don't have to be responsible for charges. If you're late they call you the first day, and continue to call until they receive payment. They charge ridiculous late charges. If you're late more than twice they will evict you for being late. When you move they will not only, trump up charges to keep your deposit, they will trump up charges claiming you owe them a ridiculous amount of money.
