    SPM refused to acknowledge our requests to visit our property

    Warning to Landlords! I bought a home in Fort Worth at the end of 2020 with the hope of retiring there in a few years. In the meantime, I wanted to rent it out but, as I live in California, I needed a local company to manage the property for me. Sad to say, I was lured in by SPM's website and their slick salesman who promised me a top-notch screening process and A+ management services. Let me begin by stating that I realistically acknowledge that there are no guarantees in this business with respect to the tenants a property management company places in your home. Someone could pass all the screening parameters and still turn into a nightmare. However, what their website promises is a far cry from what they actually deliver. According to their site, they "Specialize in RELIABLE tenant selection". To be fair, they found us a tenant very quickly. I was impressed. As a part of this process, I found out that as the landlords, they 'protect' me by not giving me any information about the tenant (the industry standard, I know) but assured me that, as it states on their website, their screening process includes "credit, employment, criminal, and past rental checks." As you can imagine, things did not go well. The tenant paid his initial deposit. Then I didn't hear from him again for over 2 months. No rent, no correspondence, nothing. I asked SPM to go out to the property to check in and find out what was going on. They refused. Then the HOA violations started coming in. With pictures. And what the pictures showed was that the tenant consistently had so many vehicles in the driveway that cars were parked across the sidewalk. I asked SPM to go out and find out what was going on and how many people were actually living in the house. Still they wouldn't go. After 5 HOA violations and as many requests for them to investigate, they finally sent someone out to do an inspection, that I had to pay extra for. The pictures I received from the inspection showed the house in complete disarray with broken windows, scratched doors, evidence of animal damage, garbage everywhere, etc. I had to fly out to Fort Worth myself to manage this situation. What I found when I arrived stunned me. The property looked like a crack house. There was garbage strewn across every surface including greasy bags of food left on the carpets. Holes in every wall. They stole my shower heads and my alarm system (why?!). Towels bars had been ripped off the bathroom walls. Cabinet doors were hanging off the hinges. There were grease stains all over the garage floor and driveway. It was thousands of dollars' worth of damage. Incidentally, when I checked the mailbox (and remember, this was my first tenant) there was correspondence addressed to 9 unrelated people - all overdue bills, collections, etc. There is no way that the man who rented my home, this animal who lived like a refugee from a drug den, could possibly have passed any legitimate screening process. It's inconceivable that this guy had good landlord references, a decent credit score, a responsible, well-paying job and a clean criminal record. When asked about this, SPM had nothing to say and would produce no evidence of their screening process. By the way, you can see a similar horror story on the Better Business Bureau website from a review dated 9/9/21 (maybe this is why they've dedicated one of the links on their website to their own blog telling you why you shouldn't trust negative online reviews). Add to that their negligence in doing any actual 'management' of the property and, in the end, I as the landlord, have to eat all the costs. SPM is nothing but a sham, from the buttery sales pitch for a product that they will never deliver to the incredibly inept accounting (they tried to charge me for the eviction twice and their monthly fees even after I fired them) to their refusal to do any actual work. The only thing SPM does well is take your cash.     This is one entry point where rats were getting in.

    If I could give them less than one star I would. This is the worst leasing agency I have encountered or heard of and I have leased homes for 3/4ths of my life. I've lived in one of their properties for the last 10 months and it has been awful dealing with them. I love my home so much, but I have to move because of their neglect towards me and their neglect of this home. -I went 6 weeks without a working stove and no microwave to cook with -it was filthy when I moved in -infested with coach roaches and bugs for the first couple of months -severe rat problem in the home (rats chewed through floor) -neighbors sewage over flowed in the back yard (actual human turds in my yard) Anytime I attempted to get support or help with these issues, they were quick to tell me that it was my responsibility. The whole plumbing system was needing to be replaced and the land lord denied this request. The plumber said that our plumbing was close to giving out. This home is in terrible condition. Things are falling a part due to years of neglect. I was told I had to take care of the rat issue "per the lease agreement". The lease agreement says that 'pests' are the renter's responsibility, it says nothing about rats. I am a clean person. My home is clean. Rats have actually chewed through the floor. Not my issue nor was it caused by me. This is a health hazard. It's against the Texas Property Code to handle my rat situation in the way they did. Once I pointed that out to them, they agreed to pay for an exterminator. An exterminator came to patch up holes. Not even two weeks later, I had a rat run past me as I was in the shower. I emailed them stating that I want out of my lease, but surprise, no response on their end. I will be moving in the duplex next to me with a different landlord who actually cares about his renters and maintains his home. DO NOT rent with this agency.

    SPM deducted money from my deposit ($250.00) due to this UNCLEAN Bathtub. I lived in this house 4 years w/ no sealants added.

    If I could give them zero stars, I would. I paid a rush fee to move in early and couldn't even move…read morein because of a broken water heater that I found leaked all over my floor day one. I did not receive a refund for days I was unable to move in and the house was in disgusting shape. Every time I put a maintaince request in, it gets canceled. I moved in a month and a half ago and I still have not been able to get them to send a locksmith out to give me keys to access my own mailbox. They are rarely open and when they are, they don't often respond in a timely manner. I would suguest avoiding any property managed by them.
