I'm a renter on a new Dr Horton neighborhood in Central Texas. It's the loudest home I've lived in. Acoustics are terrible. My husband and I are diabetics. We have carpet tacs poking thru on the thresholds to every room. It's also not very sound proof. Our biggest problem so far is construction music. I have health issues. Stress and noise sensitivities cause me panic and crying for hours. Sleep disruption and increased heart rate. Ext..... wondering if we can stop them from playing it. ‍ I have an epi own for when I react. Ear plugs and white noise has been tried. Help.... anyone?? read more

I bought my new construction DR Horton home almost five years ago, and I can honestly say only two good things about it: it's well insulated, and they arranged the homes so that you're not looking directly into anyone else's windows. That's it. I've had to spend tens of thousands of dollars fixing their problems. Some of the issues were relatively minor - like two doors that opened into each other and hit every time - but still could have been easily eliminated by better design choices during the build. Other issues were major. The yard had such significant issues that I had to completely re-landscape it, including re-doing the irrigation. I've also had multiple, frightening electrical issues. The biggest issue is the HVAC system, which is a common problem in my development. For the entire time I've lived there, it has struggled to cool, reduce humidity, and maintain a constant temperature throughout the home. Despite a couple of warranty calls (where they really did nothing except tell me it was "fine"), it incurred a major fail last summer. I brought out multiple contractors for estimates, and unprompted, three of them (including a neighbor in the industry who has nothing at stake here) told me the system they installed was too small for my house. I obtained a copy of documents that DR Horton provided to the city during the permitting process and was shocked to see that the HVAC tests they submitted were for a totally different house! I reported this misrepresentation to the city, who said nothing could be done. I've asked DR Horton to at least pay to repeat the test on my home, and they have refused (note this test maybe costs $300 - not even a rounding error for them). So now I'm looking at finding $12,000-$20,000 to replace this system that never should have been installed in the first place. Fixing their defective ductwork, which causes the temperature differential, is over $2,000. This is in addition to what I've already spent replacing the capacitor and the coolant leak. I believe there are several class action lawsuits over this exact issue, and I'm not at all surprised given DR Horton's lack of concern or cooperation. If you decide to go with DR Horton, just know that you're probably adding $25K over purchase price to fix their mistakes. Oh, and their warranty process is a joke. During the time my house was under warranty, we went through at least four managers, so there was never any consistency or follow-up. Sometimes they sent someone out, sometimes not, and maybe 20% of the time they actually fixed the problem. I'm still waiting on repairs to a crack in my stucco that I reported four years ago. I would never, ever buy a DR Horton again - either new or resale. This is not my first home, but it's my first new construction home, so I don't know if another builder would have been better. But I know that, at least in my development, DR Horton does not build a quality product, and even worse, does not stand behind it. Never, ever again. read more

They built our home out of moldy lumber. They have refused to fix any big issues with the house.

RUN AWAY from this builder. I am a military person who gets moved frequently and have purchased from several builders as a result. THIS ONE IS THE WORST!! They do not honor warranty repairs. Myself and my neighbors have battled basic warranty requests through attorneys, land surveys, and grit. Despite the verbiage in the warranty given to us by them! Do NOT BUY From them. Especially now when there are so many more choices for a buyer. read more

This is absolutely the worst customer service I have ever experienced. I have been in my house for a month and contacted DR Horton a number of times to finish work and get the supplies out that they have left and they cannot even return a phone call. Please after the house is built, they do not care, please do not purchase from them. I do not have enough time to describe what a nightmare the whole process has been. read more

I was excited to purchase my first home and chose D.R. Horton. However, after multiple problems with Texas Floor source who D.R. Horton uses for Warranty work I'd say BEWARE! I had issues in my inspection in Mid-Feb they were supposed to fix and it is still done. I also found after moving into my newly built home that Texas Floor Source incorrectly tiled my shower floor and slope causing multiple issues. The few times someone actually showed up they came unprepared and in one case the worker BROUGHT HIS UNDERAGE CHILD TO HELP WITH THE WORK. (yes, i have photos and video proof). I believe that is illegal but definitely unprofessional. At this point they have now again no showed for an appointment made weeks in advance for items that have meant I can't use my main shower for over 3 months now. This is the 5th time I've had an appointment for items to be fixed. I expected better from a vendor D.R. Horton worked with rather than the poor quality workmanship and poor customer service that I've experienced. read more

To whom it may concern I am taking time out of my day to bring you up to date on some of immediate  Concerns. I think you should know about. As we all know purchasing a house is is a big investment and maybe alot of stress. From day 1(july 11 2019) I was introduced to sales person ( male) good attitude and good sales speech of the company. But as we can see below on the email it all went down from there on. You assign me a different sales person (Female) From day one that I meet her she had a  bad attitude and on that day I was ready to walk out but I made a second thought and assume she was having a bad day. Nope I was wrong this has been the worse time of trying to purchase a home she has the worse communication skills. Things really need to change with your team. The last couple of months have been a disaster from her telling me that my closing date was not going to change if I had the first walkthrough date changed. Well that was a lie even have text messages stating it should not effect my closing date. Well long story short it did  change my closing date and I had to find a way to get this issue resolved by calling construction manger and the inspector from Strand  cause she was to busy.  Like I told her I am paying you all for the purchase of this house you are not paying me to find ways to get this issue fixed. Then she has the nerve to tell me and my family we are lucky cause of the loops and work she had to do to get my date changed again was slim to none. ... The last time I checked I did all the calling not her. I was also told I would have an electric outlet for a dryer yup that was a lie . So am at a point of no turning back now I have spent way to much time and money and effort into this house I feel like once your group made the sale it was like oh well on to the next one NO customer service NO communication at ALL . There is still alot to this story but it's just boring after awhile. I close TODAY on this house and I feel  like an unappreciated customer. My realtor is also aware of it and the way SHE disrespected my realtor is a disgrace to @D.R. Horton name . Do I recommend you all NOPE. Their title and financing and their warranty department all treat people responsibly and with dignity. I've had 100's of clients benefit from DR Horton putting affordable housing on the ground and making the Ameican Dream a reality. Spoke with one of their reps on the phone, Nancy Post. She was really rude and kept saying that it's not her problem that I am having issues with my home. If they are going to have people representing them like that I'm going to tell others to get their homes built by someone else. read more

Where do I begin... We purchased this house about 5 years ago and have been fighting drainage issues since we moved in. This was a brand new neighborhood and we are the only ones who have lived in this home. Our backyard and side yard is NEVER dry - its always muddy, nothing can grow along the fence line its truly a mess. I understand we have had record rainfall in the area in the last few months however, we have had drainage issues even when we were in a drought. We are not the only ones with issues it seems to be about 4-5 houses on our street. DR Horton took responsibility and has even made attempts at fixing the issue even extending to outside of the warranty period. They installed french drains and even had to cut the bottom part of our fence off at one point to combat rot from it sitting in standing water. We are now being told that this is a landscaping issue and that it should have never been covered under warranty. I get the impression that they are trying to wash their hands of us. The customer service is horrible. I know of another person in another DR Horton community in a nearby city who is also experiencing drainage issues and dealing with the same DR Horton reps and getting the same run around. At this point I am extremely reluctant to purchase another DR Horton home or recommend to others. My house is not a sanctuary I cant sit on my back porch and relax my dogs cant run in the backyard my kids cant play in the backyard its a muddy mess all the time. read more

I will never buy a D.R. Horton property again. The house is good, but customer service is horrible. They changed the natural flow of the land and created a major drainage issue in my yard and refuse to fix it. Grass won't grow, when it rains there is literally a river, and creating erosion under the fence so my dogs get out. Been fighting it for 4 years and told it drains properly. I don't know anyone who wants a standing Lake in the back yard or a river flowing through. Until this is fixed, I will never recommend them. read more
