    Windows

Cannot say enough good things about JP Exteriors as a company as well as the windows they installed in our home. We received quotes from 3-4 reputable big name window companies and JP's price point was tens of thousands of dollars less. The entire process was top tier. Their transparency, communication, speed, product quality, and installation was outstanding. We took out some big arch windows and it was so great that JP was able to install siding to fit the new window shape. Nothing cookie cutter about them. This made the job seamless and smooth. Do not go anywhere else for windows! We have fiberglass windows with the exception of two vinyl windows (circle and arch), and they look great together even though they are different brands. This was only possible because we went with JP and they sell multiple window lines so we were able to choose what best fit our needs and budget.

I would highly recommend JP Exteriors for any window replacement/upgrade. I was spending too much on my electricity bill and figured replacing all 19 of my windows on my home would improve efficiency. Brandon, Griffin and Oscar and others were all very thorough and professional with the entire process. We waited 6 weeks after they took exact measurements for the windows to be delivered and install took only two days. Very pleased with their work! I've included some before and after pictures below. The white grid windows are the 20+ year old windows and we went with black picture/casement replacements.

    Love it!

The process was straightforward and smooth from start to finish! Everyone was great to work with and the final results are fabulous!

    Scorching inside electric meter

UPDATE: The owner of JP called and accepted responsibility for the electrical issues and repairs and will discount the siding bill to reflect the $5953 in charges. We are paying for the whole house surge protector to bring it to code. There have been threads off and on about siding companies. We interviewed 3 and went with JP Exteriors. Some of it went well and some of it was a disaster. The salesman was knowledgeable, notifications were prompt, delivery of materials was on time but not the right items as a giant pile of OSB appeared but we were scheduled for 1" foam board, a dumpster was placed across the entire driveway but they cleaned up every day. Site supervisor introduced himself and gave me a card with cell #. Found out later the company only uses subcontractors-not employees. The crew removed the old siding and black paper then rocked / yanked our electric meter off the side of the house to put the siding on behind it. UNFORTUNATELY this caused them to short out our electric meter as one of the screws that used to hold the meter to the house fell onto the connection of the city 120V power line in the box. It not only caused shorts and outages at our house but apparently in the house behind ours. The first we knew about this was around 2am when the smoke alarm began to blast and power went on and off for hours. Finally in the morning resetting the breakers seemed to help. We contacted JP but their take was electric was not their thing. More problems through the next day and we called out both Austin Electric and Salt Electricians to diagnose and resolve the issues we were having. The crew did a really great job of putting on the siding and painting it. I wish they had done the required contact to the city of Austin to have the electric meter removed properly and reinstalled. The repairs and city meter fee amounted to over $7000 and took over 6 hours to resolve leaving us without power all that time. I am also minus 1 freezer we used for the food pantry and not sure what other electric damage was done. I would be forewarned that just yanking the electric meter off the old siding and gluing it back to the house is dangerous and costly.

I was debating leaving a 4 star rating due to some issues after the initial job was done, but the work was so good that I think they deserve 5. The work was done on time, everything was according to contract, and they were responsive to all my needs before I agreed to finish the payment. One negative was that communication was difficult at times, and once the job was done it took a couple months to clean up the debris and tie up the loose ends of the project. I got pretty frustrated at times, but they were responsive and professional and took care of everything. My house looks brand new, and all at a competitive price. I would highly recommend this company.

    Before - hail damage
    Tracy H.

The crew was fantastic and told me right away that that the estimator didn't order enough materials for the job and that more would be delivered the next day. The estimator didn't ask or know to add in some materials to bring the siding up to code until I brought it to his attention. Part of it was at my expense and I still question that cost. The crew cleaned up, was polite and the office was very responsive to any questions I had. I would use JP Exteriors again in the future. I would just question to make sure enough materials are ordered so your project is not delayed. The hail storm sure was a mess and they helped in an organized manner that took a lot of stress off my shoulders.

Along the way, we also discovered that we needed to have the roof replaced, and so put that in the mix for a bid as well. We contacted six different companies, each of which brought a particular set of strengths and challenges. We chose Austin Pro based on a combination of factors: personalized attention to our project, comprehensive estimate and explanation of each line item, and ability to get the project done on a timeline that worked for us. We chose to have the house re-sided with Hardie Plank, painted with Sherwin-Williams paint, and re-shingled the roof with GAF shingles. It's easy to get overwhelmed by the process of basically re-doing the entire house, especially when insurance companies come into play. To that end, everyone at Austin Pro was first rate. Before we even settled on a contractor, Paul, our project manager, walked me through the intricacies of the process, and spent probably more time than he wanted explaining how things would go, and what options we had. The bid was competitive, and the line-by-line items on the original bid made it easy to see what was going to be done, and what materials were going to be used. He was patient and courteous and flexible, and was also able to speak to us in a way that didn't make things even more confusing. Kevin was the siding project lead, and though we never met in person, I felt comfortable that he had our best interests at heart as he got the crew on site, working fast and efficiently to remove and replace the siding. He even called in the middle of the siding job to tell us that we didn't need something we thought we would, saving us money that we could then use for add-ons we didn't originally budget for. The siding install and siding paint was done beyond our initial expectations, with nice touches like window framing and utility box framing that I didn't even know we needed but now look perfect. We had the back door repainted as well as our front balcony and pillars, and the end result is fantastic. It really was done to the point where it looks like a brand new house, and not one built in the early 1990s. Paul was back on site for the roofing job, and the roofers did a great job removing and replacing the shingles and skylight with new materials, on a roof that is exceptionally steep and challenging. They had the entire project done in only two days, and it looks fantastic. Finally, Garrett came by to do the final walk-through and punch list check-off, and was a real pleasure to interact with. He fulfilled all the items on the list, at least the ones he could do on his own, and did so in a friendly, courteous, and extremely efficient manner. All in all, Austin Pro lived up to their name and to their reputation. It is possible to find a company that can do your big jobs for less, but I am not sure you could find one that could do it better. They stand by their work with a quality assurance guarantee, and while I don't intend to need it, it's great that it's there.

We decided to go with vinyl windows and a large 8 foot sliding door off our kitchen. Austin Retrofit worked with us and gave us exactly the look we wanted at a very affordable price compared to other outfits. As other posters have mentioned you do have to be patient because they get very busy in the summer. I would recommend getting the quote in the winter and scheduling right away so you're not left waiting too long. About the workmanship. They arrived on time and were very respectful of our home. They hung thick plastic to protect furniture and the rest of he home from dust and debris. They cleaned up after themselves impecably and I think our house was cleaner after they left than when they arrived. They even touched up the paint on our window frames and replaced some rotted out framing lumber without charging us any additional fees. Some places will make you get a different contractor all together to do any framing replacement. Also be wary of places that aren't willing to submit for a building permit. These days with the city of Austin becoming more and more rigid you really should go with a reputable business. They submitted our permit application (albeit a little late) and we just had our inspection today. We passed with flying colors. We love our new windows and I would recommend these guys to anyone needing a retrofit. They can do fancy high end as well as budget options to suit your needs.

After they finished painting my house, a few weeks later after heavy rains I noticed a stain on the ceiling of a guest bedroom. I knew immediately it was the long nagging problem of the "dead valley" along my roof. The house was designed and built according to the architect's drawings to have the roof of the first floor bedroom run into the siding of the house. It was a short "run" and rainfall should go quickly into the gutters. But, this was built under a big, old oak tree and for many years, I've had leaves and twigs built up, damming up the water. If I can remember it, I have to get up on a ladder with a rake and rake the leaves away from where the shingles meet the siding. After one major hailstorm, I had the roof replaced and when they replacing it, I asked them to build something to reduce the leave/branch damming. They did build it, but apparently not big enough. It lasted probably 14-15 years until this recent Spring. Since I had a good experience with 21st Century, I called them out to give me a bid on repairing what was probably rotted trim and exposed flashing and other rot elsewhere. And while they were at it, I asked them to build me a better diverter away from the siding. They came out and took care of it in a day. The guy was there from 8:30 to 5:00, taking a break for lunch, but got it done. Since they were also the painters, they asked me for the leftover paint they left for me (for touch-up) that came in handy as they had to replace the rotten trim and as it turned out a section of the roof decking. Attached are the pictures they took for the bid and then afterwards when they were complete. They were detailed enough to ask me first, "hey, this diversion we're putting in is a lighter grey then your shingles. Are you okay with that? We can go back and get darker materials". I said that was fine. No one can see that part of the roof and so it was trivial to me. The only negative thing from the painting and the roofing experience is so minor it's not worth taking away a star is that there will be a gap between when you sign and return the contract and they contact you about scheduling the actual work. In both cases, I had to drop them a line to remind them I was in the queue. Being a service that can't work when it's raining, I can understand that they have days where scheduled work is delayed and that causes a snowball effect of delays.

Ringer finally filed the appropriate permit and completed the job about a week later. They left trash behind in my yard and damaged the Sheetrock in one of my walls around a window. When I pointed it out, the supervisor laughed at me and said, "You live in an old house!". He then suggested I could hire and pay the cousin of one of their installation guys to repair the damage they left. Mold: In 2024, my blood pressure skyrocketed for no apparent reason. While I was dealing with that medically and trying to figure out the source, I found a tiny mushroom growing inside above the window where they damaged the Sheetrock. That triggered me to get mold testing done and there was mold growing in the wall behind the cracked Sheetrock above and below one of the windows they installed. They had not caulked externally above or to the side of that window, nor the window above it (2 story house). I grew sicker and sicker from the mold until I could have it remediated and then had to have reconstruction done because they had to tear the Sheetrock and insulation out and was down to the studs in my living room. It cost me nearly $8,000 to get it corrected. Greg Ringer: The windows were still under warranty, of course. I had guys out from Ringer Windows to show them the missing caulk, cracked Sheetrock and suspected mold (before the mold was removed). I sent Greg Ringer a demand letter for the cost with pictures of the mold, mold testing reports and all the invoices and he only offered to pay about .30 cents on the dollar for my damage and his lawyer tried to make me sign an agreement not tell anyone or they wouldn't pay me. I finally had to take him to small claims court and prevailed. The court made him reimburse me fully for the damage. Given that I only had mold (so far) with 2 windows, I have 16 others that for all I know could get mold at anytime.
