Working with Curbio was the worst decision we've ever made in our lives. They advertise turnkey project management and "pay when you sell" convenience, but what we actually got was disorganization, poor communication, missed deadlines, and constant excuses. Their structural engineers made serious mistakes, and the permit process was a nightmare--applications were submitted incorrectly multiple times, delaying everything by months. Then, Curbio changed their entire business model while we were under contract, broke the agreement, and told us they would no longer fund the project, forcing us to come up with 80% of the remaining costs ourselves. Right after that, our project managers changed multiple times, leaving the job completely leaderless. It has been over 12 months since Curbio agreed to engage in partial remediation work after completely botching our home renovation in 2021. DISASTER. We've been tirelessly advocating for our family since then and the partial remediation is only now going to begin! Despite finally acknowledging the disastrous quality of their original work (enough to send multiple teams back to our home) they are still refusing to finish the job properly. BIG PROBLEM They are only agreeing to repaint four of our exterior windows. FOUR. Out of an entire home whose trim, fence, and garage door were all left damaged by their team. SEE PHOTOS. Curbio is now stonewalling us, insisting this token gesture is enough. They are repeatedly reminding us that this is what was agreed to by a former Warranty manager, someone who admitted loss of control of our project IN WRITING and who also no longer works for Curbio! No one can make sense of it, not even their own remediation team! We didn't ask them to fix things that aged naturally, we asked them to correct the damage they caused. We have spent a full year sending photos and written documentation, begging for basic accountability. For an entire year they have ignored my requests for a phone call and they've buried me in email back and forth, all the while we are living with chipped and failing finishes everywhere you look. This isn't a matter of taste, it's a matter of ethics. Curbio cut corners, used unqualified and likely underpaid people, and now refuses to stand behind the work. Even after admitting fault. Even after agreeing to come back. Their "remediation" is incomplete and certainly not enough for the emotional, financial and physical damage they've caused our family. We've shown nothing but patience and persistence over 4 years in hopes of resolving this directly, but Curbio's refusal to take full responsibility has left us with no choice but to post this. I'm writing this review because I refused to sign the NDA Curbio offered me after our experience with them. They tried to buy my silence with a $3,000 discount--after I had already paid $8,000 to settle the cost of botched carpet installation. I chose to speak up instead. What began as a renovation project to help sell our home turned into a months-long disaster that cost us tens of thousands of dollars, delayed our sale, and caused us to lose offers on homes for my elderly mother-in-law. We're only now beginning to recover financially and emotionally. Curbio promises professional project management, but does not deliver. What we got was a project manager who was unfamiliar with our contract, missed meetings, whispered through blacked-out Zoom calls, and failed to supervise a single vendor after our initial walkthrough. Workers arrived unannounced and unsupervised. One day, roofers showed up with no ladder or tape measure and borrowed tools from our garage. Another time, our employee overheard an electrician say, "Just make something up and write it down--the owner won't know." When I asked for a new project manager--just days into the project--I was told to "remain hopeful." That request was denied. We were promised weekly walkthroughs and clear oversight, which never happened. Instead, the project manager uploaded photos to the Curbio app that someone else had taken and passed them off as his own. Curbio's Abandonment and Poor Communication STAY AWAY I am deeply disappointed and angry with Curbio's services, as my house renovation was supposed to take 18 weeks, but after almost 8 months, the work has come to a complete standstill. The communication has been atrocious, and the manager Ashley claimed a window company are scam regarding hurricane impact windows, insisting I bear the responsibility for the loss thats Curbio made a mistake release the 2nd deposit even no permit approval . So the window company are scam Curbio and I over $48,000 . After consulting my lawyer, I've learned that I shouldn't be held accountable for windows not installed.And the reason why I hiring Curbio because I try to avoid scam and a stress but now I have more stress everyday. Where do I start. Long story short. It's was the worse experience I've had with any contractors in the 25+ years that I've been in my house. When the contractors began working, I questioned the project manager about work that was concerning to me, he told me that I should not expect the work to be perfect. After a couple of weeks of low quality work, I called Curbio and told them I did not want those contractors in my house any longer. The paint job was done unprofessionally, the newly installed bathroom was badly caulked in the wrong color. The new fixtures in the bathroom had rusted. The newly installed carpet began to buckle badly in several areas within the first 6 months. The color of the trim around my roof was changed without my consent. They came back to repaint the trim in the rain. The workers had entered my home to use my bathroom on days when they weren't working in my home. They wanted to charge me $900+ dollars to replace the bathroom toilet. I refused and purchased a quality toilet for a little less than $200. They busted the window frame and several window screens. Curbio regrouted my bathroom floor with out my consent, using the wrong type of grout for marble floors and in a totally different color. I requested pictures of the finished roofing work that we never received. There's more but too much to type. I have over 50 pictures of the low quality work that was done by their contractors. My house didn't not go on the market at the time we anticipated because of the delays. When we placed it on the market the interest rates had rocketed. Curbio hired unqualified people to paint our home, missing areas we paid extra for, breaking items and leaving messes. After 6 weeks we stopped asking to fix their errors. We do not believe the "project manager" ever stepped 1 foot into our home. After the project was closed and our home listed for sale Curbio placed a mechanics lein on our home. The Curbio contract did not say this. Our agent never told us but it turned out she knew they would. Listing a home with a lein scares off buyers. I thought they were a good option because I was considering selling my home in the next 2-3 years, but I wanted to experience the renovations while I still lived in the home, so I agreed to pay them out of pocket at the end of the project. They sold me so many promises at the beginning and I ate it up, naively. I felt the contracted price was reasonable, especially because it came with the promise of a project manager who would handle the day-to-day project details (as a single mom working full-time in a high stress job, that was very important to me). Sadly, the entire project was a mess due to a combination of poor project management and poorly skilled workers. Here are my main regrets: - The "project manager" appeared only a handful of times throughout the project that spanned 10+ months, even though it was supposed to only take 4 months total. There were so many issues that popped up on a daily basis and I ended up having to raise red flag after red flag. When I did, I was treated like I didn't know what I was talking about, and that everything would come out high quality in the end. - The workers were young and incredibly inexperienced. They attempted to level my floors and made them much worse than they were prior. They installed flooring and tiles poorly and within 3 months time they are coming up and needing repair, or in the case of the tiles the grout is breaking and the glue is no longer sticking, so that I hear tiles moving whenever I walk on them. - The kitchen cabinets were installed poorly / unevenly, and the back splash looks awful (pictured below). This is not going to help my resale value of the home in the least. - When installing bathroom vanities, the wrong pipe connectors were used and it's caused leaking from day 1. They also did something weird to the water in the bathtub so that only hot water comes out of it now. - When installing a new railing for my stairwell, they would take cray shortcuts like cutting the iron rod if it wasn't long enough and leaving a gap (pictured below). I can understand why a homeowner who doesn't have enough money to make repairs to a home would want to use a company like Curbio, but it is so, so RISKY and you will not be empowered to resolve any issues that come up, and I promise you the new homeowners will be worse off then if you contracted with reputable professionals. You are also paying a huge surcharge by delaying payment (with inaccurate promises of project timelines and project management help) and getting far inferior work quality than you would elsewhere. In hindsight, I would have taken out a loan to get the repairs done properly, and perhaps scaled the project down where I could instead of being totally cheated by Curbio. They really diminished the value of my home in many ways and either I will need to sell it before everything falls apart even more, or I need have the work redone, essentially paying twice for work that should have been done properly the first time. Curbio's business model is focused on speed and scale, and if you try to ask them to do the work right, they will extend the price and timeline of the project and blame you. If I had opened my eyes more at the beginning and been realistic about their business model, I would have expected the lipstick on a pig approach they took... actually it's more like CVS brand lipstick on a pig that will make the pig worse off than beforehand... Had a seller that needed some work on her home to sell, the initial attention was great and i was happy to have this option. Work however took much longer than expected, they needed alot of babysitting and did not show when i was told they would. I hired my photographer for extra new photos and come to the house to see the deck was not even done as promised. This is a great concept and helps the seller however it is very pricey, especially when I now have to have them still come back and correct an area. One other job was not completed and had to have them come back. If you do use them, make sure they are there while you are to oversee the work and complete it. The convenience and ability to have my seller who didnt have the funds now use this service are great however I feel they lack on quality. read more

I've worked with Curbio for my last three listings for jobs that were minor to larger scale (bathroom update/full interior paint/concrete stairs/foundation work, etc.). It is basically like hiring a project manager to find, manage and execute the work. Ample time needs to be given to allow them to find the appropriate tradespeople to get the work done. They saved me time to search for, hire, and supervise work needed to prepare my listings. I utilized my time during then to focus on marketing while staying in contact with the assigned project coordinator and sellers. Very thankful to Curbio's team and expect that as they grow, they will become more streamline and have a reliable pool of service people to call in sooner to accomplish tasks. Worst company ever. Prior to spray painting both inside and exterior, they removed the doors from closets and cabinets and spray painted everything. And I mean everything - floors, windows, plants etc. All doors put back crooked so nothing closed. They removed my small hand made curtains in the bathroom and used them as their rags. They lost half the knobs that were removed before painting drawers. Huge paint drips every where they painted. Did not do everything to code and said I didn't pay to have it to code. Came 7 times to fix leak under sink that they caused when installing garbage disposal and they were not able to find or fix the leak. However they did something to the electrical which caused sparks and blew out the appliances and lights which I then had to replace. Before starting to paint, instead of putting anything left in a room in the center and covering it which we agreed they would do, they threw everything into one big messy pile in an emprty room. When complaining to the Curbio supervisor who was supposed to be impartial and on our side, she listened instead to the contractors who managed to make up stories that somehow made everything seem to be our fault. They also lied about extra "favors" they supposedly did for us. And the worst was they suggested I hide my safety box in the attic which also had some expensive jewelry in it so no one steals it. Meanwhile "allegedly" they stole the 2 diamond rings and goldpiece that were in the box and then painted over the attic door access so I couldn't check the attic without damaging the ceiling. Of course I can't prove it but they were the only people up in the attic. I eventually had to just get rid of them (and pay them at house closing) and hired my handyman to sand and redo all the paint and complete the work Curbio didn't do. My handymen found and fixed the kitchen leak in minutes. It was due to Curbio not installing the new garbage disposal correctly. I haven't even gone into the electrical issue, job taking much longer than promised, and in the last few weeks their only coming once it was dark out - if they came at all. read more

I recently used Curbio in Austin TX. While most of the work was more than satisfactory, the customer service left a lot to be desired. Initially I was given the information that the work could be started while we were still in the home and that they could assist with additional costs (movers, etc.). But shortly after the contract was signed, I was told that no, we really needed to be out of the house, and that we had 30 days to do so. This was accompanied by an assurance that they could cover rent costs if needed. At this point, everything seemed to go downhill. First, I suffered a debilitating back injury, but they refused to allow any accommodations for that. They did NOT cover the first month's rent, as the project manager led me to believe that this was not possible after all. They did cover two months rent following, although it seemed to be more difficult than necessary. Ultimately, as soon as they were finished, they were DONE. I was hospitalized for almost a week just when the house was listed, and inquired if they could help with one more month's rent. No. When a potential buyer had an inspection done and found some unresolved repairs, they disclaimed responsibility despite the fact that those items had specifically been mentioned. Realistically, if you are moved out or ready to, and don't rely on them to be terribly responsive if any needs come up, you may be satisfied. The first "red-flag," was the fact that they would not send anyone out to look at the property prior to me signing a contract, that was clearly inferior. At first glance I could see change orders way above and beyond what I would have already approved for missing items such as, updating electrical, and items that weren't seen before the house was emptied. The only thing I do not regret is that we did not listen to our project manager when she instructed us to vacate our property prior to the work to start. As we were present every day, we were able to document all work with numerous photos and films. Sadly, the entire project was a mess due to a combination of poor project management and poorly skilled workers. Here are my main concerns: - DELAYS: Completion date was 6/7 weeks from the signature of the contract on June 30, 2022. The project was started early August 2022. The contractor abandoned the project mid-December and the project is still uncompleted almost one year later. - POOR WORKMANSHIP: they performed shoddy and defective work. For example, they sprayed spots of shiny paint over mat paint. It took them one month to install a few tiles in the bathroom and we had to explain them how to do the pattern. They installed deck flooring poorly and within 1 month time the boards were warping and needed repair. The kitchen cabinets were installed poorly and the carpentry work is defective. Kitchen faucet was installed with wrong pipe connector and it caused leaking. Bathroom vanity was poorly installed. There were so many issues that popped up on a daily basis that I ended up having to raise red flag after red flag. I escalated concerns almost every day without responses or corrections from CURBIO. - DAMAGES: The work was so poorly done that it resulted in major water damages in January 2023 due to a bad water pipe connection to the fridge. In February 2023, CURBIO's representatives made a thorough inspection of the site (defective work, incomplete work and damages) in the presence of our real estate agent. We filmed it. Yet, instead of providing immediate required guarantied repairs, CURBIO conditioned their return to additional costs: basically they asked me to pay for the repairs of damages they have caused. - INCOMPETENT PROJECT MANAGERS: there were no oversight or control of the work or the products delivered. - INCOMPETENT WORKERS: The general contractor and its workers were very young, incompetent, nonprofessional and most subcontractors were unlicensed. We were regularly stolen personal items (tools and electronics), and although notified, CURBIO never reacted. Overall, my negative experience with CURBIO has cost me a fortune due to the delays, damages, time wasted, efforts, surcharges, the impact on our life and projects, and the drop in home prices. I will either need to sell the house as is and lose more money, or I will need to have the damages repaired, the defects fixed, have some work redone, and finish the work, essentially paying twice for work that should have been done properly. I'm a Boston area Realtor who has completed 2 projects ($50k, and $75k) with Curbio. In my experience, they are an absolute game changer. Giving sellers the ability to pay for renovations at closing rather than upfront allows homeowners to essentially flip their own homes for huge profits rather than sell at a discount so someone else can make money off of their property. Both projects I completed went very well and made my seller clients 2x-3x returns on their cost. What other investment can you make that gives you that kind of return on your money in a few months? In both cases, I sent a video taken on my phone and received a detailed, itemized rough estimate the same or the next day. They then schedule a Matterport (3D) video within a few days and complete the final estimate a day or two after that. In one case, the final even came in lower than the original. This alone is incredible and an invaluable tool for a Realtor in competition for a listing. As someone who has managed renovation projects myself for years, getting a single professionally written and firm renovation quote that includes carpentry, painting, tiling, electrical, plumbing, and landscaping within this time frame (or any time frame) is unheard of. As far as the work itself, Curbio hires local contractors and tradespeople in each market they work in, so the quality of work will of course vary based on your location. In my experience it was fine. Was it perfect? No. Was it good enough to take a property from shambles to extremely saleable and profitable? Absolutely. The project manager is critically important and will vary from market to market. I was assigned Larry Goode in both cases and was extremely pleasantly surprised. In all renovations, the devil is in the details and Larry worked to make sure that any issues with workmanship were addressed. I have worked with countless contractors who don't take accountability, pass the buck, and leave me holding the bag. Larry could not be further from that description. He felt like a partner rather than an adversary. He was professional, helpful, and understood the bigger picture. If you're in the Boston area, I highly recommend Curbio and Larry. I'm just at the end of the project with Curbio and it's been a complete debacle. We were told 2.5 months and it's taken almost 7, along with having to hire additional outside contractors to fix errors where we just couldn't wait any longer for Curbio to get its act together. The PM's are overwhelmed, support network nonexistent, and standards low. We're targeting a $1.8M list price, yet they're putting in cheap fixtures from Amazon and overlooking dozens of really obvious errors in workmanship. Hardly anything on this project has been done correctly the first time without myself and my realtor having to be involved multiple times along the way. I highly regret choosing Curbio, and I hope others won't make the same mistake. read more

Beware. This company is horrible and very unprofessional. They are attempting to do work without even pulling the proper permits. When I noticed that they didn't have the permits and were covering up the work, they said, "Oh, we working on getting them." This is illegal and totally unacceptable to install an entire HVAC system then close up the walls without any permit. They have left the job site dirty and trash has been outside for 5 months resulting in us getting a ticket and city violation for trash on the home exterior. The worker stole my mother's brand new stair lift to help her get upstairs. I uninstalled it so they would not mess it up and they stole it. The also stole our antique safe and numerous personal items from the home. The alleged supervisor got mad because I made all the complaints in a professional manner and even included pictures showing evidence and that the work was being done very unprofessionally and incorrectly. The tile person installed brand new tile on the walls and floors uneven and in the wrong pattern direction and Ashley Ogburn said they do not warrant or guarantee perfect work. She even tried to say that the age of the house is why they tiles are wrong. The gutted the bathroom down to the studs and installed brand-new underlayment that was completely flat. She got upset because I was raising issues about the job. The completion date was supposed to be 9/11/2022 and they blame a delay on the permits. The received the permit on 7/8/2022 and charged us almost $5000 saying it was expedited. When I looked on the city website, the permit was delayed because they made an error applying for it but refused to acknowledge this or adjust any costs associated with it. I set up the entire project for my elderly mom because she is now disabled and can no longer navigate up and down stairs. We decided to remodel the house and sell it so she can have enough money to purchase a handicap-accessible home to live out the rest of her beautiful life. Curbio is robbing her by sabotaging the construction, charging a premium to do the work, performing substandard and unprofessional work, and trying to circumvent the laws of the District of Columbia's building and safety codes by not obtaining proper permits and conduct work up to standards and codes. Do not allow Curio, Inc. to perform you renovation project. You are going to be taken advantage of and treated ill. They are trying to refuse to talk with me further because of all the complaints I'm making with them. I initiated the complaints in an effort to resolve them and now the act as if I'm the enemy. I informed them that I have a Power of Attorney for my mother and her care and I am sorry if they believe that they don't have to talk to me. Curbio is not the company represented in their expensive marketing campaigns I hope this message reaches the masses so you will not have to go through the pains and problems that we are currently in.
