I was traveling with a big group of friends to LA for a beach tournament over the weekend and while we got really unlucky with the weather (sideways rain in SoCal??), we were equally lucky to have found Shauntelle's place in Newport Beach! We had 32 people stay in the house and there was plenty of room for everyone. We weren't really planning on being inside for so much of our stay, but it was a huge relief to have such a big space. We spent half of Saturday spread out on the futons on the 2nd floor and piled together on a mega couch made of futons on the first floor to watch movies and play games. Since we mostly ordered out, can't speak much to how stocked the kitchen was in terms of cooking supplies but there were plenty of cups and dishes and utensils, and the appliances all worked like a charm. The first floor has 3 bedrooms and a full-sized bunk bed in an alcove leading into the back bedroom. The second floor also has 3 bedrooms. I don't remember how many futons there were, but everything was as advertised (except for one mysterious plant in a lot of the pictures online that couldn't be found anywhere in the house haha). The beds were all very comfy and the futons were larger than we thought they'd be and also comfy even with just a sleeping bag. The deck on the 2nd floor was also a really nice space to hang out when it wasn't raining, and having the house open up to the outside like that provided the 2nd floor living room with incredible sunlight. And although the section of beach we were playing at was farther north, a few of our group took advantage of the fact that the house is right across a parking lot from the ocean. Really great location! Shauntelle, our property manager, was the absolute best. She called ahead of the reservation to confirm check-in details and even offered to give us to a late check-out. When we arrived, she dropped off some coffee and made sure we had everything else we needed from her for our stay. We had no problems with the property while we were there, but I don't doubt she would have responded to any issue immediately and am very thankful for her communication! A couple things to note (nothing bad!) - the laundry/dryer are coin operated (somehow between all 32 of us we only had 3 quarters when we arrived) - 2 towels/bathroom are supplied as well as all bedroom linens, but if you want more towels or bedding for the futons, you need to bring your own or order them separately when you sign the rental agreement read more

My family's stay on this property was to celebrate my husband's 50th birthday. The house is amazing and with first class accommodations! There was plenty of room for my family of 12 to sleep and lounge around in. All beds were comfortable, with nice pillows and down comforters. Each room has a TV and big screens in both living rooms. The open floor plans on both floors with several places to sit were ideal for family time. Both kitchens were fully equipped, including big dish servers for a celebration, coffee pods for Keurig, wine/margarita glasses, plus a variety of seasonings! There are also barbeque grills on both floors. The upstairs balcony was perfect for mealtimes while enjoying the amazing views. The laundry facility is conveniently located next to the garage. There was enough room for an SUV parking facing the garage. The location is superb, right on the boardwalk, and with breathtaking views from the balcony. There was an auto show directly across the house on a Saturday, so that was an extra treat. A bike rental and an ice cream shop are located next door. You can also purchase fire wood from the bike rental. Fire pits are located on the beach for fun evening bonfires and picnic. All restaurants, bars, shops, and outdoor activities are within walking distance. There are also ample available parking around the property for additional vehicles. This is going to sound pleasantly redundant but the hostess, Shauntelle, was beyond fantastic! She made contact weeks prior to our visit and I personally talked to her a couple of days before arrival. Shauntelle made sure that whatever items my family needed would be waiting for us. On the day of our arrival, Shauntelle video-called my husband to go over everything we needed to know about the house. She was very thorough, patient, and accommodating. In addition to providing literally everything we needed, beach chairs, umbrellas, and a canopy were made available for us to use also. Shauntelle checked in on us via text if all was going well and if we needed anything. We have had VIP service experiences before but this one was beyond that. My family joked about being treated as Super VIPs. LOL. This beachfront property was absolutely perfect for a relaxing family getaway. We will be returning again very soon. 510 E Oceanfront, Newport Beach, CA Shauntelle was our host at 510 E Oceanfront, Newport Beach, CA and it was one of the greatest experiences we have ever had. From start to finish, Shauntelle was professional, kind, friendly, welcoming, helpful, and prompt with all the details. She took care of our large group, and we had no issues at all! The home is beautiful and right in front of the Balboa Pier. The back door porch/patio area is literally just a few steps away from the beach and bonfire pits. The house is filled with a ton of sleeping futon couches, beautiful bedrooms, and state of the art renovated bathrooms. Both kitchens were stocked with all the necessary items required to cook for a large group (just pack a few foil trays). Each floor also had its own BBQ grill. The views from the second floor were amazing and breath taking! If you stay at this specific rental, you must EXPLORE the area! There are so many things to do within walking distance. I probably won't be able to list all the things our group did, here are a few: went whale watching, enjoyed drinks and food at Cruisers Pizza Bar Grill, Cabo Cantina, Class of 47, Balboa donut shop, Pizza Petes, and we enjoyed some amazing seafood (oysters) at Newport Landing Restaurant. These were just a few places that I can recall off the top of my head. There were a ton of little, small shops that had a bunch of cool souvenirs. We biked along the Newport Balboa Bike trail north for about 1.5 miles and enjoyed some time at the Newport Beach Pier. The Newport Beach Pier was filled with a ton of restaurants and shops that you must explore. There are so many things to do while you're there! I can go on forever about our stay at this home and the wonderful host, Shauntelle. I highly recommend this rental for large groups that are looking to have some fun. Our stay at 510 Oceanfront was an amazing experience. From the time we booked the property to the final check-out, everything worked very smoothly and seamlessly. Shauntelle, our host, was very professional and extremely easy to work with. She clearly cares a lot about providing guests with specialized care so that we had a VIP experience. Prior to arriving at the property, she reached out by email and phone to make sure that we were aware of many important details related to the check-in process, and then during check-in, she spent a large portion of her day checking on us and then walking us through the property, introducing the lighting in each room, the function of the satellite tv's, and details related to each kitchen, etc. Additionally, she was always available by phone if we had any questions during our stay. She went well above and beyond expectations to make sure we enjoyed our stay. Honestly, I couldn't ask for a better host. The house itself is great! All of the bedrooms and bathrooms are fully updated, the water pressure in the house is wonderful and the hot water is fast and powerful. There were 14 of us in our party and with all of the many kids and adults simultaneously taking showers and washing dishes, we did not encounter any difficulties with water usage whatsoever. The beds were extremely comfortable. They feel very new and the bedrooms are very nicely appointed individual tvs. All of my family members had three nights of very comfortable sleep. We loved every second of our stay in Newport Beach and we are definitely looking forward to returning. Hopefully, when we decide to make it back, 510 Oceanfront will be available because we would love nothing more than to book this house again. Enjoyed an amazing Thanksgiving week on Newport Beach in such a great beach house. We researched beach houses on Newport beach and this was the most cost effective for such a large group of ours. When we arrived we were pleasantly surprised to be so close to the downtown Balboa Pier, restaurants, shops, activity/fun zone, and of course the beach. The weather for the entire week was amazing and we enjoyed our stay so much. Not only was the location convenient, it was also so close to so many local attractions just a short drive away. The shopping in the area is phenomenal and there are quite a few amusement parks around. We enjoyed a day at Knotts Berry Farm, but decided we liked being at the beach more, so we just stayed put for the rest of the week and enjoyed the house and all that the local area had to offer. This beach house is so roomy. Each bedroom had a TV and lots of room to move around in, (unlike any other we've stayed in before). The main rooms on each floor were roomy and great for accomodating large groups. The boardwalk out front was active, yet quiet and safe. The balcony on top was safe and secure for little kids. We were happy to have 2 bathrooms on each floor as well. The manager was there to check us in at our time of arrival and answer any questions that we had. She was accomodating and responded immediately all week long when we were there. Shauntelle was prompt and helpful in setting up the booking and very friendly. All in all it was a wonderful experience and week at the beach. This was our 4th beach house we have rented and so far the best in terms of location, price, quality, and customer service. Yo****STAY AWAY**** I recently just rented a place on Balboa Peninsula. The property has a leaky roof in the living room area and we had to use our bath towels to soak up since the water was coming in from ceiling by the windows and on the ceiling by the ceiling fan and so I called CRV early in the A.M. to let them know and they said they would be out sometime in the afternoon to put a tarp up needless to say at 9 P.M. here somebody comes to plastic on the roof part. The property looks like it has not been cleaned in weeks. We thought the fridge had rust on it and here it was food, the bathroom had toothpaste still on the faucet, let alone the cobwebs all over the place. plus the cleaning lady which is also the property manager told my Fiance not to strip the beds which makes me think that she does not wash the sheets after each guest and to top it off we had baby RATS that I found in an empty trash can outside by the grill. I called and talked to Shauntelle and told her about the RATS and her response was " what do you want me to about it". We ended up leaving the property and staying in a hotel so we could actually enjoy your vacation. I took pictures of all this as well to have proof. I have left couple of voice mails and i have sent e-mails and NOT ONE PERSON has gotten back with me. I have started to take the appropriate measures to make sure I am reimbursed for my inconvenience. ur review helps others learn about great local businesses. What a wonderful property! The location on the boardwalk was perfect for our beach loving family. Having stayed in Newport Beach before, I was somewhat concerned about finding parking for our three vehicles because I know that can sometimes be an issue. However, parking was easy and literally right outside the front door. Everything, from shops, restaurants, the Fun Zone, and the Catalina Flyer is located within a very short walking distance from the house. We took the Flyer to Catalina Island on one of our days. We had such a fun time and it was so easy to do. The property actually consists of two units; an upper and lower, which can easily be connected. We reserved both units and our group of 14 (8 adults and 6 kids) had plenty of space to really spread out. The two youngest kids (3 and 7) had a blast in the bunk bed room and the 13 year old was thrilled to have her own bedroom and bath. Having two kitchens and two living rooms was really convenient. A favorite hangout location for the adults was the upper level deck. Great for people watching, sunsets, and enjoying the sounds of the waves. I can't say enough good things about Shauntelle, the owner and property manager. She made the whole experience from beginning to end easy and seamless. Communication with Shauntelle was excellent. She made sure to explain everything about the property and would check in with us to make sure things were going smoothly. She truly did provide a VIP service and I would not hesitate to recommend her and this beautiful property to anyone looking for a fabulous stay in Newport Beach read more

I just spent a week at the house at 510 Oceanfront for the second year in a row. Every year, two of us travel to the SoCal area on business. We have stayed in 4 different beach houses in Newport until we discovered this one last year. We will continue to return every year to this same house! The house served as our office and a retreat for the entire week. We were gone during the day working but enjoyed coffee in the morning and drinks in the evening on the deck. The view of the sunset is off the chart! The house is everything the pictures show with no hidden surprises. The kitchen is well stocked, the bed rooms are nicely decorated and comfortable to sleep in. The house is very roomy, clean and the location is fantastic! It is literally on the sand, just steps from the water! There's 1 parking spot behind the house. Plus, since the house is located in the heart of Balboa Village, there is a huge parking lot right in front, and is free after 6:00. This was very helpful since we had multiple cars. The house keeper, Susan is very helpful and accommodating to any needs that we had. Shauntelle was very patient with my planning, as it took almost a month to determine my travel dates. I called her at the beginning of my planning stage in order to check availability, ahe continued to stay in touch and keep me updated on the vacancy of the house. Our business trip to SoCal is a lot of work, but the enjoyment of the house makes the tip totally worth while. We will definitely to book again next year. Thanks read more

We had a fantastic stay at this Newport Beach home while celebrating my mom's 70th birthday with our family, and it couldn't have been a better experience. Shauntelle was an outstanding beautiful host, kind, responsive, and very accommodating. From the moment we booked through check-in and during our stay, communication was clear and easy. She truly made us feel welcome and provided a level of care that felt thoughtful and personal, creating a VIP experience for our family and friends. The location is excellent. The home faces both the beach and a nearby parking area, with a popular walking path right in front where people bike, scooter, skateboard, and enjoy beach walks. It added to the fun, lively beach atmosphere and made it easy to enjoy daily walks, ferry rides, and time by the water. The house comfortably fits our large family and was well set up for group living. We cooked most of our meals and appreciated having all the cookware, dishes, and space needed to gather together. It truly felt like home and was perfect for a small family reunion. We also spent time at Disneyland with all the kids and enjoyed local favorites and a popular M&M Donut Shop, a great bonus to an already memorable trip. Overall, this home had everything we needed for a comfortable and meaningful stay. Shauntelle's hospitality really stood out and made the experience smooth, welcoming, and enjoyable from start to finish. What a great multi family vacation! Four couples and 10 children 5-15 yrs old. Plenty comfortable. Great upper level deck with wonderful ocean breeze and sunset view. Right on the boardwalk (great to bike). Super close to amenities of Balboa pier and an easy bike/walk/uber/trolley to Newport Pier amenities. We parked a suburban and a tahoe in the ally parking. Paid parking is super easy access and available if many families are arriving via car. The beach access is ideal. Fire pits are very easy to secure as they are super close (wood available at bike shop next door as are bike rentals). Bike rental guys were great and easy to negotiate with. We rented 18 bikes and a pull behind for 130 for 24h (great deal!). We biked down to Newport pier and found some great spots. Try the Dory Deli...light fare...great cocktails and beer...best service on the beach..you will not be disappointed. The surf was up at the Balboa side and the shore break was pretty hefty. The older kids and adults loved it. Not so great for the little ones. The slow rollers and easy surf entry at Newport Pier was better for the littles. Cant say enough about Shauntelle. She was very professional with all questions at time of booking and very prompt getting documents back and fourth. Susan on the arrival side was super as well. She took the time to walk us over to the Harbourside at Balboa and helped us get a great table for all 18! What service! Looking forward to a return trip. read more

This house is absolutely stunning! We felt truly pampered thanks to "the VIP experience" Shantelle provided--so thoughtful , caring, professional, and personable, making sure every one of our needs were met. The location couldn't be more perfect, .the pier with Ruby's Diner, bike rentals nearby, the boardwalk, spectacular ocean views, and fire pits by the beach, just steps away. I'm not usually one to walk very much, so it was great that everything was convenient and in close proximity, just steps to the sand,or a short walk away. I actually volunteered to stroll over to the Balboa Ferris Wheel! And the Balboa ferry to the island. This is one of the only beach houses where you have great access to both the beach and the Bayfront, just a short walk or steps away from the shore. The home was spacious enough to comfortably accommodate my large family. My daughter was deployed to the Red Sea, and missed Thanksgiving and Christmas this year and we needed to fill the void as a family. it meant the world to us to have a well-equipped luxurious beachfront home with everything just like our home away from home, including two gourmet kitchens  where I could cook a full Thanksgiving dinner with ease and serve to my entire family. From the moment we arrived, everything exceeded our expectations. The home is in an ideal location--spotless, beautifully decorated, and equipped with every amenity we could possibly need. The ocean view is breathtaking; we loved waking up to the sound of the waves each morning, and the sunsets were absolutely spectacular. We recently stayed at a fantastic beach house in Newport Beach and had an unforgettable experience! From the get-go, Shauntelle was hands-on and went above and beyond to deliver what I can only describe as a truly VIP experience. The location of the beach house couldn't have been better. Being right by the bike rental shop was so convenient--it only cost $10 a day to rent a bike! We had a wonderful holiday weekend together travelling with a large family group. Shauntelle was extremely helpful and hospitable from the beginning. We have stayed at many vacation rentals and have never had a host or hostess call before arrival to make sure we had everything we needed for our trip. She was very thorough and added on a few extras for us to make our stay comfortable and efficient. Upon arrival, we received a video walk through tour that allowed Shauntelle to explain everything about the property and make sure everything was working properly. It was VIP treatment through the whole process! We were thankful that a late check-out was arranged so we could enjoy every minute of our time together. The property itself was perfect for a large group. Having so many rooms and bathrooms allowed us to have our own space, yet gather together for meals and family time. The location was excellent and convenient to the beach, pier, bikes, ice cream and the boardwalk! We were able to walk to the ferry for Balboa and a whale watching cruise. 510 E Beachfront-- Perfect location, large or small group, sun/family or night out and dinning, it had it all with a secluded feel, but central to everything. This was my first experience with a house rental and from the start, Shauntelle was reassuring and made the reservation easy and clear of what to expect. We had a diverse group of 16 people, parking was easy, the place was clean, comfortable and roomy, easy to keep clean. Sunsets galore with the west facing patios, fire pits, bike paths all at a moments reach. Everyday of our 5 day stay had something to do. If you want to stay in and cook or walk to the local eateries, this place accommodated it all, endless options. Amazing trip, best time were some of my guest comments. The upper level was great for entertaining, lower more secluded/cozy, but my favorite for sitting in the Am listening to the waves crash. Both Shauntelle and Susan were easy to reach. Susan, the concierge whom meet us at check-in, got us settled in and answered any questions, directed us to local must see's and eats. You want an amazing beach scene, in a beautiful, easy retreat, then look to Shauntelle, Susan and Sam. Great place, great service and just the right price. Thank you guys! read more

I had the pleasure to stay at this house back in March with some friends and let me tell you we had such an amazing experience so much to do in the surrounding area was such a great time. And then for Mother's Day my mom and wife wanted to go to Newport for an event that Saturday, I thought to myself let me see if the house is available and it was there is nothing like having your whole family together right on the beach, we got to do so much together from going to the beach and hitting up the near by shops and when I say near by there right there the kids had such a great time at the balboa fun zone from the arcade to the rides. Shauntelle was so amazing and easy to work with she made an incredible experience happen for us, from booking the trip and having everything ready for us when we arrived there, was incredible. The house was perfect everything was in order and some and it slept the whole family comfortably, the upstairs balcony view is amazing I can just sit out there in the morning drink coffee and feel so relaxed so thank you shauntelle for making this happen I can't wait for the next trip already definitely going back in the future, it's going to be home away from home for us. read more

Stayed at their beach house in Balboa Peninsula and it was an experience that my family will always remember! From the first time i spoke with Shauntelle the owner i was treated with Professionalism and Courtesy making me feel welcome! The beach house is fabulous and i was greeted by Susan; the Awesomest Manager on the Planet! Susan went way beyond our expectations being very tentative always caring that we were happy with everything! She deserves a promotion! In all my travels i have never met a Manager as Awesome as Susan and a Company like Shauntelle's! We went a block down and rented boats and went out on the water and stopped at Mama's restaurant by the water and had a Family Dinner!! This vacation rental absolutely exceeded every expectation. From the moment we arrived, it was clear we had picked the perfect spot. The location truly couldn't be better, just steps from the pier, with easy access to amazing restaurants, the ferry, and the beach. Everything we needed was right there, yet it still felt peaceful and relaxing. Having convenient parking was also a huge bonus, especially in such a prime area. The home itself was ideal for our group. The two kitchens made a big difference, giving us plenty of space to cook, gather, and not feel crowded. With so many bedrooms, everyone had their own comfortable space, and the beds were incredibly cozy, honestly some of the best sleep we've had while traveling. What really set this experience apart, though, was Shauntelle. She was an absolute dream to work with.
