From the gorgeous entrance and photo-worthy plant wall in the lobby to the landscaping, fountains, gazebo, pool, jacuzzi and beautifully designed bathrooms, it feels much more elevated than a typical outdoor-entry hotel. We even happened to be at the pool until closing and watched the staff carefully reset the entire area -- lining up every chair, replenishing towels and preparing everything for the next morning. That level of care really shows. Unfortunately, the front-desk experience was the biggest disappointment of our stay. Andrus, who was there on our checkout day, was wonderful -- warm, helpful and genuinely welcoming. There was also a gentleman working our first evening who was very accommodating, although I unfortunately didn't get his name. Several of the women we encountered at the front desk were the complete opposite. This wasn't one bad interaction. The overall demeanor repeatedly felt dismissive and unwelcoming -- little acknowledgment, avoiding eye contact, curt responses, and a general feeling that asking for assistance was an inconvenience. I actually caught myself smiling more, speaking extra nicely and trying harder to create a pleasant interaction, which is backwards. Guests shouldn't feel like they have to make the front desk comfortable enough to approach. There were times I hesitated to ask for something simply because I didn't want another uncomfortable interaction. One example was requesting additional towels and room items. We were abruptly told to come get them ourselves. The issue wasn't having to walk downstairs; it was how the interaction was handled. Hospitality doesn't mean saying yes to everything. A simple, kind explanation goes a long way. We also encountered ants in our room, which was disappointing considering the price and otherwise beautiful condition of the property. My other concern is the advertised "breakfast included" benefit. Breakfast is actually provided at a nearby independently operated restaurant across the parking areas. Guests receive a dine-in-only voucher with a limited selection of meals; coffee is included, but other beverages cost extra. I want to be VERY clear: the restaurant is not the problem. We met the owners, and they were incredibly kind and welcoming. I actually think this partnership is an asset to the hotel and should be strengthened, not changed. The hotel simply needs to communicate the arrangement more clearly. "Breakfast included" can reasonably make guests think breakfast is available on-site. Knowing beforehand that it's at a separate restaurant, dine-in only and has a specific voucher menu would set appropriate expectations. There is also an accessibility concern. We met an elderly long-term guest staying at the hotel alone on crutches. We helped her with the elevator several times, and later saw that she had made the entire trip across to the restaurant on her crutches just to access her included breakfast. The restaurant staff were wonderful about helping her once she arrived, but watching her make that journey really highlighted how difficult this setup could be for someone with limited mobility. Even we sometimes drove rather than walk across the parking areas in the heat. I wouldn't eliminate the restaurant partnership -- I'd build on it. The restaurant hosts karaoke, comedy shows and other events, which we only learned about by talking with the owners. There had been a comedy show during our stay that we absolutely would have attended had we known! Sharing their event calendar at check-in, in the rooms, through a QR code or alongside the breakfast voucher would give hotel guests more to do while also supporting a neighboring local business. That's a win for everyone. Overall, I really did love this property. The design, renovation and grounds are fantastic, which is exactly why the shortcomings stood out so much. The physical property sets a high expectation, and the hospitality should match it. Improve the consistency at the front desk, address the ant issue, clearly explain the breakfast arrangement and accessibility options, and promote the restaurant partnership rather than simply using it for vouchers -- and this place could truly be exceptional. And again, a special thank-you to Andrus for ending our stay with exactly the kind of customer service this beautiful property deserves.

Spent most time at the huge pool which was the highlight for the kids and on the baseball fields. Rooms were clean and not too dated. Parking is close to most rooms. Hotel staff was exceptional. Out of the live entertainment, only one act was worthwhile; the other entertainer unfortunately sounded like they were screaming into the microphone, which was quite grating. As for the food, it honestly has to be some of the worst Persian food I've had in Los Angeles County, and it left me with severe indigestion and heartburn. When I politely shared feedback that the food wasn't good, one of the cofounders was defensive and combative rather than receptive. Additionally, some of the servers were rude and routinely brushed off questions, passing them along to other staff members. Given the poor food quality, unprofessional service, and defensive management, I cannot recommend this place.

A food prep and storage area are conveniently located in separate siloed rooms, which connect to the main dining hall/event space. There is lots of space to work with for any function. Whether a company event, family function, or wedding, you can do it all at this place. The architecture is modern, sleek, and charming. Onsite parking allows for your guest to easily access the venue from a close distance. There is additional overflow parking down the hill. There is a nice greenbelt in the back of the building that can be used for additional space, as well as a walking path overlooking the hillside. Our team members made use of the outdoor space. Team members found space to connect in smaller groups for private discussions. Had fun taking selfies and group pictures with the hillside as the backdrop.

Arrival was smooth. The half-circle drive off Mill Street is easy to enter and was open when we arrived. The only tip I'd add is once you get past the front area, head toward the rear parking lot for the best flow. Walking up to the front door is charming--Swiss/German country cottage style with historic character, dark wood tones, and shingle siding (with white end units). The lobby setup is warm and inviting, with great lighting and multiple seating areas where you can relax or have a conversation. Check-in was quick and friendly. The staff explained the room ventilation controls and the split cooling system (new technology). The room stayed very quiet and comfortable--our third-floor room cooled to about 65°F each night. The stairs to the third floor were exactly as expected--no elevator--and they felt well designed with consistent tread depth and height. The hallways also have fun movie posters from the 20-60s, which adds personality. We stayed in Room 301, and it was roomy (about 300 sq ft). The room had a chaise lounge with an ottoman, plus a desk and chair. The bathroom layout is a bit old-school, with the sink just outside the bathroom area inside the bedroom, but it worked fine. There's a small step up (around 1 1/2 inches), and the tub/shower and toilet were comfortable and clean. The shower had plenty of hot water. The bed was a highlight--pillow-top comfort with very soft sheets and comforters. The king pillows were large, soft, and easy to adjust (even though I usually prefer smaller ones, these were great). Overall, the room and property felt quiet. It seemed like most guests were in by around 9:00, and we had a peaceful, restful night's sleep. Also worth noting: there are four EV chargers in the rear parking lot for electric vehicle owners. The restaurant looked amazing and smelled great, though we didn't dine this trip--we're planning to next time we fly into Santa Paula Airport. Finally, Monica, the manager, was wonderful--an absolute pleasure to talk with and genuinely kind. And a special thank-you for the complimentary morning coffee and muffins. At check-in, we realized our assigned room was near two very barky dogs, and the front desk was kind and accommodating in relocating us to another room. I think it was even a better room. I appreciated their willingness to help. Unfortunately, the room itself felt more worn than charming. The furniture had visible wear and staining, the ceiling showed patched areas and water stains that really needed a fresh coat of paint, and the overall impression was tired rather than historic. A few relatively simple updates would go a long way toward elevating the experience. The bathroom was tight, and it had a small step up that we kept forgetting about, despite the (small) warning sign. The provided toiletries were among the worst I've encountered at a hotel. I had forgotten my own shampoo and soap and planned to use what was provided, but it was SO bad. The tiny disc of soap did not lather. On the positive side, the property felt safe and the room was clean. The lobby had dark wood and a homey feel. But what could have felt like a charming historic inn instead came across as simply old and overdue for some attention. While I appreciated the friendly service, I wouldn't choose to stay here again until I knew they had made some upgrades. From what I hear, this is the nicest place in Santa Paula, so I guess we would stay in nearby Ojai at a similar price point.

Harbortown Point is truly so special. The kitchen staff are so kind and make amazing home made bread, treats, and execute the hotel menu perfectly. They really do everything they can to make you feel at home! They made me a birthday treat last year which was just the best and really made things feel special! The homemade baked goods are also to die for! The rooms are gorgeous and they really thought of everything when designing them. I've never once thought "oh I wish they had this or that," because they literally included everything you could possibly need. The pool and hot tub are exquisite. The views are wonderful. Birds of all kinds fill the trees in the courtyard area that the hotel encircles. If you are lucky enough to get a harbor view, you will see sea birds, sea lions, and maybe even dolphins. We are missing this place this year, but can't wait to be back next year. It really is such a gem. I've included pictures of the various views from the different rooms we've stayed in and all the interior/ property photos I could find on a quick dig through my camera roll. What a lovely property and fantastic location!…read more We were able to exchange through our DVC membership and I was SO EXCITED to see this location had availability during the annual Ventura Harbor Parade of Lights & Fireworks(separate review) weekend. We spotted this location last year when we were walking around the Ventura Harbor area for exercise, but discovered it is an owner-based/timeshare property. Previous Yelp reviews expressing disappointment that they could not change rooms when they could tell not all units were occupied may not understand the logistics and booking procedure for a owner-based resort property. That being said, when I booked through our exchange, I was confirmed with room #306, then found a map of the property online to see what type of view we may have. Not lucky enough to get a Harborside View room, but we were VERY happy with our "balcony in the trees". The reason I'm not committing to 5 stars is the tiny bed and the compact fridge. I think the bed is listed as a Queen, but it felt smaller than that. We could've elected to utilize the Queen pullout sofa, but didn't want to hassle with putting it away each day for the use of the sofa during TV viewing. But we made do with the bed, which was quite comfortable. The fridge was about the size of the mini dishwasher, and had a small freezer compartment, but also had warnings posted to not overfill, which we seemed to manage with our gallon of milk, pint of creamer, dozen eggs and cold cuts. So, yeah, a larger fridge would be nice, but I don't know where they could fit one in the unit, so we'll be sure to alter our cold food plan on a future stay. Hands down, Harbortown Point had THE MOST in-room supplies for a comfortable stay! My pictures show all the cookware, utensils, dishes, bakeware - microwave/convection oven with a user manual! There was also plenty of supplies should we need to clean anything or do dishes. Also a nice basket of coffee and tea to get us started in the AM. We were provided with a checklist upon check-in, asking me to make sure the inventory matched what was in the unit. I didn't know homework was going to be assigned, but the "Monica" in me LOVED IT! That showed me the owners here truly do care about upkeep and efficiency! There was actually more items in the unit than listed, so I cheerfully provided additional notes. LOL! Other features we enjoyed: A automated gas fireplace, with push button start was cozy, the curtains around the "bedroom area" of the studio suite were something I had never seen before and LOVED! The HUUUUGE bathroom with seated vanity table, the large balcony with pub height table and chairs, where we could sit at sunset and see the Channel Islands through the trees, the comfortable furnishing, the detailed instructions and binder for the property and surrounding areas, with suggestions of sites and activities, all the work put into the holiday lights! Just beautiful and welcoming. The property itself is well maintained. Evidence of ongoing work is evident throughout. Ken is a friendly maintenance guy, painting and working on upkeep around the grounds, and another A/C & Heating guy was also there during our stay. We really enjoyed our time at this special property, with plenty of included parking and plenty of interesting sights within walking distance.
