On Friday, 6/26, my partner and I scheduled a showing for Monday, 6/29 at 4:30 PM. We were specifically told that no earlier appointments were available, that we were the first people scheduled to view the apartment, and that we would likely have the opportunity to rent it. Based on that information, we both rearranged our work schedules, found coverage for our shifts, inconvenienced several coworkers, and lost income just to make this appointment. Then, just five hours before our scheduled showing, we were told the appointment was canceled because someone else had already rented the apartment. The cancellation itself was frustrating, but the way it was handled made the experience far worse. When I expressed why we were upset after taking time off work and losing wages based on the information we had been given, the Leasing Manager working on Monday, 6/29, told me they didn't understand why I was upset and that this was "just the process." If that's truly their process, it's a process that shows little respect for prospective tenants' time, commitments, or finances. A simple acknowledgment of the inconvenience or a sincere apology would have gone a long way. Instead, the response was dismissive, unprofessional, and completely lacking in empathy. Our time, our income, and the effort we put into rearranging our schedules apparently meant nothing. If you're considering renting here, be aware that even a confirmed showing may not mean much, and don't assume the company values your time the way you value theirs. There are plenty of property management companies that communicate honestly and treat prospective tenants with professionalism. Based on this experience, I cannot recommend this one.

If you are a landlord looking for true "Peace of Mind" Melissa and her team are the way to go!!!! A little about me I am an 22 year Active Duty Service member Navy who was super skeptical of renting my property and was gonna sell 5 years ago. In talking with a colleague he convinced me that owning a rental is a smart idea and can really generate some passive income. He referred me to Melissa at POM who simply bridged the gap and eased my stresses of becoming a landlord. Today, because of Melissa and her team I am a success, I was able to deploy overseas on two separate tours and leave my home in the palms of her teams "Golden Hands" The day I moved out I turned over keys to a 4 year renter and had "Zero" issues. In Nov 2021, I got the sad news my 4 year renters were moving out end of December. In one months time, Melissa and her team, turned my property over and had new renters placed to move in the beginning of Feb. "Simply amazing". In closing, all I can say is that Melissa is nothing but professional and truly cares. My responses her entire team are within minutes. Then they said it wasn't their problem and I as the tenant needed to contact the HOA again after a month of inquiry. There was no HOA the email bounced back. Then the tenants were told they needed to provide MORE pictures to the head of maintenance again of the issue despite the listing agent taking pictures for POM, the plumber provided pictures, the maintenance person took and provided pictures and the head maintenance had visited the property 2 days b4 move in and should have pictures. We asked for a decrease in rent for the ongoing issue and/or a phone call. Head of maintenance said it wasnt POMs fault so no decrease. I said well it certainly was not OUR FAULT. We received an email from Melissa to end the lease no conversation. Which we happily took. And from move in to move out ~ 20 days of communication there were more than 86 emails for submission and system response to maintenance requests and over 40 texts. Meld is the system and its terrible. I would not recommend this property mgmt in any way. I forgot we were forced to take an earlier move in date and then attend to no less than 4 different plumbing appointments on our time and dime that all should have been taken care of in advance. And no staff accountability.

I found that. The application process was seamless. I was approved quickly and the transition was smooth. I had my keys and access to the unit quickly. The last few years have been amazing. Whenever anything was broken and we submitted a maintenance request, it was addressed quickly. Nothing remained broken for long. John even came over and replaced the batteries on the smoke detector when I couldn't figure out which one was low and the beeping wouldn't stop. Our microwave broke and I messaged John and it was replaced within a few days. In my experience Scout Properties is a great property management company. They are reliable, responsive, nice human beings. It was a pleasure to have our home manager by this company. John's the best!

    When we first started with Scout Properties, things were great. Our first manager, Nick, was…read moreprofessional and easy to reach. But after Victor took over, everything went downhill fast. I'm not sure Victor ever really knew who we were and I can't be sure he ever visited the apartment before things really went to crap. He completely missed a major toilet leak--even after the tenant moved out--which left us with a cumulative $5,773.14 water bill. Then Scout didn't handle the tenant's voucher renewal properly, with no warning to us, which made the tenant move out early and cost us rental income. Even worse, we've now been stuck for several months without a tenant and have had to cover all the turnover costs ourselves. Despite that, Scout still charged their full management fees while barely responding to us. All of a sudden, Scout dropped us as clients (including our neighbors who were clients also), kept the fees, and stopped returning calls. Our next‑door neighbors had the same experience -- and told us their tenant was even offered an apartment at another property managed by Scout. Everything started fine but turned into one expensive, stressful mess. Don't hire Scout Properties unless you want poor communication, big bills, and months of lost rent.

    As a prospective renter, my experience was very poor. The man who showed me the apartment I was…read moreinterested in was very nice, but didn't know much about the property or me (he was waiting in a different unit than the one I wanted to see because he got mixed up). That would have been fine. But what really annoyed me was the application process. The management is not familiar with more modern ways to verify employment and income (such as third party service) and insisted on unredacted pay stubs - which is much less secure. The interaction as we went back and forth was rude and reminded me of scammers trying to get one to divulge information urgently (because so many people are interested in the apartment!) at the cost of better judgement. In trying to get more information from me they cited their "policies" but being unable to articulate why their policy insists on having the information I didn't want to share (like my pre-tax deductions) This conversation was not with some mid-level employee but what seemed to be the owner. I should hope he could articulate the reasoning behind his own policy! To me, this company clearly orients themselves to customer service of property owners, not renters. Which fair enough, but it doesn't mean I have to like it. To the reader/renter: Don't let these people bully you!

Prompt responses to emails, quick answers to phone calls, transparent updates throughout the process, and even reassurances to call you back if they are tied up at the moment (and they actually call back as soon as they can!) Since my roommates and I are all out of town at the moment, and unable to tour the property in person prior to signing the lease agreement, Hanna assured me that her assistant Johnny would send me a video tour the following day. And sure enough, the next day - Johnny had a detailed video tour of the home in my inbox. Any question I had about the property, Johnny was able to answer. We so look forward to working with Hanna and her team during the duration of our lease agreement. If the last week is any indication of how our experiences will be as Rent the District tenants, I very much look forward to staying at this property. Hanna and Johnny were both very friendly, and professional. I will recommend Rent the District to any of my friends who look to rent or have property management services in DC. Thank you again!

    We rented a unit in Parkfairfax managed by this property management company and their "property…read moremanagement" was a disaster. I experienced constant flooding and sewage leaking from the kitchen sinks (yep, 2 sinks), giant sized insects invading our space, decaying floor boards from water damage, 3 years of uninterrupted mold and mildew, the need for a dehumidifier requiring 4 buckets of water to be dumped daily, and the last stray was a bathroom ceiling leaks flooding the unit requiring a 1 month stay in the hotel paid for by my insurance and I still had to pay the rent for my unit. During those 3 years, I suffered terribly from respiratory problems for the first time in my life. No empathy shown by the leasing agent or landlord for the major and myriad inconveniences. Upon returning to the unit in addition to the floor repairs they used substandard contractors to paint the walls. During my stay at the hotel (on my insurance's dime, mind you despite paying the full month's rent DURING it's renovation) I was not notified that the walls would be painted until AFTER the work was done, nor was my artwork removed from the walls prior to painting. The substandard painters merely painted around my artwork. Essentially their substandard painting contractors sealed the damage free adhesive to the walls with the paint making the artwork impossible to remove without damaging the wall. Moreover, the substandard contractors also painted over the back door sealing it shut. Upon move-out, the property management company wanted to penalize me for the damage caused by their own substandard painters shoddy work, since there're still holding on to my security deposit. Avoid renting through this "property management" company at all costs

His company has found me quality tenants and very responsive when it comes to maintainence, renewal, dealing with HOA and handling tenants. I only have one or two emails exchange with them during annual renewal. I love it that way.
