If this is how this company treats prospective tenants, I can only imagine how they treat actual residents. On Friday, 6/26, my partner and I scheduled a showing for Monday, 6/29 at 4:30 PM. We were specifically told that no earlier appointments were available, that we were the first people scheduled to view the apartment, and that we would likely have the opportunity to rent it. Based on that information, we both rearranged our work schedules, found coverage for our shifts, inconvenienced several coworkers, and lost income just to make this appointment. Then, just five hours before our scheduled showing, we were told the appointment was canceled because someone else had already rented the apartment. The cancellation itself was frustrating, but the way it was handled made the experience far worse. When I expressed why we were upset after taking time off work and losing wages based on the information we had been given, the Leasing Manager working on Monday, 6/29, told me they didn't understand why I was upset and that this was "just the process." If that's truly their process, it's a process that shows little respect for prospective tenants' time, commitments, or finances. A simple acknowledgment of the inconvenience or a sincere apology would have gone a long way. Instead, the response was dismissive, unprofessional, and completely lacking in empathy. Our time, our income, and the effort we put into rearranging our schedules apparently meant nothing. If you're considering renting here, be aware that even a confirmed showing may not mean much, and don't assume the company values your time the way you value theirs. There are plenty of property management companies that communicate honestly and treat prospective tenants with professionalism. Based on this experience, I cannot recommend this one. read more

Horrible! And I have rented from many different people/groups over the years. I was offered a free radon test from the American Lung Assoc and discovered radon level 27. Company took months to get someone out to fix, never followed up and when I purchased my own test to retest, discovered it was still high. Notified the office that I was moving and they told me I would still have to pay for a 60 day notice which I did. Then they kept my entire security deposit and sent me a bill for almost $1000 for the most ridiculous list of things like cleaning the ceiling fan (there was only one), sweeping the garage, fixing a microwave door handle (for over $150) and stovetop burner - which wasn't broken when i moved out. Suffice to say, I spent 8 hours on the last day in my empty townhouse cleaning! Do yourself a favor and don't rent from this big corporation of disgruntled employees who don't care about anything or anyone. Look into a small town group like Hostetter Realty (great group) or a private homeowner. read more

I expressed my concerns to the person handling the application process, asking how they conduct credit checks and what their requirements were. They reassured me that I would be fine and I felt confident in their words. However, the very next day, I received a denial. When I asked for an explanation, the person I spoke to was completely unhelpful and didn't seem to care at all. Every question I asked was met with a dismissive "no" and they didn't even offer to help me find a co-signer. It was too late and there was nothing I could do. I couldn't believe how rude and ignorant she was, and how she acted towards me. When we put in for a place, my background came back and I was judged on anything I was ever charged with, even though 95% of it I was NOT found guilty of. To be judged in this way is extremely unfair and biased, especially since it's been almost a decade since I've been in trouble. If you are thinking about renting an apartment or property from them, save yourself the headache, constant disrespect, and time and rent through another company. My husband and I rented an apartment in Lancaster County through Wolf and Kline for a little over a year. Each and every interaction with a staff member from Wolf and Kline was met with degrading comments from them, and complete and utter disrespect. They were never willing to work with us or accommodate us in any way. They would frequently notify us of the need for maintenance to come into the apartment (non-emergency), with less than a 24 hour notice. When we attempted to work with them to schedule a time that one of us could be present, they were completely rude and disrespectful and refused to work with us to schedule a mutually agreeable time. I have lived in a single family home through Wolf and Kline for 5 years. Nothing but a solid, on time rent paying tenant. Today I received an email from them stating they were not renewing my lease and that I have 60 days to leave the property WITH OUT A REASON OR WARNING. I called 3 times before I received a return call from Keith Weaver. When I spoke to Keith, he related, as it is stated in the lease agreement, either party can opt out of the lease with a 60 days notice. I then asked him politely if he could tell the reason. He replied by telling me that he is not required to tell me why they aren't renewing my lease. Now I understand 100% that it is stated in my lease they have the right to not renew. BUT Mr WEAVER did not even have the common decency as a human to explain why. Never again will I rent from this company. Stay away, do not use them. read more

It was one of the worst experience that I ever had with a company. My wife and I were looking forward to move into one of the houses that this company offers, we exceed every single requirement that they have (credit score, income, excellent rental references, etc.). I do have a certified ESA, which also passed their screening service. Apparently none of this was enough, this company lacks of customer service, stablished processes, procedures and best practices. Getting ahold of someone who can tell you where in the process are you, or what the status of your application is, it is merely impossible, and after several attempts and you get directed to "Jessica" apparently responsible for applications, she mistreats you and her lack of empathy to the customer is incredible, it looks like they are making you a favor instead of you providing them business. I FELT DISCRIMINATED. In the end, they rented out the locations that we were interested in without giving us notice, or at least a following up call or email, letting us know this. We only realized that because their website stop showing up the house. I had a timeframe with my current landlord, which I communicate with this company the very first time, they didn't care. I urge everyone to take their business else where, or if you want to get discriminated, mistreated and ignored, please go ahead with them, because they are specialist in this. The only staff person that provide to me the value and the empathy that I am expecting from a company was Adam, he is the best, unfortunately his upper management and coworkers are not in the same tune. I have been a 7 year Tenant with Wolf & Kline , and the Owners at Heritage Court Section 2 , in Lititz, PA. They are in the same building as W$K, and I received a notice to end my lease ,taped to my door. yesterday, 1/15/2024, No call, just an envelope taped to my door. No reason given when I asked, now as a Handicapped person in a Wheelchair, I not only need to find a place, but I must move in the snow, with limited resources. I have even had my Civil Rights Violated by Paul in Maintenance, with him telling me that I am not able to speak with tenants as they walk by my place, or they , W$K would take further measures. Implying Eviction, They would not listen to requests for Exterior Maintenance , they Would not help with tenets issues like the sidewalk being blocked by Cars or thumping after hours upstairs , or even Dogs barking, when they are not allowed, here. These problems make us lose Sleep, The Dumpster Overflows with Trash, the landscaper makes promise's, but breaks them, They do a very poor job of communicating with Tenants. They usually just ignore the calls, Pretend not to be there, and They to Hide the owners name from me, if that doesn't seem Shady, nothing does. I had to call Akron Boro to find out, a 3 minute wait, vs asking W$K 6 times. The wood trim outside is rotting, badly, but W$K poo Pooed, the request to repair it. It's like they are Slumlord Owners, While Collecting $975. Per month rent. My rent went up from $715. To $975, a 20% jump. I was Not able to , with owners permission, upgrade the place with Handicapped friendly accommodations, like a Tub/Shower & sink, They declined to allow it, even though there would be no cost to them. These are just a few of the things they don't want the public to know about. The apartment has gaping holes at the door so whatever the weather, I feel it in here. The apartment is old, maybe 45 years or so, and you can tell, as the Carpets are original, I think, The Refrigerator is Rusty, The dishwasher is continuously breaking, The Dryer does not dry the clothes, it must be run multiple times, in order to get the job done, costing me extra money on electricity for this & the poor insulation. Do yourselves a Favor & Do Not even consider them at all for a place, in the long run , In my opinion, You Will Regret it. This is a difficult company to deal with. I've been in the market for an apartment in the Lancaster area, where they manage a few properties. I've spoken with and toured many properties in that area, and Wolf Kline is the only one I've encountered who refuses to even let you tour one of their properties before you fill out a *full* rental application, including all your sensitive information, like social security number, pay stubs, emergency contact information, prior rental and employment history, as well as *the current balance of your checking account*. The works. I've filled out half a dozen rental applications over the years, and this is the most lengthy one I've ever seen. And that's just to *visit* the property, not actually to apply to live there. The handful of their agents I've spoken with have been rude and condescending. When I politely mentioned that virtually no other property management group in the state works this way, and forcing me to spend an hour filling out a rental application, property site unseen, is unreasonable and a massive expense of time, their response was just, "Well that's just how we do it." The thing is, I'm not strictly against filling out a thorough rental application. Being a landlord isn't fun and I'm sure they encounter a lot of deadbeat prospective tenants that they're trying to weed out. I earn a good living and have a clean history, so I'm sure I'd pass their application with flying colors. However, the message they're sending, by burdening a prospective tenant with so much work when they don't yet have enough information to know if they want to live there, speaks to their horrible ethos as a company, which is that their customers are unimportant to them. I have a day job. I have responsibilities. I have limited time to go apartment shopping. I certainly don't have enough time in the day to fill out a full application for every apartment I'm thinking about visiting, much less moving to. DO NOT RENT FROM THIS COMPANY!!!! I would give zero stars if I could. They raise your rent multiple times with no warning or explanation in order to try to force you out of their property. If you have even one single non sufficient funds payment even due to an honest mistake they tack on a significant amount of fees and take away your ability to use a bank withdrawal to pay your rent and will then only accept credit cards (which includes a 2.99% service fee). Oh and they do not accept american express so if you only have amex cards you will have no way to pay your rent. They are thieves that will always get your money. I had nothing but good things to say about my last rental management company. When the frig or ac stopped working they called right back and sent a repairman, even on weekends. When my stove stopped working on a Sunday I called Wolf & Kline. The answering service said nothing would happen that day. It took 25 hours for a returned call and three days for someone to come to the house. A note was scribbled on the back of the work order stating the circuit breaker was hot to touch and was replaced. That sounds like a fire hazard. The work order said someone had been notified at W&K who told the answering service not to dispatch a repair company. Now that's customer service you can be proud of. If you want low quality and ineffective responses to your requests you have found the right outfit. Avoid the hassles and avoid this company. read more

Don't be fooled. Wolf & Kline is a business. They're designed to profit off the properties they manage. I was transfered with work from Louisiana to Pennsylvania. We didn't know the area. So, we decided to rent for at least a year. Our children are special needs, so living in an area with good schools was imperative. I found a house I thought looked nice listed on Zillow managed by Wolf and Kline, and this started our 2 year ride. We dealt with Keith Weaver. He was extremely Dr. Jeckel and Mr Hyde throughout the process. He scolded me for our credit score, but then agreed to let us rent through the strong referrals from previous land lord. The house we rented had been remodled, as there was a fire in the basement started by the previous tenants. Within 2 days of moving in, the downstairs toilet started backing up. We had barely used it. Keith started out a phone call pleasantly asking how we liked the place, and then changed his tune blaming us for the incident stating it was our fault (all second hand information from their lazy contractor Fire and Ice). My wife had been working with the plummer and maintenance worker. They started the cause of the blockage in the pipes was so deep there's no way we could have caused it. I called Keith back with this info, and left a voicemail. My wife got a call from some nice woman in the office stating that we would not be held liable, as they were able to roll this under the previous renter insurance claim. That was nice, but Keith never once called back to apologize for blaming us and automatically siding with lazy contractor Fire and Ice. If Keith did anything good, it was motivating me to improve our credit score, but I didn't care for getting yelled at and scolded by someone who never came out to the property or cared anything beyond Wolf and Kline's gain. When you give move out notice, it's 60 days. Not really convenient or financially conducive to someone who is either is moving for work or closing on a house (both of which were true to us). Our realtor couldn't believe it wasn't 30 days, but a sneaky smart business move by Wolf & Kline. The appliances in the home were old and dated. When the dryer broke we brought our own dryer up from the basement, and it was a major improvement. The refrigerator would freeze up if you didn't have a jug of water in it. The dish washer was incredibly loud and didn't dry anything, and the microwave didn't even have a light in it. The other annoying piece upon moving in, there weren't any overhead lights installed in the living room or any of the bedrooms. We took several hours installing overhead lights and put in vertical blinds by the sliding door wall in the kitchen. We'll never see the money spent on those improvements, but future tenants will get to enjoy the money and labor we put in for years to come. Bottom line, it's not just Wolf & Kline, but any property management's job to profit off their tenants. Keep that in mind if you look to rent. If you can buy a home, do that. Living in this property you have the "feeling of being a home owner," but you don't own it. You are at the mercy of whoever rents it to you. Based on all the lousy repairs by the contractor, the fact that you can make improvements but they'll nickell and dime you for everything else. (If you vacate but are still within your 60 days, you get to pay for the utilities. So, if they have maintenance and contractors getting the home ready for the next family, you get to float the bill). Summary: Cheap appliances, they use lazy contractors (Fire and Ice is terrible. We regret not reporting them to the better business bureau), and if you like getting yelled at over the phone, work with Keith. The lesson: Be financially responsible, save your money, and DO NOT RENT; especially from Wolf & Kline. read more

I have only applied with Wolf & Kline to rent a property from them, but it's been a frustrating experience. I've worked with a few different leasing companies over the past 10 years, and in completing an application I was never asked to provide a screenshot/documentation of my bank account balance - made no sense as the balance fluctuates on a very regular basis. I've been waiting for over 3 weeks now for a reply as to the status of my application - I've called the office and also emailed a couple times and no one has gotten back to me... if the application was denied you should at least inform people - especially when they've been trying to contact you! I've heard stories from previous tenants as well that this company is a pain to deal with, and just from the application experience I am seeing how these stories are probably all true... hopefully I can find a place that is affordable and NOT managed by them. read more

Why is it the tenants fault for your negligence? Next time you take over managing a property at least have your stuff in order. I understand that credit is a factor in the renting process, but there are no options for people who are trying to fix their credit from things like a bad divorce etc. My income was well above 3xs the monthly rent costs and I was not even considered or taken seriously because of poor credit. I can finance a vehicle with no problem, this should not be so difficult. Most companies will allow the poor credit history (no evictions/utilities) with just more down. read more

Everything at first was great in this place! But then true colors started popping off from this place and the management. We had to pay for someone to come remove the drain from the shower cause our shower kept clogging and on the 8th time, I asked for their help. When asked why we were charged, we were told that no showers have ever been clogged in this complex and we are responsible for that. Then, our rent increased by $150 to which they said its cause of the housing market. The place is very cheaply made, everything falls off if you touch it wrong, the wall paints are super cheap too. Dog Poop can be found every part of the complex and when they cut the grass off, you can expect chunks everywhere too! read more

Well, I have a mixed review. They have their strong points and their weak points. Initially when looking for a place, it took 3-5 days and me calling back several times to get someone to call me back and set up an appointment to see the rental properties. We qualified under their terms and then put our money down for a place. They said we were approved on their end but then the owner came back and disapproved us. They never said on what grounds this decision was based. They did explain that ultimately, the owner decides. Then, Keith worked diligently with me to include texting and calling me back late in the evenings to accommodate seeing the other properties until we finally found one. What I don't understand is the following: Why requests to see a property like some others on Zillow do not have appointments we can schedule ourselves on availability. Why they wont let us put our deposit down on a home we have not seen if we know we want that home. Its cash money people haha. Lastly, when we finally found a place we wanted. they sent our documents via email which is great. I wanted to clarify something in the lease in writing but the docusign does not allow that. Since we are 2 signers, they would not accept a pdf with the added language. I was finally able to get something via email confirmation to the lease and use docusign. Another issue we had was that the home did not have a garbage disposal. They said the owner would not allow us to put one in and pay for any maintenance. Not sure why?? Makes no sense to me. These should be negotiable items. So far, I found the ladies in the office to be very pleasant. That's definitely a feather in their cap. I have owned 2 other properties and had management companies manage my properties out of state. I have never dealt with such an unprofessional company from the owners perspective. Although I own properties out of state, I rent where my primary residence is and I always see that the management companies (and rightfully so) are trying to question every request from the renter and try to save money for the owner. It seems that W&K is doing the exact opposite actually unless they are lying to the renters as well. Cleaning fees, bills overcharged non stop. They definitely don't "look after your pocket", they bring contractors and let them overcharge you non-stop. I am pretty sure their strategy is to bring new renters every year so they get the full months rent. 3 years with this company 3 new renters and always I had to pay for fixes/cleaning. I regret staying with them for so long. What threw me off completely (and thus decided to waste time writing a review on them) is that I paid for a full cleaning after the last renter left my house and when I went to the house, the house was left disgustingly disgusting. They are obviously out there just for your $$, play nice until they get your business but don't really care to serve the home owners (and renters based on the other reviews I see). They will raise your rent with every new lease. It's all about the $$ with them, not the people. Do not submit a deposit to Wolf and Kline unless you are 150% positive you can get the property. They will let as many people apply and submit a deposit to a property and yet it still is non refundable? Crazy. I had to unfortunately decline the lease due to unavoidable health issues that arose. The deposit is NON REFUNDABLE and I wish they had that bolded/underlined and or mentioned by the agent. Shame that they keep it during these times. read more

This review is with respect to Wolf & Kline as a property management company from the perspective of the homeowner who's property W&K was contracted to allegedly manage. This is our experience over the last 2 years, so I understand others may have had other results. In a nutshell, our experience has been one of frustration with the Wolf and Kline practices. Beware, if you intend to have them manage your property. They use every excuse to nickel and dime the owner, from "cleaning fees" and the transference of PP&L bills to the owner after a year long tenant (we were hit with a bill 35 percent higher than when we actually lived there, and it was for a vacant month!), to the finders fee for new tenants. We averaged 1 year of lease per tenant, and W&K will charge a full months rent to find a new tenant. They assured us when we signed the contract that they "look" for long term tenants in order to minimize the financial pain to the owner, but I am not convinced. It's easy money for them to go year-to-year and collect that $1100 each time. When a maintenance issue does pop up, as they did with way more frequency than when we lived in the home, it seemed to always gobble up 30 percent or more of that months rent check to us. In 24 months of working with them, we received a full rent check roughly 60-70 percent of the time. Which means we got hit fairly hard with covering the mortgage for that property. When I called to ask about incidental fees like "cleaning" in between tenants (shouldn't that come out of the previous tenants security deposit, along with a re-key fee of a couple hundred?) they responded indignantly that it's all covered by the original contract and they are allowed to hit us for those fees. To top it all off, they announced to us today that they are severing their management of our property with us as of today. When asking why, we got the feeling that we ask too many questions about their policies and practices. The latest being our desire to choose an HVAC company to replace our AC unit so we could finance it and get the best price instead of having them merely hold every rent check for the next 6 months on an expensive unit they choose. They don't like owners who want a say in expensive repairs. So, they terminated their contract with us, but we are still stuck with the lease to the tenants!! How do you like that? We tried to get out of their (Wolf & Kline's) contract months ago and were unable. The power resides completely with them, it would seem. So, homeowners beware. Having W&K manage our property cost us an insane amount of money (while they certainly made theirs) and has been a painful experience. Chalk it up to living and learning. We rented through Wolf & Kline for just over 2 years and recently moved out of the townhouse we were in because we purchased our first home. We dealt with Keith, who was great. He's very nice and fully explains everything so it's understood. The townhouse we rented was built in the mid to late 90's. When we first went to look at it, there was still someone living there. No biggie. About a week before we were to move in, I received a phone call from Keith because he wanted me to see the condition of the carpets. HORRIBLE! But with a week left to move, after giving our previous landlords notice.. we really didn't have many options. We ended up still renting the townhouse but made sure to fill out the "pre-move in check list" and note that every single carpet in the house was stained. Then we had an issue with the upstairs toilet not flushing properly. We called Wolf & Kline and they sent someone out. Nothing was fixed. They just put a new chain in. I was frustrated so I did some research on the inner workings of the toilet. Come to find out, the wrong type of internal flushing mechanism was installed. I ended up replacing and fixing it myself. Another issue we had was during a bad wind storm, our front screen door was nearly ripped from the door frame. We called and someone came out. All they did was screw it back into the (Broken) door frame. The screen door never closed right after that. We ended up needing to buy some new hardware to get it to latch. I stopped calling for maintenance requests after that. Figured it was obviously a waste of time seeing as I end up fixing it myself anyways. When we gave our 60 notice, I mentioned to Keith that it might be a good idea if the owner of the property (it wasn't Wolf & Kline - but W&K rented it out for him) should really get the carpets replaced because they were in really bad shape - carpets on the stairs were coming up and chunks missing from the upstairs landing.. to the point where I had to staple it so people wouldn't trip. I received a phone call from a woman at W&K's office to see if she could give my cell phone out to carpet estimators so I can set up times for them to measure. Ok? Ended up having 2 companies come out. It was great that I was working with them to install carpet that we'd never get to enjoy (sarcasm). Then, we received many many many phone call requests from W&K to have people come and look at the townhouse. More time spent making sure we were around to let people inside (they came with Keith). The end of our lease was May 30th. We were out by May 22nd. The townhouse was cleaned from top to bottom on May 23rd. I notified W&K to let them know that since they were installing new carpet for new tenants, we'd be out by then which should allow enough time to have new tenant in the townhouse by their June 1 availability date. I felt that it was a nice gesture. Yesterday, July 1, 2013 (31 days after our move out date) we received our security deposit reimbursement in the mail. I was very surprised to see that we were charged $78.75 in CLEANING FEES. The letter of explanation from the cleaning services was dated 6/20/2013 (28 days after our last day there and 20 days after our lease expiration). The person who preformed the cleaning service stated that there was "dust on baseboard and around ground vents, dead stink bugs on window sills and mold in toilets"... let's recap here.. the carpets were replaced which would explain any dust on baseboards and ground vents. The townhouse was vacant for many days before cleaning services went in which would explain dead stink bugs and no one had used the toilets.. guess what happens to still water in the heat of summer?? All in all, I believe Wolf & Kline is just like every other corporation - even though their market area is small towns. I'd rather rent from actual people who actually care about their properties. Keith is the only saving grace because he's honest but if you have to deal with someone else there, beware. read more

It's been two more years - time to update. I still rent the same apartment from Wolf & Kline, and haven't had too much to complain about. My rent has increased only once, by $25, and the total amount I pay each month is still quite reasonable. On the plus side, my main complaint from my first review - snow and ice removal - has been resolved. It seems like they are now contracting with a different company for this, because snow removal this year and last has been done quickly AND to a good standard. They are clearing and salting the sidewalks between the parking lot and the building, which was lacking before. Unfortunately, I can't bump them up to a five-star rating because of a bad experience with a maintenance-related issue. There was a pipe leaking in my bathroom and it took them FIVE visits over a two-week period to get it fixed properly, which was rather frustrating. To be fair, though, all other maintenance issues have been fixed promptly and correctly, including a leaky hot water heater that was replaced within 24 hours of me notifying them. read more

I have been a tenant of Wolf & Kline Property Management apartment or townhome for at least 14 years. I really appreciate their responsiveness to my calls for maintenance. They always do an excellent job and have the place clean when they leave (even while fixing my dusty dryer or changing filters). They have fixed doorbells, light fixtures, and faucets as well. I do my job to keep the place maintained and clean and they do their part of making sure I have a safe and functional place to live. Win-win. It can be easy to post a complaint but many people do not take time to post appreciation. I can honestly say I appreciate their responsiveness and feel they take good care of me. read more

Put down a down payment on a place I was guarenteed and they called me and said they gave it to someone else with better credit after I was handed the apartment. WORST place to go through. read more
