I hired Advantage Inspection Service for a home inspection on a property in Mesa, AZ and paid over $1,300 expecting a thorough and accurate evaluation. Unfortunately, the inspection completely understated a very obvious issue with the patio roof. At the time of inspection, the patio ceiling when you walk out onto the patio had visible sagging and clear signs of prior water damage, including patched and freshly painted drywall underneath. These were not hidden defects they were observable conditions. However, the inspection report described the ROOF as being in "near satisfactory condition" with a general "review" recommendation. NO documentation on the visible damage of the ceiling. That wording makes it sound like a minor or precautionary item, not something that could turn into a costly repair. Based on that report, I moved forward with the purchase. After closing, I had multiple professionals look at it and they all immediately pointed out the same thing. That this was a significant issue that should have been clearly identified during the inspection. What made things worse was the way the company handled it afterward. I had to repeatedly follow up just to get responses, calls weren't returned, and it took about two weeks to get a formal reply. The supervisor, Ryan Peart, ultimately relied on the "review" language in the report to avoid responsibility and offered only a 30% partial refund of the inspection fee. The issue here isn't that they didn't mention it at all, it's that the condition was seriously understated and they took no accountability. As a homebuyer, you rely on the inspection to understand what's actually going on. If something is visibly deteriorated, it should be clearly described that way. Inspections are supposed to protect buyers, not leave them with unexpected repairs after closing. I would strongly recommend anyone to stay away from this company and make sure your agent stays away from them as well. I trusted the report and unfortunately paid for it later. But currently in talks with the AZ Board of Technical Registration to hopefully suspend their license because it's completely unethical what they do to homebuyers! Hold them accountable! Just sharing my experience so others can make a more informed decision.

The work completed by the crew, as you can see in the photographs, was first rate as well and admirable. I could not more explicably convey our Complete Satisfaction and Incredibly High Impression of Four Peaks Roofing, LLC! From start to end, specifically when it comes to Jorge, the Project Manager, every aspect of this project was FIRST RATE. One resounding reason I chose Four Peaks Roofing, was due to their positive reviews AND they have ZERO complaints filed with the BBB, THAT was the defining factor for me. They did quite impressive work in repairing and sealing the parapet 'cap' in addition to sealing our flat foam roof. I waited until we had the heaviest of Monsoon rains, to assure all was as High Quality, Complete, secure and waterproof as it had appeared. We had about a 40 minute 1.3" deluge of Monsoon rainfall last night, and all was as we had expected. You certainly could not find a better, reasonably cost roofing company. We specifically agreed to install the highest-quality underlayment, and I signed the work order reflecting that agreement. The crew began work on a Monday. On Tuesday evening, after they had left, I noticed the underlayment installed on my roof was not the product I had purchased. I checked the packaging, confirmed it was the wrong material, and emailed Brent. To his credit, he responded quickly, acknowledged the mistake, and said he would notify the foreman and owner. I followed up the next morning to ask how it would be corrected, but for nearly two and a half days I received no communication while the crew continued installing the wrong underlayment. There were no calls, updates, or explanation of how they intended to resolve the issue. Late Friday, I was told they were working with the manufacturer to extend the warranty on the installed underlayment to match the warranty of the premium product I had originally purchased. While I appreciated that solution, I was disappointed by the lack of communication during those critical days. After the roof was completed, I noticed several tile corners looked rough and unfinished. I sent Brent photos, and he agreed they needed additional detail work. The crew returned the following week, and to their credit, they significantly improved the appearance of the tile corners. Before the project began, I had also shown Brent water damage and rot around a vented soffit board beneath one of my roof overhangs. Although I later learned they normally do not replace vented soffit boards because they are not considered part of the roof, they agreed to replace mine as a goodwill gesture because of the underlayment mistake. Unfortunately, the first repair was poorly done. The installer used the wrong thickness of material, installed it unevenly, and relied heavily on caulk to fill gaps. The workmanship was poor enough that I removed the repair myself before the caulk had fully cured and purchased the correct materials to replace it properly. Around the same time, I discovered numerous roofing nails and staples protruding through my eaves that had not been there before the installation. Brent agreed this needed to be corrected. A crew later arrived after dark, without notifying us, and repaired the fasteners using flashlights. While I appreciated the quick response, showing up unannounced at our home at night to perform repairs demonstrated a lack of professionalism and respect for us as clients. A few weeks into the project, Jason called to discuss my experience. I explained that I chose Four Peaks because of its reputation and because both he and Brent had seemed honest and trustworthy throughout the sales process. Unfortunately, the execution of the project did not match those expectations. Jason apologized for the underlayment mistake and offered to have their carpenter reinstall the soffit board. I declined because I had already purchased the materials and planned to complete the repair myself. Two days later, however, my wife and I were awakened at approximately 6:00 a.m. by loud hammering outside our home. I found another Four Peaks employee reinstalling the soffit board without our knowledge or permission. To be fair, the second repair was significantly better, but the lack of communication was frustrating. Four Peaks ultimately upgraded the manufacturer warranty from 30 years to 50 years and matched it with an extended workmanship warranty, which I appreciated. They also charged me for the lower-priced underlayment that was actually installed instead of the premium product I had purchased. No other compensation offered. However, when the invoice arrived, it still reflected the original higher price, requiring me to contact Brent again to have it corrected. I was also told I would receive a project completion package after the work was finished. It is now July, and I still have not received it. After recent storms, I inspected my attic and discovered the rotted wood behind the soffit had never actually been removed. Instead, it had simply been pushed inward and covered by the new material. I've included photos showing the tile corners before they were repaired, the protruding nails and staples, the soffit repairs, and the remaining rot. Overall, Brent was responsive throughout much of the project, and several employees made efforts to resolve the issues. I appreciate those efforts. However, the repeated mistakes, poor communication, inconsistent workmanship, billing error, unfinished repairs, and multiple unannounced visits overshadowed the positives. I hope my experience helps future homeowners make an informed decision.

Skyler came by and looked at my job and gave me a straight forward honest assessment of what condition my roof was in. I originally wanted only the AC roof replaced and while looking at that, he noticed several parts of the roof were almost at the end of life. Although there was probably a year or more still left on the life, I decided to go ahead and get the re-roof done. He was very polite, honest and stated that he could do whatever needed to be done when they get into the job. He quoted me a price that was 2 thousand dollars more than my best estimates, but he stated that he would do whatever needed to be done when started. There turned out to be more rotten wood due to an ac leak a few years ago so there was more plywood needing replacement. He went and got all the extra wood and replaced it without any hassles. The previous roofers would not commit to that and I was told that any additional supplies would be more money. Skyler stayed in touch with me all through the process and communicated whatever issues were found, and once again was all inclusive i the estimate. they also replaced an additional 20 feet of facia boards that were not rotten, but warped, added additional roof tiles that were damaged, and blended the non matching tiles to my roof and left me additional for future in case they are needed. One more thing I especially liked was that the crew were very fast and knowledgeable on the roofing system I have. my wife was upset though that they made a very big mess all around the house with debris and dust and the kitchen was very dirty from the skylight being removed above the kitchen while blowing dust from roof. I would have expected this, but my wife is a clean freak so I don't think was an issue. After the job was done, the area was cleaned, hosed, and all debris was removed and the roof looks great. I would highly recommend them for more work and although they are new and not have many reviews here, I would not be discouraged by that as i said, they did a great job with everything. I waited to post this review until after the rain to see how it would perform. After all the wind and rain, there was not a single issue. All water drained, and the roof performed perfectly.

Once we got the payment from my mortgage company we were able to get everything schedule. I worked close with Rosa in the office. She was patient with me because my mortgage company dropped the ball on so many levels and it took a long time for them to get the checks out to me. Once we did get the checks Rosa got me scheduled right away. Let me tell you my roof was done in 4 Hours! These guys got up there and got it done. I was impressed. During the removal of my skylights, their workers damaged one of the skylights as well as my gutter. Despite this, the company refused to accept responsibility and instead pressured me to purchase a replacement skylight through them at a significantly higher cost. They also declined to repair or compensate for the damage caused to my gutter. In addition, I was charged an extra $1,500 for the removal of my AC unit, which I later learned was not necessary. To make matters worse, my Lantana plant, which had been healthy for five years, was damaged and ultimately killed during the work. The sales representative showed little concern or accountability for the damages and additional costs I incurred. I expected a company working on my home to take responsibility for any damage caused by its employees, but that was not my experience. I would not recommend this company. The scope covered walls, ceilings, insulation, electrical, plumbing, AC, flooring installation, carpet, and paint, essentially half of our house. We got five bids for the job, and R&M came in lower than the other four. They did an excellent job on all of it. Ramiro was great to work with. On a job this large, things change and new issues come up along the way, and he was flexible with us every single time. There was also an insurance claim involved, which meant a lot of extra detail and documentation on top of the actual construction work. He gladly provided everything we needed, every time we asked, and never treated it as an inconvenience. That made a genuinely stressful process much easier to manage. Rafa, our project manager, was our day-to-day on site and was outstanding. He was attentive, there consistently, and always responsive when we had questions or added something to the punch list. He never made us feel like we were bothering him and stayed on top of the details all the way through closeout. We were displaced to an Airbnb during the rebuild, which means we trusted this crew in our home while we weren't there. Everyone was friendly, courteous, on time, and cleaned up after themselves. More than one crew member told us they just wanted to make sure it was done the right way, and you could see that in the finished work. They went above and beyond on everything we needed. We'll be using them again for our next project without hesitation. Highly recommend.

They return phone calls incredibly fast and they will work in any changes you may have. I found them to be honest and hard working every day that they are there. They are fair with costs and how much they charge per job and you walk away knowing that you got fabulous value for what they charged you. We had work done in all rooms including the addition of an Arizona Room , but for us it was a sewing room. Did it matter what the room was for? Yes in this instance it did, because I needed an excessive amount of light. They did a magnificent job, you couldn't even tell that the room was added on. They built the gazebo we had and they added a small putting green for the beginner golfers in us. They added new closet doors on our new closets. They did various electrical work in the house. They added a keyless entry onto our doors and did some work in the garage. They built us the best carport with a noiseless remote door. Anything we asked them to do they were able to do. If you want honest, fair and hard workers R&M is the business to use. You will be 200% satisfied!!
