My experience with Comuneo Services has been extremely frustrating. Maintenance requests and other issues I have reported routinely go without meaningful action for extended periods of time, requiring repeated follow-ups just to get a response. The biggest problem is not simply that individual issues take time--it is the apparent lack of accountability and follow-through. Residents should not have to repeatedly contact management to get basic maintenance and common-area problems addressed. Based on my experience, I would not recommend Comuneo Services to anyone looking for responsive and effective property management. Management needs to do a much better job of communicating, following through on requests, and actually resolving problems rather than simply acknowledging them. read more

My history with Rubin Properties dates back to 2003, when I first became the President of my HOA. My building had been happily using them since previous to that year, but when I became President, I experienced all the reasons why. I grew to become particularly impressed with one of the company's property managers. She was quick to respond to my emails (most times, within several minutes), and would meet my high standards of detail orientedness by copying all involved parties, with every single detail answered, checked, included, balanced, and unquestionable confirmation that the job was DONE. She impressed me even more a few years later when one of our condo owners discovered a leak and we had to do mold remediation. Our insurance company denied the claim, and it was only after this property manager pushed and appealed that they finally conceded and covered ALL the costs incurred by this issue. She personally saved my HOA around $15k - a HUGE win. She also re-negotiated the contract for one of our monthly bills, saving us $1,700 per year. My Board was super impressed with her email on that subject, because we didn't even realize that contract was negotiable. Fast forward a few years, and who do you think bought & took over Rubin Properties completely? My favorite highly detailed property manager, who already had a history of saving us money and providing excellent customer service: Heather Miller. Since taking ownership of the company, Heather modernized with an upgraded website, automatic dues payments, & online access for my Board to view copies of any invoice or payment, anytime. She has used her own high standards as a baseline & has mentored and taught her current team well; all the property managers on her team have consistently given me & my Board excellent support in times of emergency or routine maintenance, for years now. I know that Heather drives her team hard to support clients' needs - and she also rewards their hard work with lunches, dinners and team-building escape room challenges (nice, right?!). Plus during this pandemic, keeping each team member safe & well has been a priority. It makes me even happier to know that Rubin Properties consistently does such a great job for my HOA and our building AND it's a woman-owned business with a healthy workplace culture that values their employees. My Board and I count on Heather, Cesar & the whole team for: Emergency response Routine maintenance Contract negotiation Conflict resolution between owners and/ or tenants Excellent vendor referrals Budgeting and detailed statements Advising us in hairy situations Annual tax prep Keeping our HOA practices legal and compassionate Special project advising & coordinating HOA-related legal advice ...and so much more The icing on this cupcake for me personally is knowing I can trust Heather's opinions when I need to make decisions, or when she guides my Board as we rewrite our CC&Rs. To me, knowing that a strong moral compass exists at the core of our property management company's ownership is priceless. read more

Despite a technical glitch, the staff here has been so timely, communicative and helpful. Heather, Michelle, Jeffers and Ariana are conscientious and offer prompt replies. Jeffers even phoned back when I didn't leave a message, confident it was a new homeowner seeking help. I'm so impressed! Sincerely, Yvette Carling read more

I've had nothing but great experiences working with Comunio Properties. They're always easy to reach -- whether by phone, email, or text -- and there's always someone available to respond and answer any questions. Communication is quick and professional every time. I definitely recommend them for any property management services or for vendors working with them. Always positive experiences! read more

Ariana in Accts Rec guided me through the sign up process so I could do auto. payments, etc. Without her assistance, I was struggling through the website and all the many emails from Rubin Props, but she seamlessly got me through it with no snags, unlike my efforts for the past few days. I will make her my "go to" from here on out. She was sweet, focused and communicated all this so well! read more

A FIVE STAR REVIEW.. My HOA is transitioning to Rubin Properties. A problem getting registered with a banking site to pay monthly dues is not working. Called Ariana Arias to get support for the problem. She was so accommodating and apologetic for the situation and told me she would call me back with an update after she talked with the bank. As stated, I got a call back with a satisfactory explanation. Her attention and caring about resolving the situation was most professional and exemplary. If she is the example of how Rubin Properties conducts their business, my HOA picked a WINNER. B Grossman Thousand Oaks, CA read more

Hi, I am writing this review to cast light on Christina Rios' (from Rubin Properties) truly outstanding performance in handing our HOA account. We are new to Rubin and have transferred to them from decades of frustrating and counter productive relationship with another property management company. Christina has been literally a "breath of fresh air" for our HOA Board! Due to the decades of disrepair of our building, we have 10s of projects (many completed) either in progress or, lined up to start. Those, require multiple interactions (sometimes per day) for Christina with the HOA Board, vendors and residents, which must be executed in a timely manner!! Christina has been on top of all of our action items and follow up efforts. All her communications issued to residents and vendors (critical) are disseminated in a timely manner. They are always succinct and reference the relevant sections from the CC&Rs or state laws reinforcing the message the HOA has requested of her to relate. Thank you Christina for your outstanding support, your kindness and your cheerful demeanor always! The HOA Board read more

Rubin Properties is the new management company for our condo building. They have accomplished an incredible amount of improvements in a very short period of time. The prior company never got around to doing many of these items, so Rubin Properties is substantially better and I recommend them for property management. They are responsive and action oriented. read more

Ariana Arias at Rubin Properties was a pleasure to work with. She is responsive, professional, and attentive to our community's needs.

Ariana is the heartbeat that keeps this business running as a long time vendor of Reuben properties I have found her absolutely invaluable and helping me to process my invoices but in addition to that she genuinely personally cares and that is a rare thing to find these days. I would tell anybody considering doing business with Ruben properties that you are in great hands the managers are wonderful people as well but Ariana is one of a kind and I truly appreciate her read more

I'm in the process of refinancing my unit, and when I reached out to Christina to make sure she got the forms to fill out, she was so responsive and helpful. She has been great to work with and it's such a relief because the last property management company we had was very unresponsive even to the simplest request. With Christina as our Rubin Properties respresentative, I'm very impressed and feel comfortable recommending Rubin to friends at other associations. Thank you, Christina! read more

Rubin is not just a team they're a family, and they treat you as such. I've had the pleasure of working with and alongside Rubin Properties for over two years now, and I can honestly say that every experience that I've had with them has been exceptional. Heather is an amazing leader and has created such a strong team that is family oriented and treats their people as well as the communities that they service with care and love. They go above and beyond the norm to ensure that everyone that they are working with and around is taken care of. From excellent communication, to extreme attention to detail. This team has what it takes to service the communities they manage and then some. If you ever have the opportunity to work with this team, take it! I highly recommend this company to anyone looking for someone to manage their property or community. The value that they provide is beyond anything I've experienced in this industry. read more
