I recently purchased a beautiful home in Port Hueneme and used AMS Realty as my buyers agent. Alexandra did a superb job - and she was super responsive and on point with the showing in particular. I always got in to see the houses I was interested in very quickly and was able to submit offers super fast. In this market that is awesome and needed. I put in three offers and has the third one accepted. I am pretty elated about that! Alex gave me good advice on what to compromise on and what could be done later - so the offer was very targeted. Throughout the escrow process I had a few moments of freak out (big purchase!) and I felt like they answered all my questions and made sure I got prompt replies. So important to keep me grounded during this time. The entire process went off without a hitch of any sort - from the mortgage lender they recommended all the way to getting my Keys. Seamless. I also had OIC construction take care of some of my outstanding items and do some other work for me. These were things like some stucco repair, removing some speaker wires in the walls and the big TV mount and fixing that up. They installed some ceiling fans and put all my blinds up. New garbage disposal and a new screen door. Some other items. Nothing too huge but enough that it was great to have them come out and knock it all out in a day. Very reasonable prices as well. They even cleaned my fireplace and the glass was super stained abs dirty and it turned out gorgeous!! I'm now a week into my house and I absolutely love it. Love the location and the house feels like me. Like home. Super happy with AMS and would recommend them most highly! read more

Does not respond to insurance claim and sent threatening letter from attorney. This matter continues to be an absolute nightmare for myself and my daughter. They simply needed to follow the rules of my CC&R and this could have been handled efficiently and effectively but instead they are refusing to respond to my insurance adjuster and have prevented me from moving forward with my claim and now have threatened legal action for reporting them to BBB. This is owned and managed by the son of the original owner. I am seeking legal counsel. Two and a half years ago, my wife and I found ourselves in the awkward position of not being able to purchase a home that we had set our sights on. A financial issue arose that I'll not get into here. But the issue became that we needed a home, quickly as our living arrangement was about to end. We scrambled to find a rent home and we're sure we were blessed by finding one. Our home in the East Ventura / Saticoy, California area was a solid rent. We have three children, my mother-in-law, and us, along with our pets and frequent guests all housed in our home. And AMS was our property management company for that stay. AMS quickly got us into the house. And for 2.5 years, any issues we had arise were taken care of quickly. Most our issues were plumbing and those calls were rectified promptly. My only complaint was that when there were calls, our direct point of contact often made us feel as if we were always responsible. It was as if things didn't happen outside of our control. But that was that person and it's my understanding that the individual is no longer with the company. I'd have given 4.5 stars but instead of settling for 4 I believe that in all other aspects this is a 5 star company. Thank you, AMS, for a great 2+ years of loving and living. We were in the process of buying a condo which manage by AMS Realty. When our lender asks them to fill out the condo questionnaire, they turns around asking for $400 to have it fill out. I went online and did a quick search and most places charge between $75 to $200. $400 charge for answering a few questions is outrageous. Inside their email, they even have the following footnote: "AMS Realty may be closed during regular business hours due to anticipated SCE power outages ... If you are experiencing an issue that requires immediate attention please call our office and follow the prompts for our emergency line. Examples of emergencies are fire, water issues, leaks, floods or plumbing issues. All calls received that are not a true emergencies could be subject to a $150 fee." My conclusion, their service is to squeeze money out from you and not there to help answer your question. read more

The employees at AMS Realty are some of the worst individuals I have ever worked with. They are rude, arrogant, manipulative, unresponsive and straight-up malicious. I am a resident of an association that uses AMS as their management company and have had to deal with them for the last 3 years. I had three requests that should have been straightforward. Here is one example: The HOA was responsible for fixing dry rot on the trusses on the outside of our house. We received a termite inspection in July of 2021. We sent AMS dozens of emails pleading them to complete the work because we were going to be selling the house soon. 10 months later, our house was under contract to be sold and the work was still not completed. Our buyer used a VA loan, so the work HAD to be completed for the loan to fund. Finally, I gave AMS an ultimatum. If they did not perform the repairs, we were going to take them to court. And FINALLY they did the work. This almost sent the buyers running, and they almost cost us the sale. When I confronted Diana Castillo at AMS about the dry rot holding up the sale of our house, she told me "Why don't you just rent the property?". It is risible that she thinks she can make that decision for us. I also have dozens of emails proving that they ignored my communications. In fact, I have mountains of evidence showing the shady work and quasi-legal operations they are running. I had plenty of evidence to win a clear cut legal battle against them had they not performed the work. When I was deciding whether to sell my property or rent it out, this management company was the straw that broke the camel's back. I finally decided to sell my property because I cannot deal with them any longer. I haven't even started to talk about their outrageous prices. When you sell a house in an association, you have to pay the management company a fee to send paperwork to the buyers. Their fee was $700. Yes you read that correctly $700 to print out some papers. My realtor was aghast. She has been in the real estate business for decades, and the highest she has ever seen is $500. The association dues are $360 a month - outrageous! They have no money in the reserve. Diana wanted to charge $400/hour to find information for my realtor that should have been readily available (the association dues over the last 10 years). Diana thinks she is worth $400 an hour... to find some paperwork. This whole business is a complete joke. Associations beware. Do not let these corrupt people anywhere near you. They will run your association in to the ground. I could go on and on about how bad this company is. I don't know how they can call themselves a business let alone association managers. I submitted a request for some changes to be made in the front of my condo. I sent the request and heard back from Mari within a few days letting me know that it was on the agenda for the next board meeting. And, once the request was discussed, she sent me an email the next day letting me know that once the board signed the letter, she would send it to me documenting the approval. I have also called to speak to Mari about a concern I had in the common area. She told me what she could do to support having my concern shared with the board. It was discussed at the same meeting with a good resolve. She offered a solution which the board appreciated. I'm so grateful to have professional and prompt attention. Thanks, Mari! read more

They have done remarkably well at filtering prospective tenants and when a problem occurred I was immediately notified and the problem was resolved in an expeditious manner. They have always acted in a personal and professional way. The receptionist, however, has often been gruff and insensitive. AMS has managed our complex of 142 units for many years; Rodrigo is an awesome addition to their staff. I have never had issues with them since Mr. Whitt took over and Rodrigo provides me with any documentation that I request in a timely manner. People like to blame management companies when they are unhappy, when it is the HOA Board of Directors who give direction to the management company. DO NOT USE THEM THEY ARE UNRESPONSIVE: Completely Unresponsive! On June 6, 2017, I contacted Monique Holguin to let her know that a unit they were managing had a leak in the windows and walls since January 2016 and needed to be repaired. The owner of the property had been asking for months for help but with no response. I got an email from Ms. Holguin that the owner had not updated her contact information and that was why she had not been contacted. So I gave her the updated information with the correct number. June 12, 2017. Client has not been contacted by the company she claims to have contacted to inspect the damage. I get an email back from Ms. Holguin and she claims that they tried to call her and had not received a call back. June 13, 2017. I write back to her letting Monique know that there was no calls from them. I asked her to give me their telephone number so I could call them myself to arrange. June 30, 2017 - - NO RESPONSE CRICKETS. So I Write to her again and tell her that I need the number or I am going to ask the HOA Board to change companies. July 13, 2017 -- NO RESPONSE AGAIN. I wrote to her again to let her know there has been no contact from her. I also asked to get her supervisor's email and cc'd him on it. Six weeks have gone by and NOTHING. Still don't have the information for Protech. I cannot recommend this company. read more

I own a condo in one of the complexes they manage. for three years we have asked the condo association to repair some rotting wood in the patio in front of our unit. they have yet to do anything even though they recently repaired many of the condos that were in better shape than ours, we have yet to get an answer as to why they are discriminating against us. meanwhile there is a hole in the wall and trim coming off which looks like a dump. we have found black widows living in the hole . Someone could get bitten.. we are embarrassed to have anyone over because they would see how bad it is. .we pay monthly fees, what are they really doing with the money? Many of the residents use their garage as storage which they are not supposed to do,as consequence there is not enough spaces to park,I'm tired of parking on the street . When we moved in , we were told to park one car in the garage and one space for the other car. it is a super big pain to bring in groceries when you have to park in BFE. Update we sold the condo and are no longer under their tyranny . The HOA and Ams wanted $750 for the rule book and paperwork we needed to provide the buyer at closing , not even offered lube . I have been a homeowner for the last 30 some years. (1986).i have been on the board for most of those years. In the beginning we had gone through several management companies that were not that good, then the earthquake hit. Our management company told us we were on our own because they had other things they had to do that were more important. We ended up firing them and hired another one. We had a couple buy one of the units and he decided he wanted to be the management company since he was president of the board for a few years and he ended up selling his condo to buy a house. He worked in a non profit and said he was experienced in condo management. He ended up passing away and so on to another management company. At this point we found out he stoled money from our investment accounts. I got ahold of three of them for us as a board to be interviewed. The first two companies were a no go. They were both very unprofessional. William Whit Sr. came and felt like his company would be a great matche for us. Never have we had reserve money to do anything with until AMC came along. We are in the tail end of doing repairs, new roof and painting the whole complex. I highly recommend this company. If your not on the board you have no idea what goes in to running a complex. If you see that the lights go on at night, the water goes on for the plants, the grass is getting cut, the trash is picked up think twice on what your management is doing. They are collecting money, paying the bills, that also includes insurance on the complex and taking care everyday duties that need to be addressed. AMC has helped us build up our reserve account, collect late payments apply liens and what not. We have come a long way with this company and intend to stay with them. I have to agree with all the reviews and add my own experience. As a colleague, I attended a HOA meeting with Mr Whitt present. Before the meeting Whitt was in the parking lot rudely yelling into the phone at someone that had nothing to do with our association. During the meeting when asked by a homeowner why he needed to pay the AMS management company a fee of $200 for a document necessary for an insurance company loss, Mr. Whitt made it very clear he is in business to make a profit. Wow. The board ultimately forced him to lower the fee. After the meeting, I voluntarily traveled to pick up a rent check from my peace officer resident, who is out of work on a work comp injury. I thanked him for his service to our community, wished him well and of course, waived his late fee. It's not just about the profit Mr. Whitt, and IMHO, you give property management a bad name when you treat your clients this way. This realtor company is very unprofessional when it comes to returning your deposit. I lived in a condo thru them for over 3 years and after I stated I wanted to gives my 30 days it was very bad. They tell you that will will be conducting a walk thru in order to see what deductions will be coming from your deposit. I had a cleaning service come in and clean and all AMS Realtor stated was that they had to clean too and it cost $300 and for mini blinds in the front window it cost over $150 extremely overpriced. If you want to give your money away to this over professional realtor go ahead but I warned you. There realtor's are very unprofessional when there is damage or repair it takes over 2 weeks for them to be done somethings weren't replaced even with the 3 years I was living in the same condo. read more

I was the HOA Board President, in 2018, when we selected AMS to manage our Association in Santa Maria. This action was the biggest mistake in my four years on the Board! We met with AMS President, Will Whit, prior to awarding them the contract in large part because they seemed to have an understanding of the issues of our 23-acre complex which is heavily planted with trees and shrubs. Our Association's management is also complicated in that we own our electric utility system, and billing of our local customers is the Association's responsibility, and thus the management company's responsibility. We were assured this would not be a problem. WRONG. From the outset, AMS seemed intent on failure. They appeared completely incompetent to invoice our members correctly. Complaints swamped our on-site manager, and the local (regional) AMS manager. We were continually informed that the issues were being addressed, and would be corrected. WRONG. Over a period, dating back to the 1980's, I have owned a number of rental properties, and thus interacted, and employed, a number of management companies. I have never encountered a firm with such poor performance as AMS. Our Association finally threw in the towel and fired AMS. I would never do business with AMS in the future, and I would not recommend them to anyone. read more

I've been a homeowner where AMS Realty manages the properties. I've owned this home for over 20 years. I rarely deal with the HOA but there has been a landscaping issue since I moved in and recently decided to involve the HOA. Therein begins the runaround. I started emailing back in September, sent pictures and nothing but empty promises. Today was supposed to be a tour of my issue and it's over two hours since the time the HOA was going to come by and no one arrived. This company is literally negligent to the point of illegality. We had so many issues, broken glass, food residue, and bugs in the apartment when we moved in (they refused to have the unit cleaned even though it was in our lease), we were charged rent for months when we didn't have heat or AC, leaks in the ceiling onto electrical wire, mold in the apartment for months, broken sink and appliances, the list really goes on. The only thing that ever got them to solve an issue promptly was someone else in the HOA complaining about our apartment on our behalf (and then our property managers got mad at us about it!?). Overall, a really horrible experience with this company, if your property manager is from AMS, PLEASE reconsider renting with them. read more

Absolutely HORRIBLE. I own a home at Courtyard Villas and hate it. The manager of the complex abuses his power and keeps his garage as a storage when you're only supposed to have 2 cars in your garage, NO storage. There's about 10 parking spots in the whole complex and about 3 or 4 of them don't use their garages. I've tried to complain but all they do is say basically "well that sucks." My neighbor rents her garage as a room, and do they do anything? Nope. However, they have towed my truck when I was camping [you even provide your car information to them, but apperantly the association and the security THEY HIRED do not communicate.] I left my truck parked outside and it got vandalized. Im 90% they play favorites since they refuse to do anything about my complaints, refuse to even return my calls or emails. They raise the HOA fees every fucking year and do LITTLE to nothing. We pay over $350 in fees to get harrassed by the security, and for my neighbors to abuse their lease, so my car can get towed and broken into. The piping inside the house is HORRID as well, my pipes are leaking and does the association cover ANY of the damages? No. They dont cover SHIT and will fight tooth and nail to avoid paying ANYTHING. Fuck this association. The mortgages are $2,500 PLUS utilities plus these assholes charging $350+ to ignore you read more

I was promised by Nick to call me back the same day, and three weeks later, I am still waiting. Called them again, and a lady said, "Nick was kind enough to take your phone call." If you are looking for a new HOA management company, stay very far away from AMS. I suspect the only way they get "new customers" is by buying up smaller management companies and taking over their contracts. If your HOA is being switched to AMS due to a merger, I highly recommend you get out of that contract ASAP. He apologized, said that they were wrong, re-reviewed our account and said that we should actually be getting $710 back rather than $140! They reissued a new check for the correct amount and Brenda personally delivered it today (Thank you). I respect the fact that they finally owned up to what they did, and made it right. I just wish it hadn't gone so far and taken this long. Thank you AMS for owning up to your errors and giving us back the correct amount of our security deposit back. Horrible company. Charges me late fees all the time for HOA dues when I have auto pay set to pay before the due date. I called them about this before and they said they would make an adjustment to reimburse me for the false charges. These adjustments were never made and they just give me the run around. The customer service is a joke. The HOA fees are enormous and the landscaping at my property is minimal with no pool or spa area. If I could give zero stars I would. read more

The seller fell through on the sale of the house and it was not my fault, I even offered to return ALL documents they sent and they refused to refund and then charged the new buyer another set of HOA disclosure fees. AMS was my landlord/manager for a condo I rented at Anacapa View for 3 years. Coincidentally AMS was also, at that time, the management for the condo association. Toward the end of my stay I noticed an especially strong mildew smell in the condo I rented and asked AMS for an annual inspection. AMS, my landlord's representative (because they were the manager for the condo homeowner) refused to inspect the condo in the 3 years I rented. There was no response to either my e-mail and my phone calls. A few months later, after I had given my month's notice to vacate, water began pouring out of the walls. Then I discovered black mold all over the place. The city inspector saw it and Quality Restoration were sent to take down the walls and replace iron pipes. Pipes had been leaking and this was evidently a very common problem where I lived at Anacapa View. AMS were also the managers for the association. As agents for the condo homeowner they should have been especially attentive to it. I had to evacuate to a hotel for the last 3.5 weeks. During that time William, the son of the firm's founder, repeatedly called and harassed me as if he blamed ME for the huge floods of water! I became his victim project because he knew AMS were legally responsible for exposing me and my kids to black mold and for not inspecting the place annually. The mayor of Port Hueneme called to speak to William on my behalf and said that William was uncooperative and that he (the mayor) would remember what William had said and how unreasonable he was. I have one of Williams's calls recorded where he threatened to have my belongings thrown on the street if they were not out of the condo at NOON on my last day--even though I legally had until midnight. Unbelievably, my rent was paid to them for that whole month that I had to live in the hotel and they never reimbursed me for any expenses! Meanwhile there were 4 industrial-sized fans drying the water filled and black mold walls and William was charging me rent. I lost income because of all the trouble it cost me. There was $21,000 worth of damage to my property--full of mold. I had renter's insurance but I still had to pay two deductibles. No one at AMS ever asked me and my 2 children how we were coping. It was dreadfully unfair and many homeowners at Anacapa View association were noticing. William's mother, another real estate agent at AMS (and the wife of the founder who is deceased) had told me they would be giving me some money. But I couldn't even get back my deposit from William!! I had to drive to AMS in Ventura and wait for it 2 times. William followed me to my car and snarled at me angrily telling me to never try to rent one of "their" units again. Too bad there are no negative stars. I haven't even discussed the electric stove that gave me a terrible shock nor the dead rat I found in the storage area when I rented the place. Per response of AMS employee: I am commenting that my former landlord, AMS Realty, REFUSED to inspect the condo when we smelled mold/mildew and the damp could have been found before the disaster. AMS was paid by the unit owner to manage HIS property and AMS was ALSO the management for the Homeowner's Association. I am reporting that William, your boss, harassed me, which was all the more egregious since I and my children were evacuated from our home. I am also reporting that AMS charged me rent when the place was inhabitable and did nothing to arrange for accommodations for their beleaguered tenants. Instead, William harassed us, and threatened legal action for invented offenses. read more

AMS has been the management company for my condo complex for years. They are unprofessional and trying to get answers from them has been impossible. I have written many letters with no reply back. They favor absentee owners over long time residents. They send out monthly news letters two or three times a year, that do not apply to our HOA and have incorrect information. Their landscaping company does not follow through on problems. We have had a leaking faucet for almost a year. They have half way dug it up 3 different times and it still leaks. There is no one there who takes responsibility for their mistakes. William has blamed turn over for the miscommunications, incorrect information and for AMS just not doing what they are paid for. How much turn over can one company continuously have for 3 years? If you have a choice do not use AMS Realty for property management. read more

AMS has taken over management of Solimar Beach Colony association. The mail does not have any identification that it related to Solimar Beach. The mailings are often sloppy - labels ajar, requesting owner signatures on the front of envelopes (privacy concern) and on and on. The management used to be handled very professionally by the owner association who took great care in providing excellent service to fellow owners. Not sure what the association is paying these folks, but funds could be put to better use. Would NOT recommend them to manage any property you might own. read more
