Miko is a great property manager. She is always very helpful and friendly. We appreciate her patience and understanding.

the property they are leasing at 19316 Londelius street in Northridge recently became vacant and they gutted the inside, leaving large amounts of debris directly in front on the street and in the alley behind. Debris being a few dozen 3" screws scattered in the street and the alley and NOT in the gutter, but in the actual street where cars are driving over these 3" screws. Debris also consists of large pieces of wood and brochures of the company that was leasing the property. Ultimately the property owner is responsible yet the leasing agent would not give me any contact number and hung up on me. read more

Maria was so helpful and patient with me when trying to determine the location of a gas meter. Greatly appreciated her kindness and willingness to help! read more

It is a shame that it ended the way that it did since I lived with them for ~2 years without any real big issues. While they were slow to respond to maintaince requests, they at least handled it. However, when you move out, make sure that you get everything in writing if possible since their employees do not know what they're talking about. One employee will tell you one thing and then when you follow it, you get dinged with an astronomical fee. Not once, but TWO separate occasions within a month. When we called the main office to dispute it (and was on hold for 45 minutes), we received the most condescending and rudest answer ever and was told to deal with it. They will absolutely con you to make the most money off you as you move out. read more

Spectrum recently resumed management services for our condo assn. There were multiple concerns and complaints before. Now, immediately they have mismanaged payments I had made in advance. I have corresponded by phone and email, I have received no response in a month's time to confirm that the accounting has been corrected, although I do have evidence the funds were received. read more

The worst. NEVER available in an emergency. Phone numbers with voicemails are full and other numbers with an outgoing message and hangs up. Horrible. read more

If there were a way to give them zero stars I would. Condescending, subpar communication and interpersonal skills, and I'm convinced when they're hired to manage an HOA property they either buy a property to remain the service provider or kickback part of thier fee to whoever is responsible for thier continued employment. By all accounts they should be out of business by now. I would use several choice words but I'd hate to be accused of misogyny when it's merely coincidence that this completely incompetent and rude outfit is run by females... Lupe in particular is a prime example of a filed human being in a profession she's completely unsuited for. read more

extremely rude and unprofessional; I've been trying for weeks to get them to approve "construction plans" (rewiring underground aka digging some shallow holes) to get my internet service up and running for work, but am never able to get ahold of the property manager in charge of my association and when I am she is rude, uninterested and unprofessional. For example, outside of her lack of interest or motivation, "she usually comes into the office around 11:30", you have to call several times and tell them you've called and come in several times to light even the slightest fire under their feet, and when you thank her she is either unresponsive or says "yeah". I understand the board has to vote on these things but I am starting to feel like the management company is keeping things on the back-burner. If I had known this company's reputation before buying my home, I would have bought elsewhere. Two weeks after beginning my internet connection request, I spoke with the manager of my property manager & she was eating/smacking her food on the phone, yelling, being extremely passive aggressive and making unnecessary comments like, "it's not an emergency." "Why does everyone tell me i'm yelling? I'm not yelling.". It's not a life/death emergency, but it is urgent, my job effectiveness depends on it, I and only I financially support myself, if I can't do my job as well without a home internet connection, it is urgent. Luckily, I thought ahead and was able to record the entire conversation. read more

Spectrum is a dying business. Cheri Conti is inexcusably rude, incompetent and unaware of her total lack of judgment. Our community lost vendors due to Cheri, and our community was outraged by her lack of concern and lack of civility. Do not consider this business!!! It is unfortunate that I have to give a single star ... spectrum deserves zero stars. read more

Simply, the WORST!!! I have lived in several Communities over the years that have property management services, And never have I experienced such lack of professionalism, lack of returning phone calls, lack of simple issues and problem-solving. They even shut off their phones before the stated "closing" time...As I was wanting to voice my frustration with this company, I had to chuckle to see the one star rating by others here on Yelp, but I'm not surprised. So if any property coordinators are contemplating whether to use this company. You are warned. read more

No communication, no notice to owners of problems with the property, No on-site inspection done routinely. No follow-up no fining of property violators, no publication of minutes, response to inquiries dismissive and condescending. An extraordinary amount is being paid to this company for its impoverished services. Don't go near them! read more

'Services' is a misnomer. Over the course of 15 years, I've had many dealings with Spectrum Property Services, which unfortunately manages Beachwalk Condominiums in Carpinteria. The service is and always has been dissatisfactory. Today I learned that billing notices are a 'courtesy' not a requirement and the fact that they are received only three days before due date is inefficient. Granted, it's not a major issue, but violations that are poorly noted, kept, record keeping that is frequently wrong, and needs to be corrected more than once are all problems we've had with them. Managers who are unavailable, and not very prompt in returning emails or phone messages is another issue, as well as the annoying fact that no one else in the office can take a message or process a simple request, (for parking passes). The level of customer service is beyond sub-par, and there is no attempt to fix it. If you are an HOA board member and you are considering this service, please avoid this company! We are selling this property in large part because of this management service. I know. I should/could have taken this up with our HOA board, but that's another story. read more

Spectrum Property Services is the WORST property management company I have ever known. I live in HOA-managed neighborhoods because I believe they're needed to maintain property values. We have a neighbor who parks their work trucks (with their business name on the truck doors) and white panel vans in our neighborhood. THIS IS NOT ALLOWED! I have written Spectrum Property Services at least four times about this. They have not fixed this problem! I'm going to start the process of firing Spectrum Property Services. Horrible, horrible company. The worst. read more

Cheri Conti was unaware of California Civil Code in a recent attempt to change one of our HOA rules. She did not inform the board of directors on proper procedure. I attended the last board meeting and informed them of Civil Code 4360 (a.) The rule change format was redone properly. She has been short and evasive in past communications. She is prompt about sending out violation notices. read more

I pay $450 a month for Gardner, water and trash. Nothing else is taken care of. I've been calling for over a year to have a drain pipe on the side of my condo unclogged, must have called 6+ times and nothing. Horrible manager, who could care less about home owners, I base this statement on the way I'm treated when I call. Including issues going against HOA bi laws. She once told me "what do you want me to do about it". read more

I am a homeowner at a property managed by Spectrum Property Management. I have found them not only to be unresponsive, but completely ignorant of the law with regards to HOA's. A neighbor tried to get new windows installed and provided all the information requested showing compliance with the HOA rules. The management reviewed the submission & then told her she had "conditional approval". What does that mean? She spend thousands of dollars putting in new vinyl windows and if they don't like them, she has to remove them? Puh-leeese. And when I attempted to get a list of the HOA members and was told that the information was "privileged". I sent Spectrum a copy of the CA Corp Code, Section 8330(2), which details the requirement to send member list of names and addresses of members upon written request. Later, some of the members asked to review cleaning & maintenance contracts. Once again, Cheri from Spectrum told us that this was privileged. Once again, we had to send the CA code and repeat the requirements to Spectrum. I don't know if this is ignorance or just plain lying. And I can't figure out what they hope to gain. And then there is the condescending attitude - Spectrum apparently does not understand that they are a service provider, and that they can...and likely will, be fired. I recommend you look elsewhere. read more
