Been living here for 5 years now and sad to be moving out soon but some positive things that stuck out to me was: 1) wonderful location in DTF full of entertainment and food; a farmers market on Thursday's was the cherry on top 2) friendly and responsive staff. Particularly Scott & Brian who are always sooo helpful when it comes to anything that requires maintenance. Scott was very kind to help with my electrical issues and pre move-out inspection. They truly make it feel like we are part of a family at this complex 3) the efficient Amazon hub service 4) newly renovated amenities such as gym, pool, and game room (one that I had many fun memories hosting get togethers at) A few concerns during our time here included lack of security measures in the parking garage during a time where there were a handful of car break-ins but I will say they just installed security cameras (wish it was sooner) so this issue is being rectified. Another thing that could improve is a more efficient recycling system. As of right now there is only one trash chute system. Another concern I had was I was given 2 parking permits (one for my fiancé & I) when I signed the lease for the first time in 2020 and just in the past year 1 permit was revoked just due to policy change. I thought that was quite unfair. I believe all these issues can be addressed/fixed and overall I am very pleased with my stay at City Pointe. We had great memories here. read more

City Pointe is a great place to live! My partner and I have been here for coming up on 2 years now. The location in downtown is stellar. Near a bunch of great coffee shops, restaurants, and the farmers market Thursday evenings in the summer is pretty much attached to the building. The staff here is great too! When we moved in to City Pointe last July, Ralph, the Community Manager, asked us to write a review of our experience. I am always hesitant to write a review too early, so I kept putting it off. The staff (Ralph, Syria, Brian and Scott) are always quick to address any concerns we have had (usually small things) as quickly as possible. Everyone you pass in the hallways greets you. The location is great, with so many local businesses and restaurants to support, along with parks, running trails, the library, schools and more. We face out over the plaza and we love the events that take place - the famer's market, the various pop-up markets, and the bigger festivals. We can sit in our apartment and enjoy the live music from the plaza, along with hearing live music from some of the neighborhood bars. Still I continued to put off writing the review, so I could be honest about all of the negatives too, but we have lived in numerous apartments in over half a dozen states and this apartment complex is proving to be our favorite. One could certainly decide this complex is not for them - the city noise, which we enjoy, can be a bit intrusive at times, so if you need quiet, don't get an apartment facing the plaza. And of course, it would be great if housing were more affordable, but what we pay is market rate for this type of apartment in the area. When it came time to decide whether we were going to renew our lease, there was no hesitation. We truly enjoy living here. City Pointe is a peaceful environment and provides a resourceful & efficient service!

TLDR: Its okay, expect rent hikes and to lose security deposit. Not worth the rent they charge for reasons out of their control. Me and my girlfriend moved in and stayed a year at City Pointe Apartments and moved out in July. We documented a significant amount of water damage as the cabinets are particle board, and minor paint scratches. We quickly realized any previous damage is just covered up with paint, so some areas have cake layers of paint. The condition of the apartment was fairly dirty when we moved in (see photos) so we cleaned for a few hours after moving in, but overall, it was fine. There is no way around their cleaning fee even though the quality of their cleaning is sub par judging how we received it. With commercial properties, you kind of have to just accept that you will lose your security deposit, this place is no different. We chose to move out for the following reasons: 1) 250$ rent increase on lease renewal when apartments were listed for 150$ cheaper than that for new tenants. 2) The general quality of the cabinets and everything is ridiculously flimsy and cheap. Every cabinet had water damage and was swollen because its all particle board. Think IKEA, looks nice, functions terribly... 3) Fire alarms go off between 1 AM and 4 AM every other month. They are extremely loud and echo in the hallways which makes them deafening. 4) Homeless in the area go through the dumpsters a lot and will have full on screaming matches at 1 AM which woke us up fairly frequently. Calling the police non-emergency line or courtesy patrol does nothing, you have to wait for them to settle down or leave. 5) Break-ins were a frequent problem, even in the gated area. Security is a joke because a catalytic converter was stolen from the gated parking area. 6) Internet instability. I paid spectrum for 200 mb/s, but I rarely ever got it with it frequently dropping to like 15-20 mb/s. Spectrum basically said its an old building with old wiring and increased my speeds on their end so my service speed was closer to what I was paying for. 7) The office sucks at picking up the phone. They communicate by email fine and will talk to you in person, but if you have an emergency just walk to the leasing office. 8) People constantly leave their garbage outside their doors on the 3rd floor. Can't speak for other floors, but its gross and attracts flies. 9) Spills & Trash take forever to be cleaned. When a dog urinates in the elevator, that's cleaned within a day. Dog urine in the elevator is a weekly occurrence. When some misc. wrappers and trash are left in the hallway, it will sit weeks. 9) Live music every Thursday from 5 PM to 9 PM. Not terrible when the bands are good, but the bands are NOT always good. Closing windows doesn't do much to drown out the music. The Pros we liked for living here are below: 1) The maintenance team is the best. Any service requests get finished fast. 2) The farmers market can be nice to shop at. 3) The apartments have ceiling fans and the central AC is strong which makes cooling the unit very easy. 4) Neighbors and residents are friendly and will frequently communicate and try to help people out on the portal. Great sense of community. 5) Plenty of parking for guests if you decide to host. 6) Heart of downtown fullerton location. read more

TLDR: You will not get your deposit back. There is no point in cleaning before moving out because they will say it's not clean. Website/App doesn't function correctly sometimes. Take lots of pictures and screenshots for proof. Manager isn't always available. I have lived here for almost 2 years as of March 29, 2024. I used to think this place was a great place to live in with one of the many amenities City pointe has to offer such as homeless people arguing every morning/night and a car alarm that goes off every morning at the same time. A situation that I run into a lot has to be ordering stuff online and getting it delivered to City Pointe. Packages were never secured. I had a package delivered to the 2nd floor next to the amazon locker and one of our fellow tenants took it. I later saw my package with my customized logo on another person's body. Sadly, City Pointe will not do anything and they will response with a generic response. When it was time to move and terminate my lease early, I contacted Ralph and informed me to terminate it on the MyEquity app/website. I went on the app to terminate my lease on March 28th, 2024. I even got to the end where it showed my termination amount. I should've taken a screenshot, but I didn't and I continued on with my day. I later called that day to ask what I else I needed to do to end my lease. Syria informed me to send an email to Ralph about my lease termination. On April 1st, I checked the app and to my shock, I saw a balance for April's rent. No surprise, I couldn't contact the leasing office for help since it was Monday and the leasing office was closed. I left Ralph an email on April 2nd, and I called to sort this matter out. Ralph wasn't in the office and Syria couldn't really give me a for confident answer. She said she would call me the next day when she received a response. I called the following day since I haven't heard back, and to my surprise, Syria had a response from Ralph. April 4th, 2024, I finally get an email response from Ralph: "As I awaited your online submission of the notice, I would have incorporated a request for the settlement fee to be updated to reflect the statement. As this action was not executed, it is not possible to include a request. You are therefore liable for any further days worked during the month of April, in addition to the settlement fee." I waited three days for a response and now I owe around $300 for the 4 days I did not occupy the unit.(I reference the email as paper trail, but City Pointe will not honor this.) I called the office again and resubmitted my termination, luckily, I was able to reach Ralph and he gladly help me with my process. He explained that when the app or website run into an issue, the IT department will notify them. From my experience using the app, there are so much problem with it, and I do not recommend ever using it. If you want to post or response to a post, the keyboard will cover your message. I recommend using the website to terminate the lease when the time comes. After the inspection, I did not get my security deposit back and owed $73 dollars. Looking back on the pictures City Pointe took, if there are some dust on the thermostats (nest), it is considered dirty. Leaving some items in a drawer is considered dirty. Slightly used is considered dirty no matter how much you clean. I know I'm not the greatest at cleaning, but City Pointe wants the apartment in an unused state in order to get your deposit back. Suggestion I would give this place, please believe tenants and improve the website/app. Please have a manager at the leasing office at all times. read more

Inside of the apartment is designed to make you pay when you move out because everything is white or beige, including the carpet, which makes it harder to keep clean even over a period of time. Poorly built for apartment living because every single bump is heard by your neighbor beneath & above you. Wind tunnels inside the apartment, so when you open one door, another one slams. If you're looking for an apartment in an lively urban setting, look no further. I've lived at several apartment complexes over the past 12 years, this one is the best I've had the privilege living at. Before I go into the positives, let me address some of the negative reviews: 1. Fire alarms going off in the middle of the night. This literally happens 3-4 times total per year. You're always going to get some moron who thinks it's funny. This can, and does happen, at many other complexes. Period. 2. Not getting most of your security deposit back. Clearly, some people have never lived in apartments before as this is pretty standard at most places (usually places will repaint, have cleaning services come in, regardless, which eats up a large chunk). The security deposit amount is about $800. Every apartment complex I've ever lived at has taken at least some of it. You will find these types of reviews at nearly all complexes. Pro tip: If you're concerned about the deposit, request to do a post move inspection with someone from the leasing office to give you peace of mind. This is common sense. 3. Rent prices will go up after your lease ends. Again, this is an industry standard. Only exception being low income apartments, small privately owned, and even those go up. Furthermore, they are currently remodeling all of the units as people move out. That costs a lot of money. Not to mention, you should expect to pay more living in an upgraded, nicer complex. Pro tip: When you renew your lease, the price is usually negotiable (depending on demand). This goes for any complex. Lock in a longer leasing term. Negotiate. 4. Farmers market and sketchy people. You live in a downtown, urban area. The one thing I will admit that I don't like is the Farmers market every Thursday from April- October. 5:30pm-8:30pm. I've lived in a unit facing the market for two years. Not a huge deal, i just turned the TV up a little louder for a few hours. Pro tip: if the sound from the market is going to bother you that much, ask for a unit that is not facing south.You do get people that like to hang out in the public square behind the complex on occasion (where they host the farmers market). I've never had an issue. It is expected living in a very urban area. Now that I've hopefully laid some of the common worries I've spotted in the reviews to rest, let's get to why this place is AWESOME! The location cannot be beat! Period. You are right where all the action is. Very fun location. Many other reviews speak to this. The units have recently been remodeled. Quartz countertops, hardwood floors throughout (on 2nd floor), stainless steel appliances. Very nicely done. Washer and dryer in unit! You get what you pay for. They have an Amazon Hub on site! Pick up packages from the Amazon hub locker located on the second floor. Parking underground via security gate. It's clean. I've been here for over two years and I've never had an issue. No roaches or rodents to worry about. You will see an occasional dead water bug in the corridors. It's dead because they spray the property. Very few though. This is a HUGE plus for me. The staff service has been impeccable. Fiorella and Shawn are always helpful, and the maintenance staff is very quick to respond. A snapshot of who lives here: Very diverse. Lots of students with wealthy parents. Although this place is a stonesthrow away from a lot of action, and next to Fullerton College, this is not a college party complex. Moreover, there are actually quite a few families with children that reside here. At the end of the day, their is no such thing as a perfect apartment complex. Great place to live. My apartment was completely remodeled before moving in so it has a great modern feel to it. I absolutely love the layout plans here compared to some other funky ones we saw. Our 1 bedroom is super spacious, about 900 square feet with a 2 sink bathroom and even a little nook for an office! + an app controlled nest! The pool and jacuzzi are cleanly, and the gym has everything you might need for a simple workout sesh. My favorite part though is that there is a ton of tropical plants and greenery so it makes the views much better! The location is great, and starbucks / acai shops are right underneath you, can't really get better than that. read more

Ralph was very helpful regarding the application process, and we were given our results in less than 15 minutes. He answered all our emails and was quick to lend a hand if we needed it. He told us about good restaurants to try out as well. Brian and Scott are great! When we had a walk-through of our apartment, something needed to be fixed, and Scott fixed it right away. When we had an issue after hours, Brian immediately came to our apartment and fixed the problem. We just had another little problem, and Brian was there to help us.
