This was the most thorough home inspection I have read. Not only did it cover the traditional home inspection elements with written and photographic descriptions, but Mr. Sanderson details and photographs interior and exterior abnormalities that nearly rival a construction punch list! We paid the average rate for home inspections ($400-$500 for medium sized home) and he spent over 7 hours at the house. The home inspection report was submitted to me within 1 business day after completion of the inspection. His observations were succinct and he offered reasonable solutions without giving undue prejudice to areas of concern. I found that he was consistent throughout his report and neither embellished nor diminished findings which gave strength to the overall integrity of the inspection report. Since I live out of the area of the home, all communication with Emerald Coast Inspection Services was via electronic signatures, emails, telephone and through real estate agent. I would higher Emerald Coast Inspection Services again.

The reports are exhaustive, and they provide lots of details on what's okay or not, and any action to be taken. No home is perfect, but we were able to purchase with a lot more confidence in what we were getting, which helps to take the stress down on a very very stressful time.

Per report, roof was still OK, not needing new roof immediately. Titan never got onto roof, only used a drone. Thankfully, I got my own inspection with a different company before deciding to purchase home. My inspector, who did get on roof, discovered extensive damage to roof to include water leaking into attic in several places. This inspector noted that roof needs replacement immediately. This damage was never listed on Titan report. Also, furnace was not Ok. It had not been inspected for 2 years and needed to be replaced. In addition, Titan report never mentioned water under house and some repairs needed there. While Titan used pictures and report looked good, I would have bought a house that needed thousands of dollars in repairs had I relied on their report.

Geoff was excellent at explaining what he would do, how he would do it, and what it would be mean for us. He was on-time for our meeting and inspection and maintained a good line of communication during the process. Once he was done he took the time to not only explain the findings but the report and how we could use it to its fullest. The report is provided as a website, which allows it to be very thorough and easy to navigate once you get a guided tour. He helped us understand what we needed to take the builders, provide detailed documentation of issues that need to be addressed, and afterward checked in to see how it all went. Our home is in a New Construction development as such all of our neighbors are in new homes built by the same builder. While few have had any serious issues come up we have heard them gripe about small things that were not noticed or taken care of before moving in. The resulting work to correct the problem has created headaches for our them. When they do gripe I can't help but think of how we've had very few issues (knock on wood) and feel like Geoff had something to do with that. In short, I have no regrets about hiring Bennett Home Inspection and feel it has been well worth the money saving us time, inconvenience, and peace of mind.

    Home inspections are so important and can be stressful for sure…read more We don't know what we don't know when buying a home, so having someone who can help point out any issues and concerns is crucial. Having someone who can do so with meticulous detail, while being able to explain the findings in an easy to understand way is a gift. Having that person also be able to add a good sense of humor to it all is a blessing and having them also be able to highlight what is wonderful is just the cherry on the cake. Allen is that person. Not only did he and his assistant do all the above but also went above and beyond before, during and after the inspection to make sure we were comfortable with the process and results and answer our many questions.     The inspection report was delivered on time, but it lacked the level of detail I expected. Several…read moreitems that we specifically asked to be documented prior to the inspection were omitted from the final report. I thought I would receive a comprehensive report documenting all of the systems and components that were tested, as I've received in the past from other home inspection companies, rather than a report containing only selected observations and general comments. In addition, the one issue identified as a significant concern turned out to be a misunderstanding on his part. The most disappointing part of this experience occurred after I sent an email simply asking for more details about findings in the report that concerned me and wondering if specific other areas had been covered but not included in the report. I received a phone call from Allen during which he was apoplectically angry, yelling at me, demanding to know why I had told my real estate agent I had issues with the inspection report, and behaving in a very rude and unprofessional manner. I tried to ask if he had actually read my email, but he just kept yelling at me. I had to hang up. The fact that he was so over-the-top furious makes me suspect he didn't actually do a very thorough job. I had discussed my concerns with the real estate agent who recommended the company when I received the report, and he may have passed along my dissatisfaction to Allen, causing his tirade to be unleashed. However, my email directly to Allen was a deliberately neutral request for clarifications, giving him the benefit of the doubt. Allen's response was both unexpected and unacceptable.

    First off good group of guys came out. Nice and professional, they were the only ones to answer the…read morephone for an inspection in The Longview area so I went with them. They did a decent job on the interior and exterior highlighting all the potential issues and issues but fell short on the inspection of the crawl space. The gentleman poked his head in and took a few photos and just said the access was to small but it appeared to be good in their. And the supports looked good. He wouldn't crawl in because the entrance was about 12inches and "the standard is 18"). On the exterior there are pretty decent cracks on majority of all the crawl space vents that surround the perimeter of the house. MY NUMBER 1 concern with the house were the cracks in the foundation and they couldn't crawl under.... When it comes to inspections of homes the inspector should be capable of crawling under no matter how bad it might be. I paid full price for what I feel was a 70pct job. Now that I'm getting quotes of up to 6k for someone to put in support beams and post because all of the support underneath is failed I feel that is unacceptable and should have been confirmed and made aware of at the time of my inspection. 2 people have crawled under there since with zero issues. Albeit the entrance is small but it opens up! The tenacity was good at first and I don't want this to be a bash fest! I hope for future inspections they take the time to evaluate the property in full and prevent situations like this.
