    First off good group of guys came out. Nice and professional, they were the only ones to answer the…read morephone for an inspection in The Longview area so I went with them. They did a decent job on the interior and exterior highlighting all the potential issues and issues but fell short on the inspection of the crawl space. The gentleman poked his head in and took a few photos and just said the access was to small but it appeared to be good in their. And the supports looked good. He wouldn't crawl in because the entrance was about 12inches and "the standard is 18"). On the exterior there are pretty decent cracks on majority of all the crawl space vents that surround the perimeter of the house. MY NUMBER 1 concern with the house were the cracks in the foundation and they couldn't crawl under.... When it comes to inspections of homes the inspector should be capable of crawling under no matter how bad it might be. I paid full price for what I feel was a 70pct job. Now that I'm getting quotes of up to 6k for someone to put in support beams and post because all of the support underneath is failed I feel that is unacceptable and should have been confirmed and made aware of at the time of my inspection. 2 people have crawled under there since with zero issues. Albeit the entrance is small but it opens up! The tenacity was good at first and I don't want this to be a bash fest! I hope for future inspections they take the time to evaluate the property in full and prevent situations like this.

    I've gone through many home inspections and would not pay $500 (or a nickel) for Top-Notch Home…read moreinspectors to do my home inspection. You are basically paying the owner Robbie to spend your money training his employees or students (rather than spending time with the homeowner). I was at work and depended on him to give an accurate assessment of the inspection to my wife. BAD IDEA. I would not leave my wife with him during an inspection again. I wouldn't mind him training his students but he didn't even go over major items found during the inspection. At the inspection he said only little minor items found so we waived our inspection contingency based on what HE said but now is blaming us. Not until I looked in detail at the report did I discover major items that should have been brought up as red flags. For example, one of his documents noted "acceptable water pressure" to be between 40 to 90 psi. The reading he took a pic of for our house was barely 30psi. Also noted was water flow was very low and "indications of a DEFECT in the water supply". Had I not analyzed the report, we would have never known. We were left scrambling to figure out what to do since we waived our inspection and had no recourse with the seller for the defects before buying the house! We wasted our time and our realtor's time to get resolved. When confronted, Robbie only gave us excuses and now is blaming us for the poor inspection. We waived our inspection contingency because of what HE told us, let's get that clear. Contrary to what Robbie says, my concern for low water pressure and water flow is NOT a personal preference or an opinion. It was way below the standard MINIMUM ACCEPTABLE industry range (even says that in his own documents). When confronted, he even said that was way too low for his home and had to fix. Now he says it's beyond his legal requirement as a home inspector to tell me. "indications of a defect in the water system" his company's words in the inspection report. Why would you not mention during or after the inspection and leave it to homeowner to find out. Because they were wrapping up to go to their next inspection is what he told me the reason he said only minor issues found and it's up to us to let them know we wanted them to spend more time with us to cover the issues. How are we supposed to know?
