Yearly inspection were done, and we always passed with flying colors. We were always complimented on the cleanliness and up keep of the property. Upon moving out it was a breeze with RPM. I believe if you maintain a home properly move out will be easier. A move out list was given to us; move day came and went. Move out Inspection was done by RPM without any problems. My encounters with TC were always pleasurable as well as professional. We did our part which allowed them to do their part. Which leaves both parties happy and satisfied. Try renting from this company; you'll be glad you did.

The smell was absolutely horrid, my toddler cried and wanted to leave because of the stench and my husband couldn't even finish the tour! I cannot believe you all are allowing showings of the property with such a pungent odor and the driveway being the way that it is. After speaking with Tammy she informed us the driveway will not be repaired "...it's not in the budget..." for them to fix and the smell will not be eliminated until the property "...does not rent..." my family and I will be looking elsewhere. This house is 100% not ready to rent, especially not for the $1,400.

Riverside Property Management - Marietta HOA Management

Riverside Property Management

I lived in a townhome community near Marietta Square that was managed by Riverside Property…read moreManagement for several years. In the nine years that I lived in that townhome, Riverside managed the property and the HOA for about five of those years. The customer service that was provided by Riverside was pitiful, and they really are an example of how property management companies forget that they are working for and employed by the neighborhood and not the other way around. The lines of communication between the neighborhood and the HOA were pretty nonexistent--they don't welcome new people to the neighborhood, all of the HOA documents and covenants are not available unless you are willing to pay for it, the Riverside Property website had no usable information on it, and there was no consistent way of letting the homeowners know of things going on that effected the neighborhood (ex: construction, water or power outages, development, etc). There were instances of work around the neighborhood being delayed or nonexistent, and it took anonymous emails or a neighbor calling a special meeting to get it discussed. The only reason why I gave two stars is because my interactions with Reeny, our contact person from Riverside, were pleasant. Other than that, I don't think I would recommend Riverside as an option if you are looking for a management company for your neighborhood.

As stated in the other review, this company forgets who pays who for service. When the roofing was…read moreredone, the tiles came loose and caused damage to my car. Reeny, told me to contact the roof company to request a claim. I proposed that given I did not hire the company, Riverside should facilitate the conversation. Only then did they attempt to assist a resident whatsoever. The roofing company provided better service! Second, since I purchased my home, I have been requesting that a crushed downspout be repaired. I have been told on over 3 occasions by Reeny that this would be addressed right away. Here we are, crushed downspout still existent. I have a foundation specialist scheduled to visit and evaluate the damage caused by their lack of action. Third, I provided feedback that our new lawn crew does not do nearly as good a job as our previous. The grass remains tall, bushes in trimmed. Reeny responded saying they can't always mow because It is sometimes too slippery after rain, therefore, I need to manage my expectations. Any client paying for a service would rightfully expect the service to be completed or refunded. I do, however, disagree with the former reviewer. Reeny is not helpful. She is condescending, patronizing and on every occasion has told a paying resident to manage the expectations. While I am aware I appear to be an outlier who only has negative things to say, the reason is because I have very low tolerance for poor customer service. I work in the customer service field and cannot imagine behaving as if I am doing the customer a favor by allowing them to pay me for a service. It is supposed to be a respectful and mutually beneficial relationship.

Below are just a few issues my husband and I have had with this horrible company. On the very first month of our lease, my husband and I set up our rent to autopay. I scheduled this payment to go through on the 1st of the month. Only AFTER we had incurred a late penalty did Great Homes let us know that those payment drafts tend to take 1-2 days to go through. Additionally, as we are preparing to move out, Great Homes is sending agents to see the place...WHILE THE LEASE IS STILL IN OUR NAME. I'm sorry, but if we paid to have the place through September 30, you need to hold off agents and potential tenants until then. We paid for that time. Lastly, "customer service" is always dry and rude. Upon getting charged for October's rent (we moved out in September...), I called the management company. The initial response I received was a snarky, "You have to cancel the payment." Um, but you said you have us as moving out in your records, right? Even if this is my mistake, I appreciate being addressed with kindness and empathy-- help me correct my error, don't belittle me. Overall, this company is horrible. Then again, I have yet to experience a good property management company... Update to follow about the deposit refund.
