This company's horribly lax property inspection has caused me endless problems. They inspected a house I then bought in 2017 and missed that there was significant mold and water damage in the kitchen cabinets. I was frustrated, but figured everyone makes mistakes. Now I have gone to fix my bathroom fan/vent and learned that it is venting directly into my attic insulation, which is illegal. How could they have missed that? read more

Todd performed an inspection on a house I purchased. I was present onsite while Todd performed his inspection and he explained things to me along with way. I felt he was thorough and provided a well written report with pictures showing me areas of concern. The best part was that the termite inspector was onsite just after Todd completed his inspection and reported on the same problem areas that Todd did. That helped confirm that there were no areas missed and that Todd did a thorough job I would not hesitate to use Todd again for a future inspection. read more

Because of the inspector that came to my house and did my inspection, the stuff that needed fixing or touched up doesn't get taken care of because the inspector didn't feel the need to inform me (first time home buyer) that after his inspection I had to send in my report. I had the pleasure to work with Todd this week during the home inspection of a house you are buying. We are first-time buyers so we are a bit anxious. Todd was very thorough, professional and very very knowledgeable. He spoke 'plain English' and took the time to explain everything we didn't understand and to answer all our questions. We walked through the house with him and he pointed at every single thing that we should pay attention to. He found things that the pest inspector had missed and was clear about the priority those issues should take. This gave us some leverage to negotiate with the sellers -- big plus! He was friendly, helpful and informative, and sent the reports right away -- we had them the day after the inspection. I picked CBI based on Redfin reviews. Unfortunately, the final report was significantly lacking in details. I had been looking for houses for past year and I saw many inspection reports, most with vivid details. Those inspections were even paid by the seller! Therefore, when I bought my house, and I was paying for the inspection, I was expecting significant amount of details, at least on par with the other reports that I saw. Instead I found the following: 1. The details were very few, pictures were almost non-existant 2. He failed to note that the laminate floor's bullnose was coming off (even the realtor noticed that) 3. He mentioned that he didn't get a chance to check furnace. We later found that the furnace was not service-able, and we have to buy a new furnace 4. He forgot to check the sprinkler. I was surprised to find that the sprinkler is not even mentioned in the report. So, I asked if the sprinkler was ok. He didn't even respond. Finally I sent him a short video of the sprinkler asking him to just verify if it is automatic sprinkler. He promptly responded to that video and I am grateful for that. That's why 3 stars, otherwise, I would put 2 star. 5. He didn't even check the attic. Later on, we found that attic had many water damage. 6. There was a water damage in the master bedroom ceiling, quite visible. We noticed that as soon as we started checking the house once we got the keys. He didn't mention that at all. Overall, from my experience of reading many other inspection reports, as provided by other sellers' agents, I found the report is quite underwhelming. read more

CBI Property inspection did an AWFULL job in inspecting my home. He came recommended by Redfin which also did awfull job during the deal. I believe redfin and CBI property are scratching each other's back to get business. Make your money and screw the customers and defend each other kind of thing There were cracks in the ceiling and floor that Todd (CBI inspector) ignored or did not notice. Yard floor was raised from ground level which he could not find. Broken toilet paper holder was not reported. One week into the house I am finding many faults that the report is missing on. Window blind top was missing, window screens were missing and never in the report. Some Security issues were missed. My untrained eye can find faults that trained eye of home inspector was supposed to find but did not. This takes away your negotiating power with the seller and then you have to fix it from your pocket. I also feel redfin has hand in it as they were only interested in commissions and they keep defending the inspectors. This inspector was either in deep sleep or highly incompetent or both during the inspection. I believe CBI is highly incompetent for the home inspection job. I will NEVER RECOMMEND CBI Home inspectors for home inspections. I would NEVER RECOMMEND Redfin as your agent for home deal. The agent i dealt with was highly incompetent for the job and her SFO area manager called only to provide lip service. They did not provide any real help, just did the lip service. read more

I would not recommend this property inspection group. They seem to have the opinion that it's ok to write opinions about areas of professional enginners expertise. THEY ARE NOT ENGINEERS. If you want the sale of your home to be jeopardized, these would be the people to accomplish that for you. They are not professional people. They most certainly do not know some of the simpliest construction practices. They write opinions they are not qualified to write, and it becomes the homeowners problem to defend their property. I can not believe that a company like this stays in business. read more

Did an acceptable job with a last-minute inspection, but especially after reading the other reviews I wouldn't ask CBI to do a full inspection before purchasing a home. His demeanor is also rather surly, and our realtor, who was present at the inspection, had to continually prompt him to take a look at particular areas of concern. read more
