They identified problems with the scuppers, ponding issues and cutting back branches overhanging the roof with plenty of pictures. Sellers pd for these repairs. 6 months later I had a leak in my master bath. A separate roof area with 3 scuppers and it was included in my inspection report with a specific picture of it. With a 2 yr leak warranty on the repairs, I contacted Mike and his inspector came out a few days later. Told me they didn't do any work on that area of the roof. Said maybe the pic was of another area and the master bath roof was accidentally included. He got down off of the roof and I pulled up the inspection report with the pic to show him how specific the pic was. Rereading my inspection report as well as the invoice for the work done. I see not one specific location was mentioned for repairs. Only southside of the home. Master bath roof is also on the southside of the home. "Chip out scuppers" another wonderful vague recommendation. I have 7 and will never know which ones were worked on because even tho they are all on the southside of the home. They absolutely told me they didn't do the 3 on the MB roof. I mentioned the branches weren't cut away. Was told that was only for one branch that was hanging on the roof not the "overhanging" ones as mentioned in the report. Was given a bid for new repairs for the MB. Exactly what they did on the roof on the other "southside". Another roofer correctly diagnosed my issue as a leaking scupper liner. So their recommended repairs wouldn't have worked anyway. Giving 3 stars because I believe the initial vague repairs have held up. Writing this review because Mike needs to learn that a roof inspection isn't the same as a homeowner trying to go on the cheap. It should be a detailed report with specific scuppers and areas mentioned. Not this entire gray area report I received. Honestly what irritated me the most wasn't that they didn't do any work on the MB bath roof initially. But when I apologized for thinking this was under warranty with them, Mike took zero accountability for a poorly written inspection report.

We were assigned a project manager who contacted us before the repair appointment. The crew arrived on time. They were polite and efficient. This was scheduled as a one day job and it was. All the repairs we requested were done. They left the area clean and we were immediately provided with photos showing the completed work. It's nice to know that even a smaller job is taken seriously and we will call on DSR again for roofing services.

His report confirmed what the original report stated and their price for repair was on the lower end of the bids we got. We had to delay the work due to a slow escrow but once everything was resolved, we gave DSR the green light. I was told Jaime the project and scheduling manager would reach out with a start date but I ended up having to call him. We finally got a date on the calendar and were excited to be moving ahead; however, that day no one showed up at 6 am as I was told. At 7:30, I tried calling but had to leave a voicemail. Jaime texted me saying they would have to delay the job until the following week due to the "recent rainfall" and forecast for the rest of the week. I understand weather affects the outcome of a roof coating like this but why wasn't I notified BEFORE the appointment? At 8 am the next Monday, I texted Jaime AGAIN to ask if the crew would be at my home and was told they were on their way. Knowing rain was forecast for the next day, I asked if they would be able to complete the job that day. Jaime told me it was a 3 day job and they would only be power washing that day; the primer and other two coats would be applied later in the week. Again, why wasn't I informed of this at the beginning? The crew was terrific and did a wonderful job. My roof looks beautiful and is now protected again the monsoons. BUT... I had to take away a star for such poor communication. I only spoke to a "live" person when I first called; each time after that when I tried to reach either Will or Jaime, I got a very pleasant AI voice who relayed my message. Afterwards, both Will and Jaime were quick to request I write a review- strange since neither was willing to return my calls while the work was being done.

Of course I expected the worse. My experience is that anytime you ask a company to send someone out to evaluate a problem it usually ends up needing a repair of some sort (even if it really doesn't). When Monte got up on the roof and evaluated the problem he let me know that other than a cosmetic issue it really didn't pose any immediate threat to the integrity of the structure. He advised me to give them a call within the next few years when the patio roof will be about 20 years old and the membrane that protects the roof would normally start to wear out and crack, and they would be happy to come out and take a look at it.
