Don't rent from this place it's not worth it, windows aren't sealed properly so bugs are constantly getting in your home. They neglected to clean our carpet before moving in but are now trying to force us to pay to get the carpet professionally and to pay them an extra fee for it which makes no sense. None of our furniture was even set up when we moved in and after asking the landlord about that they never did anything so we had to put our dinner table and dressers together ourselves. If you're not renewing your lease the landlord will literally do back to back showings every day so strangers in your home showing up every day and they don't even show at the scheduled times so it's often inconvenient. Maintenance is a joke, it took them forever to do anything when we lost heat during negative degree winter days and all they did was drop off some space heaters. We asked them to come fix our fridge cause the freezer seal wouldn't stay shut and would often open by itself and defrost everything in our freezer, someone came to look at it but never came and that was literally a year ago. Even the people that live in these apartments are rude, I've run into so many rude neighbors it's just not worth it read more

Upon move-in I was extremely frustrated with the condition of my apartment. However when I finally got in touch with maintenance, Jeremy S. was a lifesaver. He was extremely kind, personable, helpful, and if I was just rating his maintenance service it would be 5 stars. Jeremy completed more work orders for my apartment in two hours than had been done in two weeks. MVP of maintenance staff at Michigan East. THIS WAS THE WORST MOVE IN EXPERIENCE I HAVE EVER HAD. Upon move in, they did not have my keys ready (took an hour to get them) and the apartment had not been cleaned for me. The floors were filthy and every counter had dirt and stains on them. The bathroom was even worse, including the toilet and sink. The fridge had stains from food and the carpets in the bedroom are completely stained. When I told them these problems, they offered no help, which left my mom and I to clean for 12 hours straight. Along with the mess, most things in the apartment were broken or missing. After many emails and maintenance requests, I still received no help. Eventually, both of my parents went into the office of management in which the property manager said they do not worry about the apartments where "lower income" families reside in. Bit of a rocky move in. Overall happy with the company so far. It was really easy and fast to get approved and sign the lease. Nathan was nice enough to swing by and put a box inside the house before I got into town and also left a key box since I was arriving late in the day. The house was clean for the most part on move in but the oven and dishwasher weren't working. Within a few days Dustin came out and got everything all fixed up and good to go. He was super nice and helpful and would highly recommend him in the future. read more

Ridiculously unhelpful customer service staff. I usually don't critique leasing companies this much, but I found CPM to be both curt and incredibly rude. As a college student, I was unfamiliar with what a "notarized letter" entailed. I assumed they just wanted a signed letter allowing my roommate to pick up my keys. Instead, one of their employees (who shall remain unnamed for now) sent me a one line message that stated only, "This letter is not notarized." Not a word more. How is that even remotely helpful? It isn't. I had to search through the entire website before I found a one to two-line explanation of what they meant by notarized permission through my local bank. Talk about unnecessary searching and horrible customer service. Unbelievable. Otherwise, the quality of apartments is relatively average from what I've seen via the viewing and visiting friends. Campus Property Management (CPM) is evicting my son from his apartment and a collection judgment will be placed against him and his roommates because his roommates (not him) are delinquent on their rent. (CPM) is not willing to negotiate removing my son form the judgment or give me the name, number or email of the owner(s). CPM has a D- rating with the Better Business Bureau. (www.BBB.org) It is in my personal opinion that all parents and students should do their due diligence before signing a leasing agreement with CPM. If I could give this company zero stars I would. Do whatever you can to avoid living here. They will try and knock your security deposit for things that are normal wear and tear. Just to name a few thing this company has done to my roommates and myself -charge us for a mattress and box springs when each of used mattress toppers cause they came awful -moved into an apartment that hasn't been cleaned one bit, our parents spent the time to deep clean it themselves when we were guaranteed a clean move in -lived with BLACK mold for over a WEEK before they did anything to it, roommate got sick and had to pay for hospital bills -had several appointment with company and have had horrible service, never any help -got charged for blinds maintenance broke -elevator inspection has been expired for over a year In conclusion we are going to have to legal actions at this point. Overall, an average company, and honestly what saves them for me is a lot of people who work there are very friendly, which makes it hard to be mad at them but anyway. They own a lot of building in the UIUC area, and the seem to not have enough employees. Just know your rights as a renter and don't get taken advantage of- you're paying rent! Cons: -non emergency maintenance requests can take a long time. They have a lot of buildings, and in my opinion not enough maintenance workers. -lack of communication. We had missing furniture when we moved in, every time we called a office employee would tell us they're coming today. They said that for about a week. When I picture the people who work at CPM, I picture of bunch of enormously rotund people, sitting around with Hitler and Beelzebub, devising ways to steal money from college students who are already making negative-money. Here is the brilliant plan they have come up with: lure college students to their apartments that are made of old newspapers or something (those walls and floors are paper thin; I could hear everything anyone in the building did). Make them live a miserable life of being cold, being sleep-deprived due to the tissue-thin walls, and being poor because their rent is really not the lowest in town. Finally, when the students wise up and leave, never EVER send them their security deposit. Make them call many times for OVER A YEAR. Do not rent from CPM. Actually - I can't speak for everyone. Definitely do rent from CPM if you are lonely, and hundreds of dead and/or alive insects are just the company you've been searching for. When you move in - they'll be waiting for you! Alternatively, if you have watched those shows on TLC and wonder what it would be like to clean up an abandoned hoarder's house - this is the landlord for you! Make sure you are the first of your roommates to arrive! If you're an architecture student, you can get "real life" experience of what unfinished buildings with multiple fire code violations are like from the comfort of your home. Why settle for a dull powerpoint presentation during a lecture when you can worry about your own building's staircase collapsing to illustrate the importance of actually finishing a project? Or, maybe you are a dog, and you love the smell of garbage/dead animals/other rotting things. Definitely rent a CPM apartment and you won't even have to get out of bed to have such olfactory delights! You can also pick up a fresh case of fleas while you're in that bed, flea medicine be damned! Last, maybe you just find peculiar and mildly disturbing stains fascinating. I wish I could give this place no stars. I moved into a kind of scary looking old building, but still a little charming. That's fine, some houses in Urbana are a little creepy looking. But the inside was awful when I moved in, and was a continuing issue. When I moved in, the toilet was broken, there was a serious spider infestation, the tile was coming up off the floor, there was the smell of dried old urine from years past. Not only that, but the stovetop was completely rusted away from the oven - in other words, you could literally pick up the stovetop. And once you picked it up, there was a wasp's nest on one of the burners. They took 2 days to fix the toilet, and two weeks to fix the stove. They replaced it, but then the new stove had a gas leak, which of course is a serious issue for myself and my service dog (yes, these people take advantage of people with disabilities). After repeated attempts to contact my "property manager", I was given the cold shoulder and informed that they were working on some type of solution. This solution was not found until a week after I have moved in. Finally, they got a working stove installed. It had a gas leak as well, which took them another day to fix. I had to tell the maintenance fellow how to fix the gas leak (you have to use teflon tape instead of regular caulk). Fast forward one week, I come home to a bat flying around in my apartment on a Saturday night, a guano all over the floor and my bed. I get the bat out of the apartment, call emergency maintenance. All they do is come out with a little kid's bug net in hand to see if the bat is there, which it wasn't, and then they leave. Tuesday, Property Manager decided to call me about the bat situation, and offers to terminate my lease since CPM had violated it several times to begin with. I decided that I had been through so much already that it'd be fine, things can't get worse. I'll just stay in the apartment. Well, my friends... It took 2 weeks for someone to come out and bat-proof the apartment. And I mean two weeks after Property Manager claimed to have put in a maintenance request and I had called several times putting in a new request each time. And guess what! The night after they "bat-proofed", I came home to find another one flying around my apartment! And right around this time, the smell of decaying bat flesh was coming out of one of the walls This company lives off of taking advantage of people who are renting from far away. I signed my lease while living in Texas, and decided to trust their word and trust in common decency that the apartment would be livable when I got to Urbana. They tried to take my money and run, and pretend that the issues they shoved onto me didn't actually exist. This company does not care about your well being or basic living rights as a human. They might be cheap, but there is a good reason for that. DO NOT RENT FROM THESE CROOKS. I don't know why the Tenant's Union doesn't do anything to shut down their criminal operation which takes advantage of international students. BUT TAKE IT FROM ME: THIS IS NOT WORTH IT. I have to say that when I lived at a CPM managed property, that I had never been more uncomfortable, cold, or insecure. I lived in a 4 bedroom apartment on E. Stoughton. Needless to say, many of the windows were not sealed, which meant cold winter nights and warm summer nights regardless of whether the heat or a/c was on. Furthermore and probably most important, near the end of the year I had been living there, my roommates and I had the pleasant surprise of a RACCOON in our living room (Let me also state that we were on the 4th floor). This raccoon decided to live with us in our living room and throughout the ventilation system of the apartment for a good week. The manner in which CPM got rid of the raccoon was by placing a brick over a hole in a closet where the raccoon entered the apartment. This didn't keep the raccoon from running around the apartment ventilation system for a few days and probably dying...although we didn't encounter any terrible odors. However, I do not see this as being the correct manner in taking care of an animal problem I do not recommend anyone live with CPM as hundreds of problems have been reported to the university tenant union regarding their poor property management abilities. read more

Jeremy was our agent and he was super helpful in showing us multiple apartments, and we ended up signing a lease for the one he first showed. Though we lost the apartment signing for the unit we really, really wanted due to a system error and miscommunication, CPM was great at helping us find another apartment. When my pipes broke last year, it took them SIX days to fix it. I was without running water for SIX days and did not get as much as even an apologize or an acknowledgement of the inconvenience. When I originally signed the lease for my apartment it looked fine, but after I moved in I noticed all of the little details. The drawers in the kitchen were completely broken, electrical sockets hanging out of the wall, an extremely wobbly kitchen table, a window upstairs that would not close all the way, the list goes on and on... Their staff is full of smart asses too. If I tell you that I'm sick with the flu and it's not a good time to do an apartment showing (they NEVER give you notice), I'm doing that for YOUR safety. Nonetheless I guess he didn't believe me, because he gave a smug smile and barged his way in anyway. In general cpm does not care about making a comfortable stay for you but money making. We lived in an on campus 2bd apt which is small but in excellent location and equipped with good facilities. The rent was $860 for the first year, and jumped to $990 the next year, and we were forced to renew the lease in october which is two months into the original lease or we would be risked to lose the apartment and harassed by people showing off the apartment for the next 10 MONTHS. Be aware of this if you do not plan to move for more than a year since cpm is probably charging old tenants a lot more than new ones. Find some place a little bit further if you have a car. Parking on campus is in fact very affordable. Ask any passer-by on campus about cpm before you choose to deal with them. read more

"PROS": 1. Cheap. On average, lower rates than other landlords. 2. Above average at maintanence requests, usually resolves with in the next one or two business days. 3. One of the lowest rate properties which allows pets AND are still within campus range. CONS: 1. With lower rates comes with older buildings. This means if you are expecting a nice looking interior, turn around and find another landlord. The place I lived in looks old from the outside and not at all better from the inside. 2, Tenents, oddly, usually brings devastating damage to the room before they leave and those damages usually won't get fixed until you moved in with suprises. read more

I'd give 0 star if I could. Never ever choose to live in any apartment from this company. They don't offer maintenance at all! And anything on your lease could be missing when you move in. For example, I never saw the coffee table and washer/dryer listed on my lease. I called the leasing office and they said they will take care of it, but they never did until I moved out one year later. In addition, they will charge you whatever they can think about (light bulbs, carpet, wall painting, stove burner). Those thing are all old stuff when I moved in. So they just simply charge you for those stuff but didn't actually replace them. And they even charged me $50 for one regular size bag of trash left in my apartment. They always try to charge tenants for damages that were noted on the move-in report, or for things that were never fixed in the first place. The apartment was FILTHY when I moved in. Even though I complained, I had to do the cleaning on my own. They take ages to fix things, or simply never fix them. Then, even if the apartment is spotless when you move out, they'll charge you cleaning fees. I've lived here for over a year, and I really appreciate CPM Property Manager Carol has been attentive and detail oriented towards my maintenance requests. This post is regarding the next day maintenance service I received. I helped the maintenance person understand what needed to be done, he went to get the parts, and he promptly fixed a leaking kitchen faucet, and caulking needed in the bathroom. Horrible experiences all around further cement the fact that Campus Property Management is far and away the worst property management company to lease from. It all starts from before you even move in your to apartment. First off, we paid for our apartment using money orders in late October / early November. There is seemingly no issue as all four of us paid. However, come APRIL (yes, that's right, half a year later), they email and call us saying that they LOST OUR MONEY ORDER. They really spent the past half year doing who knows what they do at CPM without cashing in the money order??? Only to contact us in APRIL saying that they lost it??? That's ridiculous. We were then stuck looking desperately for a receipt from half a year ago just to prove that we already paid them half a year ago because they couldn't cash in the money order when they received it. Absolutely INFURIATING. Fast forward to May and I got to their website to look at the property again, and they've changed the price DRASTICALLY. Now, you may think that drastically means a couple hundred dollars per month, but the priced was changed from 2389 a month to 1789 a month. The difference over the course of a 12 month lease is $7,200. Obviously they're able to make a profit at 1789 per month, which means we were essentially getting scammed by paying 2389 a month that we're not stuck in because of our lease agreement. So now we're overpaying them by almost $1,000 per month because we decided to sign early ensuring that we would have an apartment to stay in. Was that worth $7,200? Nope. Not a chance. My recommendation for anyone STILL considering to lease with CPM: Do NOT, under ANY circumstance, sign early. THEY WILL LOWER THE PRICE TREMENDOUSLY. You can save tens of thousands of dollars by simply waiting. My guess is that they will continue to have open properties even in the coming month or two. Sign as late as humanly possible to get the best possible rate. There's absolutely no incentive to sign early other than a bit of security, but there really isn't much difficulty in signing apartments around May. In addition, when doing ANYTHING with CPM make sure you document everything as well as possible. They WILL try and get at you by doing stupid things such as losing a money order from half a year ago. Even when you think you're safe from them, always err on the side of caution when dealing with them. If you're extremely careful and wait long enough to achieve the lowest possible rate from CPM, I'm sure things will be fine. Just don't be stupid like me and overpay $7,200 on your apartment because of signing early. read more

While we were signing our lease, our agent told us utilities were included in our rent, but they were actually not included in the lease. They screwed my roommates and I over because now it's our word against the leasing agent's. Maintenence requests take forever and when things are fixed we are not notified that someone even came into our apartment, let alone fixed our appliances. Lots of things break often such as our dryer, our lights, and our sink clogs every day. The elevators in my building are terrifying and break all the time and the building has multiple doors that remain unlocked at all times even though literal homeless people hang out outside at night. Zero. I used to live 1301 E Harding no. 5. The neighbor was noisy and cups had come for three times so cups were very familiar with me. CPM didn't refund me deposit back, in the end they charged me $591 to cover up the maintenance and boiler's and bugs problem. First, I only found three bugs while i was studying math and killed them and kept the corpses. In the beggining of 3 months there was no bugs until they brought people to visit my apartment so they could rent the apartment to next customers. They didn't ask me for the bug treatment and just asked me to buy a pesticide from Meijer. While I just moved there, it didn't seem to have bug. I asked manager to re-rental my apartment so that he took people to visit my apartment. I thought it may be one of the visitor as the bug source. I had no bug problem with my former US roommates. They insisted that I brought the bugs and want me to paid for it. Second, Boiler was broken and I had to waited for 3 MONTHS. It took about two weeks to totally asked CPM to fix the boiler. In the three months i was taking shower in CRCE. The apartment wasted my time as i could spend my time to get better academic performance, not distracting with all these unreasonable nuisance. The move in date was Aug 19th, three days before school starts. At this late of a date I expected a moderately clean apartment, since they had so much time to clean up right? But on the day that my roommates and I moved in. The apartment was the worst one in my experience to move in: The floor was covered in at least 3 layers of dirt and grime; It took us a whole evening just to scrub everything down to acceptable levels. The bathroom floors were even worse to clean up and the shower curtain rod literally came off the wall. There was hair everywhere along the staircase. I highly doubt anyone ever cleaned the apartment after the previous tenants left. The AC was leaking and had a huge ball of ice around it. It took till today, five days, for CPM to send people to fix it. Two dressers and a writing desk were broken and were just left in the rooms. One of the dining chairs was broken, and my bed frame's wheels simply weren't there. The kitchen light still isn't working after we switched light bulbs, and CPM has yet to fix it. One of the worst companies I've ever had to deal with. My roommates and I have put in multiple requests to get our dishwasher and oven fixed, but CPM genuinely doesn't care about your problems. They sit around and do nothing all day, while their tenants suffer from the lack of care received in the apartments the tenants pay for. Kind of hard to believe CPM has four, yes four, offices around campus, yet CPM has ONE maintenance person for all of CPM's properties. I now know where all of my money is going to in CPM's very nice office adjacent to green street that looks like a 5 star hotel. CPM also said they're not responsible for their washing machine and dryer not working that they provide for the apartment complex. With that logic, if someone smashed a hole in our living room wall, we would have to call the workers who put up the wall, not CPM. My apartment is 402 S Fifth street. read more

They will never fix anything you ask for unless you are on their back about it. There was a RAT at the apartment I stayed at (108 e HEALEY) and they NEVER I repeat NEVER helped with it. They suggested I put traps myself and I did but I will not keep the trap there if I am not there. Reuploaded due to exorbitant amounts of itemized charges at the end of the rent: The owner should notice from last time that I would have fulfilled my part of the agreement if and only if there was no more shenanigans. During our move out week, the elevator was disabled intentionally - it was working at 8 am and then it was put into the closed position during the rest of the day. It was not because of maintenance because two weeks prior to this the elevator was already broken several times and it was fixed. On our deposit from September there was a 0.01 percent of "interest" that was not explained. There was a fee that was mandator to be paid: 260 dollars worth of "carpet cleaning" and "room cleaning" even though the rooms were very very clean when we moved out, as we have video. When I talked with a LiveChat on the website, we were told it would be 40 bucks to clean an entire 4 BR apartment, not 260 bucks. We were in the apartment for 2 weeks in may, but we received 60 dollars of overages that were similar to the overages that accounted for a FULL MONTH. We also got a charge for "scuffed walls" for an amount of 25 dollars, which somehow doesn't go into the charge for the cleaning of the rooms that already exceeded 260 dollars. Overall our deposit was taken from us, and it's much less a deposit and more so a cleaning fee for the corporations to take from the students. 1/5. =========================================================== This apartment SHOULD be one of the LAST RESORTS for students! Heed this warning! Here's my experience: Shared a balcony with neighbors. Drug dealers ARE on the premises. Hallways smell like marijuana (seriously). The elevator is fine. Nobody really cares if they dirty the elevators, so expect some fluids or waste in the elevator from time to time. Called about a leaky faucet about 3 months ago, repair waits until the month of the winter break to fix it because then if they don't, they know that we would be suspicious of why it is leaking during winter break. Fiber Internet, wall ports are all limited to cat5, you're looking at maxing out around 100 Mbps. This is a big factor for some people! Rodent and cockroach problems. The apartment was unclean on move-in, the hot tub upstairs had hair from an unknown source in it upon turning on. Maintenance takes ages, so if you thought that you could fix most of these problems by calling in maintenance, you're in for the long haul. The location of the apartment makes it so that there is convenient access to Country Market, but there's lots of white noise. Come here if you want to hear cars driving and people partying. Even on the 3rd floor, you hear cars, skateboards, bikes, and people moving around. I wish I could undo my mistake of renting here! But if you're fine with the same experience as me, go for it! CPM is a terrible company with horrible service. They gave us an unclean, dirty apartment and then posted a notice one week later telling us to clean up the mess or get fined. On top of that, these buildings are terrible. Walls are thinner than paper, furniture/appliances arranged in the most inconvenient way possible, and rooms that either get way too cold/hot. Thin walls especially are not acceptable. The fact that I can hear my roommate from two rooms down is really not good. It's not like he's blasting music/loudly talking. I have not had one night where I didn't wake up from some noise. I always need to have ear plugs for sleeping. I have had other apartments that were soundproof and included free internet. It was basically the same price, too. So don't think that cpm is the cheapest out there or something. You don't have to suffer for cheap apartments. read more

I'm usually not too picky when it comes to campus apartments, mainly because it's almost expected that they'll be a little dirty. So when I heard people talk about how bad CPM was, I just brushed it aside. Now I know better. Our apartment is not only disgusting, but it is unhealthy to live in. When we moved in back in August, there was mold all over the ceiling, walls, and growing in the toilet in our bathroom. We called them to take care of it, but all they did was spray paint over it. A few months later, the mold grew back. Big surprise! We called them again to take care of it. Their response to the situation: "Well, last time we used our special mold spray, which is supposed to permanently get rid of mold. It looks like it lasted a few months, so that's pretty good." I'm sorry, since when are permanently and four months the same thing?! Anyway, it took them over a week to come and take care of something that should be taken care of immediately!!! Now all of our clothes smell like mold and even when we wash them, it's hard to get rid of the smell. Not only that, but recently we've had problems with a leaky shower. They had someone come in to cut out a huge chunk from the ceiling above our shower to fix the pipe. Now little pieces of drywall are falling into our bathtub and all the moldy pipes are exposed! As he was leaving, he told us that he fixed the pipe, but someone else was going to come to patch up the two feet by one foot hole in our ceiling. Yeah...it's been a week and still no one has come to fix it! I wouldn't mind so much, but now the mold smell in our bathroom is even stronger!!! I'll definitely be contacting the tenant union and health department about this. They've been screwing over students for far too long! read more

CPM had its pros and cons and it was just overall an average experience. They were great about maintenance requests and fixed everything as needed and responded quickly. However, when I first got to my apartment it was clear it was never cleaned up after the old tenants moved out. It was disgustingly dirty. My apartment was missing 2 chests it was supposed to come with. Lastly, the billing got all screwed up because of an old lease of my brother's from a couple years back. CPM ended up eating the costs of the the billing that was wrong because they had screwed it up. It was a very frustrating experience but nice that they took care of it. Overall I was very meh about my CPM experience. Definitely need to change how they go about certain things read more

I lived here from September 2006-August 2007. I had a 700 sq ft 2/1 for about $450/month or so. This apartment was both good and bad. The apartment itself was decent. True, it wasn't in that great of condition and some things really needed to be changed (the bathroom sink looked like someone took a sledgehammer to it and we also later discovered there was a bird's nest in the exhaust from our kitchen), but overall it was decent-especially for a first apartment. It was super cheap and that was what was important at that time. There was a lot of space in the apartment, but most of it was wasted on the hallway. The kitchen was so tiny I couldn't comfortably be in it at the same time as my boyfriend but had a TON of cabinets that were decently made and sturdy. A lot of things were pretty shoddily done though. For example, the cutout for the sliding doors of the closet in the main bedroom was not straight and correct and therefore, the closet doors never shut properly. I actually measured how far away the edge of the cutout was from the corner of the room and the number changed the farther up the wall it went. Obviously, someone didn't take the time to measure anything. The layout itself was interesting and not bad, but again- there was a lot of wasted space for the hallway. And the place was just generally kind of dirty and old. We lived on the first floor and right next to the entrance to the building. The area was not *that* great, so we did feel largely unsafe there. The parking lot where the dumpster is located is really badly lit and just generally scary and creepy. You just get some weird people by that area. And because it's right next to Centennial High School, you get stupid high-schoolers who hang out in the 3x5 foot area when you enter into the building who drink and smoke. (You also hear all the football games and marching band practices in case that bothers you. Personally, I kinda liked it since I went there myself). There was one time when I came home from a friend's house at night and there was some stoned dude sitting on the top of the stairs staring at me as I frantically tried to unlock the door to get inside my apartment. :o/ We never had any problems with things not really working. The living room A/C would randomly stop and I had to get someone to help me with a light in the kitchen. And the pressure in the shower was way too much. It would spurt out so much water, that water would start to gather inside the tub around your feet because it couldn't drain fast enough. But otherwise, everything worked great! And thank god too, because I've read horror stories about maintenance.. What was horrible was the staff. I spoke with CPM representatives at all different locations in Champaign and they were all unprofessional and, frankly, not all that intelligent. I had issues with our previous manager more than once, before the new manager took over who seemed on the ball for the most part. Don't even bother paying for a parking spot, because someone will ALWAYS be in it. And when you call a tow truck to tow them away, they always leave before the tow truck gets there. Luckily, though, we could park alongside the complex on the street. Noise insulation was basically non-existent. We heard our neighbors upstairs constantly- especially when the new residents moved in who had about a billion kids who never seemed to go to school or anywhere. They had a party once where I swear they were jumping OFF a bed onto the ground right above our bedroom. It was midnight and whenever they would land, our light fixture would shake so violently, I thought it was going to fall down on us on the bed. I called the police twice, but I'm not sure if they ever showed up. Grounds upkeep was a joke. They came out and watered flowers and crap, but there was always trash all over the place, especially when the dumpster would overflow. The outside of the building was started to look dilapidated. When we moved out, we had to arrange and pay for the carpet to be cleaned and then give them evidence that we had cleaned it. They said that they needed time to be able to clean it as well, but what I've heard from others about conditions, I don't think they do anything. There was a big red sprayed stain that looked like dried blood on the ceiling in the master bedroom when we moved in. We could never get it out ourselves. Gross and highly disturbing. You'd think they would have painted over that if they actually did paint like they say they do. Also, trying to get our deposit back was a big frickin hassle. Me and my boyfriend moved to Austin, Texas so I couldn't go talk to them personally but had to basically harass/stalk them over the phone constantly. This review is specifically for CPM's Michigan East apartments in Urbana, which have a satellite office with an on-site property manager. My spacious apartment (2 bdrm) is excellent and surpasses all other places I've lived as a student; amenities include 2 bathrooms, central AC, washer and dryer, dishwasher, fireplace, and balcony. Rent is low compared to comparable properties closer to campus. Carol, the on-site manager, is friendly and helpful, and any issues I've had here (maintenance or otherwise) have generally been resolved quickly. The quiet neighborhood location is nice but lacks proximity to many bus routes, making access to a car desirable. Great for grad students and postdocs. read more

I would never rent from this company again. They take forever to fix anything. I have had three roof leaks above my stove and every time it rains plaster and water fall down onto the stove. I have called landlord down here twice and the landlord on Green St. twice and all I get is it will be fixed as soon as we can get to it. If I could afford to move out of this dump I would. I won't be renewing my lease when it is up. Also, watch for fines which are sky high. For example the place I live off campus has a yard and if the grass isn't below five inches then its a hundred dollar fine. And that's only one among their long list. They sure do want there rent, which I've never been late on, exactly on the first, but they don't want to fix their property. All this company will do is take your money so beware. read more
